Bank Statement HELOC Lenders for Funding a Small Business or Investment Property

Bank Statement HELOC Lenders for Funding a Small Business or Investment Property

The Quick Read: Which lenders write a bank statement HELOC depends on your property type, credit profile, leverage need, and how your deposits read after an expense factor. Lendmire is a mortgage broker that shops many wholesale HELOC lenders and matches the file to the program. The line is secured by a home you own personally, so a business or rental purchase puts that home at risk.

  • On an investment property, the network ceiling is 70% CLTV, with a 700 credit minimum and a $500,000 maximum line.
  • Primary-residence and second-home lines reach 90% CLTV only at a 720 or better credit profile.
  • LLC-held properties cannot take this line. Title must sit with an individual or a revocable living trust.
  • Bank statements document income. They do not make the loan “no documentation.”
  • If the rental’s income is the stronger file, a DSCR cash-out is often the better tool.

What Is a Bank Statement HELOC?

A bank statement HELOC is a home equity line that reads qualifying income from your deposits instead of tax returns. It is a lender’s documentation choice, not a separate legal category of loan.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The mechanics follow a standard line. The federal consumer-finance regulator describes a HELOC as an open-end line that lets you borrow repeatedly against home equity, with a draw period followed by a repayment period. It also warns that falling behind could cost you the home.

Self-employed borrowers use this version because write-offs can shrink taxable income below what the business actually deposits. The lender reviews a window of statements, screens out transfers, refunds, and loan proceeds, and then applies an expense factor to business deposits. Credit, equity, existing debt, and the property still get a full review.

Key Terms Defined

  • CLTV: Combined loan-to-value, meaning your first mortgage plus the new line, divided by the home’s value.
  • Expense factor: The share of business deposits a lender treats as operating costs, so only the remainder counts as income.
  • Draw period: The stretch when you can borrow from the line, usually with interest-only payments.
  • Open-end line: Credit you can borrow, repay, and borrow again up to a limit.
  • DSCR: Debt service coverage ratio, which compares a rental’s income to its full monthly obligation.

Who Offers These Lines, and How Do You Find the Right One?

The lenders that write this product are mostly non-QM and wholesale-channel lenders, not large retail banks. Investment-property lines are the scarcest of all. Experian notes that a line on a rental is usually harder to qualify for than one on a primary home, with stronger credit and reserves expected.

Lendmire works with many of the nation’s largest wholesale HELOC lenders, so one application can be matched across several sets of guidelines. The best program for your situation turns on a few variables:

Variable Why it steers the match
Occupancy Primary, second home, and investment have different ceilings
Credit profile Sets the CLTV tier and line size
Leverage need Decides whether a higher-leverage structure is needed
Income pattern Steady deposits read cleanly; lumpy ones need explanation
Title Individual or revocable trust only

Availability is also narrower than the DSCR footprint. These HELOCs are arranged in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.

How Does Underwriting Turn Deposits Into Income?

Underwriting works in five steps, and each one can change the outcome.

1. Pick the statement window. Lenders review a span of personal or business statements, depending on the program.

2. Strip non-income deposits. Transfers between your own accounts, refunds, and loan proceeds come out.

3. Apply the expense factor. Business-account deposits are discounted for operating costs, or a CPA-prepared profit-and-loss statement stands in.

4. Scale for ownership. If you own part of the business, only your share counts.

5. Test the ratios. Debt-to-income is capped at 50%, and 45% for credit profiles from 600 to 679. The line is qualified on the interest-only payment calculated on the maximum draw.

Run a round-number illustration. A business account shows steady deposits, and half of them are transfers and refunds. Only the remaining half gets the expense factor. What survives is your qualifying income, and it can be much smaller than the headline deposit total. That gap is where many files get surprised.

Falling or lumpy deposits can trigger an explanation letter or a shorter lookback. That is lender behavior, not a published rule, so ask before applying.

Can It Fund a Small Business?

Yes, with a hard caveat. Most lenders do not restrict how you spend the proceeds, but approval rests on your home equity and personal finances, not the business’s revenue.

The home is the collateral. If the business stumbles, the lien does not go away. The CFPB HELOC booklet also flags that these lines carry variable rather than fixed rates, so payments can rise while revenue is soft.

