Bank Statement HELOC Requirements for per Diem and 1099 Travel Nurses

Bank Statement HELOC Requirements for per Diem and 1099 Travel Nurses

The Quick Read: A bank statement HELOC qualifies a travel nurse on documented deposits instead of tax-return income. Whether per diem and 1099 deposits count depends on how they are classified, how cleanly they can be sourced, and which program reviews the file, all subject to lender guidelines.

  • Taxable pay, reimbursed stipends, and 1099 contract revenue are three different documentation problems.
  • Deposits must tie back to agency pay stubs, contracts, or 1099s, and non-income transfers get stripped out.
  • A line on an investment property tops out at 70% CLTV; 90% CLTV exists only on primary residences and second homes at a 720 credit profile.
  • Rental properties held in an LLC cannot carry this product, so a DSCR cash-out is the usual alternative.

What a Bank Statement HELOC Actually Is

A bank statement HELOC is a home equity line that measures income from deposit history instead of tax returns. It is an income-based product, not a rent-based one. The borrower’s personal earnings, debts, and equity drive the answer.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That matters for travel nurses because tax returns often understate cash flow. Tax-free stipends are treated as expense reimbursements rather than wages, so they do not show up in annual taxable income. A return-based lender sees a smaller earner than the deposits show.

Lendmire is a mortgage broker, not a lender. It places these files with select wholesale partners, and each lender applies its own overlays. Every figure below is subject to lender guidelines and full file review, and nothing here is a commitment to lend.

Key Terms Defined

Per diem: A daily allowance for lodging and meals paid on top of taxable hourly wages, usually as a reimbursement.

Tax home: The regular place of business or work that determines whether travel reimbursements are tax-free.

1099 contractor: A worker paid as an independent contractor, with income reported as self-employment earnings.

CLTV: Combined loan-to-value, which adds every lien on the property and divides by its value.

DTI: Debt-to-income ratio, meaning monthly debts as a share of monthly qualifying income.

How Underwriting Treats Travel Nurse Deposits, Step by Step

Step one: classify the nurse. The three common profiles document differently.

Profile What shows up in the bank account Documentation story
W-2 agency traveler Taxable pay plus stipend deposits Pay stubs and contracts explain both
True 1099 contractor Contract revenue only 1099s and invoices
Mixed W-2 and 1099 Both streams, possibly in different accounts Each stream documented separately

Step two: match deposits to documents. Agency pay stubs, contracts, 1099s, and the deposit trail should tell one consistent story. Transfers between accounts, refunds, and loan proceeds are not income. Expect them to be flagged and removed.

Step three: convert deposits to qualifying income. The underwriter applies a program-defined method to the deposits that survive. That may be an expense factor, a CPA letter, or a profit-and-loss statement. The method differs by program, so the same nurse can see different qualifying income from different lenders. The lookback window also varies by program.

Step four: test the payment against that income. Because this is a borrower-income product, DTI matters. The maximum is 50%, but it drops to 45% for credit profiles from 600 to 679, and any ratio above 45% requires a 680 minimum. The test runs on the interest-only payment calculated on the maximum draw, which is stricter than many borrowers expect.

Step five: review equity, credit, property, and title. Reserve statements stay separate from income statements. Credit comes from a single-bureau score keyed to the primary wage earner, and the report can be no more than 90 days old at closing.

Document rules apply even in this lane. Under the CFPB’s ability-to-repay framework, lenders generally must find out, consider, and document income, assets, employment, credit history, and expenses. Bank statement means a different set of documents. It does not mean less documentation.

How Per Diem Deposits Are Treated

Per diem is the hardest piece. Conventional guidelines commonly exclude stipends because they are reimbursements. Bank statement programs look at cash flow, so they may reach those deposits. Whether a given program counts them in full, in part, or not at all is program-specific.

Treatment What it means for the nurse
May count Stipend deposits that tie cleanly to agency pay stubs and a contract
May be adjusted Deposits partly offset by documented duplicate living costs
Needs explanation Round-number transfers, lump sums, or deposits from several accounts

A valid tax home sits underneath all of this. IRS Publication 463 treats an assignment as temporary only if it is realistically expected to last, and does last, one year or less. An indefinite assignment makes that work location the new tax home. Without a valid tax home, stipends can become taxable wages, and the deposits then look different on the return as well.

One practical flag: a contract extension that pushes an assignment past a year can change its tax treatment. A lender reviewing the file may ask about it.

Where 1099 Nurses Differ

A true 1099 nurse has no agency payroll running an accountable plan. What looks like per diem is usually just contract revenue. The tax-free stipend concept does not map neatly onto that income, so the file reads as self-employment.

Lenders usually care most about three things here:

  • A documented history of contract work, supported by 1099s.
  • Whether business and personal money run through the same account. Mixed accounts muddy the deposit analysis.
  • How gaps between contracts affect the monthly average.

Short history is the other common stall. A nurse who just switched from W-2 to 1099, or just started traveling, has a thin record. Some programs weigh prior staff nursing history to bridge the gap, but that is a lender-by-lender call. Lender treatment of 1099 per diem is not standardized, so expect different answers across a network and plan to match the file to the program.

