How a Bank Statement HELOC Works on a Paid-Off Home to Fund Your First Rental Purchase

How a Bank Statement HELOC Works on a Paid-Off Home to Fund Your First Rental Purchase

The Quick Read: A bank statement HELOC lets a self-employed owner borrow against a home with no mortgage by proving income through deposits instead of tax returns. The cash then goes into a separate DSCR purchase loan that buys the rental, so the investor carries two approvals and two monthly obligations.

  • The line changes only how income is documented. Credit, equity, debt-to-income and property review still apply.
  • On Lendmire’s network, an investment-property line caps at 70% CLTV and $500,000. Primary-residence lines can go higher.
  • The HELOC payment sits outside the DSCR ratio, but it is still real cash leaving the account every month.
  • Whether the purchase lender accepts borrowed funds is decided program by program. Ask before you open the line.

What a Bank Statement HELOC Is (and Isn’t)

A bank statement HELOC is a home equity line of credit where qualifying income comes from 12 or 24 months of personal or business deposits. It is not a no-paperwork loan. The lender still pulls credit, values the home, checks the lien position and calculates debt-to-income.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Non-QM and portfolio lenders are the ones that read deposits, rather than relying on tax returns. That matters for owners who write off heavy expenses and show low taxable income despite strong cash flow.

The line itself works like any other. You borrow during a draw period, pay interest, then move into a repayment period. Lendmire, a mortgage broker, places these lines through select wholesale lenders, and every file is subject to lender guidelines and full review.

What Changes When the Home Is Paid Off

A paid-off home improves the equity math but not the repayment review. With no first mortgage, the new line is usually the only lien. Combined loan-to-value (CLTV) is then just the line divided by the home’s value.

Occupancy sets the ceiling, and the two are very different:

  • Investment property: the ceiling is 70% CLTV, with a $500,000 maximum line and a 700 minimum credit score. A 720 score reaches the same 70%, so credit above 700 buys eligibility, not leverage.
  • Primary residence: leverage can reach 90% CLTV, but only at a 720-or-better credit profile.
  • Lines above $500,000: these are for primary residences only. They need a 700 score or better (720 on the longer-runway draw structure), cap at 75% CLTV and require a full appraisal, so the 90% ceiling applies only to lines of $500,000 or less.

Pledging a paid-off primary home is one route to fund a first rental, and the ceilings above are the figures to plan around on this network.

The structure is also set. The line sits in first or second lien position. Primary residences and second homes have two draw choices: a 3-year interest-only draw followed by 17 years of repayment, or a 5-year draw followed by 25 years. Investment lines use the 5-year draw and 25-year repayment only.

At least 75% of the line is drawn at closing. Pricing floats through the draw and repayment periods and never converts to fixed. Size the line to the cash you need, because a large line means interest accrues on most of it from day one.

Title is the sharpest limit. The borrower or a revocable living trust must hold title. An LLC, corporation or land trust cannot hold title to the pledged home.

How Deposits Become Qualifying Income

Underwriters turn deposits into income by scrubbing them. They add up eligible deposits and remove transfers between your own accounts, refunds and loan proceeds. Then they divide by the number of statement months.

Business accounts take a further step. The lender applies an expense factor that reduces business deposits to an estimated net figure. The lender sets that factor, not the borrower. Personal-account deposits are generally treated as already net of expenses.

The final figure is reduced by your ownership share of the business. A self-employed owner with a time-in-business history and clean, consistent deposits has the strongest file. Large one-off deposits without a paper trail get stripped out.

Two points trip up first-timers. The account balance counts toward reserves, not income. And a business account on a bank statement line needs a 680 minimum score for the deposit analysis, which an investment line already exceeds with its 700 floor. Debt-to-income tops out at 50%, and the lender reviews your file on the interest-only payment calculated on the maximum draw.

For the line itself, see how a bank statement HELOC works.

From Line Approval to Rental Closing, Step by Step

The sequence matters because the two loans are separate files.

1. Ask the purchase lender first. Before opening the line, confirm whether the DSCR program accepts borrowed funds. Find out which pot they cover: down payment, closing costs or reserves.

2. Qualify for the HELOC. Submit 12 or 24 months of statements. The lender orders a valuation. Lines at or below $500,000 usually run on an automated valuation with no traditional appraisal, though you can request a full one.

3. Close the line, then draw. The line must exist before you can draw on it. Draw only what the purchase needs.

4. Park the cash in your own account. Let it sit and keep the statements. The purchase lender wants the funds sourced and traceable. A draw that lands days before closing invites questions.

5. Apply for the DSCR loan on the rental. The property qualifies primarily on its own rental income covering the payment, subject to lender guidelines. The rent schedule comes from the appraisal, on Form 1007 for single-family or Form 1025 for two to four units.

6. Document the funds at closing. The settlement statement, draw record and bank statements should reconcile to the cash brought in.

How the DSCR Loan Treats That Cash

Most DSCR purchase files on Lendmire’s wholesale network are typically priced at 75% to 80% LTV, which means 20% to 25% down, though this varies by file. Select programs reach 85% LTV with roughly a 700-plus score. Loan sizes reach up to $3,000,000 on standard programs, with smaller balances available through select lenders. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Credit floors vary by program. A 620 floor exists in parts of the network, most programs want around 660, and 700-plus opens the strongest leverage tiers.

Coverage is rent divided by the property’s full monthly obligation: principal, interest, taxes, insurance and any HOA dues. Select programs start at 1.00. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and more leverage.

