Top Bank Statement HELOC Providers With an Automated Valuation Instead of an Appraisal

The Quick Read: The best bank statement HELOC providers for your file are the wholesale lenders whose programs fit your occupancy, credit profile, and leverage need, and on lines at or below $500,000 they ordinarily value the home with automated software rather than sending an appraiser, though a higher combined loan-to-value (CLTV) can trigger a second valuation.

  • No appraiser visit does not mean no valuation. Software still estimates what the home is worth, and that estimate sets how much you can borrow.
  • Bank statements change how your income is documented. Credit, debt-to-income, combined leverage, title, and valuation all still apply.
  • On an investment property, the ceiling across Lendmire’s network is 70% CLTV, with a 700 minimum credit profile and a line of up to $500,000.
  • A full appraisal is required on every line above $500,000, and a borrower may request one on any file, including a rental.
  • The line must be titled in your own name or a revocable living trust. An LLC cannot hold title.

What “No Appraisal” Actually Means

An automated valuation model (AVM) is computer software that estimates a property’s value from public records and recent comparable sales. It replaces the appraiser’s visit. It does not replace the valuation itself.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That distinction matters because the lender still counts your existing mortgage plus the new line against the value the software produces. If the software lands below your own estimate, your borrowing room shrinks. The income side of the file stays the same.

Lendmire is a mortgage broker, not a lender. It places these lines with select wholesale lenders, and those lenders set the guidelines and approve the file. Because the broker sees several lenders’ programs side by side, the useful question is rarely which name is best. It is which program fits your property, your credit, and how much leverage you need.

How the Income Method and the Valuation Method Fit Together

A bank statement HELOC is a home equity line of credit where your income is documented through deposits in your bank statements rather than only tax returns. The file is reviewed on documented income under the applicable program, subject to lender guidelines. Nothing else gets waived.

Here is how underwriting treats the file, step by step:

1. Income documentation. The lender reviews your statements to establish income. This is common for self-employed borrowers whose tax returns show less income than their deposits do.

2. Credit and debt. The lender pulls a credit report and checks your debt-to-income ratio. The maximum is 50%, but profiles from 600 to 679 are held to 45%. Only a 680 or higher score can go above 45%. The lender reviews your file on the interest-only payment calculated on the maximum draw, not only on what you plan to borrow.

3. Valuation. For lines at or below $500,000, the lender ordinarily runs an AVM. It pulls public records and comparable sales, with no appraiser on site.

4. Sizing the line. The lender adds your first mortgage and the new line, then divides by the lender’s value, not yours. That result is your CLTV.

5. Second look, if triggered. A higher CLTV request may require a secondary valuation. A line above $500,000 requires a full appraisal. You can also ask for a full appraisal at any time.

A low valuation does not undo the income side of the file. It shrinks the line. When your purchase price and the automated value disagree, the file loses CLTV room.

Where the CLTV Ceilings Sit

The ceiling depends on how you use the property. Treat any single headline figure with suspicion, because the network’s limits are tiered by occupancy and credit profile.

Occupancy Minimum credit Top CLTV ceiling Maximum line
Primary residence 600 90%, only at 720+ $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 640 90%, only at 720+ $500,000
Investment property 700 70% $500,000

Those 90% figures exist only for a 720-or-better profile, and only on lines up to $500,000. Lower scores step down. On a primary residence, a 700 profile reaches 85% CLTV up to $500,000, and a 620 profile reaches 70% up to $400,000. Market surveys sometimes report investment-property lines at higher leverage. Those describe the broader market. Across this network, an investment line tops out at 70% CLTV.

Two draw structures sit behind primary and second-home lines. One has a 3-year interest-only draw followed by a 17-year repayment period. The other, a longer-runway structure, has a 5-year draw followed by a 25-year repayment period. Investment lines use the 5-year draw and 25-year repayment structure only. At least 75% of the line is drawn at closing, and pricing floats rather than converting to fixed. Subject to lender guidelines, a quoted figure applies only with the draw and repayment structure it was quoted under.

How the Valuation Path Works

Path When it applies What it means for you
Automated valuation Lines at or below $500,000, ordinarily No appraiser visit; software sets value
Secondary valuation A higher CLTV request may trigger it A second look before the line is sized
Full appraisal Any line above $500,000, or on your request An appraiser inspects and reports value

An investment line is capped at $500,000, so it sits in the automated-valuation lane by design. A higher CLTV can still trigger a secondary valuation. A drive-by appraisal on a rental is a lender-by-lender call and not a standard feature.

A worked example in percentages

Run the numbers on an investment property using modeled assumptions, not market data. Say your first mortgage equals 50% of the value the lender uses, and you ask for a line that would add 20%. Your CLTV is 70%, which sits right at the investment ceiling.

Now assume the automated value comes in 10% below your own estimate. The same dollar debt now represents a larger share of a smaller value. Your CLTV climbs above 70%, so the lender trims the line to bring it back down. You did nothing wrong. The value inputs moved.

That is why a thin-equity request leaves no margin for a conservative AVM, while a request well under the ceiling absorbs a lower number more easily.

Where the AVM Path Breaks

The automated lane works best on a standard home with plenty of recent nearby sales. The general rule breaks in a few named situations.

