Bank Statement HELOC Options Without Tax Returns

Bank Statement HELOC Options Without Tax Returns

The Quick Read: Homeowners can borrow against equity without a tax return, but income is still verified. A lender swaps the 1040 for twelve to twenty-four months of deposits, then applies the same credit, debt-to-income and equity tests it would on any line. Which path fits depends on how the property is titled, how it is used, and how clean the deposits look.

  • Bank statements replace the tax return as proof of income. They do not replace proof of income.
  • Business deposits take an expense factor, so only part of each deposit counts.
  • Investment-property lines top out at 70% CLTV on this network, with a 700 credit minimum.
  • An LLC cannot hold title on a home equity line. That is the sharpest dividing line.
  • When the property is titled in an LLC, a DSCR cash-out refinance may be the better route.

What Is a Bank Statement HELOC, Exactly?

A bank statement HELOC is a home equity line approved on deposit history instead of tax returns. It is a non-QM, alternative-documentation product, so it sits outside the standard agency box. Most borrowers using it are self-employed, because write-offs shrink the income on a 1040 well below what actually moves through the account.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

“No tax returns” is not the same as “no documents.” Finder’s explainer on no-doc HELOCs makes the same point: these are alternative-documentation loans, not undocumented ones. Qualification still runs on documented income under the applicable program, subject to lender guidelines.

Lendmire is a mortgage broker, not a lender. It places these files with wholesale partners and matches the scenario to the program that fits. The product is also available only in Lendmire’s 16 full-service states, which is narrower than its 41-market DSCR footprint.

How Underwriting Actually Treats Your Statements

Underwriting turns deposits into a monthly income figure in a fixed sequence. Here is how it works step by step.

1. Choose the window and account type. Programs typically look at twelve to twenty-four months of personal or business statements.

2. Sort the deposits. Transfers between your own accounts, loan proceeds and one-time windfalls come out. Only recurring deposits that read as income remain.

3. Apply an expense factor to business accounts. This is the share of business deposits treated as operating cost. The lender sets it, usually by business type. A CPA-prepared expense ratio can sometimes replace the default.

4. Average the result. The common formula is total qualifying deposits times one minus the expense factor, divided by the number of months.

5. Check the trend. A declining deposit pattern draws extra scrutiny even when the average looks fine.

6. Run the rest of the file. Credit, debt-to-income, equity, title and valuation are underwritten as usual. Equity secures the line. It does not prove you can repay it.

7. Verify reserves separately. Deposit statements prove income. Liquid-account statements prove cushion.

A hypothetical shows why this matters. Say a borrower’s deposits look strong, but a third of them are transfers from a savings account and one large sale of equipment. After the sort, the qualifying average drops sharply. The borrower thought they had one income. The underwriter sees another.

Federal guidance points the same way. The CFPB’s ability-to-repay explainer says lenders generally consider and document income, assets, employment, credit history and expenses. The CFPB’s compliance guide lists bank statements among acceptable verification records. Tax returns are one acceptable record among several, not the only one. That framework is the standard the industry works toward, and each lender and investor sets its own documentation policy on top of it.

Key Terms Defined

Bank statement HELOC: a home equity line qualified on deposit history in place of tax returns.

Expense factor: the share of business deposits the lender treats as operating cost rather than income.

CLTV: combined loan-to-value, meaning all liens against the property divided by its value.

Non-QM: a loan that falls outside the standard agency guidelines and uses its own documentation rules.

Vesting: how title is held, such as an individual or a revocable living trust.

DSCR cash-out refinance: a loan that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

What Parameters Apply Across the Network?

The limits depend on how the property is used. This is where an investor and a homeowner part ways. All figures below are typical ranges from select wholesale lenders, subject to lender guidelines and full file review.

Factor Primary residence Second home Investment property
Credit minimum 600 640 700
Program ceiling 90% CLTV (720+ only) 90% CLTV (720+ only) 70% CLTV
Maximum line $750,000 $500,000 $500,000

Several rules apply across all three:

  • Lines run from $25,000 to $750,000, and anything above $500,000 is for primary residences only.
  • The structure is a standalone line in first or second lien position, with an interest-only draw period followed by full amortization. Investment lines use a 5-year draw and 25-year repayment.
  • At least 75% of the line is drawn at closing.
  • Debt-to-income tops out at 50%, and the line is qualified on the interest-only payment at the maximum draw.
  • Lines of $500,000 or less ordinarily use automated valuation instead of a full appraisal.
  • A borrower is limited to three lines, and anyone with more than 15 financed properties is not eligible.
  • Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use properties are not offered.

