Bank Statement HELOC Requirements to Consolidate Debt Instead of Taking a Home Equity Loan

Bank Statement HELOC Requirements to Consolidate Debt Instead of Taking a Home Equity Loan

The Quick Read: A bank statement HELOC lets a self-employed homeowner prove income with 12 or 24 months of deposits and then borrow against home equity to pay off debt, and it fits best when you need staged access to cash, while a home equity loan fits better when the payoff total is fixed and you want a set schedule.

  • Income is built from deposits, but credit, combined leverage, debt load, and the property still get full review.
  • Investment-property lines top out at 70% CLTV (combined loan-to-value, explained below) through Lendmire’s network. The higher ceilings belong to primary homes and second homes.
  • At least 75% of the line is drawn at closing, so you size the line to the debt you are paying off.
  • Title matters: LLC-owned rentals generally cannot take this product.
  • Moving card debt onto your house turns unsecured debt into debt the lender can foreclose on.

Key Terms Defined

HELOC (home equity line of credit) is a revolving line secured by your home. You borrow, repay, and borrow again up to a limit.

Home equity loan is a lump sum paid out once and repaid on a set schedule.

CLTV (combined loan-to-value) is your first mortgage plus the new line, divided by the home’s value.

DTI (debt-to-income) is your monthly debts divided by your qualifying monthly income.

Draw period is the stretch when you can borrow, usually paying interest only. After it ends, the line moves into repayment and the payment steps up.

Bank statement income means qualifying income is calculated from deposits instead of tax-return income. It works as a documented-income method under the applicable program, subject to lender guidelines.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Are the Requirements?

The requirements split by how you use the home. Across the wholesale network Lendmire places these files with, the ceiling depends on occupancy and credit tier. Lendmire is a mortgage broker, not the lender, and every figure below is subject to lender guidelines and full file review.

Income. Most bank statement programs ask for 12 or 24 months of personal or business statements. The underwriter totals qualifying deposits and divides by the number of months. Transfers between your own accounts and loan proceeds come out. On business accounts, an expense factor or your ownership share reduces the number. Programs usually expect around two years of self-employment, and a shorter history needs compensating strengths.

Credit and leverage. The network’s lines start at a 600 credit score, but the occupancy you choose raises that floor. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

  • On a primary residence, 720+ reaches 90% CLTV up to a $500,000 line. At 700+, the ceiling is 85% CLTV up to $500,000. At 640+, it is 80% up to $500,000.
  • On a second home, the minimum score is 640, and a 640 score reaches 75% CLTV. The ceiling rises to 85% at 680 or 700, and 90% CLTV appears only at 720 or better.
  • On an investment property, the minimum score is 700 and the ceiling is 70% CLTV, with lines up to $500,000.

Line size. Lines run from $25,000 to $750,000. Anything above $500,000 is primary-residence only. Those larger lines need a credit score of at least 700 (720 on the 5-year-draw structure described below), cap at 75% CLTV, and require a full appraisal. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

DTI. The maximum is 50%, and 45% for scores from 600 to 679. A ratio above 45% needs a 680 minimum. The lender reviews your file on the interest-only payment calculated on the full line, not just what you plan to draw.

Property. Single-family homes, 2-4 units, PUDs, townhomes, and condos (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties are not offered. A 2-4 unit property needs a 640 minimum on the 5-year-draw structure.

Title. The individual borrower or a revocable living trust must hold title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot. For rental owners, this point can end a file before credit even comes up.

Availability. Lendmire’s HELOC placements cover its 16 full-service states, which is narrower than its 41-market DSCR footprint.

How Underwriting Treats the Statements, Step by Step

The statements replace the tax-return income document. They do not replace underwriting. Here is the sequence:

1. Choose the income method. That means personal or business statements, depending on how your business is structured.

2. Deposit analysis. The underwriter averages qualifying deposits and strips out transfers and loan proceeds.

3. Standard checks. Credit, CLTV, DTI, and the property all get reviewed. The credit report is single-bureau, keyed to the primary wage earner, and no more than 90 days old at closing. Lines of $500,000 or less ordinarily use an automated valuation. Anything above $500,000 needs a full appraisal. You can ask for a full appraisal on any line.

4. Size the line to the debt. The CFPB notes that some HELOC plans require an initial draw. On this network, at least 75% of the line is drawn at closing. Size the line near your payoff total, not at your maximum.

5. Payoff at closing. Cards, loans, and business balances are paid off, and the debt moves onto your home.

6. Draw, then repayment. Two structures exist on primary homes and second homes. One has a 3-year interest-only draw followed by a 17-year repayment period. The other, the 5-year-draw structure, has a 5-year draw followed by a 25-year repayment period. Investment lines use the 5-year structure only. Pricing floats through both the draw and the repayment period and never converts to fixed. After closing, the minimum additional draw is $1,000.

