Asset-based mortgage in Miramar Beach, Florida — qualify on assets, not income
Miramar Beach Asset-Based Mortgage

Asset-Based Mortgage in Miramar Beach, Florida: Qualify on Assets, Not Income

Retirees, sellers of a business, investors living on a portfolio: the Miramar Beach buyers who have the money but not the income on paper are the buyers an asset-based mortgage is written for. The program qualifies the file on what the statements show, either by covering the entire loan with usable assets or by turning those assets into a qualifying income: on the first path the question a paycheck would answer is never asked, and on the second the balances answer it.

Current Program Snapshot

Current asset-based guidelines, updated from one source.

The block below is the asset-based program reduced to the figures that decide a file, read from Lendmire’s single guideline source and refreshed on this page when the wholesale sheets change: the loan ceiling on each path, the credit floor, the leverage by purpose and occupancy, and the share of each account type that counts. Everything else on the page is explanation.

Loan Amount
to $4M

Up to $4,000,000 on assets alone; $3,500,000 when assets become income

The largest loan on the asset qualifier path is $4,000,000, provided the usable assets equal or exceed it; the asset depletion path tops out at $3,500,000. Neither figure is a quote, and the lender’s own calculation of the usable assets governs the amount.

Credit Score
600 floor

The asset qualifier path’s published floor; the depletion path follows the suite’s score and amount matrix

The published floor is 600 for the asset qualifier path. The asset depletion path prices by score tier inside the documentation suite’s matrix, and the leverage available at a given score falls as the loan grows. Either way the score is one input among several, settled in underwriting.

Leverage
up to 80%

That ceiling on a purchase and 75% on a refinance when assets cover the loan; 60% on a depletion cash-out

Leverage tops out at 80% on a purchase whichever path carries the file. The paths part on the refinance: 75% when the assets cover the loan, and on the depletion side 80% for a rate-and-term and 60% for a cash-out. Investment property, available on the depletion path only, is capped lower.

Retirement Accounts
90% / 100%

Credited under 59½, and at 59½ or older, when assets cover the loan; 70% at any age when assets become income

90% under the age line, 100% at or past it: that is how a retirement balance is credited when the assets must cover the loan. When the assets are instead converted into income, the same balance counts at 70% whatever the owner’s age. The difference can decide which path fits.

Two paths behind these pages: on the asset qualifier path the usable assets must equal or exceed the whole loan and no employment or income is documented; on the asset depletion path the usable assets are divided across the published number of months (the table above) into a qualifying income that carries the housing payment and other debts through the debt-to-income test. Reserves are not required on the qualifier path at or below the refinance leverage; the depletion path asks for statements at least one hundred twenty days old plus a current one. Minimum assets on the depletion path: the lesser of one million dollars or one and a quarter times the loan, never below a quarter million liquid when assets are the only income. Miramar Beach Asset-Based Mortgage Guide

What an asset-based mortgage is — and how the two paths qualify a file.

There are two questions a lender can ask of a balance sheet. Is there enough here to cover the whole loan? Or, spread across a fixed number of months, is there enough here to look like the income the loan needs? The asset qualifier path asks the first and the asset depletion path the second, and a Miramar Beach buyer is qualified on one of them, not both at once.

For the program overview, see Lendmire’s asset-based mortgage program, or the statewide guide at Asset-Based Mortgage in Florida; for the age rule on retirement withdrawals, see the IRS.

01.

Two paths, one program

A Miramar Beach loan officer reads the statements against both paths before recommending one. Covering the loan outright keeps income out of the file and keeps the reserve requirement off at the refinance leverage, but it needs assets equal to the loan. Depleting the assets into income does not need the balances to cover the loan, opens investment property and cash-out at their own ceilings, and brings the ratio test back. The recommendation follows the balances.

02.

The asset qualifier path

On the asset qualifier path the lender adds up the eligible accounts, credits each at its share, and compares the total with the loan. Brokerage accounts, certificates of deposit, money market accounts, and savings count in full; a 401(k) or IRA counts at a reduced share while the owner is under 59½ and in full from 59½ on. Accounts combine across types, so a Miramar Beach buyer with a mixed balance sheet is read on the sum.

03.

