Current asset-based guidelines, updated from one source.
One guideline source feeds every number here, and the page updates when the source does. The four cards carry the headline figures; the tables underneath show how each account type is credited on the asset qualifier path, how each is haircut on the asset depletion path, and what leverage each path and occupancy allows. The wholesale lender is not named.
Up to $4,000,000 on assets alone; $3,500,000 when assets become income
The largest loan on the asset qualifier path is $4,000,000, provided the usable assets equal or exceed it; the asset depletion path tops out at $3,500,000. Neither figure is a quote, and the lender’s own calculation of the usable assets governs the amount.
The asset qualifier path’s published floor; the depletion path follows the suite’s score and amount matrix
The published floor is 600 for the asset qualifier path. The asset depletion path prices by score tier inside the documentation suite’s matrix, and the leverage available at a given score falls as the loan grows. Either way the score is one input among several, settled in underwriting.
That ceiling on a purchase and 75% on a refinance when assets cover the loan; 60% on a depletion cash-out
Leverage tops out at 80% on a purchase whichever path carries the file. The paths part on the refinance: 75% when the assets cover the loan, and on the depletion side 80% for a rate-and-term and 60% for a cash-out. Investment property, available on the depletion path only, is capped lower.
Credited under 59½, and at 59½ or older, when assets cover the loan; 70% at any age when assets become income
The age line at 59½ is a program rule, not a tax rule, though it echoes one: below it the asset qualifier path credits 90% of a retirement balance, above it 100%. The asset depletion path ignores age and counts 70% of the balance before dividing by the months.

Two paths behind these pages: on the asset qualifier path the usable assets must equal or exceed the whole loan and no employment or income is documented; on the asset depletion path the usable assets are divided across the published number of months (the table above) into a qualifying income that carries the housing payment and other debts through the debt-to-income test. Reserves are not required on the qualifier path at or below the refinance leverage; the depletion path asks for statements at least one hundred twenty days old plus a current one. Minimum assets on the depletion path: the lesser of one million dollars or one and a quarter times the loan, never below a quarter million liquid when assets are the only income. Lendmire is a broker, not the lender, and the lender is not named.

Informational only; not a commitment to lend, an approval, or a quote. Every figure on this page is a program parameter read from Lendmire’s guideline source, built on wholesale program sheets, and may change without notice; eligibility, the path, the leverage, and the amount are decided in underwriting. Nothing here is tax or investment advice, and the assets described are never required to be sold or moved by this page. Lendmire is a mortgage broker, not a lender. What an asset-based mortgage is — and how the two paths qualify a file.
There are two questions a lender can ask of a balance sheet. Is there enough here to cover the whole loan? Or, spread across a fixed number of months, is there enough here to look like the income the loan needs? The asset qualifier path asks the first and the asset depletion path the second, and a West Palm Beach buyer is qualified on one of them, not both at once.
For the program overview, see Lendmire’s asset-based mortgage program, or the statewide guide at Asset-Based Mortgage in Florida; for the age rule on retirement withdrawals, see the IRS.
Two paths, one program
Think of the two paths as two thresholds. On the asset qualifier path the threshold is the loan amount itself: the credited balances must reach it. On the asset depletion path the threshold is a ratio: the credited balances, divided into monthly income, must carry the housing payment and the other debts. A West Palm Beach file with a large balance sheet usually clears the first; a file with a moderate one is often written on the second.
The asset qualifier path
No employment and no income is documented on this path. That is not a loophole; it is the structure. The lender’s ability-to-repay review rests on the assets themselves, which is why they must cover the whole loan rather than a share of it. A West Palm Beach retiree whose statements add up to the loan amount is read on those statements, without a tax return, a pay stub, or a bank statement income calculation.
The asset depletion path
On this path the eligible balances are reduced by account type, the total is spread over the divisor, and the monthly figure is read as income against the housing payment and other debts. Seasoning is longer here than on the asset qualifier path: statements at least four months old at application plus a current one, unless the money came from the sale of a business, an inheritance, or a legal settlement. A West Palm Beach loan officer sorts the eligible accounts from the ineligible ones at the start.
