How Much ADU Rent a Bank Statement Lender Counts Toward the Loan

How Much ADU Rent a Bank Statement Lender Counts Toward the Loan

The Quick Read: There is no single percentage. On a bank statement file, the borrower’s deposits carry the qualification, and ADU rent is usually a secondary add-on that must be documented and discounted for vacancy and upkeep.

  • Bank statement loans qualify the borrower on deposits, not the property’s rent.
  • Whether ADU rent is added at all, and how, is set by each lender’s program.
  • Legal status, a lease, and an appraiser’s rent schedule decide whether the rent is considered.
  • Rent that already sits in the deposits being averaged can be backed out to avoid double counting.
  • If the ADU rent is the heart of the plan, a DSCR loan on an investment property may fit better.

Most investors who ask this question own a primary residence with a backyard unit and a messy tax return. They want the rent to help. Sometimes it does. Here is how the file actually treats it.

How Does a Bank Statement Loan Treat Rental Income?

A bank statement loan builds qualifying income from deposits. Across the wholesale network, programs pull 12 months of business or personal statements, strip out transfers and loan proceeds, and apply a lender-specific expense factor to what remains. Docsumo’s explainer describes the same deposit-averaging method and a 12 or 24 month lookback. Expense factors vary by program, so no formula is universal.

That deposit figure then feeds a debt-to-income review. ADU rent is not the test. It is, at best, an add-on to the income the deposits already show. Some programs add a discounted amount to income. Others net it against the housing payment. A few won’t count it. The treatment is written in each lender’s guideline, and no federal rule fixes a percentage for non-agency loans.

Occupancy matters first. An owner-occupied file with an ADU is a consumer mortgage. A bank statement loan on a non-owner-occupied rental is business-purpose. Those are different tracks, and the program choice follows the occupancy.

What Does the Underwriter Do With ADU Rent, Step by Step?

The sequence is consistent even when the numbers differ by lender.

1. Confirm the program fits the occupancy. An owner-occupied property with an ADU is the usual bank statement case. A pure rental belongs on the DSCR side. On a second home, most lenders don’t count rent at all.

2. Confirm the unit is an ADU. An ADU is a separate living area on the same parcel with its own living, sleeping, cooking, and bathroom facilities, as Fannie Mae’s ADU income sheet defines it. Permits, zoning, and legal status come next. An unpermitted unit is usually excluded from both value and rent.

3. Order the appraisal with the rent schedule. Market rent comes from the appraiser. Form 1007 covers one-unit properties and Form 1025 covers two to four units, per the FHLB MPF rental income webinar. The appraiser must note that the rent belongs to the ADU. When no ADU comps exist, the appraiser can use similar non-ADU rentals with adjustments.

4. Document the rent. A signed lease and proof of receipt are the standard pair. For a new or unleased ADU, the appraiser’s estimate is the only support.

5. Apply the lender’s haircut. The lender discounts gross rent for vacancy and upkeep. The discount differs by program.

6. Run the debt-to-income review. The lender either adds the discounted rent to income or offsets the payment with it, then tests the full file.

Plan the deal on the discounted number, never on gross rent. That one habit prevents most surprises.

Three Ways ADU Rent Can Count

Method What is read How rent is treated Best fit
Deposit-based income 12 months of statements Add-on to income, if allowed Owner-occupied, self-employed
Lease-based credit Lease plus appraisal Discounted rent added or netted Documented, rented ADU
Property coverage (DSCR) The property’s rent The rent is the test Investment property

On a bank statement file, the first two mechanisms may combine. On a DSCR file, the third governs and personal income is not the qualifier. Lendmire’s complete DSCR loans guide covers that track in full.

The Double-Counting Problem

This is where files stall. If tenant rent lands in the same account the lender is averaging for income, the rent is already in the deposit number. Counting it again as ADU rent inflates the file. Many programs back rental deposits out of the statements before averaging, then credit the rent separately under the lease and appraisal rules.

Account structure changes the outcome:

  • Rent in a personal account. Expect those deposits to be identified and removed from the income average.
  • Rent mixed with business deposits. This is the messiest case. Rent can distort the business expense-factor math, so lenders usually want it separated.
  • Rent in its own account. This is the cleanest setup. The statements show rent receipts for the lease evidence, and the income average stays uncontaminated.

A separate rent account usually costs little to open. It saves a lot of explanation in review.

Where the General Rule Breaks

Unpermitted ADU. An appraiser is likely to flag it and exclude it from value and rent. That matches the legal-status requirement lenders apply across programs.