The asset depletion path

Occupancy widens on this path: principal residences and second homes at the published purchase and rate-and-term leverage, investment property at a lower ceiling, and cash-out refinances at their own ceiling on every occupancy. Cash-out proceeds never count as assets. A Miramar Beach buyer financing a rental on assets is on this path, and a first-time investor needs a stronger score than an owner-occupant.

04.

Seasoning, statements, and what counts

Seasoning means how long the money has been where the statements say it is. On the asset qualifier path, two months of statements for each qualifying account is the rule. On the asset depletion path the lender wants statements at least four months old plus the most recent one, with the sale of a business, an inheritance, or a legal settlement excused from the wait. A Miramar Beach buyer planning a purchase after a liquidity event plans the seasoning first.

The Core Calculation
Eligible accounts × credit share = usable assets; usable assets ≥ loan = the asset qualifier path; otherwise (eligible accounts × haircut) ÷ months = monthly income for the asset depletion path.

Two paths, one set of inputs. The calculator shows the largest loan the assets would cover on the asset qualifier path inside the leverage ceiling, and the monthly income the same accounts would produce on the asset depletion path, so a Miramar Beach buyer can see which path the balance sheet favors before a loan officer confirms it.

Miramar Beach Market Context

Miramar Beach’s market in figures — and how asset-based lending fits.

The U.S. Census Bureau figures below set the scale of the Miramar Beach market the program lends into. Values set the loan size the assets must cover or carry; ownership sets how many households are candidates; the population sets the depth of the market the appraiser draws comparable sales from.

Citywide figures provide general market context, not an appraisal or an income calculation. Read the value figure against the leverage ceiling: the asset qualifier path finances a share of the price and the assets must cover the loan, so a higher median moves the asset threshold up with it. The ownership figures describe the market an appraiser values the home within.

Miramar Beach Submarkets

Distinct Miramar Beach neighborhoods, distinct asset files.

The Miramar Beach market breaks into submarkets, and an asset-based mortgage reads differently in each: a condominium near the center, a second home on the water, an estate on acreage, a rental on the far side of town. The cards describe the typical file in each and what the path choice turns on there.

01.

Estate and compound properties

Miramar Beach’s estate and compound properties are where the program’s largest loans are written, and the asset qualifier path is the natural fit there: a balance sheet that covers a loan near the ceiling, no income in the file, and an appraisal that takes its time. The margin above the loan is the figure the loan officer watches. Median household income in Miramar Beach sits near $103,250 on the latest Census estimate.

02.

Resort condominium projects

Resort condominium projects in Miramar Beach are reviewed by the lender for rental programs, commercial space, and ownership structure, and some fall outside the program regardless of the buyer’s balance sheet. On an asset-based file the review runs first, because no amount of usable assets changes a building’s status. The median owner-occupied home value in Miramar Beach runs near $733,000 on the latest Census estimate.

03.

Year-round primary residences

Principal residences in Miramar Beach are financed on the program’s full purchase leverage, with the assets covering the loan or converting into income. A loan officer confirms the occupancy with the borrower’s plans and reads the statements against both paths. The occupancy row sets the leverage. About 18% of Miramar Beach’s households rent — roughly 792 renter households on the latest Census estimate.

04.

Rental-ready properties

A Miramar Beach property bought to rent is an investment occupancy, which means the depletion path at the investment leverage, with a stronger score for a first-time investor. Where the rental income itself is meant to carry the loan, the business-purpose investor programs on this site are the alternative, and a loan officer compares the two. Miramar Beach is home to about 8.9K people.

05.

Second homes and vacation condominiums

A vacation condominium in Miramar Beach is a second-home file with a project review: the second-home row of the leverage table on either path, the dues in the depletion ratio, and the building’s status settled by the lender. The account rules are the same as for a house. Roughly 3,573 Miramar Beach households own their homes on the latest Census estimate — 82% of all households, the pool an asset-based purchase joins.

06.

Waterfront and view homes

A Miramar Beach waterfront purchase on assets is the program’s signature file. The usable total is measured against a loan at the second-home leverage, the retirement credit is applied by the owner’s age, and the flood policy enters the depletion ratio if the file is written on that path. On a home in Miramar Beach priced at or above the median, the asset qualifier path finances up to 80% of the price on a purchase — the balance of the price is the down payment, and the usable assets must cover the loan itself.

A Miramar Beach loan officer uses submarket knowledge to set expectations about value and comparable sales; the program’s figures are set by the sheets, not by the neighborhood, and every file is held to them.

