The Quick Read: Lenders that write a line behind an existing first mortgage do exist, but the pool is narrow and sits mostly in the non-QM wholesale space, not at big banks. The first mortgage stays in place, and the new line goes into second lien position. Income is read from deposit history instead of tax-return net income, and the existing first-mortgage balance eats into the equity you can borrow against.
- The first mortgage keeps its own rate, term and payment. Only its balance affects how much room is left for the line.
- Ceilings depend on occupancy. An investment-property line tops out at 70% CLTV (combined loan-to-value), while 90% CLTV appears only on a primary residence or second home with a 720 or better credit profile.
- Title matters. The property must be held by the individual or a revocable living trust, not an LLC.
- Home equity line availability through Lendmire is limited to 16 states, narrower than its DSCR footprint.
Does the First Mortgage Stay in Place?
Yes. A standalone line in second position sits behind the first lien and leaves it alone. That is the main reason borrowers choose this route over a cash-out refinance, which replaces the first loan and everything attached to it.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
| Item | What happens |
|---|---|
| First-mortgage rate and term | Unchanged |
| First-mortgage balance | Counts toward combined leverage |
| First-mortgage payment | Counts in the debt-to-income review |
| New line | Recorded behind the first lien |
The first mortgage hits the file twice. Its balance reduces your equity room, and its payment goes into your debt ratios. Most borrowers think about only one of those.
How Much Room Does the First Mortgage Leave?
Room equals the property value times the lender’s CLTV cap, minus every recorded lien. Yahoo Finance explains that the new line is added to the original mortgage when CLTV is computed. It also notes that a higher CLTV makes a second mortgage harder to qualify for. Motley Fool’s LTV entry gives the same mechanic: existing mortgage plus proposed line, divided by appraised value.
Run it in percentages. Say a rental is worth 100% of its appraised value and the first mortgage is 55% of that value. On an investment property, with a 70% CLTV ceiling, the line can reach about 15% of value. On a primary residence at 85% CLTV, the same first mortgage leaves about 30% of value, still capped by the line limit.
Any older second lien or other line reduces that room one for one. A small drop in appraised value can also push a file over the cap. On Lendmire’s network, an investment-property line caps at 70% CLTV, and 90% exists only on a primary residence or second home at 720 or better.
The interest rate on the first mortgage does not matter here. Only the balance does.
Which Lenders Write a Line Behind a First Mortgage?
The lenders that write these lines depend on your property type, credit profile, leverage need and documentation. Many conventional channels will not touch a rental at all. Investors often call a long list of banks and credit unions and get the same answer. The files that work usually run through wholesale non-QM lenders, which a broker can shop at the same time.
Lendmire is a mortgage broker, not a lender. It places these files with select wholesale partners and matches the scenario to the program. Program parameters on the network run as follows, each subject to lender guidelines and full file review:
- Primary residence: ceilings step from 60% CLTV at a 600 score to 85% CLTV at 660 and above, with 90% CLTV only at 720 or better and lines up to $500,000. Lines up to $750,000 cap at 75% CLTV.
- Second home: a 640 minimum score, with 90% CLTV only at 720 or better, up to $500,000.
- Investment property: a 700 minimum score and a 70% CLTV ceiling, up to $500,000.
- Line size: $25,000 to $750,000. A line above $500,000 is primary residence only, needs a credit profile of 700 or better (720 on the longer-runway program), and requires a full appraisal.
Two wholesale programs sit behind these figures. One uses a 3-year interest-only draw with a 17-year repayment. The longer-runway program uses a 5-year draw with a 25-year repayment. Investment lines run the 5-year, 25-year structure only. Pricing floats through both periods and never converts to fixed. At least 75% of the line is drawn at closing, which matters if you wanted a standby line you could leave untouched.
How Is Income Read From Bank Statements?
The method changes the proof, not the test. The file is reviewed on documented income under the applicable program, subject to lender guidelines. Deposits come from personal or business statements, usually over a 12- or 24-month window, depending on the program.
Expect the reviewer to do the following:
1. Strip transfers and unsourced deposits.
2. Apply an expense factor to business accounts.
3. Ask for proof of business ownership.
4. Ask for a short written explanation of large or irregular deposits.
Debt-to-income is capped at 50%, or 45% for credit profiles from 600 to 679. A ratio above 45% needs a 680 minimum. The payment is qualified on the interest-only amount at the maximum draw, and the first-mortgage payment sits in the ratio. Keep business and personal deposits separate well before you apply. Mixed accounts are the most common source of avoidable questions.
