Bank Statement HELOC Requirements for Storm Repairs

Bank Statement HELOC Requirements for Storm Repairs

The Quick Read: Underwriting treats this as a standard home equity line that proves income through deposit history instead of tax returns, and the storm changes only the collateral: the lender still reviews credit, debts, combined loan-to-value, and a reliable property value, so damage, vesting, and occupancy decide eligibility more than the repair itself.

  • Deposits stand in for tax-return income, but credit, debts, equity, and the property are all still reviewed.
  • Investment-property lines top out at 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a $500,000 maximum line.
  • Primary-residence and second-home lines reach 90% CLTV only at a 720-or-better credit profile.
  • Title must sit with you or your revocable trust, so LLC-owned rentals need a different route.
  • Damage can shrink the value the lender sees, and that shrinkage can leave a storm-repair line with less room than expected.

Lendmire is a mortgage broker, not a lender. It places these lines through select wholesale partners, and every figure below is subject to lender guidelines and a full file review.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What a Bank Statement HELOC Is (and Isn’t)

A bank statement HELOC is an ordinary home equity line with a different income-proof path. You hand over personal or business deposit history, and the lender converts it into qualifying income. Self-employed owners and investors with heavy write-offs use it because their tax returns understate what actually moves through their accounts.

It is an industry label, not a separate legal product. There is no storm-repair version either. A repair draw is underwritten like any other draw. The program asks the same questions it always asks, then adds one: what is this property worth right now?

The lines described here are standalone lines. They can sit in first or second lien position, so your existing mortgage may stay in place.

Key Terms Defined

HELOC: a revolving credit line secured by your property, where you borrow, repay, and borrow again up to a limit.

CLTV (combined loan-to-value): your first mortgage plus the new line, divided by the property’s value.

Expense factor: the share of business-account deposits a lender subtracts for business costs before counting the rest as income. The program sets it, not you.

Draw period: the stretch when you can borrow against the line, often with interest-only payments.

Vesting: how title is held, such as in your own name, in a revocable trust, or in an LLC.

Seasoning: a required waiting period, such as the time since a bankruptcy was discharged.

How Underwriting Treats Your Deposits, Step by Step

Step 1: Pick the documentation path. Non-QM equity lines generally accept personal or business bank statements, and some programs consider a CPA-prepared profit-and-loss statement. The lookback window varies by program. Confirm which path your file fits before you gather anything.

Step 2: Deposits become income. The usual method takes eligible deposits, removes transfers between your own accounts and loan proceeds, and divides by the number of months. Business accounts then take an expense factor. Personal accounts often skip it. A CPA letter may support a different factor at some programs, and the lender decides.

Step 3: Everything else gets reviewed anyway. Credit, existing debts, equity, property type, and title all get checked. Debt-to-income (DTI) is capped at 50%, and 45% for credit profiles from 600 to 679. A ratio above 45% requires at least a 680 score. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to draw. That detail trips up borrowers who size a line for repairs and forget the lender tests the full limit.

Step 4: Valuation. Lines at or below $500,000 ordinarily run an automated valuation instead of a traditional appraisal, though a higher CLTV may call for a secondary valuation. Every line above $500,000 needs a full appraisal. You can request a full appraisal on any line, which may be worth doing when storm damage makes an automated number unreliable.

Step 5: Sizing. The lender checks whether your first mortgage plus the new line fits under the program’s CLTV ceiling after the value is set.

Statements replace the tax return as proof of income. Nothing else disappears. The line is reviewed on documented income under the applicable program, subject to lender guidelines.

The Numbers That Cap Your Line

Leverage depends on occupancy, so the right ceiling depends on what the property is.

  • Investment property: 70% CLTV at both the 700+ and 720+ tiers, a 700 minimum credit score, and a $500,000 maximum line.
  • Second home: up to 90% CLTV, but only at 720 or better. Lower tiers step down to 85%, 80%, and 75% CLTV, with a 640 floor.
  • Primary residence: up to 90% CLTV, but only at 720 or better and only on lines up to $500,000. Lower credit tiers step down through 85% and 80% to 70% and 60% at the bottom, where the floor is 600.
  • Lines above $500,000: primary residence only, 700 or better on the standard structure (720 on the longer-draw structure described below), capped at 75% CLTV, with a full appraisal. The maximum line is $750,000.

The structures differ by occupancy. Primary residences and second homes can take either a 3-year interest-only draw followed by a 17-year repayment, or a 5-year draw followed by a 25-year repayment. Investment lines use the 5-year draw and 25-year repayment only. At least 75% of the line is drawn at closing, and pricing floats through both periods without ever converting to fixed.

That 75% rule matters for storm work. A revolving line sounds like pay-as-you-go. In practice, most of the money is drawn at the start, and interest accrues on it from then.

Two eligibility limits catch people. A borrower is limited to three lines, and an owner with more than 15 financed properties is not eligible. Manufactured homes, co-ops, condotels, and log homes are not offered. Single-family homes, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos, are eligible. These lines are available in Lendmire’s 16 full-service states, which is narrower than its DSCR footprint.

When the Collateral Is Storm-Damaged

Damage hits the denominator of your CLTV. Here is the simplest way to see it, using percentages only. Say your first mortgage equals 60% of the property’s pre-storm value on an investment rental. That leaves 10 points of room under the 70% ceiling. Now the storm knocks 15% off the as-is value. The same first mortgage is now about 71% of the new value, and the property is already over the ceiling before the line adds anything. The numbers are illustrative, not a prediction for any property.

