Bank Statement HELOC vs Bank Statement Cash-Out Refinance for Qualifying

Bank Statement HELOC vs Bank Statement Cash-Out Refinance for Qualifying

Your tax returns show a fraction of what your business actually deposits. That gap is why bank statement programs exist, and it is why this choice matters.

The Quick Read: Both products let you qualify on deposits instead of tax-return income, but a bank statement HELOC adds a line behind your existing first mortgage, while a bank statement cash-out refinance replaces that mortgage with a new one and pays you the difference, so the right pick depends on how you hold title, how large your cash need is, and what your current first mortgage is worth keeping.

  • A HELOC leaves your first mortgage alone. A cash-out resets it.
  • On the network Lendmire places with, the HELOC must be titled to you personally or to a revocable living trust. LLC-held property does not fit.
  • Investment-property lines top out at 70% CLTV and $500,000.
  • A cash-out suits a large, one-time need. A line suits a modest one.
  • If your rents are strong and your personal income is thin, a DSCR cash-out may beat both.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Who Each Option Is Really For

The HELOC fits an individual or trust owner who wants to keep a first mortgage that is worth keeping and needs a moderate amount of cash. The cash-out fits an owner who needs a large lump sum, holds the property in an LLC, or would happily replace the first mortgage anyway.

Neither is the “easier” product. They test the same thing, your deposits, and then diverge on structure, title, and size. A few terms first. CLTV is combined loan-to-value: all loans on the property, added together, divided by its value. A draw period is the stretch when you can borrow from the line. PITIA is principal, interest, taxes, insurance, and association dues.

Side-by-Side

The HELOC column reflects the select wholesale lenders Lendmire places files with. The cash-out column shows published industry norms, which differ by lender.

Factor Bank statement HELOC Bank statement cash-out refi
Lien position Standalone line, first or second lien New first mortgage
Existing first mortgage Stays in place Paid off and replaced
Payout Revolving line; 75%+ drawn at closing One lump sum
Entity vesting Individual or revocable trust only Often allows an LLC, per program terms
Property types 1–4 unit, PUD, townhome, condo Varies by program
Size and leverage Investment: 70% CLTV, $500,000 max Sized to the new first mortgage
Reserves Lender-set, reviewed per file Commonly required; vary by size and leverage
Best fit Staged or moderate needs Large needs, LLC-held property

Two rows deserve a closer look. On a primary residence, the HELOC ceiling reaches 90% CLTV, but only at a 720 or better credit profile and only up to $500,000. On an investment property, 70% CLTV is the ceiling, with a 700 minimum score. Market surveys may show higher figures for equity lines in general. Those describe the broader market, not this network.

How Bank Statement Qualifying Works

Both products convert deposits into monthly qualifying income. The steps are the same.

1. Pick a window. Scotsman Guide reports that bank statement loans typically use 12 to 24 months of statements. Details vary by lender.

2. Pick the accounts. Personal statements, business statements, or both.

3. Scrub the deposits. The underwriter removes transfers between your own accounts, loan proceeds, and large unexplained deposits.

4. Apply an expense factor to business accounts. This haircut reduces the average. Personal deposits are generally read closer to face value after scrubbing. The factor is a program choice, and some programs accept an accountant-prepared expense statement instead.

5. Test the result. The monthly figure then faces your debts, credit, and reserves.

Picture a consultant with twelve months of business deposits. Strip out a transfer from savings, a one-time loan deposit, and a lumpy client refund. Apply the program’s expense factor to what remains. Divide by twelve. That number, not the tax-return figure, is the income the lender tests.

On the HELOC side, the debt-to-income ceiling is 50%, dropping to 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. The test uses the interest-only payment on the maximum draw, not what you plan to draw. A smaller draw does not lighten the qualifying test.

Newer self-employment is a hard stop for some files. A 12-month program needs 12 months of data to average. Six months leaves nothing to average.

When the Bank Statement HELOC Is the Better Fit

The HELOC wins when the first mortgage is worth protecting and the cash need is modest. Here is where it fits best.

  • You hold a first mortgage worth keeping. A line sits beside it. A cash-out resets the terms on the whole balance, not just the new money.
  • You need cash in stages. The line is revolving, and after closing, draws start at $1,000 on most files. One catch: at least 75% of the line is drawn at closing, so it works better for a known need than a rainy-day reserve.
  • You hold title personally or in a revocable trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines.
  • Your need fits under the ceiling. Lines run $25,000 to $750,000, but investment lines stop at $500,000. A line above $500,000 is primary-residence only, requires a 700 score or better (720 on the longer-runway draw structure), caps at 75% CLTV, and needs a full appraisal.
  • Your credit profile is solid. An investment line needs 700 or better. Primary residences start at 600, and second homes at 640.

Know the structure before you sign. Investment lines run a 5-year interest-only draw and a 25-year fully amortizing repayment. Primary residences and second homes can also take a 3-year draw with a 17-year repayment. The CFPB explains why the shift to repayment matters: payments often step up significantly, and in some plans the full balance can come due at the start of repayment. Stress-test the payment after the draw period before you borrow heavily.

