Bank Statement HELOC Requirements With a VA Loan in First Position

Bank Statement HELOC Requirements With a VA Loan in First Position

The Quick Read: A bank statement HELOC behind a VA first mortgage is a private second-lien line of credit that proves income through deposits instead of tax returns, and the VA loan keeps its first position, balance and terms. The VA does not offer or guarantee this line. A separate lender reviews credit, combined leverage, debt load and the property, subject to lender guidelines.

  • The VA loan stays first; the new line records behind it.
  • Combined loan-to-value (CLTV) is the main gate, because many VA loans start with little equity cushion.
  • Statements change how income is proven. They do not change lien order or leverage caps.
  • On an investment property, the network ceiling is 70% CLTV with a 700 minimum score.
  • Availability is limited to Lendmire’s 16 full-service states.

Can You Have a Bank Statement HELOC With a VA Loan?

Yes, in most cases the VA first mortgage can stay in place while a private lender adds a line behind it. VA.gov describes its equity product as a cash-out refinance made through private banks, mortgage companies or credit unions. It describes no VA second-lien line. So this product sits outside the VA benefit entirely.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

One honest limit: no VA text we can point to bans a later junior lien, but the first mortgage’s own documents are where an extra lien would be restricted. Read those before applying.

Lendmire is a mortgage broker. It places files with select wholesale lenders and is never the lender. Which lender fits depends on the property, credit profile, leverage need and documentation.

What “First Position” Means Here

First position means the VA loan holds the senior claim on the property. That order follows what is recorded on title, not how anyone documents income. The VA loan keeps its balance, term and payment. The new line records behind it as a junior lien.

The network also offers standalone lines in first position, but that applies when no mortgage sits ahead of it. With a VA loan in place, you are in the second-lien case.

Two consequences follow. The junior lender takes the second claim on any sale or default. And the VA first payment stays in your debts when the lender tests your debt-to-income ratio (DTI).

Key Terms Defined

Bank statement HELOC: a home equity line that proves income from 12 to 24 months of deposits rather than tax returns.

Lien position: the order in which lenders get paid from the property, set by what is recorded on title.

CLTV: the first-mortgage balance plus every junior balance, divided by the property’s value.

Subordination: a written agreement by the junior lender to stay behind a new first mortgage.

COE: the Certificate of Eligibility that establishes VA loan eligibility.

DTI: your monthly debts divided by your monthly income.

The Requirements, Occupancy by Occupancy

The ceiling depends on how the property is used. Quote the wrong occupancy and the whole plan changes. These are typical guideline ranges from select wholesale lenders, subject to full file review.

Factor Primary residence Second home Investment property
Program ceiling 90% CLTV 90% CLTV 70% CLTV
90% tier needs 720+ score 720+ score Not available
Minimum credit 600 640 700
Maximum line $750,000 $500,000 $500,000

Several rules apply across all three:

  • Top-tier leverage: 90% CLTV exists only at 720 or better, and only up to $500,000 on a primary residence.
  • Line size: lines run from $25,000 up, and anything above $500,000 is primary-residence only with at least a 700 score (720 on the longer-runway draw structure described below).
  • DTI: 50% maximum, 45% for scores from 600 to 679, qualified on the interest-only payment at the maximum draw.
  • Credit report: a single-bureau score no more than 90 days old at closing.
  • Property types: single-family, 2-4 units, PUDs, townhomes and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes and mixed-use are not offered.
  • Vesting: title must sit with you personally or in a revocable living trust. LLCs and irrevocable trusts cannot hold title on these lines.

Market surveys paint a different picture. NerdWallet reports investment-property lines with maximum loan-to-value up to 80%, and many lenders below 70%. That is a market-wide figure. On this network, an investment line tops out at 70% CLTV.

Rentals also face a thinner field. They have a smaller lender pool and stricter requirements than a primary home, which is why a broker comparing several wholesale programs matters more here.

Where the Draw Structures Differ

Two programs exist for primary residences and second homes. A higher-leverage program reaches the 90% ceiling. A longer-runway program has a 5-year interest-only draw followed by a 25-year repayment, and it is the only structure investment lines use.

On primary residences and second homes, the draw periods are:

  • Three-year draw: 3 years interest-only, then 17 years of full amortization.
  • Five-year draw: 5 years interest-only, then 25 years of full amortization.

Tennessee shortens both to 3/12 and 5/10. At least 75% of the line is drawn at closing, and pricing floats through both periods without converting to fixed. A subsequent draw after closing carries a $1,000 minimum, except Texas at $4,000, as the longer-runway program states it.

How the VA Loan Counts in Your Qualification

The VA first affects two tests: CLTV and DTI.

CLTV. Add the VA balance to the new line, then divide by value. Many VA loans start near full value, so the VA balance often decides how much line is left. Suppose a primary residence has a VA balance equal to 65% of value and the borrower holds a 720 score. The ceiling is 90% CLTV, so the line could reach roughly 25% of value, before size caps and valuation. Modeled assumptions, not a quote. Run the same property as an investment and the 70% ceiling leaves about 5% of value, which rarely justifies the file.