A few habits protect you:

  • Keep business and personal accounts separate.
  • Draw in stages as costs arrive, not all at once.
  • Remember the structure: at least 75% of the line is drawn at closing, and pricing floats through the draw and repayment periods without converting to fixed.

Tax treatment can depend on how the funds are used and how the property is held. Keep clear records and speak with a qualified tax professional before relying on any deduction. Interest deductibility on home equity borrowing generally turns on whether the funds were used to buy, build, or improve the home that secures the loan.

Can It Fund an Investment Property?

It can, and the collateral question matters more than anything else. There are two very different setups.

A line on your primary residence funds a rental purchase, and the new rental is not collateral. Primary-residence lines reach 90% CLTV, but only at a 720 or better credit profile. A line above $500,000 is primary-residence only. It needs a 700 or better credit profile (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal.

A line on an existing rental puts that rental at risk. The network ceiling there is 70% CLTV, with a 700 minimum and a $500,000 maximum line. Credit above 700 buys eligibility rather than leverage, since 720 and 700 both reach the same 70%. These lines use a 5-year interest-only draw followed by a 25-year repayment, and they usually close with an automated valuation instead of a traditional appraisal.

Consider a rental valued at $400,000 with a modest first mortgage. At 70% CLTV, the combined debt on the property cannot pass 70% of value, so every dollar of the existing balance shrinks the line. Run that subtraction before you plan a purchase around it.

For a pure rental purchase, many investors use a line as a short bridge, then place permanent financing afterward. A DSCR cash-out can be that takeout. Lendmire’s complete DSCR loans guide covers how that lane works.

Title and Property Rules That Trip People Up

LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this line. Only an individual or a revocable living trust qualifies. A rental already deeded to an LLC needs a vesting change first, or it belongs in a DSCR cash-out instead.

Eligible property includes single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible.

Other limits apply. A borrower can hold three lines, and anyone with more than 15 financed properties is not eligible. Bankruptcy needs 4 years of seasoning. Investment files follow a 7-year path for foreclosure and 4 years for a deed-in-lieu or short sale. Every figure here is subject to lender guidelines and full file review.

Which Tool Fits Which Goal?

Goal Better-fit tool What gets underwritten
Working capital for your business Bank statement HELOC Your deposits and home equity
Buy a rental, keep the home as collateral HELOC on your residence Your deposits and equity
Pull equity from a rental you own DSCR cash-out or investment line Property rent, or your deposits
Rental held in an LLC DSCR cash-out The property’s rental income
Thin or erratic deposits DSCR loan The property’s rental income

This is the real fork. A bank statement HELOC underwrites you. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Clearing 1.00 on coverage is not the same as positive cash flow, since repairs, vacancy, and management sit outside the ratio.

When This Isn’t the Right Fit

  • Your deposits are thin or new. A recent business with little history gives the lender little to read.
  • Your property sits in an LLC. Title rules rule it out.
  • You are above 15 financed properties. The exposure limit applies.
  • You need more than the investment cap. A line on a rental stops at $500,000.
  • The rental’s income is your strongest asset. Then a rent-based loan fits better than a deposit-based one.

What Should You Prepare Before Applying?

Gather your statement window, a separated business account, and a CPA-prepared profit-and-loss if you have one. Pull your credit early. The report cannot be more than 90 days old at closing, and rescores are not available. Also confirm your title, current liens, and an insurance policy for the property.

Frequently Asked Questions

Can I use a bank statement HELOC to start a business?

Yes, but the line rests on your home equity and personal finances, not on business revenue. A new business has no deposit history to read, so a lender may have little to work with. The home stays at risk if the business fails.

Is a bank statement HELOC really no-doc?

No. Income is documented through statements, a profit-and-loss, or both. Credit, equity, debt, and the property still get reviewed. The file is reviewed on documented income under the applicable program, subject to lender guidelines.

Can I get one on a rental property?

Yes, through select lenders. On an investment property the network ceiling is 70% CLTV, with a 700 credit minimum and a maximum line of $500,000. Lines on rentals are scarcer than lines on a primary home.

Does an LLC work?

No. The line requires title in an individual’s name or a revocable living trust. An LLC-held rental generally needs a vesting change, or a DSCR cash-out instead.

What happens if the business fails?

The lien on your home remains, and you still owe the balance. The CFPB notes that if you cannot repay on schedule, you could lose your home.
