The Quick Read: A bank statement HELOC fits a smaller, one-time need when you want to keep a first mortgage you like, while a bank statement cash-out refinance fits a larger project when replacing the whole mortgage makes sense. A vacation is personal spending under either one, so it deserves the harder look.
Documented deposits can stand in for tax-return income on these products, but whether a program accepts deposit-based income on a given line depends on the lender and its guidelines. Repairs are the easier use to defend.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Choose the HELOC when the need is modest, your first mortgage has terms worth protecting, and you hold title personally. Choose the cash-out when the need is large, the first mortgage is not worth keeping, or one fixed-structure loan suits you better than a second payment.
Side-by-Side
The HELOC column reflects the parameters Lendmire’s wholesale network places. The cash-out column shows published industry norms, which vary by lender.
| Factor | Bank Statement HELOC | Bank Statement Cash-Out |
|---|---|---|
| Lien position | First or second lien | New first lien |
| Existing first mortgage | Stays in place | Paid off and replaced |
| DTI ceiling | 50% maximum on this network | Up to 50% at some non-QM lenders |
| Access to cash | Line, with most drawn at closing | One lump sum |
| Structure | Interest-only draw, then amortizing | Closed-end, often 30 years |
| Property types | 1-4 units, PUD, townhome, condo | Varies by lender |
| Entity vesting | Individual or revocable trust only | Usually personal title; confirm |
| Reserves | Set by the specific program | Often required; varies by lender |
| Valuation | Often automated at or below $500,000 | Full appraisal is typical |
Two rows deserve a note. DTI means debt-to-income, the share of your monthly income that goes to debt payments. The 50% figure for non-QM lenders comes from Scotsman Guide’s non-QM coverage, which also describes how some lenders calculate income from deposits using an expense factor. And a bank statement line is not the same as a DSCR loan. DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines. These two products qualify you personally.
Key Terms Defined
Bank statement loan: a non-QM loan that estimates your income from 12 or 24 months of deposits instead of tax returns.
CLTV: combined loan-to-value, meaning all liens on the home added together and divided by its value.
Draw period: the stretch when you can borrow from a line, usually with interest-only payments, before repayment begins.
Cash-out refinance: a new, larger mortgage that pays off the old one and hands you the difference in cash.
When the HELOC Is the Better Fit
The HELOC wins when your existing first mortgage is the asset you are protecting. A cash-out refinance replaces that loan. A HELOC sits beside it, so the first mortgage keeps its terms and its payoff schedule.
It also fits a smaller need on a property you own in your own name. Network lines run from $25,000 to $750,000. Picture a self-employed owner with a 720-plus credit profile on a primary residence. That owner can reach up to 90% CLTV on a line of $500,000 or less, or up to 75% CLTV on a line up to $750,000. The 90% tier exists only at that 720 credit level. On a second home, the same 90% ceiling applies at 720-plus, with a line cap of $500,000. An investment property tops out at 70% CLTV, requires a 700 minimum score, and caps the line at $500,000.
Structure matters here. The network offers two draw designs: a 3-year interest-only draw followed by a 17-year amortizing repayment, and a 5-year draw followed by a 25-year repayment. Investment lines use the 5-year structure only. Pricing on these lines floats and does not convert to a fixed structure.
The CFPB describes the risk plainly. Payments are often significantly higher once the repayment period starts, and some plans require an initial draw at setup. After closing, further draws start at a $1,000 minimum in most states. So size the line to the project. Do not open a large line hoping to borrow a little.
Documentation is the other check. The file still needs a score of at least 600 on primary residences, with higher minimums on second homes and investment properties, and a DTI at or under 50%. A ratio above 45% requires at least a 680 score.
The HELOC is the narrower product in other ways, too. NerdWallet notes that investment-property lines come with a smaller pool of lenders and lower borrowing amounts than primary-home lines. Lendmire’s HELOC placements are also limited to 16 full-service states, which is narrower than its 41-market DSCR footprint, Washington, D.C. included. Manufactured homes, co-ops, condotels, and log homes are not eligible.
When the Cash-Out Refinance Is the Better Fit
The cash-out wins when the first mortgage is not worth protecting, or when the project is large enough that one closed-end loan is easier to live with. You get one balance and one payment, with no draw period to run out. The CFPB’s home equity guide says these loans are usually paid back over 30 years. It also warns that a cash-out refinance may extend how long it takes to pay off your mortgage.
That is the cost to weigh. You are not borrowing against the home alone. You are resetting the entire balance onto new terms, and that includes the part you already owed. A homeowner with a strong first mortgage should think twice. A homeowner whose first mortgage is already expensive to keep, or who wants to pay off a second lien, may find the reset costs little.
