Best Bank Statement HELOC Program to Pay for Home Projects and Consolidate Debt

Best Bank Statement HELOC Program to Pay for Home Projects and Consolidate Debt

The Quick Read: The best program is the one that matches your occupancy, credit score, combined leverage, and income documentation. This product is an ordinary equity line that reads your bank deposits instead of your tax returns. The same line can fund a remodel or retire high-cost debt when the file clears.

  • Occupancy sets the ceiling: investment properties top out at 70% CLTV, while primary residences and second homes can reach 90% CLTV only at a 720-or-better credit profile.
  • Bank statements change how income is documented, not whether credit, equity, and the property are reviewed.
  • The line floats, and at least 75% of it is drawn at closing, so staged renovations and debt payoff need planning.
  • Title matters: LLCs cannot hold title on these lines, which is a sharp difference from a DSCR loan.

Lendmire is a mortgage broker. It works with wholesale HELOC lenders and matches a file to the program that fits, so the best program for your situation is found by shopping several guidelines, not by picking one name off a list.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does “Best” Actually Mean Here?

The best program for you is the one whose leverage, credit tiers, line size, and property rules fit your file. No single program wins for everyone. Occupancy decides the most, because the network treats owner-occupied homes, second homes, and rentals very differently.

Across Lendmire’s wholesale network, the top-line limits break down like this. Every figure is subject to lender guidelines and full file review.

Occupancy Top CLTV Credit for that tier Max line
Primary residence 90% 720+ $500,000 at that tier
Primary residence, line above $500,000 75% 700+ (720 on the longer-runway program) $750,000
Second home 90% 720+ $500,000
Investment property 70% 700+ (minimum) $500,000

A primary-residence line above $500,000 is a separate case from the 90% tier. It is capped at 75% CLTV and needs a full appraisal.

Lower credit tiers still exist on owner-occupied homes. A 640 score can reach 80% CLTV on a primary residence, and a 620 score is limited to 70% CLTV. Second homes floor at 640 and investment properties at 700.

Market surveys sometimes report higher leverage on investment-property equity lines. That describes the broader market. On Lendmire’s network, an investment line stops at 70% CLTV.

Lines are available in 16 of Lendmire’s full-service states. That is narrower than its 41-market DSCR footprint, so confirm availability early.

Key Terms Defined

HELOC: A home equity line of credit, which lets you borrow against your equity up to a limit, repay, and borrow again during a set draw period.

CLTV: Combined loan-to-value, meaning your first mortgage plus the new line, divided by the home’s value.

DTI: Debt-to-income, the share of your monthly income that goes to debt payments.

Draw period: The early stretch when you can pull funds and pay interest only, before the line moves into full repayment.

Expense factor: The percentage of business-account deposits a lender treats as business costs rather than income.

Eligible deposits: Deposits a lender counts as true income after removing transfers, loan proceeds, gifts, refunds, and one-time credits.

How Does Underwriting Treat Bank Statements?

Underwriting turns your deposit history into a monthly income figure, then tests that figure against the same credit, leverage, and debt rules as any other line. A bank statement path is a documentation choice. It is not a shortcut around review. The income is reviewed on documented deposits under the applicable program, subject to lender guidelines.

The steps run in a predictable order:

1. Choose the statement type and window. Programs commonly use personal statements, business statements, or both, over 12 or 24 months. The program sets the window, not you.

2. Submit every page. That means every page of every month, including blank pages, plus ID and the current first-mortgage statement.

3. Strip out non-income deposits. Transfers between your own accounts, loan proceeds, gifts, refunds, and one-time credits come out.

4. Apply ownership and expense factors. For business accounts, the lender multiplies eligible deposits by your ownership share and by an expense factor, then divides by the months in the window. The factor varies by program. A CPA-prepared profit-and-loss statement can change it on some files.

5. Test the rest. Credit, CLTV, DTI, valuation, and title all get checked.

The debt test is stricter than many borrowers expect. DTI tops out at 50%, and 45% applies to credit profiles from 600 to 679. A ratio above 45% needs at least a 680 score. The payment tested is the interest-only payment on the maximum draw, not on what you plan to borrow.

Asset-heavy businesses can lose ground here. A flat expense factor can shortchange an owner with big equipment or vehicle costs, so ask whether a P&L route is available.

Which Draw Structure Fits Your Plan?

Two draw structures exist on primary residences and second homes. One runs a 3-year interest-only draw followed by a 17-year repayment. The other, which the brokerage calls the longer-runway program, runs a 5-year draw followed by a 25-year repayment. Investment lines use the 5-year structure only.

On both, the line is a standalone first or second lien, so your existing first mortgage can stay in place. Each quoted figure belongs to its own structure, so compare them separately.

The CFPB describes a HELOC as an open-end line with a draw period followed by a repayment period. It also warns that falling behind could cost you the home. That warning matters more when the line also carries your old credit card balances.

Paying for Home Projects With the Line

A line suits home projects when the work is sized and the draw timing fits. The catch is that at least 75% of the line is drawn at closing. If your remodel is paid in stages, you will carry interest on money that is sitting in your account.

