Bank Statement HELOC Requirements to Pay Off Your Mortgage Faster

Bank Statement HELOC Requirements to Pay Off Your Mortgage Faster

The Quick Read: A bank statement HELOC qualifies a self-employed borrower on documented deposits instead of tax returns, and it can fund extra principal payments on a first mortgage, but only when cash flow reliably covers the line. The deposit history replaces the income proof. Credit, equity, debt load, and the property are still reviewed in full, subject to lender guidelines.

  • Deposits over a set statement window are averaged into qualifying income, and non-income deposits are removed.
  • On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit score.
  • Primary-residence and second-home lines reach a higher ceiling only with a top-tier credit profile, and the investment ceiling never rises above 70%.
  • A floating rate means the payoff plan has to survive a rising payment.
  • Titling matters: the borrower or a revocable living trust must hold the deed, not an LLC.

Lendmire is a mortgage broker. It places these files with select wholesale lenders and does not lend. Availability for this equity-line product is limited to 16 full-service states.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC?

It is a home equity line of credit where deposits stand in for W-2s and returns. A HELOC lets you borrow, repay, and borrow again against your home, and the CFPB’s consumer booklet warns that falling behind could cost you the home. The bank statement version changes only the income proof. It is not a no-documentation product.

Self-employed borrowers usually have three tracks: full documentation with returns and a P&L, bank statements, or property income through a DSCR loan. Heavy write-offs can make taxable income look small. The bank statement track exists to qualify on cash flow instead.

Key Terms Defined

HELOC: A revolving line secured by your home that you draw on as needed.

CLTV: Combined loan-to-value, meaning all liens on the property divided by its value.

Draw period: The stretch when you can borrow and may pay interest only.

Bank statement income: Average monthly deposits, adjusted for non-income items, used as qualifying income.

DTI: Debt-to-income, your monthly obligations divided by qualifying income.

How Does Underwriting Treat Bank Statements, Step by Step?

Underwriting turns deposits into one income number, then runs the same tests as any other equity line. Here is the sequence.

1. Pick the documentation track. Self-employed borrowers choose full doc, bank statements, or DSCR.

2. Supply the statement window. Twelve or twenty-four consecutive months of personal or business statements is the usual range. Programs differ on which they allow.

3. Convert deposits to income. The underwriter averages deposits and strips out transfers between your own accounts, loan proceeds, and one-off large deposits. Business accounts get an expense factor that reduces the figure. The size of that factor varies by program.

4. Prove self-employment history. Expect business formation or registration papers, a first invoice or 1099, and an aged business account. Many lenders look for around two years, with exceptions.

5. Document reserves separately. Use a different account from the one that proves income. One account doing both jobs muddies the file.

6. Gather the property side. That means the first mortgage statement, insurance, the tax bill, and a valuation.

7. Run DTI, credit, and CLTV. On this network, DTI tops out at 50% and is qualified on the interest-only payment calculated on the maximum draw. A ratio above 45% needs a 680 score or better.

Mixed income is possible on some programs. A W-2 job plus a business, for example, can be documented stream by stream with each method.

What Are the Requirements on This Network?

The requirements depend on the property’s occupancy, and the investment-property tier is the tightest. The figures below come from the wholesale lenders Lendmire places equity-line files with, and each is subject to lender guidelines and full file review.

Factor Primary residence Second home Investment property
Minimum credit 600 640 700
Program ceiling 90% CLTV 90% CLTV 70% CLTV
Top tier requires 720+ 720+ 700+
Maximum line $750,000 $500,000 $500,000

Two points trip people up. The 90% ceiling applies only at 720 or better and only up to $500,000. A line above $500,000 is primary-residence only, needs a 700 score or better (720 on the longer-runway program, the 5-year draw with 25-year repayment), caps at 75% CLTV, and requires a full appraisal.

Line sizes run from $25,000 up. At least 75% of the line is drawn at closing, and later draws carry a $1,000 minimum on the longer-runway program.

For context, NerdWallet’s investment-property HELOC page reports market-wide figures of 720 or higher for credit and 80% maximum LTV, with many lenders below 70%. Those are market surveys. On this network, an investment line stops at 70% CLTV with a 700 minimum.

