Asset-based mortgage in Destin, Florida — qualify on assets, not income
Destin Asset-Based Mortgage

Asset-Based Mortgage in Destin, Florida: Qualify on Assets, Not Income

A Destin, FL asset-based file is qualified account by account: which balances count, what share of each is credited, how long the money has been in place, and whether the total covers the loan outright or is better used as income. This page lays out both paths, the leverage each allows, the way retirement accounts are treated on either side of the age line, and the local market the loan is written against.

Current Program Snapshot

Current asset-based guidelines, updated from one source.

One guideline source feeds every number here, and the page updates when the source does. The four cards carry the headline figures; the tables underneath show how each account type is credited on the asset qualifier path, how each is haircut on the asset depletion path, and what leverage each path and occupancy allows. The wholesale lender is not named.

Loan Amount
to $4M

Up to $4,000,000 on assets alone; $3,500,000 when assets become income

The largest loan on the asset qualifier path is $4,000,000, provided the usable assets equal or exceed it; the asset depletion path tops out at $3,500,000. Neither figure is a quote, and the lender’s own calculation of the usable assets governs the amount.

Credit Score
600 floor

The asset qualifier path’s published floor; the depletion path follows the suite’s score and amount matrix

The published floor is 600 for the asset qualifier path. The asset depletion path prices by score tier inside the documentation suite’s matrix, and the leverage available at a given score falls as the loan grows. Either way the score is one input among several, settled in underwriting.

Leverage
up to 80%

That ceiling on a purchase and 75% on a refinance when assets cover the loan; 60% on a depletion cash-out

Leverage tops out at 80% on a purchase whichever path carries the file. The paths part on the refinance: 75% when the assets cover the loan, and on the depletion side 80% for a rate-and-term and 60% for a cash-out. Investment property, available on the depletion path only, is capped lower.

Retirement Accounts
90% / 100%

Credited under 59½, and at 59½ or older, when assets cover the loan; 70% at any age when assets become income

Retirement accounts are the figure that moves most with the borrower. On the asset qualifier path a 401(k) or IRA counts at 90% of its balance while the owner is under 59½ and at 100% from 59½ on. On the asset depletion path retirement balances count at 70% of the balance at any age.

Two paths behind these pages: on the asset qualifier path the usable assets must equal or exceed the whole loan and no employment or income is documented; on the asset depletion path the usable assets are divided across the published number of months (the table above) into a qualifying income that carries the housing payment and other debts through the debt-to-income test. Reserves are not required on the qualifier path at or below the refinance leverage; the depletion path asks for statements at least one hundred twenty days old plus a current one. Minimum assets on the depletion path: the lesser of one million dollars or one and a quarter times the loan, never below a quarter million liquid when assets are the only income. Program Notice

This page describes program parameters, not an offer. The amounts, the credit floor, the leverage, the credit shares, the haircuts, and the seasoning are wholesale guidelines, subject to change without notice and to full underwriting; the statements, the credit report, and the appraisal decide every file. The calculator is illustrative and the lender’s own calculation governs. Lendmire is a mortgage broker, not a lender, licensed for consumer mortgages in sixteen states. NMLS #2371349.

Destin Asset-Based Mortgage Guide

What an asset-based mortgage is — and how the two paths qualify a file.

There are two questions a lender can ask of a balance sheet. Is there enough here to cover the whole loan? Or, spread across a fixed number of months, is there enough here to look like the income the loan needs? The asset qualifier path asks the first and the asset depletion path the second, and a Destin buyer is qualified on one of them, not both at once.

For the program overview, see Lendmire’s asset-based mortgage program, or the statewide guide at Asset-Based Mortgage in Florida; for the age rule on retirement withdrawals, see the IRS.

01.

Two paths, one program

The asset qualifier path and the asset depletion path share a premise and differ in arithmetic. Both qualify a Destin buyer on eligible accounts rather than earnings. The first requires the usable assets to equal or exceed the entire loan and documents no employment or income; the second does not require the assets to cover the loan: it converts them into a monthly income and runs that income through the debt-to-income test with the new payment included.

02.

The asset qualifier path

Two months of statements for each qualifying account document the path, and the balances are read as they stand after the credit percentages. The credit floor is published; the leverage is published; the largest loan is published. What the lender settles file by file is which accounts are eligible and how the age rule applies to each retirement account, and a Destin loan officer settles that before an offer is written.

03.

