Does a Bank Statement HELOC Make Sense Across a BRRRR Pipeline?

Does a Bank Statement HELOC Make Sense Across a BRRRR Pipeline?

The Quick Read: Only when the borrower is self-employed, owns a home or seasoned rental in their own name or a revocable trust, needs a defined amount of capital up front, and has a rent-based cash-out refinance lined up to repay the line, because outside that case the line adds variable-cost leverage to a pipeline that rent-based financing already handles.

  • The line qualifies the person and the equity. Rent on the new rental does not size it.
  • It works as bridge money for the buy and rehab steps. It is not permanent financing for a BRRRR.
  • On an investment property, the network’s line tops out at 70% CLTV with a 700 minimum credit profile.
  • LLC-titled properties cannot hold the line, which is the sharpest break from a DSCR loan.
  • The exit is a rent-based cash-out refinance, and it must repay the first lien, the line and the rehab spend together.

What Is a Bank Statement HELOC, and Who Is It For?

A bank statement HELOC is a revolving line that reads personal or business deposits instead of tax-return income. It fits self-employed homeowners whose write-offs shrink the income a return shows. The lender looks at the borrower, not the rental.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Lendmire is a mortgage broker. It places home equity lines through select wholesale partners in 16 full-service states, a footprint narrower than its DSCR investor platform in 41 markets, including Washington, D.C. The lines in this network are standalone products in first or second lien position. Documentation standards differ by program, so whether a deposit-based income path fits a given file depends on the lender and the scenario.

A deposit review is more than adding up deposits. Transfers between the borrower’s own accounts and loan proceeds are stripped out. Business accounts usually get an expense adjustment, and each program sets its own. A profit-and-loss statement or a letter from a tax professional can sometimes stand in for a flat factor.

Here is the contrast that matters for a BRRRR investor.

Factor Bank Statement HELOC DSCR Cash-Out
What gets tested The borrower’s deposits and equity The property’s rent vs. its payment
Collateral Home or seasoned rental you own The rental being refinanced
Title Individual or revocable trust LLC possible, per program terms
Role in BRRRR Bridge for buy and rehab Take-out loan

Where Does the Line Sit in a BRRRR Pipeline?

The line funds the front of the pipeline, and the refinance ends it. The investor draws on equity from one property to buy and rehab another. A rent-based cash-out refinance on the new property then repays the draw.

Stage What the line does Where it breaks
Buy Funds down payment and closing costs Purchase lender may restrict borrowed funds
Rehab Pays contractors on interest-only terms Overruns eat the cushion
Rent Carries interest while the lease-up happens Vacancy extends the carry
Refinance Repaid from cash-out proceeds Low appraisal leaves a balance
Repeat Equity is rebuilt on the next property Line may be frozen or reduced

Two details in this network shape the fit. First, at least 75% of the line is drawn at closing. That makes it a poor match for drip-feed funding and a better match for a defined, mostly upfront need. Second, pricing floats through both the draw and the repayment period. It never converts to fixed. A long rehab or a late refinance means paying a variable cost for longer than planned.

On investment lines, the draw runs five years with a 25-year amortizing repayment. The five-year window is generous for one BRRRR cycle. It is not a reason to let the balance sit.

What Collateral and Leverage Apply?

The ceiling depends on which property secures the line. On an investment property, the network’s maximum is 70% CLTV, with a 700 minimum credit profile and a line size of $25,000 to $500,000. Every figure is subject to lender guidelines and a full file review.

On a primary residence the tiers run higher. A 700+ profile reaches 85% CLTV up to $500,000. The 90% CLTV tier exists only at 720 or better, up to $500,000. Lines above $500,000 are for primary residences only. They require 700 or better (720 on the longer-runway structure) and cap at 75% CLTV with a full appraisal.

The tradeoff is real. If the line sits on the investor’s own home, a stalled project puts that home at risk. Collateral on a seasoned rental protects the house but costs leverage.

Other program rules matter in a pipeline:

  • Title must be the individual borrower or a revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out is the better tool, subject to lender program eligibility.
  • DTI tops out at 50%, and the line is qualified on the interest-only payment at the maximum draw.
  • Lines at or below $500,000 ordinarily use an automated valuation. A borrower can request a full appraisal anyway.
  • A borrower is limited to three lines and cannot own more than 15 financed properties.
  • Manufactured homes, co-ops, condotels, log homes and mixed-use properties are not eligible collateral.

Does a Worked Pipeline Pencil?

It pencils when the all-in cost of the deal lands well below the cash-out ceiling. Consider a modeled example with percentages only. A rental is bought with a purchase loan at 75% LTV, which is 25% down. The line funds that down payment and the closing costs. A second draw pays for the rehab. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

At refinance, a rent-based cash-out on a standard rental tops out around 75% LTV across most of the network. A short-term-rental cash-out tops out at 70%. Exact terms depend on the lender’s guidelines and a full review of the borrower’s file.

Run the test this way. If purchase price plus rehab equals about 68% of the appraised value, a 75% cash-out repays everything with room left. If purchase plus rehab equals 80% of appraised value, the refinance falls 5 points short. The investor then covers that gap out of pocket. The line balance stays open until they do.

