The Quick Read: A bank statement line reads deposits as income, so a borrower with no deposits that look like income usually cannot qualify on that path alone. Assets can still carry a file, but only through an asset-based review where the lender verifies balances and converts them into a notional monthly income.
- Deposits and balances are different things. Statement programs read deposits; asset programs read balances.
- “No income” never means “no documentation.” The income test is replaced, not removed.
- On an investment property, the network ceiling is 70% CLTV with a 700 minimum credit score, subject to lender guidelines.
- An LLC cannot hold title on these lines. A rental deeded to an entity needs a vesting change, or a DSCR cash-out instead.
- DSCR cash-out is underwritten on property rent. It is the usual alternative when the borrower profile is the obstacle.
Lendmire is a mortgage broker. It places these files with select wholesale partners and is never the lender. Every figure below is subject to lender guidelines and full file review, and none is a commitment to lend.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What Does “No Income” Mean to an Underwriter?
It means no income the lender can read from a paycheck or a tax return. It does not mean nothing gets checked. An underwriter still needs a way to judge whether the borrower can carry the new payment, so the file swaps one proof of capacity for another.
Investors hit this often. Depreciation and write-offs can push taxable income close to zero while liquid reserves sit untouched. On paper the borrower looks thin. In the bank, the borrower looks strong. Standard income review reads the paper. Alternative paths read the bank.
Plain version: the paperwork changes, the income test stays.
Which Qualification Path Fits?
Four paths come up on these files. Each reads a different thing, and each fails in a different spot.
| Path | What the lender reads | Best fit | Common failure point |
|---|---|---|---|
| Bank statements | Average eligible deposits | Self-employed, steady deposits | Irregular or transfer-heavy deposits |
| Asset-based | Verified balances | Large liquid reserves, thin income | Ineligible or illiquid assets |
| Rent-based (DSCR) | Property rent vs. payment | Investors with strong rentals | Rent below the payment |
| P&L or CPA letter | Business earnings | Established small business | Weak or unsupported statements |
A HELOC is underwritten on the borrower. A DSCR loan is underwritten on the property. That split decides most of the strategy later here.
Is a Bank Statement HELOC a Federal Program?
No. A bank statement HELOC is a lender product choice, not a federal category. The CFPB’s Ability-to-Repay compliance guide lists open-end credit plans among the loans outside the rule, though it also bars structuring a loan as open-end credit to evade it.
Practical result: no federal definition sets the income menu. Each lender sets its own, so the same file can be accepted at one source and declined at another. That variation is the main reason a broker shops several wholesale lenders instead of one.
How Does Qualifying on Assets Work With No Income?
The lender converts verified assets into a notional monthly income. Nothing is sold, and nothing is withdrawn. It is a qualifying convention.
The steps run in order:
1. The lender identifies eligible assets. Cash, brokerage, and sometimes retirement accounts. Eligibility varies by lender.
2. The lender applies haircuts. Volatile assets count for less than cash. The size of the haircut is the lender’s choice.
3. Statements verify what remains. Expect full, consecutive statement pages with the account holder’s name on them.
4. The net balance is divided over a depletion period. The result is a monthly figure used in the debt-to-income test.
5. The line is tested at the draw, not the balance. The payment is qualified on the interest-only amount at the maximum draw, with a 50% DTI ceiling (45% for credit profiles from 600 to 679).
The OCC’s bulletin on asset depletion underwriting describes the method as using assets to calculate a hypothetical annuity stream. It leaves the haircut and the divisor to each bank’s policy. No official formula exists, and a broker should never quote one as industry standard.
Here is the catch. Many HELOC menus do not accept asset income at all. Whether the lender’s menu includes it decides the outcome before credit or equity is even reviewed.
What Do Bank Statements Have to Show?
Deposits that repeat and can be traced to business or personal income. The underwriter averages eligible deposits across the review window, converts the result to qualifying income, and runs DTI on it. The window length and averaging conventions vary by program, so the lender’s own requirement governs.
Non-recurring deposits are generally stripped out:
| Deposit type | Typical treatment |
|---|---|
| Regular client or business receipts | Counts |
| Transfers between your own accounts | Excluded |
| Loan proceeds | Excluded |
| Gifts | Excluded or needs documentation |
| Asset-sale proceeds | Excluded |
| One-time large deposit | Needs a written explanation and source |
This is why a no-earned-income borrower cannot lean on this path alone. If the deposits are mostly transfers and sales, the average collapses. Balances prove reserves. They do not prove income.
What Else Gets Tested?
Credit, equity, DTI, property type, and title. Income is one gate among several.
On the network’s investment-property lines, the minimum credit score is 700, and the ceiling is 70% CLTV, with a maximum line of $500,000. Primary residences and second homes carry different tiers. Primary residences reach 90% CLTV, only at a 720 profile and a line up to $500,000. Second homes also reach 90% at 720. Those higher tiers never apply to a rental.
NerdWallet’s investment-property HELOC explainer cites a typical 80% maximum, with many lenders setting thresholds below 70%. Those describe the broader market. The network figure for an investment line is 70% CLTV.