Seasoning, statements, and what counts
Seasoning is the proof that the assets are the borrower’s to keep: two months of statements on the asset qualifier path, older statements plus the current one on the asset depletion path. Large recent deposits inside that window are read, not ignored: a transfer between the borrower’s own accounts is documented as such, a sale of property or a business with its paperwork, and a gift under the lender’s gift rules. A West Palm Beach file that shows the trail cleanly meets fewer questions in underwriting.
Two paths, one set of inputs. The calculator shows the largest loan the assets would cover on the asset qualifier path inside the leverage ceiling, and the monthly income the same accounts would produce on the asset depletion path, so a West Palm Beach buyer can see which path the balance sheet favors before a loan officer confirms it.
West Palm Beach’s market in figures — and how asset-based lending fits.
An asset-based mortgage is written against the top of a local market, and these are West Palm Beach’s numbers from the U.S. Census Bureau: the population, the median home value, the share of households that own, and the owner households the program is sized against. Program figures live in the snapshot above; the figures here describe the market, not the file.
Read the figures as backdrop. A high median value means a larger loan for the assets to cover and a larger monthly income for the depletion path to produce; a lower one means the same balance sheet goes further. The owner share says how established the market is, and the owner count how deep the comparable sales run.

Distinct West Palm Beach neighborhoods, distinct asset files.
No single asset-based file describes West Palm Beach. The cards below differ in housing stock, price, occupancy, and the kind of borrower who buys there, and each describes how the program reads a file in that part of the market. The rules do not change with the street; the file does.
Newer luxury infill and new construction
A newer West Palm Beach home at the top of the market rarely draws condition notes; the question is whether the balance sheet covers a loan that size or converts into an income that carries it. The loan officer reads the statements against the program ceiling before the contract. About 49% of West Palm Beach’s households rent — roughly 25,986 renter households on the latest Census estimate.
Two-to-four-unit homes
A West Palm Beach two-to-four-unit home bought to live in one unit is an owner-occupied file and can sit on either path where the lender’s property rules allow; bought as a rental it is an investment occupancy on the depletion path at the investment ceiling. The occupancy is settled first because it decides which path and which leverage apply. The median owner-occupied home value in West Palm Beach runs near $414,200 on the latest Census estimate.
Estate properties
At the top of the West Palm Beach market the question is rarely whether the household can afford the home; it is how the lender documents that it can. The asset qualifier path answers with statements; the depletion path answers with a derived income; a loan officer shows both before the offer. Roughly 26,536 West Palm Beach households own their homes on the latest Census estimate — 51% of all households, the pool an asset-based purchase joins.
Close-in architect-designed homes
The architect-designed homes on West Palm Beach’s close-in streets are hard to value, and on an asset-based file the appraisal decides the leverage: the loan is measured against the lower of price and value. A buyer covering the loan on assets answers a low appraisal with a larger down payment, which lowers the loan the assets must cover. On a home in West Palm Beach priced at or above the median, the asset qualifier path finances up to 80% of the price on a purchase — the balance of the price is the down payment, and the usable assets must cover the loan itself.
High-rise and luxury condominiums
West Palm Beach’s high-rise and luxury condominiums draw the buyers the program is built for: a household downsizing from a house it owns outright, with the proceeds in a brokerage account and no salary to show. The unit is a principal residence or a second home on either path, the dues enter the depletion ratio, and the lender’s project review runs alongside the asset review. Median household income in West Palm Beach sits near $73,446 on the latest Census estimate.
Second homes and pied-à-terre purchases
A West Palm Beach pied-à-terre bought by a household whose principal residence is elsewhere is a second-home file at the second-home leverage on either path. The asset qualifier path covers the loan with the statements; the depletion path converts them. Neither asks about the income that supports the other home. West Palm Beach is home to about 122K people and sits within the Miami-Fort Lauderdale-West Palm Beach, FL area.
Whichever West Palm Beach neighborhood the home sits in, the asset-based questions are the same: which accounts count, at what share, whether the total covers the loan, and if not, what income the depletion path produces. The cards are context; the snapshot is the rule.
Four ways West Palm Beach buyers put their assets to work.
