Bank Statement HELOC Requirements for the Maximum Loan-to-Value

Bank Statement HELOC Requirements for the Maximum Loan-to-Value

The Quick Read: The maximum loan-to-value on a bank statement HELOC is a combined figure set by the program’s grid, not by your statements, and it depends on occupancy and credit. Through Lendmire’s wholesale network, the ceiling reaches 90% CLTV only on a primary residence or second home at a 720 credit profile, while an investment property stops at 70%.

  • Statements prove income. They do not raise the CLTV ceiling.
  • The ceiling is occupancy-tiered: 90% (720+ credit) on primary and second homes, 70% on investment property.
  • The line is the lower of an equity limit and a program dollar cap, and all existing liens count against it.
  • LLC-held rentals cannot hold title on this product, which is the sharpest difference from a DSCR loan.
  • Availability is limited to the 16 states where Lendmire offers full-service mortgage lending, narrower than its 41-market DSCR footprint, which includes Washington, D.C.

Most investors searching this topic want one number. The honest answer is a grid of numbers, and which row applies depends on the property and the borrower. The sections below cover the mechanics, the tiers, the places the rule breaks, and the point where a DSCR cash-out refinance is the better tool. For the broader investor-financing picture, Lendmire’s complete DSCR loans guide is the companion read.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Key Terms Defined

HELOC: A home equity line of credit is a revolving line secured by the property, so you borrow, repay and borrow again within a set draw period.

LTV: Loan-to-value divides one loan balance by the property’s value.

CLTV: Combined loan-to-value divides all liens on the property, including the new line, by the property’s value.

Bank statement documentation: This is an income method for self-employed borrowers. Deposits in personal or business accounts, after program adjustments, stand in for tax-return income. It is reviewed on documented income under the applicable program, subject to lender guidelines.

Draw period: The stretch when you can borrow and pay interest only. Repayment follows, and the balance amortizes fully.

Vesting: This is how title is held, such as individual name, revocable trust or LLC. It decides eligibility on this product.

What Sets the Maximum LTV on a Bank Statement HELOC?

Three variables set the ceiling: occupancy, credit profile and line size. Income documentation is not one of them. A borrower with strong deposits and a 680 score gets the same CLTV tier as a W-2 borrower with a 680 score.

That surprises people. The statements answer one question: does this borrower have the income to carry the payment? Credit, occupancy and collateral answer the leverage question. Treat them as two separate tests that both have to pass.

Lendmire is a broker, not a lender. It places these files with select wholesale partners, and each partner publishes its own grid. The figures below are typical ranges from those guidelines and are subject to lender review and full file underwriting. They are not a commitment to lend. The table shows selected rows only, not every tier.

Occupancy Credit Max CLTV Max line
Primary residence 720+ 90% $500,000
Primary residence 660+ 85% $500,000
Primary residence 700+ (720 on the longer-runway program) (large line) 75% $750,000
Second home 720+ 90% $500,000
Second home 640+ 75% $500,000
Investment property 700+ 70% $500,000

The 90% tier exists only at 720 or better, and only on primary residences and second homes. Please don’t read it as generally available. The investment row has no tier above 70% and a 700 minimum score. Primary residences have further rows below those shown, down to a 600 floor with tighter leverage, but second homes floor at 640 and investment properties at 700.

Some states add their own limits on top of the grid. A Texas primary residence, for example, is a homestead and tops out at 80% combined, so the highest primary-residence tiers never apply there.

Why Investment Lines Stop at 70%

Investment-property lines are priced and capped as the riskiest occupancy class. On this network the cap is 70% CLTV at a 700 or better score, with a maximum line of $500,000. A line above $500,000 is primary residence only.

The wider market points the same direction. NerdWallet’s explainer on HELOCs for investment properties says fewer lenders offer them, the requirements are strict, and you can’t borrow as much as you could against a primary home. It also says multiple appraisals may be required and puts the market baseline at about 20% equity. Market surveys report that most HELOC lenders cap CLTV near 85% for ordinary home equity lines, according to NerdWallet’s general HELOC guide. That is a market-wide figure for owner-occupied borrowing. On this network, an investment property stops at 70% CLTV.

The practical meaning: an investor with a rental owned outright can access up to 70% of its value across all liens, and only if the credit profile and title qualify. An investor with a rental that already carries a first mortgage at 60% of value has 10% of value left. Equity in the property does not equal borrowable amount.

How Is the Limit Calculated, Step by Step?

