The Quick Read: Usually not through bank statements alone, because that documentation method reads deposits, and savings balances do not create deposits. Some non-QM programs do let a retiree qualify mainly on assets, but that is a separate feature called asset depletion, and not every lender offers it on a credit line.
- A bank statement line estimates income from 12 to 24 months of recurring deposits and was designed for self-employed borrowers.
- Asset depletion converts eligible balances into imputed monthly income, and each program sets its own formula.
- On an investment property, the network ceiling is 70% CLTV; the 90% ceiling exists only on primary residences and second homes at a 720-or-better credit profile.
- A DSCR loan ignores personal assets entirely and tests whether the rent covers the payment.
Why Bank Statements and Retiree Balances Don’t Mix
A bank statement line looks at what flows into an account. Lenders collect 12 or 24 months of statements, flag recurring deposits, and strip out transfers and loans. Social Security, pension checks, required distributions, and rent can show up as steady deposits. A transfer from a brokerage account to checking is not income, so it is treated as a transfer and not counted.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
That is the problem for a retiree with a large portfolio and little paycheck income. A balance sitting still produces no deposits, so the statement method gives it little credit. Many statement programs also expect a self-employment history and a business-ownership share, which a retiree with no business may not have.
Across a wholesale network, the term “bank statement” describes the way income is measured. It does not mean “any alternative documentation.” Treating it as a catch-all blurs two different features.
Asset Depletion: The Feature Retirees Are Really Asking About
Asset depletion, also called asset utilization, treats eligible assets as if they produced monthly income. A lender decides which assets count, applies a percentage to each type, divides the usable total by a set number of months, and uses the result as imputed income. That figure usually goes into a debt-to-income test. Some asset-qualifier variants skip that test and require the assets to cover the loan.
Federal guidance supports assets as a legitimate repayment source. The federal consumer-finance regulator’s repayment-capacity rule text says a creditor needs to verify only the income or assets it relies on, and it points to assets “other than the value of the dwelling.” That rule governs closed-end loans, and a credit line is an open-end product, so the practical effect is simple: no federal formula demands assets alone or forbids it. Lender policy decides.
Key Terms Defined
- Bank statement HELOC: a home equity line that estimates income from recurring deposits over 12 to 24 months of statements.
- Asset depletion: a method that converts eligible savings, brokerage, and retirement balances into imputed monthly income.
- Imputed income: a monthly figure a lender assigns to assets for qualifying purposes, even though no paycheck exists.
- Debt-to-income (DTI): monthly obligations divided by qualifying monthly income.
- Combined loan-to-value (CLTV): all liens on the property divided by its value.
Which Lane Fits Which Retiree?
The right route depends on where the retiree’s strength sits. The table below shows four lanes, one for each common profile, including a rental lane.
| Retiree profile | Likely lane | Why |
|---|---|---|
| Large portfolio, thin documented income | Asset depletion | Balances become imputed income |
| Strong pension and Social Security | Documented fixed income | Ordinary DTI test works |
| Self-employed or business-owning retiree | Bank statement | Deposits show real cash flow |
| Paid-down rental with strong rent | DSCR loan | Rent covers the payment; personal assets are not part of the test |
A retiree can sometimes blend sources, such as pension plus depletion income, though that varies by program. Each lender’s sheet is its own rulebook, because non-QM is not standardized.
How Different Assets Are Usually Treated
Programs differ on percentages, so treat this as a map of categories and not a formula.
| Asset type | Typical treatment |
|---|---|
| Cash and savings | Counted most fully |
| Brokerage holdings | Usually discounted |
| Retirement accounts | Discounted further; age matters |
| Equity in the subject home | Generally not counted, since the home secures the line |
| Equity in other real estate | Sometimes credited at a discount |
Age-based treatment is common. Under 59½, retirement balances are often discounted more heavily because of access and penalty risk. Funds used for closing should not be counted again as qualifying assets, so the same dollars never work twice.
The Network Numbers on an Investment Property
Retirees often ask about equity lines on a rental. Lendmire is a mortgage broker, and it places lines through select wholesale partners in its 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Every figure below is subject to lender guidelines and full file review.
For an investment property, the program ceiling is 70% CLTV on a line up to $500,000, with a 700 minimum credit score. Investment lines use a 5-year interest-only draw followed by a 25-year repayment period, and at least 75% of the line is drawn at closing. Pricing floats and does not convert to fixed.
