The Quick Read: A line with no cash due at closing is a fee-structure choice by the lender, and a bank-statement income path is a documentation choice by the borrower. The two are separate decisions, and the lenders that write both on a rental property are few, so the right match depends on the property, the title, the credit profile and how long the borrower plans to hold the line.
- No out-of-pocket means the cost moves somewhere else, such as a clawback, a pricing premium or a fee taken from the line.
- Bank-statement documentation changes how income is proven. Credit, debt-to-income, equity and property type are all still reviewed.
- On this network an investment-property line tops out at 70% CLTV and $500,000, with a 700 minimum credit score.
- Title must sit in an individual’s name or a revocable living trust, so a property held in an LLC does not fit.
What Does “No Out-of-Pocket Closing Costs” Actually Mean?
It means the borrower writes no check for third-party and lender fees at closing. It does not mean those fees disappear.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
The CFPB’s HELOC booklet says some lenders waive some or all up-front costs while others charge them. The fees it lists include an appraisal fee, an application fee that may not be refunded if you are declined, and closing costs such as attorney fees. It also flags early-termination and annual fees as charges that can show up later.
NerdWallet’s HELOC explainer adds that a lender offering a HELOC with waived up-front costs may require you to keep the line open for a set period. Closing early can trigger a fee. A DSCR loan, by contrast, qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and its costs are disclosed and vary by lender and program.
Those costs get recovered in three common ways:
| Mechanism | Who pays up front | Where the cost reappears | Borrower risk |
|---|---|---|---|
| Fees waived | Lender | Built into pricing | Higher cost on the whole balance |
| Lender pays, clawback | Lender | Repaid if line closes early | Selling or refinancing inside the window |
| Fee deducted from line | Borrower, from line | Smaller usable line | Less cash than the line size suggests |
Each structure is a legitimate way to avoid a check at closing. They are not equal, and the right one depends on the hold period. The mechanism names are a practitioner summary, not regulatory terms.
How Does a Bank Statement Path Change Underwriting?
It changes one step: how income is proven. Instead of tax-return net income, the lender reviews deposits from personal or business statements. A borrower is reviewed on documented income under the applicable program, subject to lender guidelines.
This matters for self-employed landlords because heavy write-offs can make a tax return understate cash flow. Deposit analysis is the reason this documentation route exists. Typical support includes consecutive months of statements, often a year-to-date profit-and-loss statement, and evidence of self-employment history. Business accounts and personal accounts are usually treated differently, because lenders apply an expense factor to business deposits.
Here is how the file runs, step by step:
1. Eligibility screen. The lender confirms occupancy, property type and how title is held.
2. Income analysis. Deposits are converted into qualifying income, net of any expense factor the program applies.
3. Debt-to-income test. On this network the maximum is 50%. For credit profiles from 600 to 679, which applies to primary residences since investment lines start at 700, the limit is 45%. A ratio above 45% requires a 680 minimum. The line is qualified on the interest-only payment calculated on the maximum draw, so the test is stricter than the first draw suggests.
4. Credit and equity test. Credit comes from a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing.
5. Valuation. Lines at or below $500,000 ordinarily run an automated valuation instead of a traditional appraisal. A higher CLTV may require a secondary valuation, and a borrower can request a full appraisal in any case.
6. Fee recovery and draw. Whatever the lender waived or advanced is recovered under the no-out-of-pocket structure the lender uses.
Whether a particular lender accepts deposit-based income on a given line is a file-specific question. That is where a broker that shops several wholesale lenders earns its place.
Why Is the Combination Hard to Find?
The two features come from different corners of the market. Deposit-based income documentation and no-out-of-pocket closing are separate lender choices, so few lenders offer both on one line. Both features on a non-owner-occupied property narrows the field again.
Yahoo Finance’s investment-property HELOC explainer describes investment lines as more demanding than primary-home lines, with higher credit expectations, at least 20% equity, DTI up to 50% and six months or more of reserves. Market surveys there report maximum leverage of 75% to 80% on investment property. On this network, an investment line is capped at 70% CLTV. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
NerdWallet’s investment-property page makes a related point: refinance closing costs resemble the original mortgage, while HELOC costs are lower. For a borrower weighing the two, that is the core tradeoff, and it favors the line only if the line is actually available.
What Do the Network’s Programs Allow on a Rental?
These are the parameters on the investment side, subject to lender guidelines and full file review:
- Leverage: 70% CLTV on an investment property at 700 or better, up to a $500,000 line.
- Credit: 700 minimum on investment lines. Primary residences start at 600 and second homes at 640.
- Structure: a standalone line in first or second lien position. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Pricing floats through both periods and never converts to fixed.
- Draw at closing: at least 75% of the line is drawn at closing. This is a hard design feature, so a borrower who wants an unused line for later does not fit this structure.
- Later draws: the longer-runway structure states a $1,000 minimum for draws after closing.
- Property types: single-family, 2-4 units, PUD, townhome and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural properties are not eligible.