How Miramar Beach Buyers Use Asset-Based Mortgages

Four ways Miramar Beach buyers put their assets to work.

Four ways Miramar Beach buyers put the program to work, from a principal residence bought on assets alone to a rental financed on depletion income. Each use names the path and the detail that most often decides the file.

Second home or investment

Finance a second home or a rental on assets

A second home is reachable on either path at the same purchase leverage; an investment property is reachable on the asset depletion path only, at a lower ceiling. A Miramar Beach buyer financing a rental on assets is qualified on the depletion income, the rental is underwritten as an investment occupancy, and a first-time investor needs a stronger score.

After a sale or an exit

Buy after a liquidity event, before the next venture

A liquidity event produces exactly the balance sheet the program is built for: assets well above the loan and earnings that have paused. A Miramar Beach buyer in that position covers the loan on the asset qualifier path with no income in the file, or, if the proceeds are smaller, converts them into income on the depletion path with the seasoning excused.

Asset qualifier purchase

Buy a home on assets alone, with no income in the file

A Miramar Beach buyer whose usable assets equal or exceed the loan buys a principal residence or a second home on the asset qualifier path: no employment verified, no tax returns, no income calculation. The down payment is at least the share of the price above the leverage ceiling, the statements cover two months, and the credit score sits at or above the published floor.

Asset qualifier refinance

Refinance a home the assets already stand behind

A Miramar Beach owner with a mortgage written on income that no longer exists on paper refinances on the asset qualifier path when the usable assets cover the new loan. The refinance leverage sits below the purchase leverage; whether cash can be taken out on this path, and at what leverage, is set by the lender and is not published.

Asset Coverage Estimate

Measure a Miramar Beach loan against the assets before requesting a review.

This is an asset coverage estimate, not an approval: it credits each account type the way the program does, switches the retirement credit at the age line, measures the total against the loan, applies the depletion haircuts and the divisor, and estimates the payment at the Freddie Mac benchmark. A Miramar Beach loan officer runs the lender’s own version before anything is written.

Asset Qualifier vs. Asset Depletion vs. Bank Statement

Same buyer, three ways to document the file.

A Miramar Beach buyer who cannot document income the conventional way has three documentation routes in this program family, and the routes are not interchangeable: assets that cover the loan, assets converted into income, or business deposits read as income. The cards below put the three side by side on the questions that separate them.

Structure Comparison

Assets that cover the loan, assets as income, or deposits as income.

The asset qualifier path

Usable assets equal to the whole loan, no employment or income documented, principal residences and second homes, purchase and refinance at the path’s leverage, two months of statements, reserves not required at or below the refinance leverage. The path with the fewest questions, and the one that asks the assets to cover the whole loan.

The asset depletion path

Haircut assets divided by the divisor into a monthly income, then the debt-to-income test with the new payment. Principal residences, second homes, and investment property; purchase, rate-and-term, and cash-out at published ceilings; a minimum-assets rule when the income stands alone; longer seasoning.

A bank statement loan

A different question entirely: not what the household owns but what the business brings in. The bank statement loan suits the Miramar Beach owner with strong deposits and modest savings, where the asset-based paths suit the household with strong savings and modest deposits. See Lendmire’s bank statement loan program.

Where each one fits

Assets that cover the loan, assets that become income, deposits that become income: three answers to one question, and the right one for a Miramar Beach household is read off its statements. The comparison on this page is run for real on every file before the lender’s terms are put in writing. Loans above the conforming limit on documented income: Lendmire’s jumbo loan program.

Typical File Components

What to prepare for a Miramar Beach scenario review.

Because the assets are the whole case on the asset qualifier path and most of it on the depletion path, the lender reads them carefully. A Miramar Beach buyer who assembles complete statements, with the transfers and the deposits explained, is far less likely to meet the questions that stall a file.