The CFPB’s HELOC brochure describes the payment step-up at the end of the draw period. Plan for it from day one.

HELOC, Home Equity Loan, or Refinance?

A home equity loan wins when your payoff total is known and you want one payment schedule. A HELOC wins when your needs arrive in stages. The CFPB explains the core difference: a lump sum versus a line you can draw repeatedly. HELOCs usually carry adjustable pricing. Both are second mortgages when a first mortgage exists.

Factor Home equity loan Bank statement HELOC DSCR cash-out
Funds One lump sum Revolving line One lump sum
First mortgage Stays Stays (first or second lien) Replaced
Income read Per lender Deposits Property rent
Rental collateral Often declined Investment lines at 70% CLTV Built for rentals
Best when Fixed payoff total Staged or uncertain needs Equity sits in a rental

The best program for your situation depends on property type, credit profile, leverage need, and documentation.

Where the Rule Breaks

Rentals and entity title. The product most borrowers picture is a primary-residence line. Investment-property lines exist on this network, but only at 70% CLTV, a 700 minimum score, and a $500,000 maximum. A rental already deeded to an LLC needs a vesting change first, or a different product.

Short self-employment history. Under about two years, expect to lean on credit strength and lower leverage.

Mixed business and personal debt. Commingled accounts make deposit analysis harder, because transfers and personal spending muddy the totals.

A first mortgage you may want to refinance later. The CFPB says a HELOC lender’s approval may be needed before you refinance the first mortgage. That is easy to forget until you need it.

A frozen or reduced line. A lender can stop further draws if your home’s value drops significantly.

Derogatory credit. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program on primary homes and second homes. One program seasons a foreclosure at 7 years and a deed-in-lieu or short sale at 4. The other declines the history regardless of age.

Exposure limits. A borrower is limited to three lines, and an investor owning more than 15 financed properties is ineligible.

The largest structural risk is converting unsecured debt into secured debt. Skipping payments on a card hurts your credit. Skipping payments on a line secured by your home can cost you the home. Paid-off cards also stay open for re-spending, so a spending plan matters as much as the payoff.

Consider a stress test described without dollar figures. Suppose you consolidate a large card balance and qualify on the interest-only payment at the full line. The lender tests your DTI at that level, so the file clears. Then the draw period ends and the payment moves to full amortization. Even with pricing unchanged, the payment steps up. Because the line floats, a pricing increase stacks on top. Before you sign, confirm that your business deposits can carry the post-draw payment, not just the draw-period one.

Which One Should You Choose?

Run these questions in order:

  • Is your payoff total fixed and your preference a set schedule? A home equity loan may fit better.
  • Do you want to draw in stages, or are your needs uncertain? A HELOC fits better, and the 75% draw at closing should still match your known debts.
  • Does the equity sit in a rental held in an LLC? An equity line likely stops at title. A DSCR cash-out refinance reads the property’s rent and may fit, subject to lender program eligibility on the entity. On standard rentals, cash-out tops out around 75% LTV with about 6 months of seasoning as the common expectation, and the 1.00 coverage mark is where many select programs start. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, and management sit outside the calculation. The complete DSCR loans guide walks through that math.
  • Do you want the existing first mortgage left alone? A second-lien line does that. A cash-out refinance replaces it. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

The lenders that write this product vary by file, so a broker that shops multiple wholesale lenders can match the scenario to the program.

Frequently Asked Questions

Does a bank statement HELOC mean no underwriting?

No. The statements replace the tax-return income document. Credit, CLTV, DTI, and the property are still reviewed. The file is reviewed on documented income under the applicable program, subject to lender guidelines.

How much of the line do I have to borrow at closing?

At least 75% of the line is drawn at closing on this network. That is why the line should match your payoff total instead of your maximum equity.

Can I use one on an investment property?

Yes, on a limited basis. Investment lines need a 700 minimum credit score, cap at 70% CLTV, and top out at $500,000. The property must also be titled in your own name or a revocable living trust.

Will consolidating improve my DTI?

It can, if the retired card and loan payments outweigh the new line payment. The new payment still counts, and the lender calculates it on the interest-only payment at the maximum draw.

What if my score is below 680?

You may still qualify, but DTI is capped at 45% for scores from 600 to 679. Profiles below 640 are limited to single-family residences with a clean 12-month housing history on the 5-year-draw structure. Because second homes start at 640 and investment lines at 700, this limit applies to primary residences only.
