The Quick Read: Lenders that qualify borrowers on bank statements almost always require a large draw at closing, so a true zero-draw line usually comes with traditional income documents instead. The draw rule and the documentation method are two separate product terms, and borrowers often confuse them.
- On the wholesale programs Lendmire places files with, at least 75% of the line is drawn at closing.
- Zero-draw lines mostly sit at depository lenders that want tax returns and W-2s.
- Investment-property lines top out at 70% CLTV, with a 700 minimum credit score, and are subject to lender guidelines.
- The practical lever is line size: a smaller line means a smaller required draw.
- If you need lump-sum cash against a rental held in an LLC, a DSCR cash-out refinance sidesteps the draw question entirely.
A homeowner who wants standby capital, with no day-one borrowing, and who also needs to document income through bank statements is asking for two things that rarely come from the same lender. This piece explains why, how underwriting treats the line, and what the decision looks like for an investor. For the broader financing picture, Lendmire’s complete DSCR loans guide covers the investor-loan alternative.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Why Are Draw Rules and Bank Statement Underwriting Separate Questions?
The draw requirement comes from the lender’s funding model. Bank statement underwriting is only a way to prove income. A lender can pair either documentation method with either draw rule, though in practice the pairings cluster in predictable ways.
The consumer regulator describes the structure plainly: some plans require a minimum amount per draw, and other plans require an initial amount to be taken when the line is set up. Nothing about bank statements triggers that requirement. It is a plan feature.
Key Terms Defined
- Initial draw: the amount you must borrow at closing, set by the lender as a share of the line.
- Draw period: the stretch when you can borrow, typically interest-only on whatever balance you carry.
- Repayment period: the later stretch when borrowing stops and the balance amortizes.
- Qualifying payment: the payment the lender uses to test your debt-to-income ratio.
- CLTV: combined loan-to-value, meaning all liens on the property divided by its value.
- Bank statement program: an income method that replaces tax returns with months of deposit history, subject to lender guidelines.
Why Do Most Bank Statement Lenders Require a Draw?
They are funded by investors, and investors want the balance earning interest from day one. Banks and credit unions hold lines on their own books and can wait for you to borrow.
TheStreet reports that depository institutions are the most likely to offer low or no initial draws, while nonbank lenders increasingly require large ones. The network figure is the one that matters for a Lendmire file: at least 75% of the line is drawn at closing on both wholesale programs Lendmire works with.
That is the tradeoff in one sentence. Documentation flexibility comes with draw inflexibility.
How Does Underwriting Actually Treat a Bank Statement Line?
Underwriting runs in a predictable sequence. Each step below applies to the bank statement path, subject to lender guidelines and full file review.
1. Product choice. The lender type decides the draw rule before any paperwork starts.
2. Income calculation. The lender totals deposits over the statement window, strips out transfers that are not income, applies an expense factor suited to the business, and divides by the months reviewed.
3. Credit and housing history. One of the two wholesale programs requires two tradelines seasoned 12 months or one seasoned 24. It also applies a housing-history standard across every financed property.
4. Qualifying payment. The test uses the interest-only payment calculated on the maximum draw. Borrowing less than the line does not lower the ratio.
5. Valuation. Lines at or below $500,000 ordinarily run an automated valuation. A full appraisal is required above that.
6. Draw period. You pay interest only on the balance, so no principal comes down.
7. Repayment period. Payments step up. The CFPB notes that payments are often significantly higher once repayment begins.
Step four trips up many borrowers. The debt-to-income limit is 50% at most, 45% for credit profiles from 600 to 679, and a ratio above 45% requires a 680 minimum.
What Does a Required Draw Cost?
A forced draw means paying interest on money you may not need yet. That erodes the standby-capital appeal that draws people to a HELOC in the first place.
Take a line where 75% must be drawn at closing. Three quarters of your borrowing starts accruing interest on day one, whether or not a project, purchase, or reserve need exists. On a vacant rental, the payment still comes due. Yahoo Finance notes that higher mandatory draws are linked to delinquency risk, because borrowers may be forced to borrow more than they budgeted.
Interest-only draw payments also leave principal untouched. The CFPB’s HELOC brochure makes that point directly, and it matters for investors funding draws from rental income.
What Are the Structures and Variations?
