Bank Statement HELOC Requirements for a Lease Ending in Three Months

Bank Statement HELOC Requirements for a Lease Ending in Three Months

The Quick Read: A lease with three months left rarely blocks a bank statement HELOC, because the line is underwritten on your deposits, credit, and debt-to-income, not on the tenant’s paperwork. The lease matters only when the rental is the collateral or when its rent is counted as income. In those cases, a signed renewal before you apply makes the file cleaner.

  • The lease usually acts as occupancy evidence, not as the approval driver.
  • Title is a bigger gate than the lease: LLC-held rentals cannot hold title on these lines.
  • On an investment property, the network ceiling is 70% CLTV with a 700 minimum credit score.
  • A renewal in writing, plus deposit records, fixes most lease concerns.
  • If the property sits in an LLC, a DSCR cash-out is the usual alternative.

This article covers a tenant’s lease. It is not about ground leases or leasehold land. Availability of the line itself is limited to Lendmire’s 16 full-service states, which is narrower than its DSCR footprint.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC on a Rental?

A bank statement HELOC is a home equity line where the lender reads your deposits instead of your tax returns. It is an industry label, not a formal category. Lenders average eligible deposits over a statement window, strip out transfers and loan proceeds, and apply an expense factor on business accounts. Window length and expense factors are program inputs. They commonly run 12 to 24 months and often around half of deposits, but they vary by lender.

Self-employed landlords use this route because heavy deductions can shrink the income on a tax return. The deposits tell a truer story.

Lendmire is a mortgage broker. It does not lend. It places files with select wholesale partners and matches the scenario to the program, so every figure here is subject to lender guidelines and full file review.

Where Does the Lease Actually Enter the File?

Three paths exist, and the lease plays a different role in each.

Path 1: The line sits on your primary home, and the money buys or fixes a rental. The rental lease is nearly irrelevant. The lender looks at your deposits, credit, DTI, and combined loan-to-value on your own home.

Path 2: The line sits on the rental itself. Now the tenant matters. NerdWallet lists proof of long-term tenants among rental HELOC requirements and notes that the lender pool is smaller and the standards stricter. Yahoo Finance reports that lenders often want rent or lease rolls. A lease with three months left is a weaker exhibit than a fresh one.

Path 3: Bank statement income only, rent ignored. The expiring lease mostly affects future deposits. A tenant leaving creates a gap ahead, not in the historical average the lender already measured.

Key Terms Defined

CLTV: Combined loan-to-value, meaning all liens on the property divided by its value.

Holdover: A tenant who stays after the written lease ends, usually on the same terms.

Month-to-month: A tenancy with no fixed end date that either side can end with notice.

Occupancy evidence: Any record showing the unit is rented, such as a lease, rent ledger, or deposit history.

Borrower-underwritten: A loan approved mainly on your income, credit, and DTI, rather than the property’s rent.

What Do the Network’s Programs Require on an Investment Property?

On an investment property, the network’s ceiling is 70% CLTV, with a minimum credit score of 700, and lines run up to $500,000. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Other requirements that matter for a landlord:

  • Structure: a standalone line in first or second lien position, with a 5-year interest-only draw and a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats and never converts to fixed.
  • DTI: 50% maximum, 45% for scores from 600 to 679, qualified on the interest-only payment at the maximum draw.
  • Valuation: lines at or under $500,000 ordinarily run an automated valuation, though a higher CLTV may call for a second look. You can also request a full appraisal.
  • Property types: single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible.
  • Exposure: a maximum of three lines per borrower, and no more than 15 financed properties.

Reserves vary by lender and file. Expect the lender to ask.

Why Title Beats the Lease as a Blocker

Fee simple or leasehold title must be held by you individually or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. That is the sharpest difference from a DSCR loan.

If your rental already sits in an LLC, an expiring lease is the least of your problems. You would need a vesting change, or a DSCR cash-out refinance instead, subject to lender program eligibility. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The lease then matters much more.

How Does Each Lease Situation Read to a Lender?