The asset depletion path

Occupancy widens on this path: principal residences and second homes at the published purchase and rate-and-term leverage, investment property at a lower ceiling, and cash-out refinances at their own ceiling on every occupancy. Cash-out proceeds never count as assets. A Destin buyer financing a rental on assets is on this path, and a first-time investor needs a stronger score than an owner-occupant.

04.

Seasoning, statements, and what counts

Seasoning is the proof that the assets are the borrower’s to keep: two months of statements on the asset qualifier path, older statements plus the current one on the asset depletion path. Large recent deposits inside that window are read, not ignored: a transfer between the borrower’s own accounts is documented as such, a sale of property or a business with its paperwork, and a gift under the lender’s gift rules. A Destin file that shows the trail cleanly meets fewer questions in underwriting.

The Core Calculation
Price − down payment = loan; loan ≤ usable assets = the asset qualifier test is met; loan > usable assets = the asset depletion path, where the derived income must carry the ratio; credit, seasoning, and leverage still apply.

Every input below is yours: the Destin price, the loan, the balances by account type, the owner’s age against the age line, the benchmark, and the carrying costs. The calculator credits the accounts the way the asset qualifier path does, converts them the way the asset depletion path does, and shows the loan against each, with a thirty-year payment at the benchmark for context.

Destin Market Context

Destin’s market in figures — and how asset-based lending fits.

A Destin asset-based loan is sized to a price, and the price is set by the market these figures describe: the population, the median value, the owner share, and the owner-household count from the Census Bureau’s latest estimate. The snapshot above holds the program’s figures; this block holds the market’s.

Citywide figures provide general market context, not an appraisal or an income calculation. Read the value figure against the leverage ceiling: the asset qualifier path finances a share of the price and the assets must cover the loan, so a higher median moves the asset threshold up with it. The ownership figures describe the market an appraiser values the home within.

14,077Population (ACS 2020–2024)

Destin Submarkets

Distinct Destin neighborhoods, distinct asset files.

Where a Destin buyer is looking shapes the file as much as the balance sheet does. The cards below walk through the city’s submarkets and the asset-based questions each raises: the price the assets must cover, the occupancy the path allows, and the valuation the appraiser faces.

01.

Second homes and pied-à-terre purchases

A Destin pied-à-terre bought by a household whose principal residence is elsewhere is a second-home file at the second-home leverage on either path. The asset qualifier path covers the loan with the statements; the depletion path converts them. Neither asks about the income that supports the other home. Destin is home to about 14K people and sits within the Crestview-Fort Walton Beach-Destin, FL area.

02.

Two-to-four-unit homes

The owner-occupant in a Destin duplex or fourplex is read as a principal-residence buyer on the asset rules; the pure investor is read on the depletion path alone. Property eligibility for multi-unit homes follows the placing lender, and a loan officer confirms it before the path is chosen. About 30% of Destin’s households rent — roughly 1,883 renter households on the latest Census estimate.

03.

Newer luxury infill and new construction

Builder inventory and new infill in Destin are bought on assets by households that have just sold something larger. The proceeds season (two months of statements on the asset qualifier path, longer on the depletion path), the credited total is measured against the new loan, and the file is placed on the path the total supports. The median owner-occupied home value in Destin runs near $490,300 on the latest Census estimate.

04.

Close-in architect-designed homes

Value drives the leverage on a one-of-a-kind Destin home; the accounts drive the rest. A loan officer runs the file at the contract price and at a lower appraised value so the buyer knows the margin on both before the offer. A margin above the loan is the usual protection. On a home in Destin priced at or above the median, the asset qualifier path finances up to 80% of the price on a purchase — the balance of the price is the down payment, and the usable assets must cover the loan itself.

05.

Estate properties

At the top of the Destin market the question is rarely whether the household can afford the home; it is how the lender documents that it can. The asset qualifier path answers with statements; the depletion path answers with a derived income; a loan officer shows both before the offer. Roughly 4,338 Destin households own their homes on the latest Census estimate — 70% of all households, the pool an asset-based purchase joins.

06.

High-rise and luxury condominiums

Destin’s high-rise and luxury condominiums draw the buyers the program is built for: a household downsizing from a house it owns outright, with the proceeds in a brokerage account and no salary to show. The unit is a principal residence or a second home on either path, the dues enter the depletion ratio, and the lender’s project review runs alongside the asset review. Median household income in Destin sits near $89,011 on the latest Census estimate.