Lenders sometimes advertise higher equity access on no-doc lines. Those are market-wide statistics, not this network’s terms. On this network, an investment line stops at 70% CLTV.

The Structures and Variations

Four routes exist, and each answers a different borrower profile.

Personal statements. Best for a sole proprietor whose business and personal money are already commingled. Deposits count at a different weight than business deposits, depending on the lender.

Business statements. Better when the business account is clean and separate. The expense factor reduces the figure, but a CPA letter can help.

Supporting paperwork. Some files still ask for a P&L or CPA letter alongside the statements. Expect that request if the deposits are lumpy.

Rent-based alternative. A DSCR cash-out refinance qualifies primarily on the property’s rental income covering its payment, rather than on personal income. A standalone equity line reads your personal file instead. That is the structural difference between the two.

Item Bank statement HELOC DSCR cash-out refinance
Underwritten on The borrower The property
Income proof Deposit history Rent versus payment
Title Individual or revocable trust LLC allowed, subject to program eligibility
Investment leverage 70% CLTV Around 75% on cash-out
Replaces first mortgage No Yes

A DSCR file compares rent to the full monthly obligation, principal, interest, taxes and insurance. Clearing the minimum coverage is not the same as positive cash flow, because repairs, vacancy, management and capital expenses sit outside the calculation. Select programs start at 1.00 coverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. For the full picture, see the complete DSCR loans guide.

Where the General Rule Breaks

LLC title. An equity line cannot be held by an LLC, corporation, partnership, or an irrevocable, blind or land trust. Title must sit with the individual borrower or a revocable living trust. A property already deeded to an LLC needs a vesting change first, or a different loan. That is why many landlords end up on the DSCR side.

A thin market. Lenders willing to write investment-property lines are scarce in the wider market, and many want first-lien position. Investor discussions on BiggerPockets point to a closed-end or rent-based second as the pivot when a line desk passes. This is one reason a broker that shops several wholesale lenders helps.

Credit under 700 on an investment line. The network’s investment minimum is 700. A borrower at 680 might qualify on a primary residence but not on a rental.

Newer self-employment. Some programs want roughly two years of self-employment history. A borrower with a shorter record, or mixed W-2 and 1099 income, should expect that to be reviewed closely.

Falling deposits. Strong average, weak trend. Underwriters notice.

Large balances on other properties. Debt-to-income counts all financed properties. An investor with a heavy portfolio can fail the personal-file test even with big deposits.

What the Decision Looks Like in Practice

The deciding variable is the investor profile, not the product label.

If you are self-employed, own the property personally, and want a flexible line with interest-only draws, a bank statement line can fit. The stronger the deposit hygiene and the cleaner the separation between personal and business accounts, the better the file reads.

If the property sits in an LLC, or your personal debt-to-income is already stretched, the rent-based route usually makes more sense. The property carries the file instead of you.

If you want a lump sum for a purchase and plan to refinance later, think about whether a revolving line suits the use at all. Some investors draw a line to fund an acquisition, then refinance after seasoning. That is a strategy, not a rule, and it carries repayment risk if the refinance doesn’t happen on schedule.

A practical prep list, started sixty to ninety days ahead:

  • Keep personal and business funds in separate accounts.
  • Avoid large unexplained transfers between accounts.
  • Document one-time deposits so they can be excluded cleanly.
  • Pull a CPA expense ratio letter if your business runs leaner than the default.
  • Gather liquid-account statements for reserves.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I get a HELOC without traditional personal-income documentation?

Yes, in many cases. Lenders substitute twelve to twenty-four months of bank statements for the 1040 and still verify income, credit and equity. The loan is documented differently, not undocumented.

Does a bank statement HELOC work on a rental property?

Sometimes. On this network an investment-property line requires a 700 credit score, caps at 70% CLTV and $500,000, and uses the 5-year draw and 25-year repayment structure. Title must be held by you or a revocable trust, subject to lender guidelines.

Can an LLC borrow on a bank statement HELOC?

No. LLCs, corporations and partnerships cannot hold title on these lines. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance, which can accommodate entity title subject to program eligibility.

Which deposits count as income?

Recurring deposits that read as income count. Transfers between your accounts, loan proceeds and one-time windfalls are removed, and business deposits take an expense factor before averaging.

Is a DSCR loan the same as a HELOC?

No. A HELOC is underwritten on you, and a DSCR loan is reviewed primarily on the property’s rental income covering its payment. Which one fits depends on title, credit, personal debt-to-income and how much leverage you need.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183 or request a quote. Not a commitment to lend; every file is underwritten individually.

Whatever the product, the lesson is the same: the cleaner your deposit trail, the less an underwriter has to guess.