The uses below are the ones West Palm Beach loan officers see most: the retiree buying on a portfolio, the seller of a business buying before the next venture, the household keeping the investments invested, the second home bought on assets. Each is a different file on the same two paths.
Turn a portfolio into qualifying income
Depletion is the path for the household with meaningful savings and a modest paycheck, or no paycheck at all. The assets are read as income rather than as collateral, the leverage matches the qualifier path on a purchase, and the ratio test comes back into the file. A West Palm Beach loan officer runs both paths before recommending this one.
Finance a second home or a rental on assets
Second homes are a natural fit: a West Palm Beach household with a portfolio and a principal residence elsewhere buys the second home on assets, covering the loan outright when the balances allow and depleting them into income when they do not. Rentals follow the depletion path’s investment ceiling and its cash-out rules.
Keep the investments invested
For a West Palm Beach buyer weighing a cash purchase against a mortgage, the asset-based program offers the mortgage without the income file. The assets are counted on paper, the home is financed, and the portfolio stays invested. A loan officer shows the two paths on the actual balances before the offer is written.
Buy a home on assets alone, with no income in the file
The defining use of the program is the purchase qualified on the balances: brokerage, savings, money market, certificates of deposit, and retirement accounts credited by the owner’s age, adding up to the loan. For a West Palm Beach retiree the file is the statements and the credit report, and the home can be the principal residence or a second one.
Measure a West Palm Beach loan against the assets before requesting a review.
This is an asset coverage estimate, not an approval: it credits each account type the way the program does, switches the retirement credit at the age line, measures the total against the loan, applies the depletion haircuts and the divisor, and estimates the payment at the Freddie Mac benchmark. A West Palm Beach loan officer runs the lender’s own version before anything is written.
West Palm Beach asset coverage estimate
A worked West Palm Beach example to start from: price, loan, cash, brokerage, and retirement balances with the owner under the age line. The results show the asset qualifier verdict first and the depletion reading beneath it.
Editable benchmark: 7.40% as of October 15, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not an asset-based mortgage quote.
Illustrative starting assumptions: a $575,000 price above the West Palm Beach median, a loan at seventy percent of the price, a balance sheet split among cash, brokerage, and retirement accounts with the owner under 59½, a thirty-year payment at the current Freddie Mac conforming benchmark, property taxes and insurance estimated for Florida (U.S. Census Bureau). Every field is editable.
Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The credit percentages, the haircuts, and the divisor are wholesale program parameters hydrated from Lendmire’s guideline endpoint; the lender’s own calculation governs, and which accounts count, how they season, and what the age rule allows are settled in underwriting. The rate field carries the weekly Freddie Mac thirty-year conforming benchmark, a market reference and not an asset-based mortgage quote; the terms on an asset-based mortgage are set by the lender at lock. Taxes and insurance are estimates. Nothing here is tax or investment advice.
Same buyer, three ways to document the file.
The same West Palm Beach household can often be written three ways. The asset qualifier path asks the assets to cover the whole loan and needs the least paperwork. The asset depletion path does not need the balances to cover the loan and brings the ratio test back. The bank statement loan ignores the balances and reads the deposits instead. Which one fits depends on where the money shows up.
Assets that cover the loan, assets as income, or deposits as income.
When the credited balances reach the loan, nothing else about income needs to be shown. The trade is the threshold: the assets must cover the loan itself, not a share of it, and investment property is not on this path. Reserves are not required at or below the refinance leverage, and the file is the statements, the credit report, and the appraisal.
Haircut assets divided by the divisor into a monthly income, then the debt-to-income test with the new payment. Principal residences, second homes, and investment property; purchase, rate-and-term, and cash-out at published ceilings; a minimum-assets rule when the income stands alone; longer seasoning.
Business or personal deposits over a run of statements, read as income with an expense factor, for the self-employed owner whose tax returns understate the business. Balances are not the point; cash flow is. Leverage and reserves follow that program’s own matrix. See Lendmire’s bank statement loan program.
Assets that cover the loan, assets that become income, deposits that become income: three answers to one question, and the right one for a West Palm Beach household is read off its statements. The comparison on this page is run for real on every file before the lender’s terms are put in writing. Loans above the conforming limit on documented income: Lendmire’s jumbo loan program.
