Can You Get a Bank Statement HELOC With a Debt-to-Income Ratio Above 50%?

Can You Get a Bank Statement HELOC With a Debt-to-Income Ratio Above 50%?

The Quick Read: Usually no. Across the wholesale network Lendmire works with, a bank statement HELOC (a home equity line qualified on deposits instead of tax returns) caps debt-to-income at 50%, and the cap drops to 45% for credit scores from 600 to 679. Anything above 45% needs a 680 minimum score, subject to lender guidelines.

  • The 50% ceiling is a lender guideline, not a federal rule.
  • Bank statements change your income number. They do not change your debts.
  • The line is tested on the interest-only payment at the full line amount, so a big line eats ratio even if you draw little.
  • A ratio just over 50% is usually a structuring problem you can often work on.
  • A DSCR cash-out refinance is a separate path where personal debt-to-income does not drive the decision.

Why 50% Is the Wall

Debt-to-income (DTI) is your total monthly debt payments divided by your monthly qualifying income. Lenders add up the first mortgage, car loans, cards, and the new line’s payment. Then they divide by income.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

On a bank statement HELOC, 50% is the program ceiling. Scores from 600 to 679 face a 45% ceiling. Above 45% requires a 680 or better. Those are the network’s figures, and they apply within each wholesale program’s own terms.

No federal law sets that number. The federal ability-to-repay rule excludes home equity lines of credit from its scope, so the cap comes from the investors who buy these loans. Trade press says the same about the broader market: some non-QM lenders will go up to 50% DTI, as Scotsman Guide has reported. Treat that as a description of how the market works, not a current rulebook.

So is there an exception above 50%? Nothing in the network’s published parameters describes one, and a promise of one would be a guess. Plan around 50% as a hard stop.

How Bank Statement Income Becomes a DTI Number

Bank statement underwriting swaps tax returns for deposits. Here is the sequence a reviewer follows.

1. Pick the statement window. Programs commonly use 12 to 24 months of statements. The program sets the window, not you.

2. Clean the deposits. Transfers between your own accounts, loan proceeds, and one-off windfalls come out.

3. Apply an expense factor to business accounts. Business deposits are not all income, so the program counts only a portion. The factor varies by program. A 50% factor is a common illustration, not a rule, and a profit-and-loss statement from a third-party tax professional can sometimes support a different one where the program allows it.

4. Compute monthly qualifying income. Eligible deposits, adjusted for your ownership share and the factor, are divided by the number of months in the window.

5. Run the DTI test. Total monthly debts go on top, divided by that qualifying income.

Step 5 is where borrowers get surprised. The new line is qualified on its interest-only payment at the maximum draw, not the amount you plan to use. A large approved line therefore raises your ratio on day one.

Window choice matters too. A 12-month window rewards a recent jump in income. A 24-month window smooths out lumpy years, which helps if your best months were a while ago.

Why Bank Statements Move Income but Not Debt

Picture a self-employed owner whose tax returns show modest income after heavy write-offs. On paper the ratio looks terrible. Switch to deposits and the income number can rise, because deposits show cash flowing in before the deductions that shrink a tax return.

That is the whole benefit. The debt side stays fixed. Every mortgage, car payment, and card minimum still counts.

Now flip it. Deposit cleanup can also shrink income. If part of your business deposits are really transfers or loan proceeds, they get stripped out, and qualifying income lands below what you expected. The program, not your own estimate, sets the factor. Expect the reviewer’s number, not yours.

The conclusion is simple. Bank statements help when thin documented income is the problem. They do nothing when heavy debt is the problem.

Diagnose What’s Pushing You Over 50%

Three causes show up again and again. Each has a different fix.

Cause Do bank statements help? What to work on
Low documented income Often yes Choose the right statement window
Heavy existing debt No Pay down or pay off specific debts
Large line payment No Request a smaller line

If tax returns understate what you earn, you are probably already using the right product. If your payments are the issue, switching documentation will not rescue you.

Investors hit a version of this wall too. Owning many mortgages while documenting thin personal income creates a ratio problem, because the debt side counts every existing payment. A bank statement HELOC underwrites you as a person. Strong rents do not raise the line.

How Far Over 50% Are You?

Distance matters more than the headline.

Just over 50%. This is usually a structuring problem. A smaller requested line lowers the payment tested at maximum draw. Paying off a small installment debt removes a payment from the numerator. Either move can pull a borderline file back under the ceiling.

Moderately over. You likely need more than one lever at once: a smaller line, one or two debts cleared, and possibly a different statement window. Expect to wait for credit report updates before a re-run.

Far over. Tweaks will not close the gap. A different product is the realistic answer, covered below.

Credit score is its own gate. If you sit between 600 and 679, your ceiling is already 45%, so the practical gap is bigger than it looks. Moving to 680 raises the ceiling to 50%.

