Bank Statement HELOC Requirements on a Home You Just Bought and Closed On

Bank Statement HELOC Requirements on a Home You Just Bought and Closed On

The Quick Read: Bank statement HELOC requirements on a newly closed home are set by each lender, not by any waiting-period law, so the real test is whether a lender will accept your deed, your deposits, and your equity right now. The line is usually judged on four things: how recently you closed, the combined loan-to-value, the deposits that survive screening, and how you hold title.

  • No federal rule sets a seasoning period on a HELOC, so each lender writes its own.
  • Bank statement qualification swaps tax returns for 12 to 24 months of deposits, and the loan payment still counts against debt-to-income.
  • On this network, an investment-property line tops out at 70% CLTV and a $500,000 line, with a 700 credit minimum.
  • Primary-residence and second-home lines reach higher, but 90% CLTV exists only at a 720-or-better credit profile.
  • An LLC cannot hold title on these lines, which matters if you closed the purchase in an entity.

Lendmire is a mortgage broker, not a lender. It places these files with select wholesale lenders. Availability for home equity lines is limited to Lendmire’s 16 full-service states, which is narrower than its 41-market DSCR footprint. Every figure here is subject to lender guidelines and full file review, and none of it is a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Is There a Waiting Period After Closing?

There is no legal waiting period. Each lender sets its own seasoning policy, and the clock can start at the settlement date, the recorded deed, or a later title change.

The federal repayment-capacity framework covers closed-end mortgages. Its exam procedures state that the rule does not apply to HELOCs, and the rulemaking record confirms open-end plans sit outside it. So income method, documentation, and seasoning are lender and investor policy. A bank statement HELOC is a documentation choice, not a regulated product category.

In practice, some lenders will review a file soon after purchase once the deed is recorded and equity is clear. Others want months of ownership or payment history. Ask each lender which date starts its clock. That one answer saves a lot of wasted applications.

Key Terms Defined

Bank statement qualification: Income is estimated from 12 to 24 months of deposits instead of tax returns.

Seasoning: The time a lender wants you to have owned the home, or held the loan, before it lends against the property.

CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value.

Vesting: How title is held, such as an individual, a revocable living trust, or an entity.

Draw period: The stretch when you can borrow and pay interest only, before full repayment begins.

How Underwriting Treats a Just-Closed Home, Step by Step

Underwriting follows a fixed order, and a recent purchase changes each step. Here is how it typically runs across the wholesale lenders Lendmire works with.

1. Collateral and title. The line is a lien on a home you own. The lender confirms the deed is recorded and title is clear, then applies its seasoning rule. Lines can sit in first or second lien position.

2. Value. After a purchase, the lender anchors on the price you paid. On this network, lines at or below $500,000 ordinarily run an automated valuation instead of a traditional appraisal, though a higher CLTV may require a second valuation. A full appraisal is required on every line above $500,000, and you can request one on any line.

3. Income from deposits. Per Scotsman Guide’s non-QM primer, a borrower without a W-2 provides 12 to 24 months of personal or business statements. The lender then applies an expense factor to business accounts or accepts a profit-and-loss statement or a tax professional’s expense statement. Each lender sets its own expense factor. In practice, underwriters pull out transfers, loan proceeds, and refunds, then average what remains.

4. Debt-to-income. The ratio still applies. On this network the maximum is 50%, with 45% for credit profiles from 600 to 679, and a ratio above 45% needs a 680 minimum. The line is qualified on the interest-only payment calculated on the maximum draw.

5. Combined leverage. The first mortgage plus the line must fit under the CLTV cap for your occupancy and credit tier. This is the step that limits a recent buyer most, because a new purchase loan already uses much of the allowed leverage. Credit, equity, DTI, and the property all get verified along the way.

Three Clocks, Not One

Three separate timelines can apply to a just-closed file. They measure different things, and a lender may count any of them.

Clock What it measures Typical lender question
Ownership Time since closing or recording Which date starts the wait?
Statement window 12 to 24 months of deposits Do the deposits cover the full window?
Credit event Time since bankruptcy or foreclosure Is the event seasoned enough?

The statement window is the one buyers overlook. A down payment that arrived as a large deposit within the window needs a clear paper trail, since lenders screen deposits that look like transfers or borrowed money.

What This Network Allows by Occupancy

Occupancy changes the ceiling more than almost any other variable. These are network parameters, typically applied by select wholesale lenders, and they vary by credit tier.