A Destin loan officer uses submarket knowledge to set expectations about value and comparable sales; the program’s figures are set by the sheets, not by the neighborhood, and every file is held to them.

How Destin Buyers Use Asset-Based Mortgages

Four ways Destin buyers put their assets to work.

Four ways Destin buyers put the program to work, from a principal residence bought on assets alone to a rental financed on depletion income. Each use names the path and the detail that most often decides the file.

After a sale or an exit

Buy after a liquidity event, before the next venture

The seller of a Destin business, the founder after an exit, the household after an inheritance: the money is new, large, and often unaccompanied by income. The asset qualifier path reads it once the two months of statements exist; the depletion path excuses the usual seasoning for sale-of-business, inheritance, and legal-settlement funds.

Asset qualifier purchase

Buy a home on assets alone, with no income in the file

When the balance sheet covers the loan, a Destin household keeps the income question out of the file entirely. The lender credits the accounts, confirms the total against the loan, checks the leverage for a purchase, and reads the credit report; reserves are not required at or below the refinance leverage, and the path reaches well into the jumbo range.

Asset qualifier refinance

Refinance a home the assets already stand behind

The refinance is the retiree’s use: the income that qualified the original loan has stopped, the portfolio has not, and the asset qualifier path reads the portfolio. A Destin file needs usable assets equal to the new loan, a loan inside the refinance leverage, and two months of statements per account.

Asset depletion purchase

Turn a portfolio into qualifying income

When the balances will not cover the loan, the depletion path turns them into a monthly figure instead. For a Destin buyer that means a longer seasoning, haircuts by account type, retirement balances counted at a flat share regardless of age, and a file that is read like any income file once the income is derived.

Asset Coverage Estimate

Measure a Destin loan against the assets before requesting a review.

This is an asset coverage estimate, not an approval: it credits each account type the way the program does, switches the retirement credit at the age line, measures the total against the loan, applies the depletion haircuts and the divisor, and estimates the payment at the Freddie Mac benchmark. A Destin loan officer runs the lender’s own version before anything is written.

Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The rate field carries the weekly Freddie Mac thirty-year conforming benchmark, a market reference and not an asset-based mortgage quote; the terms on an asset-based mortgage are set by the lender at lock. Taxes and insurance are estimates. Nothing here is tax or investment advice.

Asset Qualifier vs. Asset Depletion vs. Bank Statement

Same buyer, three ways to document the file.

Three routes to the same closing table, compared on what each one counts: the balance sheet in full, the balance sheet as income, or the deposit history of a business owner. A Destin loan officer prices the route the file supports best, and the comparison below explains how the choice is made.

Structure Comparison

Assets that cover the loan, assets as income, or deposits as income.

The asset qualifier path

Usable assets equal to the whole loan, no employment or income documented, principal residences and second homes, purchase and refinance at the path’s leverage, two months of statements, reserves not required at or below the refinance leverage. The path with the fewest questions, and the one that asks the assets to cover the whole loan.

The asset depletion path

The path for the household whose savings are real but smaller than the loan. It can carry a loan the balances would not cover outright, widens the occupancies to include rentals, and adds a cash-out ceiling; in exchange it brings the ratio back and counts retirement money at a flat haircut.

A bank statement loan

The deposit route reads the statements for inflows rather than balances. For a business owner whose accounts turn over, it can produce a larger qualifying income than depleting the balance would; for a retiree with no deposits, it produces nothing. See Lendmire’s bank statement loan program.

Where each one fits

Assets that cover the loan, assets that become income, deposits that become income: three answers to one question, and the right one for a Destin household is read off its statements. The comparison on this page is run for real on every file before the lender’s terms are put in writing. Loans above the conforming limit on documented income: Lendmire’s jumbo loan program.

Typical File Components

What to prepare for a Destin scenario review.

Preparation for a Destin asset-based review is mostly gathering: the statements for each account, the age of the owner of each retirement account, the credit report, and, on the depletion path, any income the asset income will supplement. The items below are the ones a loan officer asks for first.

