Top Bank Statement HELOC Providers on Several Properties at the Same Time

Top Bank Statement HELOC Providers on Several Properties at the Same Time

The Quick Read: Several lines at once are possible, but each one sits on a single property, qualifies you personally on documented deposit income, and on an investment property tops out at 70% CLTV, with no more than three lines per borrower across the network. CLTV, or combined loan-to-value, counts every lien on the property against its value. The right provider for your situation depends on how your properties are titled, your credit profile, and how much equity each rental holds.

  • Each “several properties” plan therefore means separate lines and separate liens, one per property.
  • An investment-property line runs up to 70% CLTV, needs a 700 minimum credit profile, and caps at $500,000 per line.
  • Title must be in your own name or an inter vivos revocable living trust. LLCs cannot hold title on these lines.
  • Combined exposure caps at $2,000,000 on one wholesale program and $750,000 on another, and owning more than 15 financed properties makes you ineligible.
  • Lendmire arranges these lines in 16 full-service states only, which is narrower than its DSCR footprint.

Key Terms Defined

HELOC. A home equity line of credit is a revolving line you draw on, secured by a property you already own.

Draw period. This is the stretch when you can borrow against the line and, on these programs, pay interest only.

Repayment period. After the draw period ends, the balance amortizes and you pay principal and interest until it is gone.

Bank statement income. Deposits in your personal or business accounts are used to measure income instead of tax returns. The file is reviewed on documented income under the applicable program, subject to lender guidelines.

Lien position. This is the order in which claims against a property are paid. A line can sit in first or second position depending on what else is recorded.

DTI. Debt-to-income compares your monthly obligations to your monthly income. Because these lines qualify you as a person, every debt you carry counts.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does “Several Properties at the Same Time” Actually Mean?

It means separate lines on separate rentals. A line is secured by one property, so there is no single line that spreads across your portfolio. Each property gets its own lien, its own valuation, and its own line amount.

The lender still underwrites one person: you. Your credit, your deposit-based income, and your total debts get looked at across every property you own. That is why a second or third line can be harder than the first, even when the new property has plenty of equity.

Within Lendmire’s wholesale network, a borrower is limited to three lines. Combined exposure across those lines has a ceiling too. It is $2,000,000 on a higher-leverage program and $750,000 on a longer-runway program. The two programs differ in how much leverage they allow and how long the interest-only draw runs. Where their figures differ, each number here applies only within its own program.

Who Writes These Lines? (Provider Types, Not Company Names)

A real ranking of the top providers cannot honestly exist, because the best program for your situation depends on your property type, titling, credit, and how much leverage you need. What you can compare is the type of provider.

Provider type Rental-property stance Fit for several properties
Large retail lenders Some do not offer rental lines at all Often limited
Community banks, credit unions Case by case, often relationship-based Possible, with tighter caps
Wholesale lenders via a broker Investment lines written to set guidelines One broker can shop multiple lenders

NerdWallet says you can get a HELOC on an investment property. It also says the lender pool is smaller, you may borrow less than you could against a primary home, and not every lender offers the product. Its explanation is that lenders see more default risk on rentals, so requirements run strict.

Lendmire works with a network of wholesale HELOC lenders and matches the scenario to the program whose guidelines fit it. Lendmire is a broker, not a lender, so the lender reviews and approves every file.

How Underwriting Treats a Bank Statement Line on a Rental, Step by Step

Here is the sequence in plain terms.

Step 1: Choose the collateral. The property must be one you already own, in your own name or in an inter vivos revocable living trust. Eligible property types include single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible.

Step 2: Size the line. The basic math is property value times the CLTV limit, minus what you already owe. The CFPB HELOC booklet shows this logic with 75 percent as an example. That figure is an illustration, not a rule, and the investment ceiling in this network is lower.

Step 3: Document income. Deposits replace tax returns. The lender measures your income from the statements and then runs the usual tests. Credit, DTI, CLTV, title, and valuation all still apply. Bank statements change how income is counted, not whether underwriting happens.

Step 4: Test the debt. DTI tops out at 50% in the network. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow. That is a stricter test than many borrowers expect.

Step 5: Value the property. Lines at or below $500,000 ordinarily run an automated valuation without a traditional appraisal. A higher CLTV may require a secondary valuation, and you can request a full appraisal in any case.

Step 6: Close and record. The new lien is recorded against that property. At least 75% of the line is drawn at closing, so the interest-only payment starts on most of the balance right away.

The Investment-Property Numbers

On an investment property, the ceiling is 70% CLTV. There is no higher tier. The minimum credit profile is 700, the maximum line is $500,000, and the structure is a 5-year interest-only draw followed by a 25-year fully amortizing repayment.

The CFPB describes a HELOC as an open-end line you can borrow against repeatedly during a draw period, followed by a repayment period it says is often ten or 20 years. The network’s investment lines run a longer 25-year repayment. Pricing floats across both the draw and repayment periods and never converts to fixed.

Credit is read from a single-bureau score tied to the primary wage earner. The report must be no more than 90 days old at closing, and rescores are not available. Housing history standards apply across all financed properties, not just the one you are borrowing against.

If one of your several properties is your own home, the numbers change. A primary residence or second home can reach 90% CLTV, but only with a 720 or better credit profile. Do not apply that figure to a rental.

Every figure here is a typical guideline from select wholesale lenders. It is subject to lender guidelines and a full file review. This is not a commitment to lend.

Where the Rule Breaks

A few situations change the answer completely.

