Can You Get a Bank Statement HELOC After a Down Year or Income Spike?

Can You Get a Bank Statement HELOC After a Down Year or Income Spike?

The Quick Read: Often yes, because a bank statement file reads deposits instead of tax-return net income, but a down year and an income spike are read differently and neither is ignored. A falling deposit trend gets flagged, and one-time lumps such as asset sales or settlements are normally sourced and stripped out of the income average. Subject to lender guidelines, only repeatable, earned deposits count.

  • A down year can be survivable, but a declining trend may push the underwriter toward the most recent statements.
  • A spike rarely helps. Large deposits trigger a documentation request, then get counted or excluded.
  • Statements prove income only. Credit, equity, DTI, title and property type are still tested.
  • On an investment property, the network ceiling is 70% CLTV with a 700 minimum score and a $500,000 maximum line.
  • LLC-held rentals cannot take this line. A DSCR cash-out is the usual route.

How a Bank Statement HELOC Reads Income

A bank statement HELOC replaces the tax return with a deposit history. The underwriter averages eligible deposits over a lookback window, and the lender sets that window. Windows of 12 or 24 months are commonly cited across bank-statement programs, per Scotsman Guide, which also notes these loans let self-employed borrowers qualify on actual income rather than the return figure.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The mechanics run in a set order across most files in Lendmire’s wholesale network:

1. Pick personal, business or combined statements, and the window the program allows.

2. Screen deposits. Transfers between your own accounts, loan proceeds, gifts, refunds and unsourced large or cash deposits come out first.

3. Apply the account-type treatment. Business-account deposits take an expense factor. Personal-account deposits usually do not, if they trace back to the business.

4. Apply ownership share and divide by the months reviewed.

5. Check the trend. A falling pattern can prompt a letter of explanation or a shorter lookback.

6. Test everything else: credit, CLTV, valuation, title and DTI.

Step six is where files stall. Statements replace the tax return as income proof and nothing more.

What a Down Year Does to the File

A down year hurts less on deposits than on a return, but it still shows. Deductions and depreciation can crush taxable income while deposits stay healthy, and that is the case where this product helps. If deposits themselves fell, the statements show it plainly.

The window matters. A 12-month window shows only your latest year, so it rewards rising income and penalizes a taper. A 24-month window averages two years, which can soften a drop that follows a strong prior year. It does not hide the direction of the trend. Underwriters read both the average and the slope.

Here is the catch. If the last six months run well below the first eighteen, the lender may lean on the recent months. The longer window is not automatically safer. Ask the loan officer to run both windows before the file goes in, and decide which statements to submit based on what each one shows.

A short letter of explanation helps. Say what caused the dip, whether it is over, and attach support such as a profit-and-loss statement that reconciles to the deposits.

What an Income Spike Does

A spike does not raise qualifying income the way borrowers expect. Large deposits trigger a documentation request, not a denial. Underwriters commonly compare a deposit to your average month, and anything well above normal flow gets questioned.

Once you source it with a sale agreement, settlement statement or distribution letter, the underwriter decides whether it counts or is excluded as one-time. Asset sales, settlements, loan proceeds and company-sale wires are normally set aside. If you cannot source a deposit, it comes out of income and out of reserves. That does not necessarily kill the loan.

A good letter of explanation covers four points: what the deposit was, when it landed, the supporting document, and whether it repeats.

Lumpy income can still count when it is real and repeatable. Residuals, quarterly payments, platform payouts and reserve releases work if they show across many months. A single buyout reads as an event, not income.

