Cash-Out Refinance vs Bank Statement HELOC to Retire Business Debt

Cash-Out Refinance vs Bank Statement HELOC to Retire Business Debt

The Quick Read: A cash-out refinance fits an investor whose rental property holds the equity and whose rent covers the new loan. A bank statement HELOC fits a self-employed owner who holds title personally and wants to keep the first mortgage in place. The deciding questions are title, rent coverage and personal debt load, not which product sounds better.

  • A cash-out refinance on a rental qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
  • A HELOC is a second loan judged on the borrower: credit, debt-to-income, combined leverage and deposits.
  • On an investment property, the HELOC network ceiling is 70% CLTV with a $500,000 maximum line and a 700 minimum credit profile.
  • A property held in an LLC cannot take the HELOC without a vesting change. A DSCR cash-out can work with the entity in place, subject to program terms.
  • Using home equity for business debt moves unsecured debt onto real estate. That trade deserves a hard look.

Lendmire’s wholesale network places both products, and the right one depends on the file in front of you. The picture below is built from what brokers see across many lenders, not from one lender’s sheet.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Side-by-Side

The table shows published industry norms for the bank statement HELOC column and Lendmire network parameters for the DSCR cash-out column. Pricing is intentionally left out. The calculator covers that, as an illustrative estimate only.

Factor DSCR Cash-Out Refinance Bank Statement HELOC
Review basis Rent covering the payment Borrower income, DTI, credit
Documentation Lease or rent schedule, entity papers 12-24 months of statements
Lien position Replaces the first mortgage Second lien, or first if no mortgage
Title and vesting Individual or entity, per program Individual or revocable trust
Funds delivery Lump sum at closing Line with draw and repayment periods
Leverage ceiling Around 75% LTV on standard rentals 70% CLTV on investment property
Reserves Commonly around 6 months of PITIA Varies by lender and file
Property types 1-4 unit rentals, program-dependent SFR, 2-4 unit, PUD, condo

Two cautions. Leverage tiers differ by occupancy, and the 70% figure belongs to investment collateral. And every figure sits subject to lender guidelines and full file review.

How Each Option Treats Business Debt

A cash-out refinance replaces your current mortgage with a larger closed-end loan and pays you the difference. The business debt gets paid from proceeds at closing, which suits a one-time payoff of something specific. Think of a private loan or hard-money note on a rental, or a documented business obligation.

A HELOC leaves the first mortgage alone. The CFPB describes a HELOC as an open-end line you borrow against repeatedly, with a draw period that could last 10 years and a repayment period after it. The same page says a lender may limit draws if the home’s value falls significantly or your finances change.

On the investment HELOC lines in Lendmire’s network, there is a catch for payoff use. At least 75% of the line must be drawn at closing, and the line runs a 5-year interest-only draw with a 25-year repayment period. So you size the line to the debt, not the other way around. Pricing on these lines floats and never converts to fixed, per the CFPB’s HELOC booklet, which also notes that payments can change even without new draws on a variable plan.

The purpose-of-proceeds question

Retiring business debt is a business purpose. Business-purpose investor loans sit outside the consumer mortgage framework under the business-purpose exemption in Regulation Z. That is why a DSCR loan can be written to an entity, and why a consumer HELOC is built around an individual.

Proceeds must match the stated purpose. Paying personal credit cards from a rental-secured business-purpose loan is a different case from paying a documented business obligation. Whether a given debt counts, such as an unsecured business line or a card, is program-dependent. Document it before the file goes in.

When the Cash-Out Refinance Is the Better Fit

The cash-out wins when the property, not the person, is the stronger side of the file.

Title sits in an LLC. The HELOC programs in the network require the borrower or a revocable living trust to hold title. LLCs, corporations, partnerships and irrevocable or land trusts cannot. A property already deeded to an entity needs a vesting change or a DSCR cash-out instead. Entity-vested DSCR loans are available subject to lender program eligibility. Deeding out of an LLC has a cost beyond the loan, because the liability structure goes with it.

Personal debt-to-income is stretched. The HELOC runs a DTI test, with a 50% maximum and 45% for profiles from 600 to 679. It is reviewed on the interest-only payment at the maximum draw. An owner with many financed properties can hit that wall even with strong rent. The DSCR test looks at rent against PITIA, with credit and reserves still in the file.

The existing first mortgage is not worth keeping. If the old loan has no special value, one new loan is cleaner than a first plus a second.

The payoff is a one-time lump sum. A large private note retired at closing fits a closed-end loan.

You need more room than the HELOC allows. Investment lines top out at $500,000 total. There is no tier above that on investment collateral. DSCR cash-outs run up to $3,000,000 on standard programs (smaller balances available through select lenders) on the standard side, with leverage around 75% LTV on standard rentals and about 6 months of seasoning as the common expectation. Short-term-rental collateral caps lower, at 70% on cash-out. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

The honest limit: clearing 1.00 coverage is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management and utilities sit outside the calculation. Select programs start at 1.00, and stronger ratios open better leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.

Files that stall here usually stall on documents. Entity papers, lease evidence, a payoff letter for each debt and reserves documentation are the usual gaps. Reserves vary by lender, leverage and loan size, and commonly run around 6 months of PITIA.