Situation How it reads What to provide
Mid-lease Cleanest file Lease copy, deposit history
About three months left Short remaining term Signed renewal, rent ledger
Expired, tenant stays Weaker, not blocked Ledger, written extension
Month-to-month Weaker, lender-dependent Ledger, deposit records
No written lease Hard on rental collateral Bank deposits, signed lease
Vacant Hardest on rent-counting paths Market rent support, plan

Treatment varies by lender, and no neutral source sets a universal rule for a lease with about three months left. Short remaining terms are weaker, not disqualifying, on most paths.

How Are Rent Deposits Read in the Statements?

Rent deposited into the same account as your other income counts as ordinary deposits, so it flows into the average. Two things get handled separately. Security deposits belong to the tenant, and lenders may exclude them. Transfers between your own accounts are removed.

Keep rental deposits clean. Commingled accounts with unexplained large deposits draw questions, and missing statement pages stall files.

A Worked Example: Three Months Left

Say a self-employed landlord owns a duplex in her own name. Her tenant’s lease ends in three months. She wants a line on the duplex, and her credit profile is in the 700-plus tier.

1. Today: she asks the tenant to sign a renewal at the current or market rent.

2. Before applying: she gathers the full statement window, the renewal, and a rent ledger.

3. Application: the lender runs valuation, reviews deposits, credit, DTI, and CLTV against the 70% investment ceiling.

4. Lease end: because the renewal is signed, the date falls after closing with no gap.

Now the branch. Suppose the tenant refuses to renew and plans to leave. If the line counts the rent, the file gets weaker and the lender may ask for market-rent support. If the line rests on her deposits alone, the historical average stands, but her repayment plan needs to cover a vacancy. The line is interest-only during the draw, but it amortizes later.

What Federal Rules Say

There is no federal rulebook for the bank statement label. The CFPB’s ability-to-repay compliance guide places HELOCs outside its scope, so documentation norms and the common expense factor come from lender and investor guidelines. Treat them as program rules, not law.

Prep Timeline Built Backward From the Lease End

  • Three months out: ask for the renewal and confirm rent in writing.
  • Two months out: pull statements, confirm title in your name or trust, and check credit.
  • One month out: assemble the rent ledger, insurance, and mortgage statement, then apply.
  • If the lease lapses mid-file: send the written extension or month-to-month confirmation right away, and keep depositing rent to the same account.

Common Stall Points

  • The property is deeded to an LLC.
  • Statement pages are missing or screenshots replace official files.
  • Large unexplained deposits sit in the window.
  • The lease lapses with no paperwork.
  • The property is listed for sale, or was in the past 60 days, in NC, PA, TN, TX, or WA, which makes it ineligible.

Which Path Fits Your Situation?

Situation Better fit
Own-name rental, solid deposits Investment-property line, 70% CLTV ceiling
Equity in your primary home Line on the home, lease irrelevant
Rental held in an LLC DSCR cash-out refinance
Rent strong, personal income thin DSCR, read on property rent

The best program for your situation depends on title, credit, leverage need, and documentation. A broker shopping several wholesale lenders can match the file to the right one. The complete DSCR loans guide explains the property-income alternative.

Frequently Asked Questions

Does an expiring lease disqualify me?

Not by itself. On a deposit-based file, the lease is supporting evidence. It weighs more when the rental is the collateral or its rent counts as income. Even then, a short remaining term is a weaker file, not a blocked one.

Do I need a renewal before I apply?

It is not always required, but it helps. A signed renewal with the rent amount removes the question on rent-counting paths. It costs little and improves the file under both line and DSCR routes.

What if my tenant goes month-to-month?

Treatment varies by lender. Provide a rent ledger and deposit records showing steady payment. A written confirmation of the month-to-month terms is stronger than silence.

What if the property is vacant at closing?

On a deposit-based file, vacancy may matter less, but NerdWallet notes that lenders on rental lines look for tenant proof. Where rent is counted, expect more scrutiny. Plan how you will cover the payment during a vacancy.

Does this change if the property is in an LLC?

Yes, completely. LLCs cannot hold title on these lines. A vesting change or a DSCR cash-out refinance, subject to program terms, is the usual route.