- Exposure: a borrower is limited to three lines, and owning more than 15 financed properties disqualifies the file.
- Availability: HELOCs are brokered in 16 states, which is narrower than Lendmire’s 41-market DSCR footprint.
For comparison, the same network offers higher ceilings on owner-occupied collateral. A primary residence reaches 90% CLTV, and only at a 720 credit profile, on lines up to $500,000. A second home reaches the same 90%, also at 720. Neither number applies to a rental.
Where Does the General Rule Break?
Several edge cases can change the outcome of an investment-property line, and each one is worth checking before you apply.
Title in an LLC. An LLC, corporation, partnership or irrevocable, blind or land trust cannot hold title on these lines. Title must be the individual borrower or an inter vivos revocable living trust. This is the sharpest structural difference from a DSCR loan. A property already deeded to an LLC needs a vesting change first, or the investor looks at a DSCR cash-out refinance instead, subject to lender program eligibility on the entity.
Clawback windows. The window length is lender-specific, and no authoritative published range exists. The borrower has to read the actual agreement. Selling the rental inside the window forces a payoff, and the CFPB booklet notes that a sale generally requires paying the line off in full.
Small draws. The same booklet warns that up-front charges weigh heavily when you borrow little. On a no-cost line, the equivalent problem is a pricing premium that applies to the entire balance, whether or not you draw much.
Multi-unit properties. Two-to-four-unit properties are eligible on this network. On an investment line, the 700 minimum credit score still applies, and the line runs the 5-year interest-only draw with a 25-year fully amortizing repayment.
Past credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year seasoning path for foreclosure and 4 years for a deed-in-lieu, pre-foreclosure or short sale.
Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA.
Should You Pay Fees Up Front or Take the No-Cost Structure?
The hold period decides it more than anything else. A borrower who expects to keep the line for years and draw most of it is usually fine absorbing a pricing premium. A borrower who may sell or refinance the rental soon risks a clawback that costs more than the fees would have.
| Situation | Leans toward | Reason |
|---|---|---|
| Long hold, large draw | No out-of-pocket | Clawback window passes, premium spread over time |
| Possible sale or refinance soon | Pay fees up front | Avoids clawback and early-closure fee |
| Thin cash position at closing | No out-of-pocket | Preserves liquidity for the property |
| Small expected draw | Pay fees up front | A premium on the full balance outweighs the savings |
One more comparison belongs in any decision. When a line typically sits in second position behind an existing first mortgage, the blended cost of the first loan plus the line should be compared with a single new refinance. Lendmire’s piece Top Bank Statement HELOC Providers With Little or No Out-of-Pocket Cost covers the provider side of that comparison.
When a DSCR Cash-Out Is the Better Tool
A line is reviewed on the borrower’s income and debt-to-income ratio. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Those are different tests for different borrowers.
Across most of the network, a DSCR cash-out refinance tops out around 75% LTV, and about six months of seasoning is the common expectation. That is more leverage than the 70% CLTV ceiling on an investment line, and it allows entity ownership. Coverage of 1.00 is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
DSCR compares rent to the full housing payment only. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management and capital expenses sit outside the calculation. The complete DSCR loans guide walks through the full mechanics.
The practical split is simple. An investor with strong personal income, a clean credit profile and the property titled personally may fit a line. An investor with the rental in an LLC, many financed properties, or income that is better shown by the property than by a bank statement may fit a DSCR cash-out better.
Key Terms Defined
Bank statement income: a documentation method where the lender analyzes deposits instead of tax-return net income.
CLTV: combined loan-to-value, which counts the first mortgage plus the line against the property value.
Clawback: a lender’s right to charge back waived costs if the line closes inside a set window.
Expense factor: a percentage the lender subtracts from business deposits to estimate usable income.
Out-of-pocket: cash the borrower pays at closing, which is narrower than total cost.
Interest-only draw: the early period in which payments cover interest only, before repayment begins.
Frequently Asked Questions
Can a bank statement HELOC really have no closing costs?
It can, but the costs move rather than vanish. Lenders recover waived fees through a clawback window, a pricing premium or a deduction from the line. Ask which of the three applies before comparing offers.
Does a bank statement path mean fewer documents?
No. It means different documents. Expect consecutive months of statements and often a profit-and-loss statement. Credit, DTI, equity and property type are reviewed as they would be on any other file.
Can an LLC hold title on an investment-property line?
No. Title has to be an individual borrower or a revocable living trust. Investors with the property in an LLC usually look at a DSCR cash-out instead, subject to program terms.
What is the highest CLTV on a rental?
On this network it is 70% CLTV on an investment property, with a 700 minimum credit score and a $500,000 maximum line. Market surveys report higher figures for investment lines, but those describe the wider market and not this network.
Is an appraisal required?
For lines at or below $500,000, an automated valuation is ordinary and no traditional appraisal is required, though a higher CLTV may need a secondary valuation. A borrower can request a full appraisal in any case.