The calculation is value times the CLTV cap, minus existing liens, then tested against the dollar cap. The CFPB’s HELOC booklet describes the same method: lenders commonly take a percentage of the appraised value and subtract the mortgage balance. Its example uses 75 percent as an illustration only.

1. Identify occupancy and credit tier. This picks the row in the grid.

2. Establish value. Lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal, though a higher CLTV may require a secondary valuation. A full appraisal is required on every line above $500,000. A borrower may also request one at any size.

3. Total the liens. Add the first mortgage, any other liens, and the new line’s full commitment. Some lenders count the full commitment rather than the drawn balance, which is the more conservative method.

4. Apply the cap. Take value times the CLTV cap, then subtract the lien total. That is the equity limit.

5. Test the dollar cap. The maximum line is $500,000 on investment properties and second homes. On primary residences it is $500,000 for most credit tiers, and it reaches $750,000 only for a line above $500,000, which needs at least a 700 credit profile (720 on the longer-runway structure) and caps at 75% CLTV. The line you receive is the lower of the equity limit and the dollar cap.

6. Run the rest of the file. Credit, DTI, title and property type still get underwritten.

Here is a worked example in percentages only. Say a primary residence at a 720+ profile has a first mortgage equal to 50% of value. At the 90% cap, the equity limit is 40% of value. On a high-value home, the $500,000 dollar cap may bind before that equity limit does. On a modest home, the equity limit binds first.

Now compare investment properties at the 70% cap:

First mortgage (% of value) Room at 70% CLTV Result
40% 30% of value Dollar cap may bind on a high-value home
55% 15% of value Equity binds
65% 5% of value Little room
70% or more None No line

One more mechanic matters at the lower end. At least 75% of the line is drawn at closing on this network, so a large commitment on thin equity means a large starting balance. That affects DTI, covered below.

What the Bank Statements Do and Don’t Change

Statements change how income is proven. They do not change the CLTV math, the credit tiers, the reserve review or property eligibility. A bank statement HELOC is still fully underwritten.

A borrower may add up deposits over a lookback period, set aside transfers between their own accounts, loan proceeds and one-time deposits, and apply an expense factor to business accounts. The lookback period and the factor vary by program, so confirm them against the specific grid. The result is monthly qualifying income, and that number is what feeds the DTI test.

This is where self-employed investors often benefit. Tax returns can understate cash flow after depreciation and deductions, and statements can show the cash that actually moved. The tradeoff is that bigger deposits do not buy a bigger line. A strong income file clears the income test. It does not lift the leverage ceiling.

Rent also isn’t the qualifying basis on this product. That is the main contrast with a DSCR loan, where the property’s rent compared with its PITIA is the primary test.

Other Tests That Can Cap Your Line

Even at the right CLTV row, several other rules can shrink or block the line.

DTI on the full draw. Maximum DTI is 50%, or 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. The payment is calculated as interest-only on the maximum draw, so a smaller line can improve the ratio.

Credit mechanics. The program floor is 600. It uses a single-bureau score keyed to the primary wage earner, and the report can be no more than 90 days old at closing. Rescores are not allowed. The longer-runway program (the structure with a 5-year interest-only draw and 25-year repayment) requires two tradelines seasoned 12 months, or one seasoned 24 months. Its housing history standard is 0x30x6 and 1x30x12 at 640 and above, and 0x30x12 from 600 to 639.

Derogatory history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program. One path seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure or short sale at 4. The other declines the history entirely, regardless of age.

Draw structure. Primary residences and second homes can choose a 3-year interest-only draw with a 17-year repayment, or the 5-year draw with a 25-year repayment. Investment lines run only the 5-year draw and 25-year repayment. Pricing floats through both periods and never converts to fixed.

Large lines. Above $500,000, the line must be a primary residence, at 700 or better (720 on the longer-runway structure), capped at 75% CLTV, with a full appraisal.

Borrower exposure. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible.

Where the General Rule Breaks

The grid is the general rule. These cases are where it stops working.

LLC-held rentals. Title must sit with the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change or a different product, which is often a DSCR cash-out refinance. This is a main reason entity-based investors often cannot reach the HELOC grid.

Property type. Single-family homes, 2-4 units, PUDs, townhomes and condominiums (including non-warrantable) are eligible. Two-to-four-unit properties need a 640 minimum on the longer-runway program. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agriculturally zoned properties are not offered.

Listing history. A few states make a property ineligible if it is listed for sale or was listed within the past 60 days. Check this before an investor moves to sell and then pivots to borrowing.