Lendmire brokers through select wholesale partners and is never the lender. Two draw structures exist on primary residences and second homes. Investment lines use only the longer one.
| Factor | Shorter-runway structure | Longer-runway structure |
|---|---|---|
| Draw period | 3 years interest-only | 5 years interest-only |
| Repayment | 17 years amortizing | 25 years amortizing |
| Investment lines | Not available | Available |
Pricing floats through both periods on both programs and never converts to fixed. Tennessee shortens the terms to 3 and 12 years, or 5 and 10 years.
Ceilings depend on occupancy:
- Investment property: 70% CLTV, 700 minimum credit, lines up to $500,000.
- Primary residence: up to 90% CLTV, but only at a 720-or-better profile and lines up to $500,000. Lines above $500,000 cap at 75% CLTV.
- Second home: up to 90% CLTV, again only at 720 or better, with a 640 credit minimum.
Line sizes run from $25,000 to $750,000. Any line above $500,000 is primary-residence only, requires 700 or better (720 on the longer-runway structure), and needs a full appraisal.
Where Does the General Rule Break?
The rule holds that bank statement income means a big draw. Several edge cases are worth knowing.
Some depositories do allow zero or nominal draws, but they usually want full documentation. A self-employed borrower whose tax returns understate income often cannot use that route.
Investment-property collateral narrows the field. Some depositories will not write a HELOC on a non-owner-occupied property, so availability depends on the lender and the state.
Title can block the deal. The wholesale programs require title held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change or a different product.
Property type matters. Single-family, 2-4 unit, PUD, townhome, and condominium properties are eligible, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural properties are not.
Subsequent draws carry their own minimum. After closing, the longer-runway program sets a $1,000 minimum draw, except in Texas at $4,000.
Availability is limited. These lines are offered only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.
How Can You Control the Draw When It Is Mandatory?
You cannot negotiate the percentage. You control the size of the line.
If you need roughly a given amount of cash now, request a line close to that amount. If you want standby capital you do not touch, a required draw defeats the purpose. Skip it.
Avoid the common mistake of asking for a large line “just in case.” The draw requirement scales with the line, and interest accrues on the whole drawn portion.
What Does the Decision Look Like in Practice?
Match the product to the need. The documentation question and the draw question both have to be answered.
| Need | Documentation | Likely path |
|---|---|---|
| Standby cash, no day-one borrowing | Full tax returns | Depository line with low or no draw |
| Cash now, returns understate income | Bank statements | Bank statement HELOC, sized tightly |
| Lump sum against an LLC-held rental | Property rent | DSCR cash-out refinance |
| Staged project over several years | Either | Closed-end second or sized line |
The DSCR cash-out refinance is a lump sum by design, so no minimum draw ever applies. Qualification rests primarily on property-level rental income covering the payment, subject to lender guidelines. On a standard rental, cash-out tops out around 75% LTV across most of the network, with about six months of seasoning commonly expected. Coverage of 1.00 is where select programs start, while a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. For a closer look at tapping equity without personal returns, see Lendmire’s article How to Tap Home Equity Without Tax Returns Using a Bank Statement HELOC.
Clearing 1.00 does not mean positive cash flow. DSCR compares rent to the full payment only, so repairs, vacancy, and management sit outside it.
What Should You Ask Any Lender Before Applying?
- What share of the line is drawn at closing?
- Is there a minimum for later draws, and a minimum balance I must keep?
- Are there inactivity fees?
- Is the qualifying payment based on the maximum draw?
- Can I repay the closing draw right away?
- Will the lender write the line on a non-owner-occupied property in my state?
- Who must hold title?
A broker that shops multiple wholesale lenders can run these questions across programs for you. The right fit depends on property type, credit profile, leverage need, and documentation.
Frequently Asked Questions
Can I get a bank statement HELOC with no draw?
Rarely. Bank statement lines come from investor-funded lenders, and the programs Lendmire places files with require at least 75% of the line drawn at closing. Zero-draw lines mostly come from depositories that want traditional income documents.
Do bank statements cause the required draw?
No. The draw comes from the lender’s funding model, not from how income is documented. A bank statement is simply the income proof.
Does borrowing less lower my qualifying payment?
No. Qualifying is done on the interest-only payment calculated on the maximum draw, so the planned draw does not reduce the debt-to-income test. A smaller line does.
Can an LLC-owned rental get a HELOC?
Not on these programs. Title must be held by the individual or a revocable living trust. An LLC-held rental points toward a DSCR cash-out refinance, subject to program terms.
Who should avoid a bank statement HELOC?
Anyone who wants an unused standby line, or who cannot comfortably carry interest on most of the line from day one. The product suits a borrower with a defined, immediate need for cash.