Brokerage statements showing holdingsThe lender reads what the account holds, not only its balance; publicly traded securities count, while stock options and unvested restricted stock do not.
Retirement account statements and the owner’s date of birthA 401(k) or IRA is credited by the owner’s age on the asset qualifier path, so the lender confirms which side of the age line the owner stands on for each account.
Government photo IDCurrent identification for every borrower on the loan; the lender verifies identity and runs the required screening before the file is placed with the program.
Documented income, if any, on the depletion pathWhen asset income supplements earnings, the earnings are documented in the usual way, the minimum-assets rule is waived, and the combined ratio may run to forty-five percent.
The purchase contract or the current mortgage statementOn a purchase, the contract sets the price the leverage is measured against; on a refinance, the payoff and the existing note set the new loan.
Credit authorizationThe credit report is pulled once, read against the asset qualifier path’s floor or the depletion path’s matrix, where the housing history and any prior housing event are also reviewed.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the path, the accounts, and the credit picture. Nothing here is legal, tax, or investment advice.

Miramar Beach File Considerations

Local details that can change the loan.

What changes an asset-based file is rarely the headline figure. It is the retirement balance credited at a lower share because the owner is a year short of the age line, the deposit that has not seasoned, the account type the lender will not count, or the rental occupancy that moves the file to the depletion path. The items below catch them.

Before You Move Forward

Use these checks to keep the Miramar Beach file clean and fundable.

Three things to settle before a Miramar Beach review: which side of the age line the owner of each retirement account stands on, whether every account has seasoned for the path, and whether the usable total reaches the loan or the file belongs on the depletion path instead.

  • Confirm the age rule: the depletion path haircuts retirement balances at a flat share regardless of age.
  • Count the months: a sale of a business, an inheritance, or a settlement is excused from the depletion wait.
  • Match the purpose to the ceiling: cash-out proceeds never count toward the assets.
i.

Retirement accounts and the age line

The age line is applied per owner and per account. A Miramar Beach couple where one spouse is past 59½ and the other is not sees each account credited by its own owner’s age, and the sum is what counts against the loan. The accounts stay where they are; the age rule governs the credit, not the custody. The birthday is checked against the date of the application.

ii.

Seasoning by path

Seasoning is the detail that most often sets the calendar for a Miramar Beach asset-based purchase. The asset qualifier path is the shorter wait; the depletion path is longer except where the funds came from the sale of a business, an inheritance, or a legal settlement. A loan officer reads the statements against the path’s clock before the contract is signed.

iii.

Leverage by purpose

Leverage interacts with the asset threshold: a larger down payment lowers the loan and the usable total needed to cover it. For a Miramar Beach file that falls just short on the asset qualifier path, bringing the leverage down is usually the fix, and the calculator shows the margin.

iv.

Large and recent deposits

Sale-of-business, inheritance, and legal-settlement funds are excused from the depletion path’s seasoning but still documented with their source. For a Miramar Beach file, the paperwork behind the deposit is as important as the balance, and gathering it early is what keeps the calendar. The source documents travel with the statements.

v.

Credit and housing history

Score and credit history decide whether a path is open, and the assets decide what is behind it. For a Miramar Beach buyer, that order matters: the credit question is answered before the statements are counted, and a weak score is not repaired by a strong portfolio. The report is pulled once and read against the path chosen.

A Clear Process

From a Miramar Beach asset review to keys in hand.

An asset-based purchase runs in a fixed order: a review of the statements that settles the path and the leverage, a contract and an appraisal, underwriting of the accounts and the credit, and closing. The steps below describe each for a Miramar Beach file.

i.

Asset review

A Miramar Beach asset review is a sizing exercise with the account rules open: the balances by type, the share credited on each path, the total against the loan, the income against the payment. The loan officer writes the outcome down for the offer. Nothing is assumed; every account is read from its statement.

ii.

Contract and appraisal

A Miramar Beach buyer on assets competes like any financed buyer: the contract, the appraisal contingency, and the timeline are the usual ones. What differs is that no employment verification sits in the path on the asset qualifier side, so the file is often quieter than an income file at this stage.

iii.

Underwriting

Conditions, when they come, are usually documentary: a missing statement page, a deposit without its source, an account that needs its holdings shown. A Miramar Beach buyer who gathered the list on this page meets most of them before they are asked. The underwriter’s questions are the loan officer’s questions asked a second time, on the same statements.

iv.

Closing

At closing the down payment and the closing costs are paid, the loan funds, and the accounts that qualified the file stay where they were. The lender reads the balances as they stand after the funds to close are drawn, which is why a Miramar Beach file keeps a margin above the threshold.

Why Lendmire

A brokerage that reads both paths.

