The Quick Read: No special program exists for people who already paid off a HELOC. A paid-off line makes you a fresh applicant, and the best program for your situation depends on occupancy, credit profile, combined leverage and clean title, not on your history with the old line.
- A zero balance does not close the old line or release its lien. Closure and release are separate steps.
- Bank statement income is reviewed on 12 to 24 months of deposits, with business expenses accounted for under the program’s rules.
- On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line.
- LLC-titled properties cannot hold this line. A DSCR cash-out refinance is the usual alternative.
- Every figure is subject to lender guidelines and full file review.
What Actually Happens When You Pay Off a HELOC
Paying a HELOC to zero is not the same as closing it. Bankrate explains that most servicers will not close the line automatically, so the lien can stay on title at a zero balance. Yahoo Finance makes the same point: the line stays open unless you ask the lender to terminate it.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
That leaves your old line in one of three states. Each looks different to a new lender.
| Payoff state | What title shows | What a new lender sees |
|---|---|---|
| Zero balance, still open | Lien recorded | Open limit that may count toward combined leverage |
| Closed, release not recorded | Lien still recorded | Paperwork gap to clear |
| Closed and released | Lien removed | Clean title |
The third row is the one you want before applying. Keep your closure letter and your recorded release. A title company may ask for both later.
Can You Apply Right After Payoff?
You can apply as soon as the file is clean. Across our wholesale network, we do not see a required waiting period tied to paying off a prior line. What matters is whether the old lien still sits on title and whether the old limit still counts against your combined loan-to-value.
Ask for a written payoff statement first. Under Regulation Z, a creditor must give an accurate payoff figure within a reasonable time, and in no case more than seven business days after a written request. A refinancing creditor can request it for you. That rule is written for consumer credit secured by a dwelling, so a business-purpose line may not carry every one of those protections.
An old line is also not dependable liquidity. The CFPB’s HELOC booklet notes that lenders can generally freeze or reduce a line. If you cannot restore a frozen line, it says you can shop for a new one and use it to pay off the original.
How a Bank Statement HELOC Works
A HELOC (home equity line of credit) is a revolving loan secured by your property. A bank statement version is reviewed around documented income from your deposits instead of tax returns. That helps self-employed owners whose write-offs shrink taxable income. It is not a shortcut around underwriting.
Underwriting typically follows these steps:
1. Collect 12 to 24 months of complete, consecutive statements, personal or business. 2. Remove non-income deposits, such as transfers between your own accounts and loan proceeds. 3. Apply an expense factor to business-account deposits. The lender sets it by business type. A CPA-prepared profit-and-loss statement may substitute where the program allows. 4. Average what remains across the window. 5. Adjust for your ownership share.
You do not choose the expense factor. Plan on qualifying income landing well below gross deposits.
What “Best Program” Means for Your Property
The best program for your situation is set by occupancy first. Our network places files with select wholesale lenders, and the limits differ sharply by property use.
| Occupancy | Maximum CLTV | Minimum credit | Maximum line |
|---|---|---|---|
| Investment property | 70% | 700 | $500,000 |
| Second home | 90% at 720+ | 640 | $500,000 |
| Primary residence | 90% at 720+ | 600 | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
CLTV (combined loan-to-value) adds your first mortgage and the new line together, then divides by the property’s value. On a primary residence or second home, the 90% ceiling exists only at a 720-or-better profile. On an investment property, 70% is the ceiling and nothing sits above it. Below 720, the ceiling steps down by credit tier. On a primary residence, for example, a 640 profile reaches 80% CLTV, while on a second home a 640 profile, the minimum for that occupancy, reaches 75% CLTV.
Other points that shape the match:
- Structure. The line is standalone and can sit in first or second lien position. Pricing floats and never converts to fixed. At least 75% of the line is drawn at closing.
- Draw period. Investment lines run a 5-year interest-only draw followed by a 25-year repayment period. Primary and second-home lines also offer a 3-year draw with a 17-year repayment.
- Debt-to-income. The maximum is 50%, and 45% for scores from 600 to 679. It is qualified on the interest-only payment at the maximum draw.
- Valuation. Lines at or below $500,000 ordinarily use an automated valuation, and a full appraisal is required above that amount.