What Else Lenders Review Besides DTI

DTI is the binding test, but it is not the only one. Reviewers also look at credit, combined loan-to-value (CLTV, meaning your first mortgage plus the new line against the property’s value), title, and the property itself.

Occupancy changes the picture a lot. On this network, an investment-property line caps at 70% CLTV, requires a 700 minimum score, and tops out at a $500,000 line. Primary residences and second homes follow different tiers. Primary residences reach 90% CLTV, but only at a 720 or better profile.

Title also matters for investors. These lines must be held by an individual or a revocable living trust. An LLC cannot hold title, so a property already deeded to an LLC needs a vesting change or a different product, subject to program terms.

These lines are available in the network’s 16 full-service states only, which is narrower than the broader DSCR footprint. Every figure here is subject to lender guidelines and full file review.

Levers That Can Bring the Ratio Down

Ranked by how often they move the number:

1. Request a smaller line. The test uses the full line, so this is the most direct lever.

2. Retire specific debts. Clearing a car loan or card balance removes a monthly payment outright.

3. Pick the statement window that favors your income pattern.

4. Check the expense factor. Where a program allows a supported alternative, a third-party P&L may change the math.

5. Lift your credit profile. Reaching 680 matters because it unlocks the higher DTI tier.

One more point from experience across a network of lenders: entity rules, factors, and DTI tolerances differ from lender to lender, so the same file can read differently depending on the program it is matched to. A broker who shops several wholesale programs can place the scenario where the terms fit.

When a Bank Statement HELOC Isn’t the Right Tool

If your ratio is far over 50% because of debt, a personal-income product will keep returning the same answer. That is when investors look at a DSCR cash-out refinance instead.

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Personal DTI does not drive it. If you want the fundamentals, Lendmire’s complete DSCR loans guide walks through how coverage works.

Know the tradeoffs. A cash-out refinance replaces your first mortgage rather than sitting behind it. On most files, cash-out tops out around 75% LTV on standard rentals, with about 6 months of seasoning as the common expectation. Credit floors run around 660 for most programs, with a 620 floor in parts of the network, and 700 or more opens the strongest leverage. Reserves vary by lender, leverage, and loan size, commonly around 6 months of PITIA (principal, interest, taxes, insurance, and any HOA dues).

Meeting a coverage ratio of 1.00 is not the same as having positive cash flow. DSCR compares rent to PITIA only, so repairs, vacancy, management, and utilities sit outside it. Select programs start at 1.00 coverage, and a separate select-lender path goes below 1.00 with leverage and terms adjusted.

Lendmire’s piece on whether a bank statement HELOC or a cash-out refinance fits better above 50% DTI compares the two directly.

Key Terms Defined

Debt-to-income ratio (DTI): your total monthly debt payments divided by your monthly qualifying income.

Qualifying income: the income figure a lender accepts after cleanup and adjustments, which can differ from what you earn.

Expense factor: the share of business deposits a program subtracts to estimate profit.

CLTV: combined loan-to-value, meaning all liens on the property against its value.

DSCR: debt service coverage ratio, meaning property rent divided by its full monthly housing obligation.

Common Myths

“Bank statement means no documentation.” That is wrong, because these are fully documented loans. Income is reviewed on documented deposits under the applicable program, subject to lender guidelines.

“Bank statement loans ignore DTI.” Not on a HELOC. DTI is the binding test on this network.

“The 43% rule still caps DTI.” It does not. The CFPB replaced the 43% limit in the General QM definition with a price-based test. Non-QM lenders and HELOC investors set their own ceilings.

“DTI is measured on what I draw.” On this network it is measured on the maximum draw, interest-only.

“The expense factor is my choice.” The program sets it.

Frequently Asked Questions

Does a bigger down payment or more equity fix a DTI above 50%?

No. Equity affects how large a line the property can support, but DTI is a separate test. A file can have plenty of equity and still fail on ratio. The strongest files clear both tests.

Does the HELOC payment count before I draw anything?

Yes. On this network the line is qualified on the interest-only payment at the maximum draw. That means the full approved line shapes your ratio, so a smaller requested line is the cleanest way to reduce the payment counted.

Can an LLC borrow on a bank statement HELOC?

Not on this network. Title must sit with an individual or a revocable living trust. A property held in an LLC needs a vesting change or a different product such as a DSCR cash-out refinance, subject to program terms.

Does a 24-month statement window help more than 12 months?

It depends on your income pattern. Twelve months rewards a recent jump. Twenty-four months smooths lumpy income. The program defines which windows it accepts.

What should I do if I’m over 50% and need cash from a rental?

Find out whether debt or documented income is the cause. If debt is the cause, shrink the line or retire payments. If the gap is large, a DSCR cash-out refinance qualifies mainly on rent against the payment.