Where the General Rule Breaks
- LLC title. Fee simple or leasehold must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.
- First mortgage already too large. If existing liens meet the cap, there is no room.
- Property type. Single-family, 2-4 units (640 minimum on the longer-runway program), PUD, townhome and condominium, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use or agricultural-zoned properties are not.
- Listing status. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA.
- Exposure. A borrower is limited to three lines, with combined exposure capped at $2,000,000 on the 3-year program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible.
- Credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program on primary residences and second homes. One program accepts it after 7 years, with a deed-in-lieu, pre-foreclosure or short sale seasoned 4 years. The other declines it regardless of age.
- Valuation. Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV may require a secondary valuation. You can request a full appraisal in any case.
- Geography. Lendmire’s equity line availability covers 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA.
HELOC or DSCR Cash-Out Refinance?
A line behind your first mortgage fits when the first mortgage is worth keeping, your personal income documents well through deposits, and you can live with an investment CLTV ceiling of 70%. A DSCR cash-out refinance fits when the property sits in an LLC or when you want more leverage and rent-based underwriting.
| Factor | Bank statement line | DSCR cash-out |
|---|---|---|
| First mortgage | Stays | Replaced |
| Reviewed on | Personal deposit income | Property rent vs. payment |
| Title | Individual or revocable trust | LLC allowed, subject to program terms |
| Investment leverage | Up to 70% CLTV | Around 75% LTV across most of the network |
On a DSCR file, qualification rests primarily on property-level rental income covering the payment, subject to lender guidelines. Most select programs start at 1.00 coverage, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy and management sit outside the calculation. Cash-out typically expects about 6 months of seasoning. See Lendmire’s complete DSCR loans guide for the full structure.
One more point: if you take a line now and refinance the first mortgage later, the line lender must agree to stay in second position. A refusal can stall the refinance. Ask about that before you sign. Lendmire’s piece HELOC Lenders When You Already Have a First Mortgage covers the lender side in more depth.
A Short Business-Purpose Note
Credit extended primarily for business purposes is exempt from Regulation Z under 12 CFR 1026.3(a). The official commentary lists factors for judging business purpose, such as the stated purpose and the size of the transaction. Whether a given rental-property line counts as business-purpose is a lender and counsel determination, so do not assume it.
Key Terms Defined
- CLTV: the first mortgage plus the new line, divided by the property’s value.
- Second lien: a loan recorded behind the first mortgage, paid second if the property is sold.
- Interest-only draw: the early period when the payment covers only interest on the balance.
- Subordination: the first-lien holder’s consent, or the line lender’s, to keep lien order when one loan is refinanced.
- Vesting: how title to the property is held, whether by an individual, a trust or an entity.
How to Shop This Without Wasting Applications
1. Pull your first-mortgage balance, any other liens and a realistic value estimate, then work out CLTV.
2. Check title. If an LLC holds the property, decide whether to re-vest or move to a DSCR cash-out.
3. Gather 12 to 24 months of statements and a short note on any large deposits.
4. Confirm that your state, property type and listing status are eligible.
5. Ask the broker which programs fit your credit tier and occupancy before any credit pull. Single-bureau reports expire after 90 days, and rescores are not offered.
Frequently Asked Questions
Does a bank statement line change my first mortgage?
No. The first mortgage keeps its rate, term and payment, and the line is recorded behind it. Its balance reduces your equity room, and its payment counts in debt-to-income.
Can an LLC-owned rental get one?
Not directly. Title must be held by the individual or a revocable living trust. A property in an LLC needs a vesting change first, or a DSCR cash-out, which underwrites on rent.
Is the credit score requirement the same for every property?
No. The floor is 600 on a primary residence, 640 on a second home and 700 on an investment property. Higher scores unlock higher CLTV, subject to lender guidelines.
What if I refinance the first mortgage later?
The line lender usually has to agree to stay in second position. If it declines, you may have to pay off or restructure the line. Ask about that process at the start.
Does this beat a cash-out refinance?
It depends on the first mortgage. If you hold a low-cost first loan you want to keep, a second lien can make sense. If you want higher leverage or the property sits in an LLC, a DSCR cash-out may fit better.
