The Quick Read: A HELOC adds a revolving line behind your existing first mortgage, while a cash-out refinance replaces that mortgage with one larger loan, and both can qualify you on documented bank deposits instead of tax returns, subject to lender guidelines and full file review. On an investment property, the line is the smaller, reusable tool. The cash-out is the larger, one-time tool.
- A HELOC leaves your first mortgage alone. A cash-out refinance pays it off and starts over.
- On an investment property, the line tops out at 70% CLTV (combined loan-to-value) and $500,000.
- A HELOC needs title in your name or a revocable living trust. A cash-out can often keep an LLC on title.
- Bank-statement qualifying reads your deposits. A DSCR loan reads the property’s rent instead.
- The right fit depends on your title, your cash need, and how much you like your current first mortgage.
The honest answer on who each is for: the HELOC suits an individual investor with a first mortgage worth keeping and a need for flexible, repeatable access to cash. The cash-out suits an investor who wants a bigger sum, holds the property in an entity, or is happy to replace the old loan. Lendmire is a mortgage broker, not a lender. It places both kinds of files with select wholesale lenders and matches the scenario to the program.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Side-by-Side
The HELOC column reflects the investment-property terms across the wholesale network. The cash-out column shows published industry norms and typical network ranges, so treat each cell as a typical range rather than a promise.
| Factor | Bank Statement HELOC | Bank Statement Cash-Out |
|---|---|---|
| Structure | Revolving line, draw then repayment | One new loan, lump sum |
| Lien position | First or second lien | New first lien |
| Existing mortgage | Stays in place if second lien | Paid off and replaced |
| Leverage ceiling | 70% CLTV, investment | Around 75% LTV, standard rental |
| Size | $25,000 to $500,000, investment | Up to $3,000,000 on standard programs |
| Entity vesting | Individual or revocable trust only | LLC often possible, per program |
| Valuation | Automated valuation common | Full appraisal typical |
| Reserves | Varies by lender and file | Commonly around 6 months |
| Availability | 16 full-service states | Broader multi-market footprint |
Industry trade press, such as Scotsman Guide, describes the shared documentation step this way: you supply 12 to 24 months of personal or business statements. The lender sorts out transfers and loan proceeds, then applies an expense factor on business accounts. Lenders must still confirm you can repay. Bank statements are a different way to document income, not a shortcut around it.
When a Bank Statement HELOC Is the Better Fit
A HELOC is the better fit when you want to keep your first mortgage, hold title as an individual or in a revocable living trust, and need reusable access to cash of up to $500,000. Investment lines cap at 70% CLTV, and the minimum credit score is 700.
Say you own a rental free and clear, or with a first mortgage you like. You run a business whose tax returns understate your real income because of write-offs. A line behind the existing loan leaves that first mortgage untouched. Nothing about the original loan is refinanced.
Here is how the investment line works:
- Draw structure: A 5-year interest-only draw period is followed by a 25-year fully amortizing repayment period. Investment lines use this structure only.
- Initial draw: At least 75% of the line is drawn at closing. This is not a pure standby line you can leave untouched.
- Credit tiers: Scores of 720 and 700 both reach 70% CLTV. A higher score buys eligibility, not extra leverage. Below 700, an investment line is not available.
- Valuation: Because investment lines stop at $500,000, they sit in the automated-valuation lane. Many close without a traditional appraisal, though a borrower can request one.
- Debt-to-income: The maximum is 50%, calculated on the interest-only payment at the maximum draw.
- Deposit analysis: Business accounts need a 680 score for the deposit analysis. Investment already floors at 700, so the bank statements are rarely the binding limit.
The limits matter as much as the strengths. A borrower can hold three lines at most. Anyone with more than 15 financed properties is not eligible. Eligible property types include single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. The line is also placed in only 16 full-service states, which is narrower than Lendmire’s DSCR footprint.
Some investors frame a line as short-term money for a flip, a BRRRR rehab, or a cash offer. That is a use case, not a program rule. A line that must be mostly drawn at closing and then sits in an interest-only period can still fit a longer plan.
When a Bank Statement Cash-Out Refinance Is the Better Fit
A cash-out refinance is the better fit when you need more cash than a line allows, hold the rental in an LLC, or want to replace the existing loan. Across most of the wholesale network, cash-out on a standard rental tops out around 75% LTV. About 6 months of seasoning is the common expectation. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
Picture an investor with a duplex already deeded into an LLC. A HELOC cannot work there, because LLCs, corporations, partnerships, and irrevocable or land trusts cannot hold title on the line. That is the sharpest structural difference from a DSCR loan. An LLC can often stay on title for a cash-out, subject to lender program eligibility. An individual typically signs a personal guaranty, and the LLC does not make the loan non-recourse.