Gift documentation, where a gift is part of the pictureA gift letter and the transfer trail for any gifted funds, read under the lender’s gift rules for the path chosen and documented like any other deposit.
Documented income, if any, on the depletion pathWhen asset income supplements earnings, the earnings are documented in the usual way, the minimum-assets rule is waived, and the combined ratio may run to forty-five percent.
Credit authorizationThe credit report is pulled once, read against the asset qualifier path’s floor or the depletion path’s matrix, where the housing history and any prior housing event are also reviewed.
Government photo IDCurrent identification for every borrower on the loan; the lender verifies identity and runs the required screening before the file is placed with the program.
Brokerage statements showing holdingsThe lender reads what the account holds, not only its balance; publicly traded securities count, while stock options and unvested restricted stock do not.
Paperwork behind large depositsA sale of property or a business, an inheritance, a legal settlement, or a transfer between the borrower’s own accounts, each documented with the papers that produced the money.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the path, the accounts, and the credit picture. Nothing here is legal, tax, or investment advice.

Destin File Considerations

Local details that can change the loan.

What changes an asset-based file is rarely the headline figure. It is the retirement balance credited at a lower share because the owner is a year short of the age line, the deposit that has not seasoned, the account type the lender will not count, or the rental occupancy that moves the file to the depletion path. The items below catch them.

Before You Move Forward

Use these checks to keep the Destin file clean and fundable.

Before the statements go in: confirm the retirement credit by age, confirm the seasoning by path, and confirm which accounts the lender counts. A Destin file that clears those three rarely surprises anyone in underwriting.

  • Confirm the age rule: a birthday close to the age line can change the usable total and the path.
  • Count the months: a sale of a business, an inheritance, or a settlement is excused from the depletion wait.
  • Decide standalone or supplemented: the loan officer runs standalone and supplemented versions where earnings exist.
i.

Retirement accounts and the age line

Retirement balances are the most age-sensitive figure in the program. On the asset qualifier path they are credited by the owner’s age; on the asset depletion path they are haircut at a flat share whatever the age. A Destin household with a large retirement account and a modest brokerage account is read carefully on both, because the usable totals can land on opposite sides of the loan.

ii.

Seasoning by path

Seasoning differs by path. Covering the loan with assets needs two months of statements for each qualifying account. Depleting the assets into income needs a statement at least four months old plus a current one, with sale-of-business, inheritance, and legal-settlement funds excused. A Destin buyer timing a purchase after a liquidity event counts the months before the offer.

iii.

Supplementing income with asset income

The depletion path can add asset income to documented earnings rather than replace them. The combined ratio may run to forty-five percent when the income is supplemented, and the minimum-assets rule is waived. For a Destin household with a pension, a part-time income, or a small business and a meaningful portfolio, the supplemented file is often the stronger one.

iv.

Reserves by path

On the asset qualifier path reserves are not required at or below the refinance leverage; above it the lender sets the requirement. On the depletion path the program lists no reserve months for the path itself, though the assets that produce the income are, by nature, in reserve. A Destin loan officer confirms what, if anything, must be held after closing.

v.

Credit and housing history

Score and credit history decide whether a path is open, and the assets decide what is behind it. For a Destin buyer, that order matters: the credit question is answered before the statements are counted, and a weak score is not repaired by a strong portfolio. The report is pulled once and read against the path chosen.

A Clear Process

From a Destin asset review to keys in hand.

The process is short on paperwork about income and long on paperwork about accounts. A Destin buyer who understands that order, statements first, then contract, then underwriting, then closing, arrives at each step prepared.

i.

Asset review

A Destin asset review is a sizing exercise with the account rules open: the balances by type, the share credited on each path, the total against the loan, the income against the payment. The loan officer writes the outcome down for the offer. Nothing is assumed; every account is read from its statement.

ii.

Contract and appraisal

A Destin buyer on assets competes like any financed buyer: the contract, the appraisal contingency, and the timeline are the usual ones. What differs is that no employment verification sits in the path on the asset qualifier side, so the file is often quieter than an income file at this stage.

iii.

Underwriting

The underwriter reads what the loan officer read: the statements for the required months, the eligibility of each account, the credit shares or the haircuts, the usable total against the loan or the derived income against the payment, the credit report, and the appraisal. A Destin file that was documented completely at review usually moves through with few new questions.

iv.

Closing

Closing on an asset-based loan looks like any other closing from the outside. From the inside, the difference is what did not happen along the way: no employment call, no tax transcript, no income calculation on the asset qualifier path. A Destin loan officer attends to the funds to close so the usable total is intact.

Why Lendmire

A brokerage that reads both paths.