- Line above $500,000. This is primary-residence only. It needs a credit profile of 700 or better (720 on the longer-runway program) and caps at 75% CLTV.
- Property types. Single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use or agricultural property are not.
- Exposure. A borrower is limited to three lines, and owners of more than 15 financed properties are not eligible.
Two wholesale programs sit behind these numbers. One is the higher-leverage program. The other is the longer-runway program, which offers the 3-year and 5-year draw structures and carries stricter tradeline rules. Each figure applies only within its own program.
Title and Vesting: Where Investors Get Stuck
This is the sharpest difference from a DSCR loan. The line must be held by you individually or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title.
If your rental already sits in an LLC, you have two paths. You can change the vesting, subject to program requirements. Or you can skip the HELOC and use a DSCR cash-out refinance, which is designed for entity-held rentals, subject to lender program eligibility. Our complete DSCR loans guide covers how that product works.
Bank Statement HELOC vs. Cash-Out Refinance vs. DSCR
| Factor | Bank statement HELOC | Cash-out refinance | DSCR cash-out |
|---|---|---|---|
| First mortgage | Stays in place | Replaced | Replaced |
| Income basis | Documented deposits | Full or alt documentation | Property rent coverage |
| LLC title | Not eligible | Varies | Subject to program terms |
| Investment ceiling | 70% CLTV | Varies by program | Typically around 75% LTV, 70% for short-term rentals |
A HELOC makes the most sense when you hold a low-cost first mortgage you do not want to replace. If you want to see how rental income alone could carry a loan, DSCR works differently. It compares rent to the full monthly housing payment. Clearing 1.00x is not the same as positive cash flow, because repairs, vacancy, management and capital costs sit outside the calculation.
Your Sequence, in Order
1. Request a written payoff statement from the old lender.
2. Pay the balance from cash, the new line’s proceeds, or a refinance.
3. Send a written closure request and sign the close-account authorization.
4. Confirm the lien release is recorded. Keep the paperwork.
5. Review your credit reports for errors.
6. Gather your statements, mortgage statement, insurance and tax bill.
7. Match the file to a program by occupancy, credit tier, leverage need and vesting.
Closing a line inside its fee window can trigger an early-closure charge, so read your signed agreement for the amount. Bankrate notes that the penalty generally applies only if you actually close the line, not if you pay it off and leave it open. If you plan to reapply, weigh that fee against the cost of leaving a lien on title.
Risks and Limits
The line floats, so payments can change. It is secured by your property. The lender may reduce or freeze it under its agreement. Qualifying on interest-only payments at the maximum draw means your repayment period payment will be higher later.
Availability is also narrower than our DSCR footprint. Bank statement HELOC lines are offered through Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. Texas primary residences carry extra rules, and several states bar listing a property for sale within 60 days of application.
Key Terms Defined
- Lien release: the recorded document that removes a lender’s claim from your property’s title.
- CLTV: the combined balance of all loans on a property divided by its value.
- Non-QM: a loan outside standard mortgage qualification rules, often using alternative income documentation.
- Draw period: the stretch when you can borrow from the line, usually interest-only.
- Repayment period: the stretch after the draw ends, when the balance fully amortizes.
Frequently Asked Questions
Does paying off a HELOC hurt my chances of getting another one?
No. A paid-off line is not a mark against you. What a new lender checks is whether the old lien is released, whether the old limit is still open, and your current income, credit and equity.
How long should I wait between payoff and a new application?
No set waiting period applies across the network. The practical wait is however long it takes to get the line closed and the release recorded, so title is clean.
Should I keep the old line open or close it?
It depends. An open zero-balance line avoids a closure fee, but the lien stays on title and the limit can count against combined leverage. A new lender may require it closed or subordinated.
Can a bank statement HELOC be used on a rental owned by my LLC?
No. An LLC-owned rental usually points to a DSCR cash-out refinance instead, subject to lender program eligibility.
Is a bank statement HELOC the same as a no-documentation loan?
No. It is reviewed on documented income under the applicable program, subject to lender guidelines. Deposits are reviewed, adjusted and averaged, and credit, equity and debt-to-income still apply.