Other file conditions that matter:
- Draw structure. Investment lines run a 5-year interest-only draw with a 25-year repayment period. At least 75% of the line is drawn at closing, and pricing floats rather than converting to fixed.
- Valuation. Lines at or below $500,000 ordinarily use automated valuation. A borrower may still request a full appraisal.
- Credit report. A single-bureau score keyed to the primary wage earner, no more than 90 days old at closing, with no rescores.
- Property types. Single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable. Manufactured homes, co-ops, condotels, log homes, and commercial or mixed-use are not eligible.
- Exposure. Three lines per borrower, and more than 15 financed properties makes a borrower ineligible.
- Availability. These lines are available in 16 states only: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than Lendmire’s 41-market DSCR footprint.
Investor-property lines also have a thinner field of lenders. Not all lenders offer them, and those that do impose stricter requirements, since lenders view default risk as higher.
Where the General Rule Breaks
Five edge cases show up repeatedly.
Title held by an entity. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Only the individual borrower or an inter vivos revocable living trust can. This is the sharpest structural gap from a DSCR loan. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out instead. Entity vesting on a closed-end DSCR loan is subject to program terms.
Open-end loans that are not really open-end. The CFPB guide above says a loan may not be structured as open-end credit to evade the closed-end rule. A product dressed as a HELOC but not truly open-end gets treated as closed-end.
Third-party pledgors. The exemption covers lines secured by the borrower’s own dwelling. A line secured by a dwelling pledged by a non-borrowing grantor is a covered transaction.
Retirement and business assets. Eligibility and haircuts vary by lender. One lender may count a retirement account at a discount, and another may not count it.
Frozen lines. A line is open-end, so the lender can freeze or reduce it if the home’s value falls significantly. A revolving line is flexible but not certain.
Document Checklist
| Document | What it proves | Status |
|---|---|---|
| Asset statements, full pages | Balances and ownership | Required on asset path |
| Bank statements, consecutive | Deposit pattern | Required on statement path |
| Large-deposit explanations | Source of unusual funds | Situational |
| Credit report | Score and tradelines | Pulled by lender |
| Insurance and title evidence | Property and vesting | Required |
| Business verification | Self-employment status | Situational |
Clean documentation does not guarantee approval. It gives the lender fewer preventable gaps to review.
Why Files Get Reduced or Declined
Most reductions trace to the same few causes.
- Deposits that are really transfers. The qualifying income shrinks once they are stripped out. Fix it by labeling transfers and sourcing deposits before submission.
- Assets in the wrong place. Funds held by an entity, or in an account the lender will not count, do not carry the file. Confirm eligibility before the application.
- DTI at full draw. Because the payment is tested on the maximum draw, a modest planned draw does not help the ratio.
- Title. A property sitting in an LLC stops the file cold.
- Leverage. Combined liens above the 70% CLTV investment ceiling cap the line regardless of income.
A larger balance of assets cannot override a leverage cap or a credit floor. The strongest files clear both tests: enough equity and enough documented capacity.
When a DSCR Cash-Out Fits Better
Usually when the personal profile is the obstacle and the rental itself is strong. A DSCR cash-out is a separate closed-end loan. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
Compare the two on the points that decide most investor files:
| Factor | Investment-property HELOC | DSCR cash-out refinance |
|---|---|---|
| Underwritten on | Borrower | Property rent |
| Typical leverage ceiling | 70% CLTV | Around 75% LTV on most files |
| Title | Individual or revocable trust | LLC possible, subject to program terms |
| Structure | Revolving, floating | Closed-end, 30-year fixed spine |
| Reserves | Not the focus | Commonly around 6 months of PITIA |
Coverage on DSCR files starts at 1.00 for select programs. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, and capex sit outside the calculation. Cash-out files also typically expect about 6 months of seasoning, and credit commonly lands around 660, with 700+ opening the strongest tiers.
If title is the problem, the choice may flip toward DSCR. If a revolving line suits a rehab or a down payment, and the borrower holds the property personally, the line can fit. For the full product picture, see the complete DSCR loans guide. Frequently Asked Questions
Is a bank statement HELOC a no-income loan?
No. The lender still needs proof you can carry the payment. It reads deposits or verified assets instead of pay stubs and tax returns, then runs the same DTI test.
Can I qualify with only assets and no earned income?
Sometimes, through an asset-based review, but only if the lender’s menu accepts it. The lender applies haircuts, verifies the statements, and converts the net balance into notional income. Many HELOC menus skip this path entirely.
Do I need tax returns?
Not on a statement or asset path, since the lender reads other documents. The file is still fully underwritten, and the lender may ask for business verification or a written explanation of unusual deposits.
Does this work on a rental property?
Yes on an investment line, with limits. The network ceiling is 70% CLTV, the minimum credit score is 700, the maximum line is $500,000, and title must sit with an individual or a revocable living trust. All of it is subject to lender guidelines.
What happens to large deposits?
They get questioned. Transfers, loan proceeds, gifts, and asset sales are generally excluded from income, and one-time deposits need a written source explanation and paper to back it up.