When the Bank Statement HELOC Is the Better Fit

The HELOC wins when the person is stronger than the property and the first mortgage is worth protecting.

Strong deposits, thin rent coverage. Self-employed owners often show deductions that shrink taxable income. A bank statement review derives income from deposits instead. Per Scotsman Guide’s overview of non-QM lending, the typical scenario uses 12 to 24 months of personal or business statements, with an expense factor applied to business accounts or a P&L prepared by a third-party tax professional. Business deposits are not income at face value. The lender sets the expense factor, not the borrower.

The first mortgage has terms worth keeping. The HELOC leaves it untouched. Its balance still counts toward combined leverage and its payment still counts toward DTI.

Needs are staged. A line suits a payoff that comes in pieces. After the 75% minimum draw at closing, subsequent draws carry a $1,000 minimum on the longer-runway structure, with Texas at $4,000. The HELOC’s subsequent-draw terms vary by program.

Title is already personal. If you hold the property individually or in a revocable trust, the vesting barrier disappears.

The file is modest in size. Investment lines of $500,000 or less ordinarily run automated valuation with no traditional appraisal, though higher CLTV may require a secondary valuation. A borrower can ask for a full appraisal in any case.

Eligibility is narrower than the DSCR side. The investment line needs a 700 minimum credit profile, with the same 70% CLTV ceiling at 700 and 720. Manufactured homes, co-ops, condotels, log homes and mixed-use properties are not eligible. Borrowers with more than 15 financed properties are not eligible, and a borrower is limited to three lines. HELOC availability runs through Lendmire’s 16 full-service states only, narrower than the 41-market DSCR footprint.

Which Business Debts Make Sense to Retire This Way

Not every business debt belongs on real estate. Think through each type.

  • Hard-money or private notes on rentals. Strong candidates. Secured debt is already tied to the property, so the refinance changes the lender, not the exposure.
  • Other rental mortgages. Fits the cash-out when the new loan clears coverage.
  • Unsecured business lines and cards. Program-dependent, and the risk shifts. Unsecured or limited-liability debt becomes debt secured by a property.
  • Debt with a personal guarantee. The exposure already reaches you personally, so the incremental risk is smaller, though the property is now at stake.
  • Debt the business pays from its own cash flow. Moving it can raise leverage and add a payment that is now on you.

A converted unsecured balance can also refill. If revolving business credit gets drawn again after payoff, you end up with both the old balance and the new secured loan. That behavioral risk is real, and no product fixes it.

The CFPB’s HELOC booklet warns that falling behind could mean losing the home. The same caution applies to a rental secured by a refinance.

Where Files Break

On HELOC files the usual failure is title. An investor assumes the LLC can carry the line, then the vesting rule surfaces late. The second is personal DTI, since moving rentals into an entity does not remove debt from the personal file.

On cash-out files the failure is documentation: stale leases, entity documents that do not match the vesting, missing payoff letters, or reserves that are not sourced. Another is seasoning. A recent purchase generally needs about 6 months of ownership before cash-out is available, and a file that assumes that away gets kicked back.

On both, purpose of proceeds matters. Keep a clean list of each debt by type, who owes it, and how it will be paid at closing.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

A Balanced Verdict

Pick the cash-out when the property holds the equity, rent covers the new loan, title is in an entity, or the first mortgage is not worth keeping. Pick the HELOC when you hold title personally, your deposits and credit are strong, and the first mortgage has terms you want to keep. If neither fits cleanly, the answer may be a different tool entirely, or waiting.

The product that tests the property and the product that tests the person fail in different places. Match the product to your weak spot.

Key Terms Defined

Combined loan-to-value (CLTV): All loans secured by the property, added together, divided by its value.

DSCR: Monthly rent divided by the monthly principal, interest, taxes, insurance and any HOA dues.

Expense factor: The share of business deposits a lender removes before counting the rest as income.

Draw period: The stretch when you can borrow from a line, before repayment begins.

Seasoning: The ownership time a lender expects before it allows cash-out on a property.

Frequently Asked Questions

Can I use a bank statement HELOC if the rental is in my LLC?

Not as is. The HELOC programs in the network need title held by an individual or a revocable living trust. LLCs, corporations and partnerships cannot hold title. You would need a vesting change, or a DSCR cash-out where the entity stays on title, subject to program terms.

Does a DSCR cash-out ignore my personal credit?

No. Qualification runs primarily on rent covering the payment, but credit, reserves and property type are still in the file. Most programs want a score around 660, a 620 floor exists in parts of the network, and 700 or better opens the strongest leverage tiers.

How much can I borrow against a rental?

On an investment-property HELOC the ceiling is 70% CLTV up to a $500,000 line, with a 700 minimum credit profile. A cash-out on a standard rental tops out around 75% LTV across most of the network. A short-term rental caps at 70% on cash-out. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Can I pay personal credit cards with the proceeds?

Treat that with caution. A rental-secured business-purpose loan is meant for business-purpose use of funds, and the lender decides the primary purpose case by case. Personal debt payoff is a different use from retiring documented business debt. Confirm your use with the broker before applying.

What if I fall behind after moving business debt onto the property?

The property is the collateral, so the lender can pursue it. That is the central trade. Stress-test a lean month before you convert any debt, and keep any revolving business credit closed once it is paid off.