The program behind these pages is placed with select lenders in Lendmire’s wholesale network, and Lendmire is never the lender. What the brokerage adds is the comparison: the asset qualifier path against the depletion path against a bank statement loan on the same Miramar Beach statements, and written terms for the one that fits.

i.

Both paths, one set of statements

A Miramar Beach file is never assumed onto a path. The balances are read both ways, and when the depletion income would supplement documented earnings that version is run as well. The recommendation is the version with the cleanest file and the leverage that fits the purpose. The loan officer shows the arithmetic, not just the answer.

ii.

The account rules explained before the offer

The age rule, the seasoning, and the eligible-account list are the three places an asset-based file surprises people. Lendmire walks a Miramar Beach buyer through all three at the review, with the statements open, so the file that goes to underwriting is the file the buyer expected. The margin above the threshold is written down too.

iii.

Licensed, consumer-purpose, in writing

Every figure on this page is a program parameter drawn from one guideline source. The written terms for a Miramar Beach file come from a licensed loan officer after the review, the credit report, and the appraisal; the page is where the method is explained, not where the loan is made.

Brenda, Samantha and the Lendmire team were absolutely fantastic to work with. Questions Miramar Beach Buyers Ask

Miramar Beach asset-based mortgage FAQs

The questions below are the ones a Miramar Beach loan officer hears first from a buyer who has assets and no income on paper. The answers describe the program’s rules in words; the figures live in the snapshot above.

What is an asset-based mortgage?

A mortgage qualified on assets instead of income, in two forms: the asset qualifier path, where the usable assets equal or exceed the loan, and the asset depletion path, where the assets are divided into a monthly income. A Miramar Beach loan officer reads the statements against both before recommending one.

How does the asset qualifier path work?

It covers the loan with the balances. Brokerage, savings, money market, and certificates of deposit count in full; retirement accounts count at a reduced share under 59½ and in full from 59½ on; the accounts combine. A Miramar Beach buyer whose credited total reaches the loan is written on this path with two months of statements per account.

How does the asset depletion path work?

Picture the balance sheet spread evenly across a span of months: that monthly slice is the income the lender uses. For a Miramar Beach household, the question is whether that slice, added to any documented income, carries the housing payment and the other debts within the ratio. The calculator on this page shows the slice beside the payment.

How are 401(k) and IRA balances counted, and why does 59½ matter?

Under 59½, the asset qualifier path credits most of a 401(k) or IRA; at or past 59½, all of it. The depletion path ignores age and applies its own haircut before dividing by the months. The calculator on this page has a switch for the age line so a Miramar Beach buyer can see the difference on the actual balances.

What credit score does an asset-based mortgage need?

Credit enters through a floor on one path and a matrix on the other, with the housing history read on the depletion path. The figure for the asset qualifier floor is in the snapshot; the depletion path’s requirement depends on the loan amount and the leverage, and a loan officer names it for the specific Miramar Beach file.

Can I buy a second home or a rental on assets?

Yes to both, on different paths. For a second home a Miramar Beach buyer covers the loan on the asset qualifier path when the balances allow and depletes them into income when they do not. For a rental only the depletion path is open, and it is read with the investment-property row of the leverage table.

How is this different from a bank statement loan?

The comparison on this page puts them side by side: assets that cover the loan, assets that become income, and deposits that become income. The right route for a Miramar Beach household is read off its statements, and the written terms follow from the one that fits.

How much can I borrow against the price or the value?

On the asset qualifier path a purchase reaches the purchase share of the price shown in the snapshot and a refinance the lower refinance share of the value; on the asset depletion path a purchase or rate-and-term refinance reaches the same share and a cash-out stops lower. Whether cash-out is offered on the asset qualifier path, and at what leverage, is set by the lender and not published, so a Miramar Beach loan officer confirms the treatment before a refinance is structured.

Which accounts count, and which do not?

Most of the eligible list is shared by both paths, with real-estate equity and private stock counting on the depletion path only; the share counted differs. A Miramar Beach household whose wealth is concentrated in a private company, in options, or abroad may find the usable total smaller than its net worth, and a loan officer sorts the statements into eligible and ineligible before the path is chosen.

Do I need to show any income at all?

No tax returns, no pay stubs, no bank statement income calculation on the asset qualifier path. The file is the statements for the qualifying accounts, the credit report, and the appraisal. The depletion path adds a ratio test using the income the assets produce.