An LLC holds title. This is the sharpest structural difference from a DSCR loan. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. If a rental is already deeded to an LLC, you need a vesting change or a different product, such as a DSCR cash-out refinance, subject to program terms.

You want more than three lines. The three-line limit is firm within the network. A fourth rental needs a different structure.

You own a large portfolio. A borrower with more than 15 financed properties is not eligible.

You want a line above $500,000. That size is primary-residence only, so it cannot be placed on a rental or a second home. It requires a credit profile of 700 or better (720 on the longer-runway program) and a full appraisal. Its CLTV cap is 75%, which is lower than the 90% CLTV a primary residence can reach, and that 90% applies only with a 720 or better credit profile on lines of $500,000 or less.

The property is listed for sale. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington. Other states can add their own rules, such as New Mexico and Ohio, which tie the CLTV cap to the credit profile.

You recently rehabbed. Automated valuations can lag behind improvements. If a rental’s value jumped after renovation, a full appraisal that you request may capture it better.

Your state is outside the footprint. The network writes these lines in Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Tennessee, Texas, Virginia, and Washington. Outside those states, this route is not available through Lendmire.

A Worked Example With Three Rentals

Run the numbers on an investor with three rentals, all held in her own name, a credit profile above 700, and deposit income she can document. Her first mortgages sit at roughly 45%, 55%, and 65% of each property’s value.

At the 70% CLTV investment ceiling, the room left on each property is the gap between the ceiling and what is already owed. That is about 25% of value on the first rental, 15% on the second, and 5% on the third. These are modeled assumptions, not market data.

The third property barely helps. A 5% sliver may fall under the $25,000 minimum line size on a modest-value rental. The first rental carries most of the useful capacity.

Then the personal tests start to stack. At least 75% of each line is drawn at closing. DTI is measured on the interest-only payment at maximum draw, so each added line raises her obligations before it creates any benefit. Her first line may be easy, and her third line may fail on DTI even though the property has equity.

This is why sequencing matters. A broker can look at the whole picture before any application goes in, and a clean first line can be placed with the second and third in mind.

Why Stacking Lines Adds Risk

Pricing on these lines floats, and the CFPB booklet notes that HELOC rates are typically variable. With three lines, you carry that exposure three times.

Draw periods also end. If you open several lines around the same time, they can all roll into repayment around the same time. Payments step up on every line together, which is a stress that is easy to overlook in a multi-line plan.

A rental line is also a lien on a property that produces rent. If the rent softens and vacancies run long, your personal cash flow carries all the payments. Clearing a DSCR ratio is not positive cash flow either, because the ratio compares rent to the housing payment and says nothing about what is left after other costs of owning the rental.

Bank Statement HELOC vs. DSCR Cash-Out for a Portfolio

The two products answer different questions. A line qualifies you as a borrower. A DSCR loan is reviewed for the property. DSCR means debt service coverage ratio, which compares rent to the full monthly housing payment. If you want the full picture, Lendmire’s complete DSCR loans guide walks through it.

Factor Bank statement HELOC DSCR cash-out refinance
Reviewed on Your deposits, credit, DTI Property rent vs. PITIA
Title You or a revocable trust LLC allowed, subject to program terms
Leverage (investment) 70% CLTV Around 75% LTV on standard rentals
Existing first mortgage Stays in place Replaced by the new loan
Credit 700 minimum Most programs want around 660; 620 floor in parts
Size $25,000 to $500,000 per line Up to $3,000,000 on standard programs

A DSCR cash-out can fit when the first mortgage is expensive to give up and equity is thin, or when the properties sit inside LLCs. A line makes sense when you want to keep a favorable first mortgage untouched. For DSCR, 1.00 is where select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Seasoning requirements apply to a cash-out as well, so confirm them before you plan timing.

Lendmire arranges DSCR loans across 41 markets, including Washington, D.C. A related Lendmire piece covers adjacent ground: Top DSCR HELOC Providers Across Several Rental Properties at Once.

What the Decision Looks Like in Practice

Start with title. If any property sits in an LLC, the HELOC route is closed for that property. Next, check equity property by property against the 70% CLTV investment ceiling. Then add up your debts at maximum draw, because DTI decides how many of the three lines you can really use.

After that, choose the order. A broker that can shop multiple wholesale lenders can match each property to the program whose guidelines fit it, rather than forcing every file through one lender’s rules.

Finally, ask what each provider will actually do. Ask whether rental lines are offered at all, how income is documented from deposits, whether a full appraisal is available on request, how many lines and how much combined exposure are allowed, and whether the line is first or second lien.

Frequently Asked Questions

Can I hold bank statement HELOCs on three rentals at once?

Yes, within limits. The network allows up to three lines per borrower, each on a separate property. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. Your DTI, credit, equity, and title still have to work on every file, subject to lender guidelines.

Can my LLC-owned rentals qualify?

No, not on these lines. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. You would need to change vesting to your own name or a revocable living trust. A DSCR cash-out refinance is the usual alternative, subject to program terms.

How does bank statement income work for several properties?

The lender measures your income from deposits in your personal or business accounts under the applicable program. It does not count the same deposits twice, and it tests your total debts across every property. DTI tops out at 50%, and the test uses the interest-only payment on the maximum draw.

Is a HELOC or a DSCR cash-out better for a portfolio?

It depends on titling, how much equity you hold, and whether you want to keep your first mortgage. A line leaves the first mortgage alone and tops out at 70% CLTV on an investment property. A DSCR cash-out reaches around 75% LTV on standard rentals but replaces the first mortgage. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Which states offer this?

The network writes these lines in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Outside those states, other equity options may fit better.