No lease, vacant, or brand-new ADU. Only the appraiser’s rent estimate exists. Expect more conservative treatment, and in some programs no credit at all.

Multiple ADUs. Agency rules recognize one. Fannie Mae allows only one existing ADU on a subject property. Some non-QM lenders accept more than one unit, but that is lender-specific, so ask before assuming.

Family or aging-in-place use. If no one pays rent, there is no rent to count, and a coverage-based loan has nothing to test.

Roommates and boarders. A tenant renting an ADU is not a boarder. Boarder income follows separate rules.

Second home. Rent generally does not count toward qualifying.

(Honestly, the unpermitted case is the one that sinks the most files. A sound lease can’t rescue a unit the appraiser won’t recognize.)

Agency Treatment as a Reference Point

Conforming rules don’t govern bank statement files, but they show the convention many guidelines borrow. Fannie Mae caps ADU income at 30% of total qualifying income under SEL-2025-08, and its own example reduces ADU rent by 25% for vacancy and loss. Freddie Mac uses 75% of gross lease rent. Treat these as a sense of scale, not a rule. Programs in Lendmire’s network follow their own guidelines, which differ by lender and by file.

Worked Scenarios (Ratios and Logic, Not Dollars)

Scenario one: rented ADU, separate account, clean lease. The lender backs nothing out, discounts the rent, and adds it to the deposit-based income. This file shows the strongest documentation and the lowest friction.

Scenario two: rented ADU, rent in the personal account used for income. The lender removes the rent deposits from the average, then credits discounted rent separately if the program allows it. The net effect is often smaller than the borrower expected, because the rent can no longer count twice.

Scenario three: new ADU, no lease. The appraiser’s schedule is the sole support. Many programs credit little or nothing here. A borrower leaning on this rent to qualify should plan on the deposit income carrying the file.

The pattern: the better the paper trail, the more of the rent survives review.

Which Loan Fits the Plan?

If the ADU rent is central, an investment-occupancy DSCR loan may fit better. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and personal income isn’t the test. A bank statement loan still weighs the borrower’s debts and housing payment. Leverage differs too. On a primary residence, select lenders go up to 90% LTV on a purchase or rate-and-term refinance. A primary-residence cash-out tops out at 80% LTV. A second-home cash-out is capped at 75% LTV. Investment-property cash-out tops out around 75% LTV. Loan sizes typically run from $125,000 to $3,500,000, with reserves commonly around six months. These are typical ranges, subject to lender guidelines, credit, and property review, not commitments to lend.

For borrowers weighing the two tracks, Lendmire’s piece How a Bank Statement Lender Counts a $62,000 Gig 1099-K shows how deposit income gets built, which is the base the ADU rent sits on.

Document Checklist

  • Twelve months of statements, business or personal, depending on the program.
  • A signed lease for the ADU and proof of rent receipts.
  • Permit and legal-status proof for the unit.
  • The appraisal with the rent schedule, ordered early.
  • Insurance and HOA documents that confirm the unit is allowed.
  • A clean separation of rent deposits from income deposits.

Key Terms Defined

ADU: An accessory dwelling unit, a separate living area on the same parcel as the main home.

Expense factor: The percentage a lender subtracts from deposits to estimate real income.

Rent schedule: The appraiser’s market-rent opinion, on Form 1007 or Form 1025.

Double counting: Crediting the same rent dollars both as deposits and as ADU income.

DTI: Debt-to-income, the share of income that goes to debt and housing payments.

Frequently Asked Questions

Does a bank statement lender count ADU rent at all?

Sometimes. It depends on the program, the occupancy, and the ADU’s legal status. Many lenders count discounted rent as an add-on, and some don’t count it. Each file is underwritten individually.

Is the rent added to income or subtracted from the payment?

That is lender-specific. Some programs add discounted rent to qualifying income. Others offset the housing payment with it. Ask which method the program uses before building the deal around it.

Can I use projected rent from an ADU that has no tenant?

Only the appraiser’s rent estimate is available, so treatment is more conservative. Some programs give it limited credit or none. A signed lease and proof of receipt strengthen the file.

What if the ADU is not permitted?

Expect it to be excluded from value and rent. Legal status is a gating item, so resolve permits before the appraisal.

Is a DSCR loan better if I want the rent to carry the deal?

Often, yes, on an investment property. A DSCR loan tests the property’s rent against its payment. Where sub-1.00 coverage is available through select lenders in the network, leverage and terms adjust. If you live in the property, a bank statement loan is the usual fit.
