Bank Statement HELOC to Borrow the Maximum Against Your Property’s Value: The 2026 Guide

Bank Statement HELOC to Borrow the Maximum Against Your Property's Value

The Quick Read: Bank statements change how your income is proven, but they do not raise your limit, because your maximum comes from a leverage ceiling set by occupancy and credit tier, minus the liens already on the property.

  • On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a line cap of $500,000.
  • Primary residences and second homes reach 90% CLTV only at a 720 or better credit profile.
  • The smallest of three numbers sets your line: the equity ceiling, the dollar cap, and the debt-to-income test.
  • A property held in an LLC cannot hold this kind of line, so it needs a vesting change or a DSCR cash-out refinance instead.

Everything here is subject to lender guidelines and a full file review. It is not a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Key Terms Defined

HELOC: A home equity line of credit, a revolving loan secured by a property that you draw from as needed.

CLTV (combined loan-to-value): All loans on the property, including the full limit of the new line, divided by the property’s value.

Lien position: The order in which lenders get repaid from the property. A line placed behind your existing mortgage sits in second position.

DTI (debt-to-income): Your monthly debts divided by your monthly income.

Draw period: The stretch when you can borrow from the line, followed by a repayment period.

DSCR: Debt service coverage ratio, which compares a rental’s income to its monthly payment (principal, interest, taxes, insurance, and any HOA dues).

What the Bank Statement Part Actually Changes

It changes one thing: the paperwork that proves your income. Deposits replace tax-return income. The collateral, the lien, the floating pricing, and the draw-then-repay structure all work like any other HELOC.

This matters most for self-employed investors. Write-offs can shrink the income on a tax return well below what actually flows through the account. A bank statement program looks at consecutive months of personal or business deposits instead.

The lender removes transfers and loan proceeds from those deposits. It then applies an expense factor, or it uses a CPA-prepared profit-and-loss statement. The borrower is reviewed on documented income under the applicable program, subject to lender guidelines. The income review is still there. Only the calculation method differs.

The statements do not raise your ceiling. A strong deposit history helps you clear the debt-to-income test. It cannot lift the leverage cap.

How Is the Maximum Line Calculated?

Your maximum line equals your property’s value times the ceiling for your occupancy and credit tier, minus the liens already on the property, then capped at the program’s maximum line. The ceiling is the piece investors overlook, and it differs sharply by how the property is used.

Run it with percentages. Say you own a rental and the first mortgage equals 45% of its value. The investment ceiling is 70% CLTV. Your room is 70% minus 45%, or 25% of value. If the property is a primary residence at 90% CLTV (available only at a 720 or better credit profile) with the same first mortgage, the room is 45% of value.

Then the second check applies. If that percentage of value exceeds the program’s dollar cap, the cap binds first. A high-value property can hit the line cap long before equity runs out.

The ceilings below come from the programs Lendmire’s wholesale network places files with. Each is a typical range, not a promise, and the rows show the higher tiers rather than every tier down to the floor.

Occupancy Credit score Max CLTV Line cap
Investment property 700+ (minimum) 70% $500,000
Second home 720+ 90% $500,000
Second home 640+ 75% $500,000
Primary residence 720+ 90% $500,000
Primary residence 700+ 85% $500,000
Primary residence 700+ or 720+ 75% $750,000

Credit floors differ by occupancy: 600 on a primary residence, 640 on a second home, and 700 on an investment property. A 720 score on a rental does not buy a higher ceiling than 700 does. Market surveys sometimes report investment-line limits above this, but those describe the broader market. The network figure for an investment property is 70% CLTV.

Lines above $500,000 are for primary residences only. They need a 700 or better credit profile, or 720 on the 5-year interest-only draw program with its 25-year repayment.

How Underwriting Treats the File, Step by Step

Underwriting a statement-based line runs in six steps, and the borrower is tested at nearly every one.

1. Collateral and lien position. The line is a standalone loan in first or second position. A second-position line leaves your existing first mortgage untouched.

2. Income from deposits. The lender converts statements into qualifying income, as described above.

3. Borrower tests. Credit, DTI, equity, and property type are all reviewed. The maximum DTI is 50%, but profiles from 600 to 679 are held to 45%. Anything above 45% requires a credit profile of at least 680. Because second homes floor at 640 credit and investment properties at 700, the 600-to-679 tier applies in full only to primary residences and, from 640, to second homes.

4. Valuation. Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal. A higher CLTV may call for a secondary valuation. Every line above $500,000 needs a full appraisal, and you can request one at any size.

5. Line sizing. The line is the smallest of the equity result, the dollar cap, and what your DTI supports.

6. Closing and draws. At least 75% of the line is drawn at closing. After that, subsequent draws carry a minimum of $1,000 on the longer-runway program.

The DTI test is qualified on the interest-only payment calculated on the maximum draw. It does not use what you plan to borrow, so a modest first draw does not soften the test.

