Bank Statement HELOC Lenders With Nontraditional Income Proof

Bank Statement HELOC Lenders With Nontraditional Income Proof

The Quick Read: A bank statement HELOC is a home equity line reviewed around documented deposits into your accounts instead of tax returns, subject to lender guidelines. On a rental property it runs through a small group of wholesale lenders that a broker can shop on your behalf, with tighter limits than a line on your own home. The income method is only one piece of the file. Leverage, credit, title, and property type decide the outcome just as often.

  • On an investment property, the network’s ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit profile and a maximum line of $500,000.
  • On a primary residence or second home, the ceiling reaches 90% CLTV, but only at a 720-or-better credit profile.
  • Title must sit with you personally or in a revocable living trust. An LLC cannot hold title on these lines.
  • At least 75% of the line is drawn at closing, so this is not a dormant safety net.
  • Lenders still test debt-to-income (DTI) after they clean and average your deposits.

What a Bank Statement HELOC Actually Is

A bank statement HELOC is an ordinary home equity line of credit with a different way of proving income. The line is secured by a property, and you borrow against the equity. The lender reads your deposits instead of your tax-return income.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That difference matters for people whose returns understate their cash. Heavy write-offs, depreciation, and business deductions can leave taxable income low while real money moves through the accounts every month. Statements show the cash that actually arrived.

It is not a loan without paperwork. It is reviewed on documented income under the applicable program, subject to lender guidelines. The lender still pulls credit, checks equity, reviews the property, and confirms title.

One more point about the word “lenders.” Large retail banks and credit unions tend to lean on traditional income review. The bank statement options sit mostly with wholesale lenders. Lendmire is a mortgage broker that works with a network of wholesale HELOC lenders, so the useful question is not which one name to call. The better question is which program fits your property, credit, and leverage need.

How Bank Statement HELOC Lenders Treat Nontraditional Income Proof

Underwriting turns raw deposits into one qualifying income number, then runs the same tests any home equity file faces. The steps look like this.

1. Pick the statement type and period. Lenders accept personal statements, business statements, or both. Most set a fixed lookback window, often a year or two, and the choice depends on the program.

2. Scrub the deposits. Only deposits that represent real income count. Transfers between your own accounts, refunds, loan proceeds, and peer-to-peer payments come out.

3. Average what remains. The lender adds up the eligible deposits and divides by the number of months.

4. Apply an expense factor to business accounts. A business account holds revenue, not profit. The lender sets a factor that trims those deposits to reflect operating costs. You do not choose it, though a letter from your CPA or tax preparer can support an argument for a lower one.

5. Test DTI. The resulting income is measured against your monthly debts. On this network, DTI tops out at 50%, drops to 45% for credit profiles from 600 to 679, and anything above 45% needs at least a 680. The line itself is qualified on the interest-only payment calculated on the maximum draw.

6. Check credit, CLTV, property, and title. CLTV counts every lien against the property, not just the new line.

7. Order the valuation. Lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal. A full appraisal is required on every line above $500,000, and you may request one in any case.

The expense factor is where files quietly diverge. A business account with steady deposits still loses a share to the factor before DTI is run. Two lenders with different factors can reach different qualifying incomes from identical statements. That is one reason a broker that sees several programs can matter.

Deposit cleanliness is the other common problem. Accounts that mix personal spending, business revenue, and transfers take longer to scrub and often produce a lower number. Separate accounts for rent collection or business income make the review cleaner.

For a deeper look at what these lenders weigh when net income is not the starting point, see Lendmire’s piece on what bank statement HELOC lenders use instead of net income.

The Leverage Limits by Occupancy

The network ceiling depends on how the property is used. This is the single most misread piece of the product. A top-tier figure on one occupancy type says nothing about another.