Recent renovations. An AVM may not see improvements you have made. If you added a bathroom or finished a basement, request a full appraisal and bring invoices, permits, and dated photos. An improvement may support a higher appraised value, depending on comps and underwriter review.

Thin comparable data or unusual properties. With few recent sales nearby, a lender may use a desktop or hybrid review instead. Larger lines, higher leverage, and unusual properties generally call for a full appraisal.

Lines above $500,000. These are available only on primary residences. They require a credit profile of 700 or better (720 on the longer-runway structure), cap at 75% CLTV, and always require a full appraisal. An investment property cannot reach this tier.

Title held in an LLC. This is the sharpest difference from a DSCR loan. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Only you personally or your revocable living trust can. A property already deeded to an LLC needs a vesting change or a DSCR cash-out refinance instead.

Property type. Single-family, 2-4 unit, PUD, townhome, and condominium properties are eligible, including non-warrantable condos. A 2-4 unit property needs a 640 minimum on the longer-runway structure. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Exposure limits. You can hold up to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. An owner of more than 15 financed properties is not eligible.

Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program on primary residences and second homes. The higher-leverage program seasons a foreclosure in 7 years and a deed-in-lieu, pre-foreclosure, or short sale in 4. The longer-runway program declines that history regardless of age. Investment files follow the 7-and-4-year path.

What the Federal AVM Rule Does and Does Not Do

Six federal agencies jointly adopted quality-control standards for AVMs, as the Federal Register notice on the AVM rule explains. They are meant to ensure a high level of confidence in estimates, protect against data manipulation, and avoid conflicts of interest. The rule requires random sample testing and reviews as well.

Do not assume that rule protects your rental. The CFPB’s compliance guide for the AVM rule defines the covered valuations as those of a consumer’s principal dwelling. A rental property is not that. So the quality of an investment-property AVM rests on the lender’s own process and on your willingness to challenge the number.

How to Find the Right Provider for Your File

The program that suits you depends on property type, credit profile, leverage need, and documentation. A broker that shops several wholesale lenders matches your scenario to the program, instead of fitting you to the one lender it has. This line is available through Lendmire in 16 states: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Tennessee, Texas, Virginia, and Washington. That footprint is narrower than the 41-market DSCR footprint that includes Washington, D.C.

Here is how different borrowers tend to line up against the program rules:

  • A self-employed owner with a primary residence and a 720+ profile. This file can reach the highest primary-residence tiers, up to $500,000 at 90% CLTV, and the automated lane applies.
  • A second-home owner at 640 or better. The ceiling steps up with the score, topping out at 90% CLTV only at 720+.
  • An investor holding a rental in their own name at 700 or better. The line caps at $500,000 and 70% CLTV. Expect the automated valuation.
  • An investor holding rentals in an LLC. Not this product. A DSCR cash-out refinance fits better. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It typically uses a full appraisal, and cash-out tops out around 75% LTV across most of the network, with about six months of seasoning as the common expectation. Subject to program terms, LLC-titled properties can be eligible there. The complete DSCR loans guide explains how those files work.
  • An investor who needs more than $500,000. That requires a primary residence, a full appraisal, and a 75% CLTV cap.

Questions to ask before you commit to any program

  • Which valuation method will you use on my property, and what triggers a secondary valuation?
  • What CLTV ceiling applies to my occupancy and credit tier?
  • If the automated value looks low, how do I request a full appraisal?
  • Which documents prove my income, and for how many months?
  • Can the line sit in my name or my revocable trust, and what happens if the deed is in an LLC?
  • How does the program treat my number of financed properties and existing lines?

Key Terms Defined

AVM (automated valuation model): Software that estimates a home’s value from public records and comparable sales, with no appraiser visit.

CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the value the lender uses.

Bank statement income: A way of documenting income through deposits rather than tax returns, with the rest of underwriting unchanged.

Secondary valuation: A second review of value, such as a desktop or hybrid check, that a higher CLTV can trigger.

Draw period: The stretch when you can borrow from the line and pay interest only before repayment begins.

Revocable living trust: A trust you can change or cancel, which can hold title on these lines in place of you personally.

Frequently Asked Questions

Can I get a bank statement HELOC without any appraisal?

Usually, on a line at or below $500,000, where an automated valuation ordinarily replaces the appraisal. A higher CLTV may trigger a secondary valuation. Every line above $500,000 requires a full appraisal.

Can I dispute an automated valuation I think is too low?

You can request a full appraisal on any file. An automated value has no one to appeal to, but a full appraisal gives you a new, documented opinion. If you made upgrades the software missed, bring invoices, permits, and dated photos.

Does a bank statement HELOC skip underwriting?

No. Bank statements change how income is documented. Credit, debt-to-income, CLTV, title, and valuation all still apply, and every file is reviewed individually subject to lender guidelines.

Can I use this on a rental owned by my LLC?

Not as titled. A vesting change or a DSCR cash-out refinance is the usual route.

What is the highest leverage I can get on an investment property?

The network ceiling on an investment line is 70% CLTV, with a 700 minimum credit profile and a maximum line of $500,000. Higher figures you may see elsewhere describe the broader market, not this network. Programs change, and each file is underwritten individually.