Regulators do allow flexibility. Federal ability-to-repay guidance recognizes that employment can be part-time, seasonal, or irregular, and a creditor may rely on that income if it considers those characteristics. Gig-style, contract-by-contract nurse income fits that description.

Program Parameters That Shape the Answer

The numbers below come from the wholesale lenders Lendmire works with. They are guideline ranges, not guarantees, and each applies only within its own program.

The ceiling depends on occupancy. On an investment property, the ceiling is 70% CLTV, with a 700 minimum credit profile and a maximum line of $500,000. On a primary residence, the program ceiling reaches 90% CLTV, but only at a 720-or-better credit profile and up to $500,000. Second homes also reach 90% CLTV at 720 and above, with a $500,000 maximum line.

Line size and structure. Lines run from $25,000 to $750,000, with a standalone first or second lien. A line above $500,000 is primary-residence only and requires 700 or better (720 on the program with the longer repayment runway). It caps at 75% CLTV and needs a full appraisal. On primary residences and second homes, one draw structure is a 3-year interest-only draw with a 17-year amortizing repayment; the other is a 5-year draw with a 25-year repayment. Investment lines use the 5-year draw and 25-year repayment structure only. At least 75% of the line is drawn at closing, and pricing floats rather than converting to fixed.

Credit and valuation. The program floor is 600 on primary residences, 640 on second homes, and 700 on investment properties. Lines of $500,000 or less ordinarily run an automated valuation instead of a traditional appraisal.

Title is the sharp edge. Title must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change, or a different product altogether.

Availability. These HELOC programs are offered in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR footprint of 41 markets, including Washington, D.C.

Where the General Rule Breaks

The nurse is on assignment. Occupancy, title, and valuation logistics can get awkward when the borrower lives away from the home. Plan for signing and valuation steps before the next contract starts.

Mixed accounts. A nurse who runs agency pay, 1099 revenue, and personal spending through one account makes the underwriter’s job harder. Separating them well before applying cleans up the trail.

Credit under 640. Under the longer-runway program, a profile below 640 is limited to a single-family residence with a clean 12-month housing history. Second homes floor at 640 and investments at 700, so this exception applies to primary residences only.

Texas primaries. A Texas primary residence is a homestead and caps at 80% combined loan-to-value. Texas also adds a waiting period, a one-lien-at-a-time rule, and seasoning on primary residences only.

Ineligible property types. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered on either program.

Portfolio size. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.

HELOC or DSCR: Which Lane Fits a Travel Nurse Investor?

The two products answer different questions, and mixing them up wastes a file.

A bank statement HELOC on the nurse’s own home runs on personal income, so it fits when the nurse’s earnings are the strength. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so personal income and DTI are not the test. It fits when the rental carries the file and personal income is messy.

Run the contrast on a nurse who owns a rental inside an LLC. The HELOC product cannot hold title in that entity, so a DSCR cash-out becomes the practical path, subject to program terms. Across most of the network, cash-out refinances top out around 75% LTV with about six months of seasoning typical. Coverage of 1.00 is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

One caution: clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, and utilities sit outside the DSCR calculation. For the full picture, see the complete DSCR loans guide.

A Pre-Application Checklist

Start sixty to ninety days out.

1. Pull twelve to twenty-four months of statements for every account that receives pay, and note which lookback the target program uses.

2. Gather agency contracts, pay stubs, and 1099s that explain each recurring deposit.

3. Mark every transfer, refund, and one-off deposit, and be ready to explain it.

4. Confirm your tax home and how long each assignment is expected to run.

5. Check your credit profile against the tier you need, and note the 90-day report window.

6. Confirm how the home is titled. An LLC deed changes the product.

7. Keep reserves in a separate account from the income statements.

If the picture is thin, a smaller line request or a stronger credit profile may fit better than forcing a larger ask. A broker that shops multiple wholesale lenders can match the deposit pattern to the program whose overlays suit it.

Frequently Asked Questions

Does per diem count as income for a bank statement HELOC?

Sometimes. Stipend deposits that tie cleanly to agency pay stubs and a contract may count, in full or in part, depending on the program. Conventional guidelines commonly exclude them as reimbursements. Unexplained or round-number deposits tend to get questioned or removed.

Can a 1099 travel nurse qualify?

Yes, under programs that accept self-employment income documented through deposits. The file usually needs 1099s, a contract history, and clean separation between business and personal accounts. Treatment varies by lender, so the program match matters.

What if I recently switched from W-2 to 1099?

A short history is the common stall. Some programs weigh earlier staff nursing experience to bridge it, while others want a longer record under the current status. A broker can show you which program fits the timeline you have.

Can I use this on a rental property?

Only on an investment property held in your own name or a revocable living trust, capped at 70% CLTV with a 700 minimum credit profile. LLC-titled rentals are not eligible, and a DSCR cash-out is the usual alternative, subject to program terms.

Does a bank statement HELOC skip documentation?

No. It swaps tax returns for deposit records, and lenders still verify the income they rely on, along with credit, equity, and property. The CFPB’s compliance guide says a creditor must consider and verify the income or assets it relies on.