Occupancy Max CLTV Minimum credit Max line
Investment property 70% 700 $500,000
Second home 90% at 720+ 640 $500,000
Primary residence 90% at 720+ 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

On an investment property, 70% is the ceiling for both the 700 and the 720-plus tiers. Nothing sits above it. Lower tiers on the other occupancy types step down from there. A primary residence at 640 and above reaches 80% CLTV, and a second home at 660 reaches 80%.

A line above $500,000 is primary-residence only. It needs a credit profile of 700 or better (720 on the longer-runway structure, the one with the 5-year draw), it caps at 75% CLTV, and it requires a full appraisal.

Here is how the investment ceiling plays out in practice. Say you own a rental with a first mortgage at 55% of its value. A 70% CLTV ceiling leaves room for a line of up to 15 points of value, before the dollar cap applies. Many investors with a recent purchase and a high first-lien balance find there is little room at all.

All of these figures are typical network guidance. Each file is underwritten individually, and nothing here is a commitment to lend.

The Structure Behind the Line

These lines work differently from the HELOC your neighbor describes at a family barbecue. The structure is built around a draw period followed by repayment.

  • Draw and repayment. Primary residences and second homes can take a 3-year interest-only draw with a 17-year fully amortizing repayment, or a 5-year draw with a 25-year repayment. Investment lines run the 5-year draw and 25-year repayment structure only.
  • Lien position. The line can sit in first or second position, as a standalone product.
  • Funding at closing. At least 75% of the line is drawn at closing on both structures.
  • Cost behavior. The line’s pricing floats through both the draw and the repayment period. It never converts to fixed.
  • Line size. Lines run from $25,000 to $750,000. A borrower can hold up to three lines with the network, and a borrower who owns more than 15 financed properties is not eligible.
  • Availability. These HELOC programs are available in Lendmire’s 16 full-service states, which is narrower than the 41-market DSCR footprint.

The 75% draw at closing is the detail investors miss. If you wanted a standby line to use only when a deal appears, this product does not fit that plan. Most of the money is borrowed on day one.

Where the General Rule Breaks

The general rule is that statements can substitute for tax returns. These edge cases are where that rule stops working.

Investment-property lines are a thin market even with perfect income proof. NerdWallet reports that a HELOC on an investment property is possible but comes with a smaller pool of lenders and less borrowing power than a primary home. Lenders see higher default risk on rentals. One BiggerPockets thread suggests asking for a line of credit secured by investment property, because some lenders balk at the word HELOC for non-owner-occupied homes.

Title cannot sit in an LLC. Fee simple or leasehold must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest structural difference from a DSCR loan. If your rental already sits in an LLC, the choice is a vesting change or a DSCR cash-out instead, subject to program terms.

Your existing first mortgage can block a second lien. If the line will sit behind a first mortgage, that loan’s documents have to permit it. This is a real issue for investors who financed with a DSCR first lien.

Property type can end the conversation. Single-family, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable) are eligible. Two-to-four unit properties need at least a 640 on the longer-runway structure. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.

Credit history carries weight. A bankruptcy needs four years of seasoning from discharge or dismissal. On investment files, a foreclosure seasons for seven years, and a deed-in-lieu, pre-foreclosure, or short sale for four.

The line can be frozen. The CFPB explains that during the draw period you can borrow up to the limit, and that a lender may stop further draws if the home’s value falls significantly. It also warns that falling behind could cost you the home.

No federal underwriting formula dictates the income method. The federal ability-to-repay rule’s scope paragraph excludes home equity lines of credit. That is why each lender sets its own documentation menu. It does not mean verification disappears, and each lender still reviews the file.

Bank Statement HELOC or DSCR Cash-Out?

A bank statement HELOC tests you. A DSCR cash-out refinance tests the property. That single contrast drives most of the decision.

A bank statement line fits when you want to keep a low-cost first mortgage in place and draw from equity beside it. It also fits when the rental is held personally, and your cash flow through the accounts is strong but your tax return is not.