The exit also needs the property to season. About six months is the common expectation on cash-out refinances, though lenders vary. The line carries interest for that stretch.

Next, the rent test. DSCR compares rent to the full monthly obligation: principal, interest, taxes, insurance and any HOA dues. Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management and capex sit outside the ratio.

Reserves on the refinance vary by lender, leverage and loan size, commonly around six months of PITIA. Confirm each bucket separately before the first draw.

Where the Pipeline Breaks

Four failure points show up on paper before any deal starts, and a fifth issue, seasoning, follows them.

Late rehab. The interest-only carry on a floating balance grows with every extra month. Build a schedule that survives a delay.

Low appraisal. The BRRRR math has to survive the lower of cost or appraised value. A plan B, such as a payoff-only refinance, belongs in the file before the first draw.

Overlap. A second deal started on the same line before the first refinance lands compounds both risks. With 75% drawn at closing, the line has little room left to stack deals. Each deal needs its own funding source or the first refinance has to land first.

A frozen or reduced line. A lender can cut a line mid-rehab, which stops funding. Review the line’s terms against the longest plausible rehab.

Seasoning also matters on the other side. Some purchase programs treat borrowed down payment funds differently from reserves, and reserves are usually the stricter bucket. DSCR programs set their own seasoning rules, so do not assume the logic of any other loan type carries over.

How Does It Compare With the Alternatives?

Factor Bank Statement HELOC Rent-Based Cash-Out Hard Money
Sized on Borrower equity and DTI Rent coverage and LTV Deal value
Cost behavior Floats, never fixes Set by program Short-term, priced for risk
Fit for LLC Not eligible Per program terms Often allowed
Best use Modest, defined bridge Large take-out Rehab-driven buys

A standard owner-occupant HELOC also exists, but it is built around a single home and often assumes traditional employment income. The deposit-based approach exists for the self-employed borrower whose return understates cash flow.

If the capital need is large and defined, a DSCR cash-out on an existing rental is usually the more scalable tool. The cash-out is sized on rent coverage rather than the investor’s personal debt-to-income. Lendmire’s complete DSCR loans guide walks through how the rent-based side works.

Does It Make Sense for You?

Investor profile Read
Self-employed, owns home or seasoned rental personally Good fit if need is defined
One deal at a time, refinance pre-planned Good fit
Wants staged, drip-style draws Caution: 75% drawn at closing
Equity sits in an LLC-titled rental Skip: use DSCR cash-out
Credit profile below 700, collateral is a rental Skip: investment minimum is 700
Several overlapping rehabs Caution: stack risk rises

The line makes the most sense for the borrower who needs one meaningful chunk of capital, has a documented exit and can absorb a longer carry. It makes less sense for the borrower whose equity is in an entity, whose credit sits under 700, or who wants to run several rehabs at once on one line.

Take the self-employed investor with a seasoned rental held personally and a strong deposit history. A deposit-based line can size where a tax return would not. That same investor with the rental titled in an LLC is a different file. The line cannot attach, and a DSCR cash-out becomes the primary path.

The Regulatory Side, Briefly

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Home equity lines fall in a separate bucket again.

The federal ability-to-repay rule’s scope section excludes a home equity line of credit subject to the open-end credit rules. The CFPB’s own rule assessment notice says the requirement does not apply to investment loans or open-end HELOCs. In practice, no federal formula dictates how a lender documents a HELOC borrower’s income, and no federal rule caps investor leverage on a line. Those limits come from lenders. Nolo’s explainer lists open-end plans among the exempt loans.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

CLTV: Combined loan-to-value, the total of all liens on a property divided by its value.

Draw period: The stretch when a line allows borrowing, interest-only in this network, before the amortizing repayment begins.

Seasoning: The time a borrower has held a property or loan before a lender will refinance on its new value.

Take-out loan: The refinance that repays bridge financing at the end of a BRRRR.

DSCR: Debt service coverage ratio, monthly rent divided by the full monthly property obligation.

Frequently Asked Questions

Can the line fund the down payment on a BRRRR purchase?

Often, but the purchase lender decides. Programs differ on whether borrowed funds count toward down payment, closing costs or reserves, and reserves tend to be the strictest bucket. Large deposits get traced back to the borrowed source, so confirm each bucket with the purchase program before drawing.

Can I hold the line in an LLC?

No. Title must be an individual borrower or an inter vivos revocable living trust. An LLC, corporation, partnership or irrevocable, blind or land trust cannot hold title.

Does the line’s payment affect qualifying on the next rental?

It can affect the borrower’s personal side. The network’s lines carry a 50% maximum DTI and are qualified on the interest-only payment at the maximum draw. The DSCR purchase or cash-out on the new rental tests that property’s rent against its own obligation.

How many deals can overlap on one line?

Few. Because at least 75% of the line is drawn at closing, little unused capacity remains for a second rehab. A borrower may hold up to three lines, with combined exposure capped by program, and cannot own more than 15 financed properties.

What happens if the refinance appraises low?

The investor covers the shortfall and the line stays partly open. Cash-out tops out around 75% LTV on standard rentals and 70% on short-term-rental collateral, so a thin cushion at appraisal is the main exit risk. A payoff-only refinance is the usual backup. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