Title is the other deciding factor. A bank statement HELOC on this network cannot be vested in an LLC, a corporation, a partnership, or an irrevocable, blind, or land trust. Only the individual borrower or a revocable living trust can hold title. If a property is already deeded to an LLC, you need a vesting change or a different structure. A DSCR cash-out may fit that property, subject to lender program eligibility.
The DSCR route has its own limits. DSCR cash-out refinances typically top out around 75% LTV across most of the network, with about six months of seasoning as the common expectation. The proceeds are meant for the business of owning the property. Select lenders also accept a lower debt service coverage ratio, with leverage and terms adjusted to offset it. Still, clearing a coverage ratio is not the same as positive cash flow, since repairs, vacancy, and utilities sit outside the calculation.
A larger cash-out balance also uses up room for later deals. A bigger new first mortgage means weaker rent coverage on the next DSCR file. Plan the sequence if you might want both.
If the cash need is big, Lendmire’s comparison of a bank statement HELOC and a super jumbo cash-out shows how the choice shifts at higher loan sizes. For the full picture of how investor loans work, see the complete DSCR loans guide.
Should You Borrow Against the House for a Vacation?
Usually, no: a vacation is a weaker reason to borrow against the house than a repair. A repair protects the asset that secures the loan. A vacation spends the equity and leaves nothing behind except the lien.
Loan type also matters here. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. A DSCR cash-out may fit an investment property, subject to lender program rules, but it is meant for business purposes, and a vacation is personal spending. That kind of spending belongs on a personally qualified product, where your deposits, credit, and DTI carry the file.
Then compare the payoff to the risk. A HELOC’s payments rise when the draw period ends. A cash-out stretches a small trip across a mortgage-length balance. Either way, the home backs the debt. Lendmire’s piece on funding a wedding with home equity walks through the same personal-spending tradeoff in more detail.
If the amount is small relative to your equity, a HELOC is usually the lighter touch. It leaves the first mortgage in place. A cash-out refinance of the whole balance for a trip is the harder case to defend. Savings or a smaller unsecured loan may fit better than any equity product, because neither puts your house on the line for a trip. The right call depends on your cash position, your first mortgage, and how you feel about debt that outlasts the memory.
Home Repairs: Staged or All at Once?
Repairs split into two kinds. A single, defined job, such as a roof or a kitchen, suits a lump sum. A project that unfolds in phases sounds like a line, but how much of a line is drawn at closing can narrow that advantage. If you can predict the total cost, a cash-out may fit as well as a line does.
Keep records either way. Documented receipts help with lender review, and they help with taxes. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Improvements may support a higher appraised value, depending on comps and underwriter review. Do not count on that value showing up in the numbers. Combined leverage is judged on appraised value, and valuation steps differ: lines of $500,000 or less ordinarily run automated valuation, while a line above $500,000 needs a full appraisal. Lines above $500,000 are primary-residence only and cap at 75% CLTV, and credit score requirements for those larger lines should be confirmed with the lender, since they can differ from the requirements on smaller lines.
The Verdict
If you want a small amount, hold title personally, and have a first mortgage worth keeping, start with the HELOC. If your need is large, your first mortgage is not worth protecting, or you want one fixed-structure loan, the cash-out refinance deserves the numbers. For a vacation, a smaller draw is the more defensible route, and the most affordable money may not be a home loan at all. The best program for your situation depends on your documentation, credit, equity, and the property.
Frequently Asked Questions
Can a bank statement HELOC be used for a vacation?
It depends on the program. A HELOC is a personally qualified loan, so personal spending is generally treated differently from business spending. Confirm the stated purpose with the lender, and weigh whether a lien on your home is worth the trip.
Does a bank statement HELOC replace my first mortgage?
No. It sits beside the first mortgage as a second lien, or stands alone as a first lien if no mortgage exists. A cash-out refinance is the option that replaces the first mortgage.
Can I use an LLC for a bank statement HELOC?
Not on this network. Title must be held by the individual or a revocable living trust. Property already in an LLC needs a vesting change or a different structure, subject to program terms.
Is a cash-out refinance better for staged home repairs?
Not necessarily. A line can feel better suited to phased work, but this network draws at least 75% at closing. A cash-out gives one lump sum and one balance, which suits a defined project with a known total.
What credit score do these lines need?
It varies by occupancy. Primary residences start at 600, second homes at 640, and investment properties at 700, with higher scores opening higher CLTV tiers. Every figure is subject to lender guidelines and full file review.
