The Quick Read: A bank statement HELOC keeps your first mortgage and adds a revolving line, but on an investment property it caps at 70% CLTV and needs title in your own name or a revocable trust, while a bank statement cash-out replaces the first mortgage with one lump sum and more often works with an LLC on title. Both products are reviewed against deposits, not on the property’s rent. Which one fits depends on who holds title, how much cash you need, and whether your current first mortgage is worth keeping.
- A HELOC on an investment property tops out at a $500,000 line, 70% CLTV, and a 700 credit minimum.
- A cash-out refinance is a closed-end loan with no redraw and a new first lien.
- Title is the first filter: a property deeded to an LLC generally cannot take a HELOC.
Dallas is used here only as an example market. The mechanics below apply to a rental owner in any of the states where these products are placed.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Side-by-Side
The HELOC column reflects Lendmire’s wholesale network guidelines for investment property. The cash-out column reflects published industry norms, which vary by lender and program. Every figure is subject to lender guidelines and full file review.
| Factor | Bank statement HELOC | Bank statement cash-out (industry norms) |
|---|---|---|
| Review basis | Borrower deposits, DTI up to 50% | Borrower deposits and DTI |
| Documentation | Personal or business statements | Typically 12–24 months of statements |
| Lien position | Standalone line, first or second lien | New first lien replaces the old one |
| Structure | Revolving; 5-year interest-only draw, 25-year repayment | One lump sum, no redraw |
| Leverage | 70% CLTV on investment, up to $500,000 | Varies by lender and program |
| Credit | 700 minimum on investment | Varies by lender and program |
| Property types | 1-4 units, PUD, townhome, condo | Varies; commonly 1-4 units |
| Entity vesting | Individual or revocable trust only | Often workable with an LLC, depending on program |
| Valuation | Automated valuation is typical | Full appraisal and title work typical |
| Reserves | Set by the lender and the file | Vary by lender, leverage, and loan size |
Key Terms Defined
CLTV is combined loan-to-value: every lien on the property added together and divided by its value.
Draw period is the stretch when you can borrow from the line and pay interest only.
Expense factor is the percentage a lender subtracts from business deposits before treating them as income.
DSCR is the property’s monthly rent divided by its monthly obligation (principal, interest, taxes, insurance, and any HOA dues).
What “Bank Statement” Does and Does Not Test
Bank statement underwriting reviews the owner, not the rental. An underwriter takes 12 to 24 months of personal or business statements, removes transfers and loan proceeds, and averages the eligible deposits. Business accounts usually get an expense factor, and the size of that factor varies by program. The result is tested against your debts, your credit, and the equity in the property.
Rent does not carry the file on either product. A landlord with strong leases but modest personal deposits can look weak under both. That gap is why the DSCR option appears later here.
Bank statement is also a large lane in non-QM lending. HousingWire’s non-QM guide reports that bank statement loans were about 34% of non-QM volume and DSCR loans about 29%.
When a Bank Statement HELOC Is the Better Fit
A HELOC fits the owner who wants to keep the existing first mortgage, holds title personally, and needs a moderate amount of cash. It leaves the first lien untouched. If the current first mortgage is one you want to keep, a line behind it avoids resetting the whole balance and schedule.
The structure is the other draw. The CFPB describes a HELOC as an open-end line with a draw period followed by a repayment period. It also notes that payments are often significantly higher once repayment begins. On an investment line in Lendmire’s network, the draw runs 5 years interest-only, followed by 25 years of full repayment. The payment moves with the line and does not convert to a fixed structure.
Those are the conditions that make a HELOC work:
- Moderate cash need. An investment line runs from $25,000 up to a $500,000 maximum, at 70% CLTV with a 700 credit minimum. Credit above 700 does not buy more leverage on an investment line.
- Mostly drawn at closing. At least 75% of the line is drawn at closing, so the revolving feature is smaller than it sounds. After closing, later draws carry a $1,000 minimum, though Texas sets that minimum at $4,000.
- Simple valuation. Because an investment line cannot exceed $500,000, it is ordinarily in the automated valuation lane. A full appraisal is required only above $500,000, and a borrower may request one in any case.
- Clean title. Fee simple or leasehold held by you or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on the line.
Limits to know: a borrower can hold three lines at most, and an owner with more than 15 financed properties is not eligible. The DTI ceiling is 50%, qualified on the interest-only payment at the maximum draw. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.
When a Bank Statement Cash-Out Refinance Is the Better Fit
A cash-out suits the owner who needs one large sum, holds the property in an LLC, or wants a fixed shape with no draw-period cliff. It replaces the existing first mortgage, pays off any liens that must be cleared, and delivers the difference as one payment. There is no revolving feature to freeze or shrink later, because the loan is closed-end.