Reserves vary by lender, leverage, loan size and transaction type. Around 6 months of PITIA is common. Loans above $1,500,000 typically step up to about 9 months. Conservative rate-term files at modest leverage may see reserves waived.

If the rental sits in an LLC, that is subject to lender program eligibility. That differs from the HELOC, where the LLC cannot hold title to the pledged home. For the full program picture, see the complete DSCR loans guide.

The Two Cash-Flow Tests Most First Rentals Fail to Plan For

A first rental has to pass two separate tests. The lender runs only one.

Test one is the DSCR ratio. Say the rent on a first rental clears roughly 1.2x against the new loan’s PITIA. That is comfortable coverage, and it is the number the purchase lender reviews.

Test two is the HELOC payment. It does not enter the ratio. It still comes out of your account every month, on top of the rental’s mortgage.

Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities and capital expenses sit outside the calculation. The HELOC payment sits outside it too.

The CFPB notes that HELOC payments often rise significantly when repayment begins, and that some lines require the full balance when repayment starts. Experian adds that draw-period payments may be interest-only and that some lines end with a balloon payment or carry a prepayment penalty.

Floating pricing adds a third pressure. Some HELOCs let you convert a balance to a fixed rate. On this network, pricing floats and never converts. A BiggerPockets Rookie episode warns that if borrowing costs spike, the rental must cover its own mortgage plus the HELOC payment, and the deal may stop making sense.

Run the stress test before you draw. Cover the line payment, the rental’s PITIA, vacancy and repairs. Then check whether your personal deposits can carry a soft rental month.

Where the General Rule Breaks

Borrowed-funds acceptance varies. Each DSCR program writes its own rule. Some count borrowed money toward the down payment but refuse it for reserves. Some cap the borrowed share or require some unborrowed cash.

A fully borrowed deal leaves no cushion. If the line funds the whole down payment, you start with no personal equity in the rental. A BiggerPockets discussion makes the point that for a 30-year hold, this means effectively borrowing the property’s full value.

Property types matter on both loans. The HELOC covers single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable ones. It does not cover manufactured homes, co-ops, condotels, log homes, commercial, mixed-use or agricultural zoning. The DSCR network does not offer manufactured homes, log homes or barndominiums.

Credit history can block the line. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure-family history splits by program. One path seasons a foreclosure in 7 years and a deed-in-lieu, pre-foreclosure or short sale in 4. The other declines it outright.

Exposure limits apply. A borrower is limited to three lines. An owner with more than 15 financed properties is not eligible.

Availability is narrower. HELOC placements run in 16 full-service states, not across the 41 markets, including Washington, D.C., where DSCR loans are available.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Funding Routes Compared

Route Whose income is read Home at risk First-timer fit
HELOC on paid-off home Your deposits Your own home Common source of cash
HELOC on the rental Varies The rental Not available before you own one
DSCR cash-out later The rental’s rent The rental Needs an owned rental
All cash, refinance later Not applicable None at first Works only with cash

A cash-out refinance on a rental tops out around 75% LTV across most of the network, with about 6 months of seasoning common. Short-term rental collateral is lower at 70% on cash-out. That route requires a rental you already own, which a first-time investor does not have. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Key Terms Defined

HELOC: An open-end line of credit that lets you borrow repeatedly against home equity up to a limit.

CLTV: Combined loan-to-value, which is all loans against the home divided by its value.

Draw period: The stretch when you can borrow and often pay interest only.

DSCR loan: An investor loan that qualifies the property primarily on rent covering its payment, subject to lender guidelines.

Seasoning: The time borrowed or deposited funds sit in your account before the purchase lender will treat them as settled.

Expense factor: The percentage a lender subtracts from business deposits to estimate net income.

Who This Fits

This route fits a self-employed owner with a paid-off home, steady deposits, a 700-plus credit profile if the line is on an investment property, and enough cash flow to carry two payments. It also fits the owner who has confirmed borrowed-funds acceptance with the purchase lender.

It fits poorly when the rental only works at the thinnest coverage, or when losing a soft month would force a missed HELOC payment. The home is the collateral. That is the real cost of the strategy.

Frequently Asked Questions

Can I use the line for my entire down payment?

It depends on the purchase program. Some accept borrowed funds for the down payment but limit the share or refuse them for reserves. Ask the DSCR lender which pot the line may fund before you open it. On most files, leverage of 75% to 80% LTV means 20% to 25% down.

Does the rental’s rent help me qualify for the HELOC?

No. The HELOC is reviewed against deposits, credit and the home’s equity. The DSCR loan later qualifies the rental on its own rent against its payment. The two approvals read different things.

Does a paid-off home improve my approval odds?

It improves the equity math because no first mortgage reduces the available CLTV. It does not waive credit, debt-to-income or income review. The line still needs a 700 score on an investment property.

What if the rental will sit in an LLC?

That is subject to lender program eligibility on the DSCR side. The home pledged for the HELOC cannot be held by an LLC, so title must stay with you or a revocable living trust.

Is this the same as a no-doc loan?

No. A bank statement line is reviewed on documented deposits under the applicable program, subject to lender guidelines. Credit, equity, property and debt-to-income are all still reviewed.

How long should the cash sit before closing?

That is lender-specific. Draws that land days before closing invite sourcing questions, so confirm the purchase lender’s expectation before you draw.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage and your goals. A first rental bought with borrowed home equity succeeds or fails on the monthly cushion after both loans are paid, not on the DSCR ratio alone.
