Bank Statement Cash-Out vs HELOC on a Primary or Rental Home

Bank Statement Cash-Out vs HELOC on a Primary or Rental Home

The Quick Read: A cash-out refinance replaces your first mortgage with a new, larger loan and hands you the difference as one lump sum, while a HELOC adds a separate line of credit you draw from over time and leaves your first mortgage alone.

  • “Bank statement” describes how you prove income. It is not a third loan type.
  • A cash-out refinance can be vested in an LLC, subject to lender program eligibility. A HELOC cannot.
  • Investment-property HELOCs cap at 70% CLTV and $500,000. Cash-outs on most rentals reach about 75% LTV.
  • A HELOC keeps a low existing first mortgage intact. A cash-out resets it.
  • Bank statement paperwork changes how income is read. It does not lift leverage caps or loosen credit floors.

Here is the honest answer. A bank statement cash-out suits borrowers who want one big lump sum, who hold title in an LLC, or who need more than a HELOC can offer. A HELOC suits individually titled owners with a first mortgage worth keeping, whose needs are smaller and who can live with a payment that changes. Neither is cheaper or easier in general. They solve different problems, and your title, your first mortgage, and your credit usually decide which one is even available.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Side-by-Side

The table below puts both options on the same rows. The cash-out column reflects typical wholesale-network ranges and published industry norms. The HELOC column reflects the lines Lendmire’s network places. Every figure is subject to lender guidelines and full file review.

Factor Bank statement cash-out HELOC
Structure Closed-end first lien replacing your loan Open-end line, first or second lien
Funds One lump sum at closing Drawn over time; at least 75% drawn at closing
Income read Bank deposits (often 12-24 months) or rent coverage Bank deposits or other documented income; 50% max DTI
Leverage About 75% LTV on a cash-out refinance 70% CLTV on investment; up to 90% CLTV on primary at 720+
Credit Around 660 typical; 620 floor in parts Investment 700 minimum; primary from 600
Vesting Individual; LLC possible per program terms Individual or revocable trust only
Property types 1-4 units, condo, PUD; no manufactured or log homes 1-4 units, PUD, townhome, condo; no manufactured, co-op, condotel
Loan size up to $3,000,000 on standard programs (smaller balances available through select lenders) $25,000 to $750,000; investment lines cap at $500,000

Two notes on reading the table. First, the reserve picture differs. Cash-outs commonly ask for around 6 months of PITIA (principal, interest, taxes, insurance, and any HOA dues) in reserves, though that varies by lender, leverage, and loan size. HELOC reserves are set file by file. Second, HELOCs are available in only 16 states through Lendmire’s full-service platform. That is narrower than the 41-market DSCR footprint, which covers 40 states plus Washington, D.C.

Key Terms Defined

Cash-out refinance: a new first mortgage that pays off your current loan and gives you the extra equity in cash.

HELOC: a home equity line of credit, a revolving line secured by your property that you can draw on, repay, and draw on again during a set period.

CLTV: combined loan-to-value, meaning all liens on the property added together and divided by its value.

DSCR: debt service coverage ratio, which is monthly rent divided by the monthly PITIA.

Bank statement income: a way to document income from months of deposits instead of traditional personal-income documentation.

How Bank Statement Income Actually Gets Read

Bank statement documentation changes the paperwork. It does not change the review.

Scotsman Guide’s overview of non-QM lending describes the usual setup. A self-employed borrower without a W-2 provides 12 to 24 months of personal or business statements. The lender then applies an expense factor to estimate qualifying income, with 50% given as one example. That article is several years old, so treat the figure as an illustration. Expense factors are set by each lender, not chosen by the borrower.

The screening is the part people underestimate. Accredited Real Estate Schools notes that large unexplained deposits, transfers between accounts, inconsistent revenue, overdrafts, and commingled funds can complicate approval. That matches what a broker sees across many files. Clean, separated accounts read more cleanly than a tangle of personal and business money.

Then the income gets tested against your debts. On a HELOC through Lendmire’s network, the ceiling is a 50% DTI (debt-to-income), or 45% for credit scores from 600 to 679. The line is qualified on the interest-only payment calculated at the maximum draw.

One more point. A business bank account needs a 680 minimum credit score for the deposit analysis on a HELOC. Investment lines already floor at 700, so on a rental, bank statement income is never the binding constraint. Credit and CLTV are.

When Bank Statement Cash-Out Is the Better Fit

Choose the cash-out when your title, your need, or your credit rules the HELOC out. Several situations point that way.

The rental sits in an LLC. A HELOC must be held by an individual or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A cash-out can often be written to an entity, depending on program guidelines. If your property is already deeded to an LLC, the options are a vesting change or a DSCR cash-out. This is the sharpest structural split between the two products.

You need one large sum. Investment HELOCs stop at $500,000. A cash-out on a rental can run well beyond that, because standard loan sizes reach into the millions. On most rentals, a cash-out refinance tops out around 75% LTV, with about 6 months of seasoning as the usual expectation.

You want the rent to do the qualifying. Some borrowers would rather not have deposits dissected at all. A coverage of 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.