A DSCR cash-out refinance fits when the rent covers the payment comfortably but personal income is stretched. DSCR compares rent to the full monthly obligation (principal, interest, taxes, insurance, and HOA dues). Across most of Lendmire’s network, cash-out refinances top out around 75% LTV on standard rentals, with about six months of seasoning commonly expected. Coverage of 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Loan sizes generally reach up to $3,000,000 on standard programs.

Do not confuse clearing 1.00 with positive cash flow. DSCR counts rent against the payment only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. Reserves vary by lender, leverage, and loan size, commonly around six months of PITIA (principal, interest, taxes, insurance, and association dues).

If the property sits inside an LLC, the DSCR route is often the cleaner one. Lendmire’s complete DSCR loans guide walks through how those files are built.

A fair question is which structure produces more usable capital. Lenders cap both against your equity, and the HELOC adds a second payment while the first mortgage continues. If the new rental or rehab project is still vacant, both payments can come due before any rent arrives. That cash-flow gap is the part investors tend to underestimate.

Investors with significant assets but modest reported income may be tempted to treat the two products as interchangeable. They are not: the HELOC reads your deposits, while the DSCR loan reads the rent.

What to Prepare Before a Broker Shops Your File

A tidy file narrows the field to lenders that can say yes. Gather these before the first conversation.

  • Statements for the full lookback period, with the accounts clearly labeled as personal or business.
  • A short explanation for any large deposit that is not income.
  • A current mortgage statement so CLTV can be calculated against every existing lien.
  • Proof of insurance and the property tax bill.
  • A separate set of statements showing reserves, since the accounts that prove income and the accounts that prove reserves are different document sets.
  • Your credit profile. The network uses a single-bureau score keyed to the primary wage earner, with a report no older than 90 days at closing and no rescores.
  • A clear picture of how title is held.

A broker earns its place here by matching the scenario to the program. The right fit depends on property type, credit profile, leverage need, and documentation. No single lender is the answer for every investor.

Key Terms Defined

CLTV (combined loan-to-value): The total of all liens on a property divided by its value, including the new line.

Expense factor: The percentage a lender subtracts from business deposits to estimate profit before counting them as income.

Draw period: The stretch of a HELOC when you can borrow against the line, usually interest-only on these programs.

DTI (debt-to-income ratio): Your monthly debts divided by your qualifying monthly income.

DSCR (debt service coverage ratio): Monthly rent divided by the property’s full monthly payment, used on investor loans that qualify on property income.

Seasoning: The waiting period a lender wants after a purchase, bankruptcy, or foreclosure before a new loan.

Frequently Asked Questions

Do bank statement HELOC lenders look at my credit score?

Yes. The network’s floor is 600 on primary residences, 640 on second homes, and 700 on investment properties. Higher scores unlock higher CLTV tiers. The score model is a single-bureau score keyed to the primary wage earner.

Can I use rental income to qualify instead of my personal accounts?

Not on this product. A bank statement HELOC tests you as a borrower, not the property. If the rent is the strength of the file, a DSCR cash-out refinance tests rent against the payment instead, on programs that qualify primarily on property-level rental income, subject to lender guidelines.

Is a bank statement HELOC the same as a DSCR HELOC?

No. They are tested on different things. A bank statement line reads your deposits and DTI. DSCR loans read the property’s rent against its payment. “DSCR HELOC” is a loose label rather than a standardized product.

Will a lender stop me from drawing on the line?

It can happen. The CFPB notes that lenders may restrict draws if the home’s value drops significantly. On top of that, at least 75% of the line is drawn at closing here, so plan around the funds you actually receive.

Does the tax treatment of line proceeds matter?

It can, because tax treatment varies. Consult a qualified professional before relying on any deduction.

Next Step

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Lendmire is a mortgage broker, so it shops select wholesale lenders rather than lending directly. You can call 828-256-2183 or request a quote. Any calculator estimate is illustrative only.

Investors who hold more of their wealth in cash flow than in taxable income usually find that the documentation method is the easy part, and that the leverage ceiling on a rental is the part that deserves the most planning.