Some properties are not offered: manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural zoning. A borrower with more than 15 financed properties is not eligible. Each borrower is limited to three lines. The HELOC is also offered only in Lendmire’s 16 full-service states, narrower than its 41-market DSCR footprint.

When the Bank Statement Cash-Out Refinance Is the Better Fit

The cash-out wins when the need is large, the title is an entity, or the current first mortgage is not worth protecting.

  • Your property sits in an LLC. Many cash-out programs allow entity vesting, subject to program terms. The HELOC cannot do this. A property already deeded to an LLC needs a vesting change for a line, or a cash-out instead.
  • You need a lump sum above the line ceilings. A cash-out is sized to the new first mortgage, not to a $500,000 investment-line cap.
  • You want one loan, one payment. The new first-mortgage terms govern the whole balance. There is no draw-to-repayment step-up to plan around.
  • Your existing mortgage is the problem. If you were going to refinance anyway, you lose nothing by replacing it.
  • You own many financed properties. Past 15, the HELOC route closes.

The trade-off is plain. Leverage, reserves, and waiting periods on a bank statement cash-out vary by lender, so confirm them file by file.

If an older HELOC is already on the property, it must be paid off at closing, or its lender must agree to subordinate behind the new first mortgage.

What the Rules Say (and Don’t)

Bank statement programs are not a loophole, and they are not dictated by one federal rule. The CFPB’s ATR/QM Small Entity Compliance Guide states that open-end credit plans such as HELOCs fall outside the ability-to-repay rule’s coverage, so each lender sets its own income policy. It also says a loan may not be structured as open-end credit to evade that rule. A closed-end first mortgage for consumer purposes does face verification requirements, and the guide names bank account statements as acceptable records. Deposits still get scrubbed because unidentified deposits do not prove income.

The DSCR Alternative

A bank statement loan is reviewed for you. A DSCR loan is reviewed for the property. DSCR is the debt service coverage ratio: monthly rent divided by the full monthly PITIA. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

If your rents are strong and your personal income looks thin, a DSCR cash-out is worth a look. Across the wholesale network, cash-out refinances top out around 75% LTV, with about 6 months of seasoning (the wait between purchase and refinance) as a common expectation. Credit typically starts around 660, and a 620 floor exists in parts of the network. For loan sizes, think up to $3,000,000 on standard programs (smaller balances available through select lenders). Reserves vary by lender, leverage, and loan size, commonly around 6 months of PITIA. They can step up to about 9 months on larger loans.

On coverage, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, since repairs, vacancy, management, and capex sit outside the calculation. For the full framework, see the complete DSCR loans guide. Everything stays subject to lender guidelines and full file review.

Sequencing and Pitfalls

  • Overleveraging. Both products convert equity to debt. Check the cash flow after the new payment, not just whether you qualify.
  • Recent cash-out. A recent cash-out can complicate a later line. Plan the order before you apply for either one.
  • Hard credit pulls. Each application can add an inquiry. Do not shop casually across many lenders; a broker can match the file to a program first.
  • Self-employed with write-offs. Lenders that read tax returns may decline you even with strong deposits. That is the case bank statements address.
  • Large draws. If your cash need is big, the line’s structure may fight you.

Documents to Gather

  • 12 to 24 months of personal, business, or combined bank statements (the lender sets the window)
  • Written explanations for large or unusual deposits
  • A recent mortgage statement for any existing first mortgage
  • A credit authorization (how long a credit report remains valid varies by lender and file)
  • Proof of title: individual or revocable trust documents
  • Any accountant-prepared expense statement, if the program accepts one

The Balanced Verdict

Pick the HELOC if you hold title personally or in a revocable trust, want to keep a first mortgage worth keeping, and need a moderate amount of cash. Pick the cash-out if you hold title in an LLC, need a large lump sum, or would replace the first mortgage anyway. Pick DSCR if the property’s rent carries the file better than your deposits do. The stronger file clears both tests: enough equity and enough income, however you measure it.

If you are weighing a home equity line against a cash-out refinance and want to see how the numbers work, Lendmire can help you compare options based on the property, the equity available, credit profile, combined leverage, and your goals. Lendmire is a mortgage broker, not a lender, and nothing here is a commitment to lend.

Frequently Asked Questions

Can I get a HELOC without traditional personal-income documentation?

Yes, on programs that qualify you on documented deposits. The lender reviews 12 to 24 months of statements, removes transfers and loan proceeds, and tests the result against your debts and credit. Approval remains subject to lender guidelines and property review.

Can I use a bank statement HELOC on an LLC-owned rental?

Not on the network Lendmire works with. Title must sit with you personally or in a revocable living trust. An LLC-held property needs a vesting change or a cash-out refinance instead, which may allow entity vesting subject to program terms.

Which releases more cash?

Usually the cash-out. A line on an investment property is capped at $500,000 and 70% CLTV. A cash-out is sized to a new first mortgage, so it can reach higher, subject to the lender’s leverage limits.

Does a smaller draw make it easier to qualify?

No.

Is DSCR a better option than either?

It can be when your rents are strong and your personal income is thin. DSCR tests the property instead of the borrower. It still has credit, leverage, and reserve requirements, and 1.00 coverage is only where select programs start.