Heavy existing liens. A large first mortgage, a prior HELOC at its full limit, or any other lien can eliminate room entirely. On investment properties, that margin vanishes quickly in the table above.

Value drops. The CFPB booklet indicates lenders may reduce a credit line if the home’s value falls significantly. A revolving line sized at peak value is not guaranteed to stay at that size.

Sub-640 profiles. These are limited to single-family residences with a clean 12-month housing history under the longer-runway program. Since second homes floor at 640 and investment property at 700, the restriction really only reaches primary residences.

Short-term rentals and rent. Rent doesn’t enter this product’s qualification, so a high-grossing short-term rental gains nothing from its booking income here.

Bank Statement HELOC or DSCR Cash-Out Refinance?

For most investors with rentals, the question is not just how much a HELOC can reach. It is whether a HELOC or a DSCR cash-out is the better tool.

Factor Bank statement HELOC DSCR cash-out
Reviewed on Documented income Rent vs. PITIA
Lien position First or second Replaces first lien
Title Individual or revocable trust LLC possible
Investment ceiling 70% CLTV About 75% LTV
Line size on rentals Up to $500,000 Up to $3,000,000 on standard programs

The HELOC’s real advantage is keeping an existing first mortgage in place, because the line sits behind it as a second lien. That matters for an investor holding an older first mortgage they don’t want to replace. The cost is the lower investment ceiling, floating pricing that never converts to fixed, and the individual-title requirement.

A DSCR cash-out refinance fits when the borrower holds the property in an LLC (subject to lender program eligibility), when the portfolio is large, or when personal income is hard to document. It tops out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation. DSCR files also reward stronger coverage with better leverage and pricing. Coverage of 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

One caution applies to any DSCR comparison. DSCR compares rent to PITIA only. Clearing 1.00 does not mean the property produces positive cash flow, since repairs, vacancy, management, utilities and capex sit outside the calculation.

For borrowers whose focus is business-owner income, Lendmire has written separately about how small business owners approach the maximum LTV on a bank statement HELOC.

How Can You Improve Your Tier or Limit?

A few levers are real, and a few are not.

  • Raise the credit profile before applying. The jump to the 720 tier is the largest single leverage step on primary and second homes. Rescores are not allowed, so fix the issue before the report is pulled.
  • Request a smaller line. The DTI test runs on the maximum draw, so a smaller commitment can help a tight ratio.
  • Check the title first. If the property sits in an LLC, the answer may be a vesting change or a DSCR cash-out, not a stronger statement file.
  • Reduce the first mortgage. Paying down the first lien raises available room dollar for dollar under the formula.
  • Choose the occupancy honestly. Each occupancy class has its own grid, and the label must match how the property is used.

What won’t move the ceiling: more deposits, a bigger business, or higher rent. Those help the income test, not the leverage test.

Because each wholesale partner publishes its own grid, the program that fits depends on the property type, credit profile, leverage need and documentation. A broker that shops multiple wholesale lenders can match the file to the program whose rules it already clears. Lendmire is a DSCR-focused mortgage broker, and it arranges these lines through select wholesale partners. Those partners review and approve every file.

Next Step

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. For rentals held in an entity, it can also run the DSCR cash-out side by side.

Frequently Asked Questions

Do bank statements raise the maximum LTV on a HELOC?

No. Statements document income, so they affect the DTI test. The CLTV ceiling comes from the program grid, which is driven by occupancy, credit profile and line size. A stronger income file helps you qualify for the tier you already fit. It does not move you to a higher one.

What is the maximum LTV for a bank statement HELOC on a rental property?

It is 70% CLTV on an investment property through this network, at a 700 or better credit profile, with a maximum line of $500,000. The 90% figure is limited to primary residences and second homes at 720 or better. Lender guidelines and full file review apply.

Can an LLC borrow on a bank statement HELOC?

Not directly. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on this product. The borrower must be an individual or an inter vivos revocable living trust. If a rental is already deeded to an LLC, the options are a vesting change or a DSCR cash-out refinance.

What counts toward CLTV?

Every lien on the property counts, including the first mortgage, any other liens and the new line. Some lenders use the full line commitment rather than the drawn balance, which is the more conservative method. Subtract the total from value times the CLTV cap to find your equity limit.

Is a bank statement HELOC the same as a DSCR loan?

No. A bank statement HELOC is reviewed on documented income, and the line is sized by CLTV, occupancy and credit. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. They fit different borrowers, and many investors hold both over time.