The trade-off is that the whole loan resets. A low-balance first mortgage is replaced along with everything else. A full appraisal and title work are standard on a cash-out, which gives it more room on size than an investment line capped at $500,000.
Entity ownership often decides it. A property already deeded to an LLC cannot take a HELOC unless the title is changed first. Retitling brings its own consequences, so some owners prefer to keep the entity and use a cash-out, subject to lender program eligibility.
Seasoning and sequencing matter too. On the DSCR cash-out side, about six months of ownership is the common expectation across most of the network. Bank statement cash-outs set their own seasoning rules, which vary by program.
The Third Option: A DSCR Cash-Out
For some Dallas rental owners, neither product is the right fit. Deposits-based underwriting rewards a borrower with heavy, steady deposits. It does not reward a borrower whose strength is the property.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Federal rulemaking treats investment-purpose loans as business-purpose credit. A DSCR file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
Across the wholesale network, the typical DSCR cash-out parameters look like this:
- Leverage tops out around 75% LTV on a standard rental cash-out, and about 6 months of seasoning is the common expectation.
- Coverage at or near 1.00 is the floor for select programs, while a separate select-lender path accepts coverage below 1.00 with leverage and terms adjusted.
- Credit has a 620 floor in parts of the network, and 700 or better opens the strongest leverage tiers.
- Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders), and above $2,500,000 the network generally holds to 30-year fixed structures.
- Reserves vary by lender, leverage, loan size, and transaction type, and commonly sit around 6 months of PITIA.
A coverage ratio above 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only, so repairs, vacancy, management, utilities, and capex sit outside it. Lendmire’s complete DSCR loans guide covers how the ratio is built and which properties are eligible. DSCR is also not offered on manufactured homes, log homes, or barndominiums.
Dallas Owners: Title and Property Checks
Three checks come before any product choice. The first is title: confirm whether the deed names you, a revocable trust, or an entity. The second is property type: single-family, 2-4 units, PUD, townhome, and condo are eligible on the HELOC side, while manufactured homes, co-ops, and condotels are not. The third is the number of financed properties, since a deposits-based file ties to your overall DTI.
Texas adds a few specifics on the HELOC side. The 12-day waiting period, the one-lien-at-a-time rule, and 12-month seasoning bind primary residences only, and a Dallas rental is typically a non-homestead transaction, so those rules generally would not apply to it. Texas properties are limited to 10 acres, and a property listed for sale or listed within the past 60 days is ineligible. HELOCs are available only in Lendmire’s 16 full-service states, and Texas is one of them.

Verdict
Neither product wins on its own. The HELOC is the narrower tool: investment-property leverage stops at 70% CLTV, the line stops at $500,000, and the title has to sit with you or a revocable trust. In return it leaves the first mortgage alone. The cash-out is the broader tool, with more room on size and entity title, but it replaces everything.
Choose the HELOC when the first mortgage is worth keeping, title is personal, and the cash need is moderate. Choose the cash-out when title is in an LLC, the need is larger, or you want a closed-end loan with no draw period. Look at DSCR when the rents are the strongest part of the file.
If you are weighing a home equity line against a cash-out refinance and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Frequently Asked Questions
Can I get a bank statement HELOC on a rental held in an LLC?
Not while the LLC holds title. The line requires title in your own name or in a revocable living trust. Irrevocable, blind, and land trusts do not qualify either. A property already deeded to an LLC needs a vesting change first, or a cash-out refinance instead, subject to program terms.
What is the maximum a bank statement HELOC can reach on an investment property?
An investment line reaches 70% CLTV and a $500,000 maximum, with a 700 credit minimum. Larger lines apply to primary residences only, and higher CLTVs apply to primary residences and second homes. Those higher tiers do not apply to a rental.
Does the rent on my Dallas property count toward qualifying?
Not on a bank statement product. Your deposits and DTI carry the file. If the rent is the stronger story, a DSCR cash-out qualifies primarily on the property’s rental income covering the payment, subject to lender guidelines.
Do I have to repay the whole HELOC when the draw period ends?
Repayment starts at that point, and payments are often significantly higher. The CFPB notes that some plans require the full balance when repayment begins. On an investment line in the network, repayment runs 25 years after the 5-year draw.
Which is better if I plan to sell the property soon?
It depends on the property, the structure, and your equity position. A cash-out has no revolving line to manage, and a HELOC generally has to be paid off when the home is sold. Compare both against how long you expect to hold.