What to prepare for a West Palm Beach scenario review.
Preparation for a West Palm Beach asset-based review is mostly gathering: the statements for each account, the age of the owner of each retirement account, the credit report, and, on the depletion path, any income the asset income will supplement. The items below are the ones a loan officer asks for first.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the path, the accounts, and the credit picture. Nothing here is legal, tax, or investment advice.
Local details that can change the loan.
The figures in the snapshot are the program’s; the details below are where a West Palm Beach file moves. Which side of the age line the owner stands on, how long the money has been in place, which accounts the lender will count, and which path the occupancy allows are settled before the terms are written.
Use these checks to keep the West Palm Beach file clean and fundable.
Three things to settle before a West Palm Beach review: which side of the age line the owner of each retirement account stands on, whether every account has seasoned for the path, and whether the usable total reaches the loan or the file belongs on the depletion path instead.
- Confirm the age rule: the depletion path haircuts retirement balances at a flat share regardless of age.
- Count the months: the depletion path wants a statement at least four months old plus a current one.
- Explain the deposits: transfers between the borrower’s own accounts are traced, not assumed.
Retirement accounts and the age line
The age line is applied per owner and per account. A West Palm Beach couple where one spouse is past 59½ and the other is not sees each account credited by its own owner’s age, and the sum is what counts against the loan. The accounts stay where they are; the age rule governs the credit, not the custody. The birthday is checked against the date of the application.
Seasoning by path
The lender wants to see that the money has been the borrower’s for a while and is not a loan dressed as an asset. Recent transfers are traced to the account they came from; recent deposits are documented with their source. A West Palm Beach file with a clean trail seasons without friction; one with unexplained deposits waits.
Large and recent deposits
A large recent deposit is read, not ignored. A transfer between the borrower’s own accounts is documented as a transfer; proceeds of a sale are documented with the closing or the purchase agreement; a gift is documented as a gift. A West Palm Beach file with a deposit that cannot be explained is a file with a smaller usable total, because the lender sets the deposit aside.
The minimum-assets rule on the depletion path
The rule exists so that the depletion income rests on a real pool rather than on arithmetic. It is waived when the asset income supplements documented earnings, which is why a West Palm Beach household with a part-time income and meaningful savings is often written as a supplemented file rather than a standalone one.
Which accounts count
Equity in other real estate counts on the asset depletion path at the smallest share of any account type and not at all on the asset qualifier path. Private stock counts on the depletion path at its own share. For a West Palm Beach buyer whose balance sheet is heavy with either, the depletion path is often the only one the usable total supports.
From a West Palm Beach asset review to keys in hand.
Four steps carry a West Palm Beach asset-based loan from review to closing. Nothing on this page commits anyone to lend; the written terms come from a licensed loan officer after the review, and the appraisal and the underwriting decide the rest.
Asset review
Start with the statements, the credit score, the occupancy, and the purpose. A Lendmire loan officer sorts the eligible accounts, applies the credit shares and the haircuts, reads the usable total against the loan on the asset qualifier path and into income on the depletion path, confirms the age rule for each retirement account, and puts the result in writing.
Contract and appraisal
The contract sets the price the loan is measured against; the appraisal confirms the value supports it. On a West Palm Beach file where the assets just cover the loan, an appraisal that lands under the price is answered with a larger down payment, which lowers the loan the assets must cover.
Underwriting
Underwriting on an asset-based file is about the accounts: every page of every statement, every large deposit explained, every retirement owner’s age confirmed, the seasoning counted. On the depletion path the ratio is calculated with the new payment; on the asset qualifier path the total is confirmed against the loan.
Closing
Closing on an asset-based loan looks like any other closing from the outside. From the inside, the difference is what did not happen along the way: no employment call, no tax transcript, no income calculation on the asset qualifier path. A West Palm Beach loan officer attends to the funds to close so the usable total is intact.
A brokerage that reads both paths.
Lendmire is a mortgage brokerage licensed for consumer lending in sixteen states, and on an asset-based file the brokerage’s job is to read the balance sheet against both paths, place the loan with the wholesale program that fits, and put the terms in writing. The lender is never named on these pages; the arithmetic is.