Primary residences and second homes have different tiers. A primary residence reaches 90% CLTV only at a 720-or-better credit profile, on lines up to $500,000. Second homes follow their own table.
The CFPB’s Using Home Equity guide likewise notes that lenders typically want 10% to 20% of the home’s equity left untouched.
DTI tops out at 50%, drops to 45% for credit profiles from 600 to 679, and is calculated on the interest-only payment at the maximum draw. Untouched credit therefore still counts against the borrower.
Title is the sharpest structural limit. The borrower must hold title individually or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead.
Where DSCR Fits (and Where It Doesn’t)
A retiree-investor with a paid-down rental has a real alternative. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Personal income and personal assets stay out of the calculation. Read the complete DSCR loans guide for the mechanics.
Two flip points matter here. If the rent is strong, DSCR can work without any personal documentation, and it lets an LLC hold title. If the rent is thin, a large portfolio cannot rescue the ratio, because assets do not enter coverage. Many select programs start at a 1.00 coverage floor, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 also does not mean the property cash-flows after repairs, vacancy, and management.
DSCR purchases commonly run 75% to 80% LTV, and a cash-out refinance tops out around 75% LTV on standard rentals. Those numbers describe a different product from the equity line above, so keep the two separate when comparing.

A Worked Example, Step by Step
Consider a retiree with a paid-off rental, a brokerage account, and a pension, applying for a line on that rental. The steps below use the network figures above, and the discounts and month count in step two vary by program.
1. Check eligibility first. The rental is an investment property, so the ceiling is 70% CLTV, the line caps at $500,000, and the minimum credit score is 700. Title must sit with the individual or a revocable living trust.
2. Build the income. Say the lender counts savings fully, the brokerage at a discount, and the retirement account at a larger discount. The usable total is divided by the program’s month count, and the result is imputed monthly income. The pension is then added.
3. Run the payment test. The lender tests DTI on the interest-only payment at the maximum draw, not only the amount drawn. The limit is 50%, or 45% for a 600 to 679 profile.
4. Decide. If DTI clears the limit that applies to the borrower’s credit profile, the deal moves on to CLTV and valuation review. If DTI does not clear, the next steps are a smaller line, more documented income, or a different lane such as DSCR.
Questions to Ask Before You Apply
A broker shopping multiple wholesale lenders asks these on the borrower’s behalf:
- Does this program offer asset-based income on a credit line, or only on purchase loans?
- Which asset types count, and at what discount?
- Does age 59½ change retirement-account treatment?
- Can assets be combined with pension or Social Security income?
- Is DTI tested on the full line limit or the drawn amount?
- Is the property eligible, and does the title type work?
When This Won’t Work, and the Alternatives
An equity line may not fit if the credit profile sits below 700 on an investment property, the title is in an LLC, or the property type is ineligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible. A borrower with more than 15 financed properties is also not eligible.
Alternatives include a DSCR cash-out refinance, which tests whether the rent covers the payment, or a documented-income line.
The Retirement Risk Nobody Likes to Discuss
Using assets as qualifying income does not shrink the portfolio by itself, but borrowing against a home does add risk. Pricing that floats through the repayment period can strain a fixed retirement budget. A smaller line than the maximum is often the wiser choice.
Frequently Asked Questions
Can a retiree with no wage income get a HELOC?
Yes, if the lender accepts documented Social Security, pension, or distribution income, or offers asset-based income. The lender checks DTI at the payment on the full line. Qualification is subject to lender guidelines, credit, and property review.
Does a bank statement HELOC ever turn savings into income?
Not directly. The method measures recurring deposits, and a static balance creates none. Withdrawals set up on a regular schedule can show as deposits elsewhere, but that is a different documentation question than asset depletion.
Does home equity count as an asset for qualifying?
No. The home securing the line never counts as the repayment source. Other real estate equity may count at a discount in some depletion programs.
Can an LLC hold title on one of these lines?
No. Title must sit with the individual borrower or a revocable living trust. A property in an LLC needs a vesting change or a DSCR cash-out instead.
Is a DSCR loan better for a retiree?
It depends on where the strength is. Strong rent favors DSCR, while a big portfolio with thin rent favors asset-based qualification. Rent that falls short is not offset by assets.