Lendmire is a mortgage brokerage licensed for consumer lending in sixteen states, and on an asset-based file the brokerage’s job is to read the balance sheet against both paths, place the loan with the wholesale program that fits, and put the terms in writing. The lender is never named on these pages; the arithmetic is.

i.

Both paths, one set of statements

A Destin file is never assumed onto a path. The balances are read both ways, and when the depletion income would supplement documented earnings that version is run as well. The recommendation is the version with the cleanest file and the leverage that fits the purpose. The loan officer shows the arithmetic, not just the answer.

ii.

The account rules explained before the offer

Reading the statements early is the whole method. A Destin loan officer sorts the accounts, confirms the owners’ ages against the age line, counts the months, and names the usable total on each path, in writing, before an offer is drafted. The aim is a file with as little as possible left to be discovered in underwriting.

iii.

Licensed, consumer-purpose, in writing

Every figure on this page is a program parameter drawn from one guideline source. The written terms for a Destin file come from a licensed loan officer after the review, the credit report, and the appraisal; the page is where the method is explained, not where the loan is made.

Brenda, Samantha and the Lendmire team were absolutely fantastic to work with. We had to jump through some major hurdles to get this home done, which most lenders would have gave up, they kept pushing to get this home done for us. I would absolutely recommend Brenda and team to anybody. Thank you so much for your commitment, communication, perseverance through the whole process. Jason & Brooke
Questions Destin Buyers Ask

Destin asset-based mortgage FAQs

The questions Destin buyers bring to an asset-based mortgage, answered in order: the two paths, the age rule, the seasoning, the eligible accounts, the leverage, the occupancies, and the comparison with a bank statement loan.

What is an asset-based mortgage?

Think of it as the mortgage for the buyer who could pay cash but would rather not. The accounts stay invested, the lender reads them on paper, and the loan is sized to what the usable assets cover or to the income they produce. For a Destin household with wealth and little income on paper, it is often the mortgage that fits.

How does the asset qualifier path work?

It is the simplest file in the program, and the one that asks the assets to cover the whole loan. For a Destin retiree with a portfolio equal to the loan, the file is the statements, the credit report, and the appraisal; the age rule on retirement accounts is the detail most often checked.

How does the asset depletion path work?

It converts assets into income. Cash and certificates of deposit count in full, securities at a lower share, retirement accounts lower still regardless of age, and real-estate equity lowest; the haircut total is divided by the divisor and treated as monthly income. The path reaches principal residences, second homes, and investment property.

How are 401(k) and IRA balances counted, and why does 59½ matter?

On the asset qualifier path a retirement account is credited at a reduced share of its balance while the owner is under 59½ and at the full balance from 59½ on; the age line is the lender’s, and it tracks the age at which retirement plans generally allow withdrawals; what a withdrawal would cost is a question for a tax adviser. On the asset depletion path retirement accounts are haircut at a flat share regardless of age. The figures are in the snapshot above.

What credit score does an asset-based mortgage need?

A clean recent housing record and a score at or above the floor are the expectation. A Destin buyer with a strong portfolio and a weak score is not repaired by the portfolio; the credit question is answered first, and the asset question second.

How much can I borrow against the price or the value?

On the asset qualifier path a purchase reaches the purchase share of the price shown in the snapshot and a refinance the lower refinance share of the value; on the asset depletion path a purchase or rate-and-term refinance reaches the same share and a cash-out stops lower. Whether cash-out is offered on the asset qualifier path, and at what leverage, is set by the lender and not published, so a Destin loan officer confirms the treatment before a refinance is structured.

What sets the timeline on an asset-based mortgage?

The program does not promise a closing date, and neither does this page. What a Destin buyer controls is the completeness of the statements and the explanation of the deposits, and those decide whether the file moves at the contract’s pace or waits.

How long do the assets need to be in the accounts?

On the asset qualifier path, two months of statements for each qualifying account. On the asset depletion path, a statement at least four months old at application plus the most recent one, with funds from the sale of a business, an inheritance, or a legal settlement excused from the wait. The money must be traceable as the borrower’s.

Do I need to show any income at all?

The asset qualifier path is built for the Destin household with no income on paper: a retiree, a founder between ventures, a family living on a portfolio. The depletion path can stand alone on asset income or supplement earnings with it; when it supplements, the minimum-assets rule is waived.

How large can the loan be?

The ceilings differ by path because the paths prove ability to repay differently. A Destin loan officer confirms the amount for the file after the usable total is calculated; the figures in the snapshot are the program’s limits, not an offer.