Occupancy Max CLTV Max line Credit floor
Investment property 70% $500,000 700
Second home 90% (only at 720+) $500,000 640
Primary residence 90% (only at 720+) $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) 600

A few details sit behind that table. On a primary residence, 90% CLTV applies only up to a $500,000 line. A primary-residence line above $500,000 needs a 700 credit profile or better (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal. Investment lines run a 5-year interest-only draw followed by a 25-year repayment structure. At least 75% of the line is drawn at closing, and pricing floats rather than converting to fixed.

Some lenders advertise higher combined limits on equity products. Those describe the broader market. On this network, an investment property stops at 70%.

Where the General Rule Breaks

Four edge cases change the answer for a recent buyer.

Delayed financing is a refinance, not a line. It is an exception for cash buyers who want to recover purchase money. A new lien on the subject property can break the exception. And delayed financing does not carry into DSCR programs.

Source of funds can sink a file. Lenders trace where the purchase money came from. If the down payment or cash purchase was funded from an account that does not match the name on the new loan, such as a partnership or business account, the file can stall or fail. Document the path of every large deposit, and keep the funding account and the borrower name aligned before you apply.

Title matters. Only an individual or a revocable living trust can hold title on these lines. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot. If you closed in an LLC, you would need a vesting change, or a DSCR cash-out refinance instead.

Property type. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered. Borrowers are limited to three lines, and anyone with more than 15 financed properties is not eligible.

Worked Example: A Fresh Closing

Take an investor who closed on a rental with a purchase loan at 75% LTV, which leaves only a 25% equity cushion on paper. Occupancy is investment, so the ceiling is 70% CLTV. A first mortgage at 75% already sits above that cap, so no line is available on that property until the first mortgage balance and value change. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Now change one input. The same investor owns a separate primary residence with real equity and a 720 credit profile. A line on that home can sit inside the primary-residence tiers, and the proceeds fund the next down payment. Nothing is placed on the new rental, so a later refinance stays clean.

Decision Table: Line Now, Wait, or Use Another Product

Situation Usual direction
Existing home with equity, new rental to buy Line on the existing home
Just-closed rental, thin equity Wait; plan a refinance exit
Rental held in an LLC DSCR cash-out refinance after seasoning
Cash purchase, want funds back Check delayed financing before any lien

If the rental is the goal, a DSCR cash-out refinance is often the natural exit. Cash-out refinances top out around 75% LTV across most of the network, with about six months of seasoning a common expectation. Qualification there leans on property-level rental income covering the payment, subject to lender guidelines. Clearing 1.00 coverage is not the same as positive cash flow, since repairs, vacancy, and management sit outside the ratio. The complete DSCR loans guide covers the structure in detail.

Common Stall Points

  • Statement gaps or missing pages inside the 12 to 24 month window.
  • Large deposits with no documented source.
  • Title held in an entity the line cannot accept.
  • A credit report older than 90 days at closing.
  • A property listed for sale, or listed within the past 60 days, in states where that makes it ineligible.
  • Combined leverage already above the cap for the occupancy.

Frequently Asked Questions

Can I get a bank statement HELOC right after closing on a home?

Sometimes, depending on the lender’s seasoning rule and whether the deed is recorded. No law sets a waiting period, so one lender may review the file soon after closing while another wants months of ownership. A broker that shops several wholesale lenders can match the file to the policy that fits.

How many months of bank statements are needed?

Programs typically use 12 to 24 consecutive months of personal or business statements. Business accounts usually get an expense factor, or a profit-and-loss statement may substitute. Each lender sets its own factor, so there is no single number to plan around.

Does the line count against my debt-to-income ratio?

Yes. On this network the maximum is 50%, with lower limits for credit profiles from 600 to 679. The line is qualified on the interest-only payment calculated on the maximum draw, so a large line can stretch the ratio even if you never draw it.

Can an LLC borrow on a bank statement HELOC?

No. Title must sit with an individual or a revocable living trust. If the property is already deeded to an LLC, the options are a vesting change or a DSCR cash-out refinance, subject to program terms.

What happens if my CLTV is too high right after purchase?

The file stalls until balance or value changes. An investment property is capped at 70% CLTV on this network, so a recent purchase at high leverage usually has no room. A line against another property you own is the usual workaround.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