DTI. The VA payment remains in your debts, and the line’s payment is added on top. The VA’s own underwriting guidance treats a simultaneous second-mortgage payment as a significant debt, and the same logic applies here. The lender reviews the file on the interest-only payment at the maximum draw, which is tougher than what you will actually pay early on.

Valuation. Lines at or below $500,000 ordinarily run automated valuation, though a higher CLTV may require a second valuation. A full appraisal is required above $500,000, and you can request one anyway. A soft value shrinks the available line.

How Deposits Become Qualifying Income

Statements change how income is proven. They do not change lien order or the CLTV ceiling.

The usual sequence on a bank statement file:

1. Gather 12 to 24 months of complete statements, personal or business. 2. Remove non-income credits such as transfers between your own accounts, refunds and loan proceeds. 3. Apply an expense factor to business deposits, since expenses came out of that money before it reached you. Scotsman Guide gives 50% as an example, with a third-party P&L as an alternative. Each program sets its own factor. 4. Prorate for your ownership share and average the result into one monthly figure.

Statement income qualifies the borrower on documented income under the applicable program, subject to lender guidelines. Underwriters still flag commingled personal and business deposits, large unexplained deposits and overdrafts. Keep a clean business account.

Where the Rule Breaks: Edge Cases

A later VA refinance. If you refinance the VA loan after opening the line, the new VA loan must hold first position. The line holder must agree in writing to subordinate, or be paid off. If the junior lender refuses, the refinance can stall. A streamlined VA refinance is VA-to-VA only, so a cash-out refinance is the VA route that pays off a junior lien.

Occupancy conflict. VA purchase and cash-out loans are for your own occupancy. An investment line behind a VA first usually means a former primary residence now rented out. The first mortgage’s occupancy terms still matter, so read them.

Texas. A Texas primary residence is a homestead, with a 12-day waiting period, one lien at a time, 12-month seasoning and an 80% combined cap. Texas second homes and investment properties are eligible as non-homestead transactions.

Listed properties. A property listed for sale, or within the past 60 days, is ineligible in NC, PA, TN, TX and WA.

Derogatory credit. A bankruptcy needs 4 years from discharge or dismissal. Foreclosure history splits by program: one seasons a foreclosure at 7 years and a short sale or deed-in-lieu at 4, and the other declines it entirely.

HELOC Behind the VA Loan, or Cash-Out Refinance?

This is the real decision. The two tools answer different questions.

Factor Line behind VA first VA cash-out refinance
What happens to the VA loan Stays in place Replaced
Underwriting basis Borrower: credit, income, DTI VA cash-out guidelines
Occupancy Any, per network rules You plan to live there
Added burden A second payment One new loan

VA.gov says a cash-out loan requires a COE, requires you to occupy the home, and involves a lender-ordered appraisal. A self-employed borrower who keeps the VA first preserves its terms but accepts a second claim and a later subordination request. One who refinances may give up those terms for a larger pull. Neither is wrong. It depends on how much equity you need and how much the VA terms are worth to you.

For a property that is truly a rental, with no intent to live there, a DSCR cash-out refinance is a different path: it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It replaces the VA first rather than sitting behind it. Lendmire’s complete DSCR loans guide lays out how that works.

Mistakes That Sink These Files

  • Underestimating combined leverage on a recent low-down VA purchase.
  • Commingled deposits that muddy the expense factor.
  • Quoting the wrong occupancy ceiling. A primary-residence number applied to a rental is a common error.
  • Ignoring the first mortgage’s documents until after the appraisal.
  • Forgetting the exposure cap. A borrower is limited to three lines, and owning more than 15 financed properties is ineligible.
  • Holding title in an LLC. The line cannot close that way, so the property needs a vesting change first.

Which Path Fits

  • Self-employed, strong equity, wants to keep the VA terms: a line behind the VA first is worth pricing.
  • Recent VA purchase, thin equity: the CLTV math probably leaves too little room. Wait or look elsewhere.
  • Wants a large pull and will occupy the home: compare the VA cash-out refinance.
  • Rental held in an LLC: the line cannot take that title, so look at a DSCR cash-out instead.

Frequently Asked Questions

Does a bank statement HELOC affect my VA loan or entitlement?

No. The line is a separate private loan, and the VA loan keeps its balance, term and payment. The VA does not guarantee the line. What changes is your total debt and your combined leverage.

What credit score do I need?

It depends on occupancy. A primary residence floors at 600, a second home at 640 and an investment property at 700. The 90% CLTV tier requires 720 or better. Subject to lender guidelines and full file review.

How many months of statements are needed?

Typically 12 to 24 months, personal or business. The lender strips non-income credits and applies an expense factor to business deposits.

Can an LLC borrow on this line?

No. Title must sit with you personally or in a revocable living trust. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance instead.

Is this available in every state?

No. Lendmire places these lines in its 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than its 41-market DSCR footprint, which includes Washington, D.C.