Be careful with that number, though. Clearing 1.00 does not mean positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

Your credit or property sits outside HELOC limits. An investment HELOC wants 700 or better, with no tier beneath it. Most cash-out programs want around 660, and a 620 floor exists in parts of the network. HELOCs also exclude borrowers with more than 15 financed properties, and they limit you to three lines.

You want a long fixed structure. The spine of the DSCR cash-out is a 30-year fixed term. Select lenders in the network also offer extended terms and interest-only periods. A HELOC never converts to a fixed structure.

The cost of all this is the reset. A cash-out replaces your first mortgage, so every term on that loan starts over. If you hold a low first mortgage, that matters. Lendmire’s comparison for a landlord adding a rental walks through that trade-off.

When a HELOC Is the Better Fit

Choose the HELOC when you want to keep your first mortgage and your title is in your own name. This is the better tool in these situations.

You have a first mortgage worth protecting. A HELOC sits in a first or second lien position and leaves an existing first mortgage unchanged. If that loan is the best part of your balance sheet, a cash-out would throw it away to get at the equity.

Your need is modest and may arrive in pieces. There is a catch, though. On both draw structures Lendmire’s network places, at least 75% of the line is drawn at closing. So a HELOC is not a pure staged-access tool. Most of it arrives as a lump sum, and the rest is a reserve. A small cash-out refinance is not always the better answer either, because closing costs can take a large bite out of a small amount.

You are using a primary home’s equity. This is where the HELOC has real headroom. On a primary residence, the ceiling reaches 90% CLTV, but only at a 720 credit profile or better. On an investment property, the ceiling is 70% CLTV at 700 or better. Many investors use the primary home’s equity to buy a rental.

You want a valuation-light file. Because investment lines cap at $500,000, they ordinarily run automated valuation and often skip a traditional appraisal. A full appraisal is required on any line above $500,000, which is only available on a primary residence. A borrower can also request one at any size.

You can live with a moving payment. Here is the part to plan for. The CFPB explains that a HELOC is an open-end line you can borrow against repeatedly, with a draw period followed by a repayment period. HELOCs usually carry variable pricing, so payments can change from month to month.

On the investment lines Lendmire’s network places, the draw runs 5 years interest-only, followed by 25 years of full amortization. Pricing floats through both phases and never converts to fixed. When the draw ends, the payment structure changes. Plan for that before you borrow, especially if your income is seasonal or uneven.

Sequencing matters. A second lien has to be dealt with before a later cash-out refinance of the same property. If you expect to refinance that rental within a few years, factor the line in now. Lendmire’s bank statement cash-out vs HELOC for a self-employed high-equity home covers how the choices stack up over time.

Tax treatment can depend on how the funds are used and how the property is held. Keep clear records of where proceeds go and speak with a qualified tax professional before relying on any deduction.

Where Both Options Fall Short

Both struggle with messy documentation. Commingled deposits and unexplained transfers slow either file the same way.

Both also depend on equity. A larger down payment or more equity can lift your coverage and soften the monthly obligation. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. Neither product is offered on manufactured homes, log homes, or barndominiums. The strongest files clear two tests at once: enough equity and enough coverage or income.

Finally, both add an obligation to your credit file. If you use the proceeds to buy a second property, the new payment counts against your DTI on the next application. Run that test before you draw.

The Verdict

This one is a genuine split. If your rental sits in an LLC, your need is large, or your credit is under 700, the cash-out is usually the starting point. If you hold individual title, own a low first mortgage, and can handle a payment that changes, the HELOC deserves a hard look first.

Four things decide it: how the property is titled, how much cash you need, what your first mortgage is worth keeping, and how you document income. The bank statement label belongs to the fourth item only. It makes the paperwork possible. It never makes the loan fit.

If you are weighing a home equity line against a cash-out refinance and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. The brokerage places both through select lenders in its wholesale network. For the wider picture of how these loans fit together, see the complete DSCR loans guide.

Frequently Asked Questions

Is a bank statement loan easier to get than a regular one?

It changes the paperwork, not the review. The lender still screens deposits, applies an expense factor to business accounts, and tests your debts and credit. Cleaner accounts help. Credit floors, leverage caps, and property rules stay the same.

Can I get a HELOC on a rental property?

Sometimes. On an investment property, the network’s lines cap at 70% CLTV and $500,000, and they require a 700 minimum credit profile. The property must be held in your own name or a revocable living trust. Availability also depends on state, since HELOCs through Lendmire’s full-service platform are offered in 16 states.

What if my rental is already in an LLC?

A HELOC will not work while the LLC holds title. Your options are a vesting change or a DSCR cash-out refinance, subject to lender program eligibility. A cash-out can often be structured around the entity.

Does HELOC money count against me when I buy the next property?

Yes. A drawn line adds a monthly obligation that enters your DTI on the next application. The line is also qualified on its interest-only payment at the maximum draw. Run both loans together before committing to either.

Does a DSCR cash-out ask for personal income documents?

A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Coverage of 1.00 is where many select programs start, and a separate select-lender path goes lower with adjusted leverage and terms. Credit and reserves are still reviewed.