Run through the other deciding points:
- Size: Investor cash-out loans commonly reach up to $3,000,000 on standard programs, with smaller balances available through select lenders. Above $2,500,000 the network generally holds to 30-year fixed structures.
- Credit: A 620 floor exists in parts of the network, most programs want around 660, and 700+ opens the strongest leverage tiers.
- Reserves: They vary by lender, leverage, loan size, and transaction type. Around 6 months is common. Loans above $1,500,000 typically step up to about 9 months.
- Valuation: The whole property is re-underwritten, so expect a full appraisal and fresh title work.
- Trade-off: The new loan balance is larger, and your old first mortgage is gone. If that loan was a keeper, you are giving it up for the cash.
A cash-out gives you a finite amount. Once it is spent, you would need a new loan to pull equity again. For a long hold with an identified use, such as a down payment on the next acquisition, that finite structure is often fine.
Does the Label Change the Loan?
The phrase bank statement describes how income is documented. It does not describe the loan structure. A HELOC is a revolving line, and a cash-out is a closed-end first lien, with or without bank statements in the file.
That is why guidelines differ from lender to lender. According to the CFPB’s ability-to-repay compliance guide, open-end HELOC plans sit outside the federal ability-to-repay and qualified-mortgage framework. So no federal non-QM HELOC standard exists, and each lender writes its own rules. Investor loans are also treated as business-purpose credit. Under Regulation Z’s business-purpose provisions, credit to acquire, improve, or maintain a non-owner-occupied rental is generally deemed business purpose, with unit-count thresholds in some cases. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
Where Does DSCR Fit In?
DSCR is a third path that skips the deposit analysis. Bank-statement products read your deposits. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. For an investor whose business deposits are messy but whose rentals are strong, that can be a cleaner file.
Coverage is the monthly rent divided by the full housing payment, including principal, interest, taxes, insurance, and any HOA dues. A 1.00 ratio is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios generally open better leverage tiers.
Clearing 1.00 does not mean the property produces positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. DSCR measures rent against the payment, nothing more.
On purchases, most DSCR files land at 75%-80% LTV, and select programs reach 85% LTV at about a 700+ score. Cash-out on a standard rental tops out around 75%. The complete DSCR loans guide covers the full program. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
Sequencing Mistakes to Avoid
Moving a mortgaged property into an LLC before you refinance can trigger a due-on-sale clause. Vesting at the refinance closing is the cleaner route. If the property is already in an LLC and you want a line, that needs a vesting change or a different product.
Recent cash purchases also deserve a plan. A cash-out generally expects about 6 months of seasoning. A line can have its own timing rules, depending on the lender, so check before you count on the equity.
Do not pick a product by the label alone. A file built for a HELOC will not fit LLC title, and a file built for a cash-out will not keep a low-balance first mortgage in place. Choosing the product that matches your title first saves rework.
The Balanced Verdict
Choose the HELOC if you hold title personally or in a revocable trust, want to keep a first mortgage you like, and need up to $500,000 you can reuse. Accept the 70% CLTV ceiling, the 700 credit floor, and the requirement to draw most of the line at closing.
Choose the cash-out if you need a larger sum, hold the property in an entity, or want a fresh first lien. Accept the larger balance and the loss of your existing loan. If your deposits tell a weaker story than your rents, ask about DSCR instead.
Frequently Asked Questions
Is a bank statement HELOC easier to get than a cash-out refinance?
Not as a rule. The investment line carries a 700 credit floor, a 70% CLTV ceiling, and a three-line cap. A cash-out can allow different leverage and entity title. Which is easier depends on your title, credit, and equity.
Can an LLC get a bank statement HELOC?
No. The line must be held by an individual or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. An LLC-owned rental needs a vesting change or a cash-out refinance, and some investors consider DSCR.
Does a bank statement loan mean no documentation?
No. The lender still reviews 12 to 24 months of statements, sorts deposits, and confirms you can repay. The income is reviewed on documented deposits under the applicable program, subject to lender guidelines.
How much equity can I access on a rental?
It depends on the product. An investment HELOC caps at 70% CLTV. A cash-out on a standard rental tops out around 75% LTV across most of the network. Your credit score and property type also shape the final number. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
Does DSCR use bank statements?
No. DSCR compares the property’s rent to its full housing payment. Your personal deposits are not the qualifying basis. Reserves, credit, and property eligibility still apply.