How Is the Line Structured?

There are two draw structures. The longer-runway program runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment. The higher-leverage program runs a 3-year draw with a 17-year repayment on primary residences and second homes. Tennessee shortens both. Investment lines use the 5-year and 25-year structure only.

Pricing floats through the draw and the repayment period. It never converts to fixed. The CFPB booklet explains why that matters: some plans allow interest-only payments during the draw, and the payment can reset once repayment begins.

The line can sit in first or second lien position. Credit uses a single-bureau score tied to the primary wage earner, with the report no more than 90 days old at closing.

What Does a Valuation Look Like?

Lines at or below $500,000 ordinarily use an automated valuation and no traditional appraisal. A higher CLTV may trigger a secondary valuation. Every line above $500,000 needs a full appraisal, and a borrower can request one on any line.

How Does the Mortgage Payoff Loop Work?

The loop is simple. Draw on the line, send the draw to the first mortgage principal, deposit income into the line to rebuild available credit, and repeat. The line balance shrinks only if income exceeds spending.

The risk sits in the mechanics. Moving a balance from a mortgage to a HELOC does not shorten payoff by itself. Only faster principal reduction does. Paying extra principal straight onto the mortgage can produce the same result, and the HELOC version mostly adds flexibility. A bank statement HELOC gets you approved on deposits. It does not make the math work.

Run a break-even test before drawing:

  • Does the line cost less than the mortgage it replaces? Swapping a low fixed mortgage for a floating line is a structure change, not a free win.
  • Can monthly cash flow reliably exceed expenses? Irregular income makes aggressive repayment harder.
  • Can the payment absorb a reset when the draw ends or pricing rises?
  • Does the first mortgage carry a prepayment penalty?

Where Does the General Rule Break?

Title. The borrower or a revocable living trust must hold title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.

Property type. Single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos, can fit. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible.

Exposure. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible.

Derogatory credit. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program on primary residences and second homes. One program seasons a foreclosure at 7 years and a short sale or deed-in-lieu at 4. The other declines the history entirely.

Simultaneous loans. When a line is made at the same time as a new first mortgage, the lender may count the line’s required payment when it assesses whether you can repay the first mortgage. Ask your loan officer how that review applies to your file.

Tax. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

What Should the Investor Decision Look Like?

Start with which asset secures the debt. A line on your primary home puts the home at risk to pay down a rental mortgage. A line or DSCR loan on the rental puts the rental at risk. Those are separate decisions.

If the real goal is financing a rental without personal income documentation, a DSCR loan may be the better fit. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The complete DSCR loans guide covers the structure. Clearing 1.00 coverage is not the same as positive cash flow, because repairs, vacancy, and management sit outside the calculation.

For a rental with equity, a DSCR cash-out refinance is a first-lien route that does not use personal income at all. Its leverage limits and seasoning requirements vary by lender and file, so they should be confirmed before you plan around them. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

The best program for your situation depends on occupancy, credit profile, leverage need, and documentation. A broker that shops several wholesale lenders can match the file to the program, and Lendmire arranges these files across 41 markets for DSCR loans, though the equity-line product is limited to the 16 states above.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Frequently Asked Questions

How many months of bank statements are required?

Twelve or twenty-four consecutive months is the usual range, depending on the program. Personal or business accounts may be allowed, and the underwriter removes transfers, loan proceeds, and one-off large deposits before averaging.

Can a bank statement HELOC pay off my entire mortgage?

Only if the line is large enough and your CLTV allows it. Lines top out at $750,000 on a primary residence and $500,000 on a second home or investment property, and the line sits behind or alongside your existing mortgage.

Are tax returns required?

Not on the bank statement track, which is reviewed on documented deposits under the applicable program, subject to lender guidelines. Credit, DTI, equity, and a valuation are still reviewed.

Can I use one on an LLC-owned rental?

No. LLCs cannot hold title on these lines. The deed must sit with you or a revocable living trust, or the deal works to a DSCR cash-out.

Is using a HELOC to pay down a mortgage a good idea?

It depends on the spread between the line and the mortgage, your cash-flow reliability, and your tolerance for a floating payment. Extra principal paid directly on the mortgage can match the result with less moving parts.