So the order of events matters. A line sought before a loss meets an undamaged property. A line sought after a loss meets a property the lender has to value around the damage. Owners who already hold equity lines before storm season have an easier time than those who apply afterward.

Insurance timing creates a second squeeze. Repairs usually have to start before the claim settles, and claim checks often name the mortgage holder as a payee. Insurance payouts and loan proceeds are not business income. Expect a lender to exclude them from your deposit total or ask you to explain them. If your own business was also hit by the storm, a dip in deposits flows straight into the income calculation.

A practical sequence looks like this:

1. Document the damage with dated photos and video before any cleanup.

2. File the claim and do only the temporary repairs needed to prevent more loss, keeping every receipt.

3. Get written contractor bids, because they show the lender what the line must cover.

4. Gather statements, ID, current mortgage and insurance records, and the claim paperwork.

5. Apply once you know the property can be valued and insured.

How Draws and Repayment Work

Equity lines run in two phases, as the CFPB’s HELOC brochure describes. During the draw period you can generally spend up to your limit. Some plans allow interest-only payments then, and a variable-rate plan’s payment can change even if you borrow nothing more. When the draw period ends, repayment begins.

Credit bureau Experian says the typical HELOC draw period runs 10 years, with repayment commonly 20 years, and that some lines end with a balloon payment. The structures above are shorter, but they end in full amortization rather than a balloon. Payment shock at the switch is the main long-run risk when a line funds repairs. Interest-only draws feel cheap until the repayment phase begins.

Where the General Rule Breaks

LLC-owned rentals. These lines require title in an individual’s name or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change or a different loan. A DSCR cash-out refinance is the usual alternative, qualified on rent rather than personal income, subject to program terms. Cash-out tops out around 75% LTV across most of the network, and roughly 6 months of seasoning is the common expectation. Lendmire’s complete DSCR loans guide covers how that product works. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Uninhabitable properties. A rental with a lease in place and an insured, livable structure fits an equity line best. A property with major damage points toward insurance proceeds and repair financing first. A DSCR cash-out depends on rent, leverage, and condition, so it is harder to arrange mid-repair.

Recent listings. In several states, including IN, NC, PA, TN, TX, and WA, a property listed for sale within the past 60 days is ineligible.

Government disaster loans. If your rental sits in a declared disaster area, the SBA is a real alternative. Per DisasterAssistance.gov, home disaster loans exclude vacation and secondary homes, but qualified rentals may use the business program. A mitigation increase of up to 20% of verified losses is available for protective upgrades. Insurance proceeds may be deducted from the eligible amount, and the funds cover disaster-related repairs only.

Large leverage needs. If you need more than 70% CLTV on an investment property, this product does not stretch that far. Other structures might.

Which Tool Fits the Damage?

Option Best fit Main limit
Bank statement HELOC Insured, livable property; self-employed owner 70% CLTV on investment property
DSCR cash-out refinance Rented property, LLC title Rent, leverage, condition review
Repair or bridge loan Heavy damage, short horizon Terms vary by lender
SBA disaster loan Declared disaster area Insurance offset; repairs only

The right choice depends on damage severity, lease status, how much equity survives the drop in value, and how you hold title. Lendmire’s pieces on how to cover storm repairs on a coastal home with a bank statement HELOC and on best bank statement HELOC program for storm repairs go deeper on the coastal and program-selection angles.

One caution applies to every option. A home equity line is secured by the property, so a default puts the collateral at risk. CBS News notes the same when it weighs equity financing for emergency repairs.

Three Quick Scenarios

Minor damage, owner-occupied, strong equity. The value barely moves, credit sits at 720 or better, and the first mortgage is modest. This file has the most room, and a primary-residence tier is the likeliest fit.

Major damage, rental held personally. The as-is value falls, and the first lien consumes much of the 70% ceiling. A full appraisal request may make sense, but the line may be smaller than the repair bill. Repair financing or SBA funds may need to carry part of it.

Damaged business income. Your deposits dip for a few months because the storm hit your business too. A longer lookback window under a program that allows it may smooth the average. Whether it does depends on the lender.

Frequently Asked Questions

Can I use a bank statement HELOC for storm repairs on a rental?

Yes, if you hold title personally or in a revocable trust and the property is eligible. On an investment property, the ceiling is 70% CLTV with a 700 minimum credit score. If an LLC holds title, a DSCR cash-out refinance is the more common route.

How much of the line do I have to draw at closing?

At least 75% of the line is drawn at closing on these programs. After that, subsequent draws carry a minimum, and pricing floats through both the draw and repayment periods. Size the line to the repair, not to the maximum you qualify for.

Does storm damage disqualify me?

Not automatically. Damage affects the value the lender can rely on, which changes your CLTV room. Lenders also need the property insurable, and a valuation they can trust. A full appraisal is required above $500,000 and can be requested on smaller lines.

Do I need to wait for the insurance adjuster first?

Document everything before you apply, and keep temporary repairs to what protects the property. Permanent work usually follows the adjuster’s findings and written bids. The lender will want the bids and claim paperwork to see what the line must cover.

Is a bank statement HELOC the same as a DSCR loan?

No. A bank statement line is reviewed against deposit history and personal credit. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Many LLC-owned rentals fit the second product better.