Both paths, one set of statements
The comparison printed on this page is run for real on every West Palm Beach file: assets that cover the loan beside assets that become income beside deposits read as income, and the written terms follow from it. The buyer sees the usable total on each path, the margin above the loan, and the derived income beside the payment before anything is signed.
The account rules explained before the offer
The age rule, the seasoning, and the eligible-account list are the three places an asset-based file surprises people. Lendmire walks a West Palm Beach buyer through all three at the review, with the statements open, so the file that goes to underwriting is the file the buyer expected. The margin above the threshold is written down too.
Licensed, consumer-purpose, in writing
Every figure on this page is a program parameter drawn from one guideline source. The written terms for a West Palm Beach file come from a licensed loan officer after the review, the credit report, and the appraisal; the page is where the method is explained, not where the loan is made.

West Palm Beach asset-based mortgage FAQs
Plain answers to the questions West Palm Beach buyers ask most about asset-based mortgages, in the order they usually come up: what the program is, how each path works, how retirement accounts are counted, and what the credit and leverage rules are.
What is an asset-based mortgage?
Think of it as the mortgage for the buyer who could pay cash but would rather not. The accounts stay invested, the lender reads them on paper, and the loan is sized to what the usable assets cover or to the income they produce. For a West Palm Beach household with wealth and little income on paper, it is often the mortgage that fits.
How does the asset qualifier path work?
On this path the assets are the ability to repay, which is why they must cover the loan itself rather than a share of it. A West Palm Beach loan officer calculates the usable total before the offer, and a shortfall is usually answered with a larger down payment, which lowers the loan to what the assets cover.
How does the asset depletion path work?
The assets are haircut by type and divided by the divisor into a monthly income that runs through the ratio test. Seasoning is longer on this path: statements at least four months old plus a current one, with sale-of-business, inheritance, and legal-settlement funds excused. Cash-out refinances have their own ceiling, cash-out proceeds never count as assets, and a first-time investor needs a stronger score than an owner-occupant.
How are 401(k) and IRA balances counted, and why does 59½ matter?
Under 59½, the asset qualifier path credits most of a 401(k) or IRA; at or past 59½, all of it. The depletion path ignores age and applies its own haircut before dividing by the months. The calculator on this page has a switch for the age line so a West Palm Beach buyer can see the difference on the actual balances.
What credit score does an asset-based mortgage need?
The asset qualifier path publishes a credit floor, shown in the snapshot above. The asset depletion path reads the score against the documentation suite’s matrix, where the floor rises with the leverage and the loan amount. On the depletion path the housing history is reviewed as well, and a prior housing event waits out the program’s seasoning; the qualifier path publishes the floor alone.
How large can the loan be?
Large. The path that covers the loan with assets reaches well into the jumbo range, and the path that converts assets into income reaches nearly as far. For a West Palm Beach buyer the practical limit is usually the balance sheet rather than the program: the loan the assets cover, or the payment the derived income carries.
Which accounts count, and which do not?
A loan officer reads holdings, not just balances: a brokerage statement is read for what it holds, a retirement statement for its vested balance, a business account for whether the funds are the borrower’s. Anything on the ineligible list is set aside before the West Palm Beach usable total is calculated.
How much can I borrow against the price or the value?
Leverage is capped by path, purpose, and occupancy. The snapshot’s leverage table shows every row. For a West Palm Beach buyer the practical reading is the down payment: at least the balance of the price above the purchase ceiling, and more when the assets would not otherwise cover the loan.
I just sold my business. Can I buy on the proceeds?
Yes. The timing question is the seasoning: two months of statements on the path that covers the loan, and an excused wait on the depletion path for sale-of-business funds. A West Palm Beach loan officer reads the calendar with the statements and names the path that is reachable soonest.
What sets the timeline on an asset-based mortgage?
On any mortgage the appraisal and the title are the long poles, and an asset-based file adds the account review while removing the income review. A West Palm Beach buyer plans the seasoning ahead of the offer; the program promises no timeline.
Buy on assets in West Palm Beach on the path that fits.
Share the balance sheet once; the review covers the asset qualifier path, the asset depletion path, and the alternatives on the same statements. The terms come in writing from a licensed loan officer.