Two Draw Structures

Two wholesale programs sit behind these lines. The first runs a 3-year interest-only draw followed by a 17-year fully amortizing repayment. Investment lines use the 5-year draw and 25-year repayment structure only.

On both programs, pricing floats through the draw and repayment periods and never converts to fixed. The CFPB notes that HELOCs usually carry a variable rate, so payments can change month to month. Some lenders elsewhere let you convert part of the balance to a fixed rate, but that option is not part of these programs. The CFPB’s HELOC booklet explains how the draw and repayment periods work and how lenders can reduce a line.

Because pricing never converts to fixed, the cost of the line can change at any point in either period. Weigh that before you commit the proceeds to a purchase.

Where the General Rule Breaks

LLC title. The borrower must hold title individually or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your rental already sits in an LLC, you need a vesting change or a DSCR cash-out refinance, depending on program guidelines.

Property type. Single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums (including non-warrantable ones) are eligible. The 2-4 unit category carries a 640 minimum on the longer-runway program. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

Exposure limits. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the 3-year-draw program and $750,000 on the longer-runway program. An owner of more than 15 financed properties is not eligible.

Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program and occupancy. One program seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4. The other declines that history entirely, regardless of age. Investment files follow the 7-and-4-year path.

Listed properties. In several states, a property listed for sale within the past 60 days is ineligible.

Availability. These lines are available in Lendmire’s 16 full-service states. That is narrower than the 41-market DSCR footprint, so confirm availability before you plan around one.

Use of funds. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Statement HELOC or DSCR Cash-Out?

A statement HELOC tests you. A DSCR cash-out refinance tests the property. That single difference decides which product fits.

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Rent is compared to the full payment, and your personal income documents carry far less weight.

Factor Statement HELOC DSCR cash-out
What is tested Deposits, credit, DTI Rent vs. full payment
First mortgage Stays in place Replaced
Title Individual or revocable trust LLC allowed, per program terms
Investment leverage 70% CLTV ceiling Around 75% LTV
Size $25,000 to $500,000 line Up to $3,000,000 on standard programs
Pricing Floats, never fixed 30-year fixed spine

On a DSCR cash-out across most of the network, leverage tops out around 75% LTV on a standard rental. A short-term rental follows a lower 70% cash-out ceiling. About 6 months of seasoning is the common expectation. Credit expectations run to around 660 on most programs, 700 and up for the strongest tiers, and a 620 floor in parts of the network.

On coverage, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, though. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation. DSCR compares rent to the payment and nothing else.

Take the DSCR route when your personal DTI is heavy, your title is an LLC, or you want more leverage than 70%. Take the statement HELOC when you want to keep a low-cost first mortgage in place and your deposits support the income. Details on pulling cash from a rental are in Lendmire’s complete DSCR loans guide.

What the Decision Looks Like in Practice

Start with the ceiling for your occupancy. Subtract your existing liens as a percentage of value. Then check that result against the line cap, and finally against what your DTI supports at the full line amount.

Two investors can hold the same equity and reach very different answers. One owns a rental with a first mortgage at a modest share of value. She gets real room under the 70% ceiling, and her deposits comfortably cover a DTI test run on the full line. The other owns the same property but with a heavy first mortgage. Little room is left under the ceiling, and no amount of deposit history changes that.

For a deeper walk through sizing, Lendmire’s piece How Much Can You Borrow on a Bank Statement HELOC Against Rental Property for Owners? covers the investment-property math.

Before applying, gather these:

  • Consecutive personal or business bank statements.
  • Your current mortgage balances, as a percentage of estimated value.
  • A recent credit report (no rescores); lender requirements on how recent it must be vary by file and lender.
  • Proof of title: individual name or revocable trust.
  • A rough list of your other financed properties.

Frequently Asked Questions

Do bank statements let me borrow more than a standard HELOC?

No. Statements change how income is documented. The leverage ceiling, the line cap, and the DTI test still apply. They can help you clear the DTI test when tax returns understate your income, but they cannot lift the CLTV ceiling for your occupancy and credit tier.

What is the most I can borrow against a rental property?

On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit score and a line cap of $500,000. The actual line is your value times 70%, minus existing liens, then limited by the cap and your DTI. Subject to lender guidelines and full file review.

Does a higher credit score raise the ceiling on a rental?

Not on an investment property. The ceiling stays at 70% CLTV at 700 and at 720. Higher scores matter more on primary residences and second homes, where the 90% tier exists only at a 720 or better profile.

Can I use an LLC-owned rental?

Not directly. The line needs title in your individual name or a revocable living trust. An LLC-owned property needs a vesting change first, or a DSCR cash-out refinance instead, subject to lender program eligibility.

When does a DSCR cash-out fit better than a HELOC?

It fits when you want the loan judged on the rent rather than your personal income, when the property sits in an LLC, or when you need more than 70% CLTV. It replaces your first mortgage instead of sitting behind it, so weigh that against the loan you already have.