Down Year, Spike, Steady: How Each Reads

Profile Return-based review Deposit-based review
Down year Net income drops, deductions hurt Trend flagged, recent months may rule
Spike year Higher net income, one year Lumps sourced and stripped
Steady year Clean average Clean average

What the Statements Do Not Fix

Equity and the CLTV cap set how much you can pull. Income only proves you can carry the line. Parameters differ by occupancy, so state the one that fits your property:

  • Investment property: the ceiling is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line, subject to lender guidelines.
  • Primary residence: ceilings climb with credit tier. The 90% CLTV tier exists only at a 720-or-better profile and up to $500,000.
  • DTI: 50% maximum, 45% for scores from 600 to 679, tested on the interest-only payment at the full line. Planning to draw less does not lower the qualifying payment.
  • Draw: at least 75% of the line is drawn at closing.
  • Title: the line goes to an individual or revocable living trust. LLCs, corporations and partnerships cannot hold title.

Commingled accounts, NSFs and overdrafts hurt a file regardless of the deposit total. Separate business and personal accounts well before you apply, and include every account tied to the same income stream. Skipping one understates income, and only your ownership share counts.

Availability is also narrower than the DSCR footprint. The HELOC runs in 16 full-service states, while DSCR investor loans cover 41 markets, including Washington, D.C.

Why Federal Rules Don’t Set the Formula

Lenders have room here because HELOCs sit outside the usual income-verification mandate. The eCFR text of 12 CFR 1026.43 requires verification of the income a creditor relies on, but a CFPB HOEPA compliance guide states that the ability-to-repay requirements do not apply to HELOCs. Lender guidelines, not a federal formula, decide how a down year or a spike is treated. That is why outcomes vary by program, and why “no tax returns” never means no paper trail.

The Investor Decision: HELOC or DSCR Cash-Out

A HELOC is a personal-income decision. A DSCR loan is a property-income decision. If your deposits fell, or the year was a one-time spike, a DSCR cash-out reads rent against the property payment instead of reading you.

Consider an investor whose business deposits dipped while a rental sits in an LLC. The HELOC fails on title before income is even reviewed. A DSCR cash-out on that rental qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Cash-out tops out around 75% LTV across most of the network, with about 6 months of seasoning the common expectation. Most standard rentals want a credit score near 660, and 700 or better unlocks the strongest leverage tiers.

One caution. Clearing 1.00 coverage compares rent to PITIA only. It is not positive cash flow, since repairs, vacancy, management and capex sit outside the calculation. For coverage below 1.00, select lenders in the network offer paths with leverage and terms adjusted. Lendmire’s complete DSCR loans guide walks through the structures.

If the dip is the issue, Lendmire’s piece Does a Down Year Block a Bank Statement HELOC? covers how underwriters weigh it, and the article How to Present a Down Year on a Bank Statement HELOC covers the explanation packet.

Apply Now or Wait?

Apply now if deposits are flat or recovering and your 12- and 24-month averages both clear the DTI test. Wait if the last several months are well below the earlier ones and the dip has not stabilized. A few clean months can move the recent-window average. Wait too if a spike is propping up the average and you cannot source it. Either way, clean up the accounts and pre-write the explanation letters first.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Lendmire is a broker arranging financing through select lenders in its wholesale network, and nothing here is a commitment to lend.

Frequently Asked Questions

Will one bad year automatically sink a bank statement HELOC?

No. Deposits, not net taxable income, drive the review, so deductions that shrank your return may not matter. A real decline in deposits is flagged, though, and the underwriter may rely on recent months. Credit, CLTV, DTI and title still apply.

Does a big one-time deposit raise my qualifying income?

Almost never. It triggers a request for the source document. Once verified, one-time items like asset sales, settlements and loan proceeds are normally excluded from the average. Repeating, earned deposits are what count.

Is a 24-month window better after a down year?

Sometimes. It can soften a dip that follows a strong year, but it does not hide a declining trend. It can also hurt if your business grew recently. Ask for both windows to be run.

Can I use this line on a rental held in an LLC?

No. Title must sit with an individual or a revocable living trust. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead, subject to program terms.

Can I choose my own expense factor?

No, the lender sets it. A CPA or tax-preparer letter or profit-and-loss statement can sometimes support a lower factor, but the lender decides whether to accept it.