Minimum draws after closing are $1,000 on the longer-runway program. The other program does not state a subsequent-draw minimum, so ask before you count on staged access.

Size the line to the bid, not to the maximum. Borrowing less keeps your CLTV lower, and it keeps the interest-only qualifying payment from squeezing your DTI.

A completed improvement may support a higher appraised value, depending on comps and underwriter review. That is not a promise your value rises by any set amount.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

If the property is a rental, keep one point in mind. A line sized for a remodel adds a floating payment to a property whose rent covers its costs only until vacancy or repairs say otherwise.

Consolidating Debt Without Making It Worse

Debt consolidation with a home line swaps unsecured debt for debt backed by your house. The monthly math may look better, but the downside is larger, because default now puts the property at risk. The CFPB booklet on HELOCs says opening a line puts your home at risk.

Debt type Fit with a HELOC
Credit cards Common target; now secured by the home
Personal loans Workable if the payoff is clear
Auto loans Check whether the swap helps
Business debt Possible; confirm the lender’s rules
Your first mortgage Untouched by a standalone line

The honest test is behavior, not arithmetic. If the cards fill back up after the payoff, you have added a secured balance on top of new unsecured debt. Cut or lock the paid-off accounts before you sign.

Also remember that the line must generally be repaid in full if you sell the home.

A Worked Sizing Example

Consider a primary residence where the first mortgage sits at 55% of the home’s value. You want a line that brings combined leverage to 85% CLTV. On a primary residence, 85% CLTV is available at credit profiles from 660 up to 700 and above, on lines up to $500,000.

That leaves 30 points of value for the line. At least 75% of that line is drawn at closing, so you would receive about 22.5 points of value in cash right away. If the project needs funds over months, size down or expect to hold idle cash.

Now run the other direction. If your credit profile sits at 640, the same primary residence is capped at 80% CLTV, leaving 25 points. The next tier up is worth a conversation about what a score improvement could change before you apply.

Where the Rules Break

Several edge cases decide files long before the income math does.

  • Title. Fee simple or leasehold held by you personally or by an inter vivos revocable living trust is required. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If a rental is already deeded to an LLC, it needs a vesting change, or a DSCR cash-out may be the better route.
  • Property types. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. Modular factory-built homes are eligible only on the longer-runway program, and 2-4 units there need a 640 score.
  • Larger lines. A line above $500,000 is for primary residences only. It needs a credit profile of 700 or better (720 on the longer-runway program), caps at 75% CLTV, and requires a full appraisal.
  • Valuation. Lines at or below $500,000 usually use automated valuation. A higher CLTV can trigger a second valuation, and you can always ask for a full appraisal.
  • Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On primary residences and second homes, one program seasons a foreclosure at 7 years, while the other declines that history entirely.
  • Exposure. A borrower is limited to three lines, and anyone owning more than 15 financed properties is not eligible.
  • Listed properties. A home listed for sale, or listed within the past 60 days, is ineligible in several states.

Credit reports must be no more than 90 days old at closing, with no rescores. Scores are single-bureau and keyed to the primary wage earner.

When a DSCR Loan Fits Better

Bank statement lines underwrite you. DSCR loans underwrite the property. DSCR loans are designed for non-owner-occupied investment properties, and because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

If the real goal is cash from a rental held in an LLC, the equity line will not work, because the LLC cannot hold title. A DSCR cash-out refinance can, subject to program terms. It tops out around 75% LTV on standard rentals (short-term rental collateral is lower, around 70%), and about 6 months of seasoning is the common expectation. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Clearing 1.00 on coverage is not the same as positive cash flow, because repairs, vacancy, and management sit outside the calculation. Lendmire’s complete DSCR loans guide walks through that test.

Who This Fits and Who It Doesn’t

A bank statement line tends to fit a self-employed owner whose tax returns understate cash flow, who holds title personally or in a revocable trust, and who has a clear use for the funds. It fits less well if the issue is weak rental cash flow, because more debt will not fix that. It also fits poorly if your properties sit in LLCs, if the cash need exceeds the line limits, or if a floating payment would strain a slow month.

Frequently Asked Questions

Is a bank statement HELOC the same as a no-documentation loan?

No. Income is reviewed on documented deposits under the applicable program, subject to lender guidelines. Credit, equity, DTI, valuation, and title are all still reviewed.

Can I use one line for both a renovation and debt payoff?

Yes, if the combined need fits your CLTV tier and line limit. Because at least 75% of the line is drawn at closing, add the renovation bid and the payoff balance together before you size it. Draw timing for later phases depends on the program.

Can an LLC hold the property?

No. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Only you or a revocable living trust can. A property already in an LLC needs a vesting change or a different product.

What leverage can I expect on a rental property?

Investment-property lines top out at 70% CLTV on Lendmire’s network, with a 700 minimum score and a $500,000 maximum line. Investment lines use the 5-year draw and 25-year repayment structure only. Exact terms depend on the lender, the property, and the file.

Is the payment fixed?

No. Pricing floats during both the draw and repayment periods and does not convert to fixed. Your payment changes with the balance and the index.
