Bank Statement HELOC vs Bank Statement Cash-Out Refinance on a Duplex, Triplex

Bank Statement HELOC vs Bank Statement Cash-Out Refinance on a Duplex, Triplex

The Quick Read: On a duplex or triplex, a bank statement line of credit sits beside your current first mortgage with a capped amount, while a cash-out refinance replaces that mortgage with one new loan. Title, the size of your cash need, and whether you want to keep the first lien usually decide which one fits.

  • The investment-property line on Lendmire’s wholesale network tops out at 70% combined loan-to-value (CLTV), $500,000, with a 700 minimum credit score.
  • An LLC cannot hold title on that line. A cash-out refinance can often be placed with a single LLC, subject to program terms.
  • Both products qualify you on documented deposits, not tax-return income, subject to lender guidelines.
  • A rent-based DSCR cash-out is a third option when the building is stabilized and the cash need is larger.

The Honest Answer

The bank statement HELOC is for the investor who is happy with the current first mortgage, needs a moderate amount of cash, and holds the building in a personal or revocable-trust name. The bank statement cash-out refinance is for the investor who needs more cash than the line allows, holds title in an LLC, or is fine replacing the first loan. Neither is universally better. A HELOC is a home equity line of credit, which is a loan secured by the property that you draw against. A cash-out refinance is a new first mortgage that pays off the old one and hands you the difference.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Side-by-Side

The HELOC column reflects the investment-property line on Lendmire’s network. The cash-out column shows published industry norms for non-QM bank statement cash-out loans, which vary by lender.

Factor Bank statement HELOC Bank statement cash-out
Lien position First or second lien New first lien
Existing first mortgage Can stay in place Paid off and replaced
How cash arrives Line, 75%+ drawn at closing One lump sum at closing
Documentation 12 or 24 months of statements Same style of statement file
Property types 1-4 units, condos, PUDs 1-4 units, often more types
Entity vesting Individual or revocable trust only Often a single LLC with guarantee
Size limit $500,000 on investment Set by lender and leverage
Reserves Set by program; confirm Vary by lender and leverage

How Bank Statement Income Works for Either Product

Both products replace tax returns with deposits. You pick 12 or 24 months of personal or business statements. The underwriter removes deposits that are not real income, such as transfers between your own accounts. The rest is averaged into monthly income. Business statements usually carry an expense factor, which is a percentage of deposits treated as costs. The size of that factor varies by program.

You also have to show the business exists. A business license, a CPA letter, or entity records are typical proof. Bank statement does not mean no documentation. It means the file is reviewed on documented income under the applicable program, subject to lender guidelines.

The HELOC adds a debt-to-income (DTI) test. DTI compares your monthly obligations to your monthly income. On the investment line the ceiling is 50%, and the payment is figured on the maximum draw, not just what you take. The lender also looks at the existing first mortgage and the new line together. That combined balance is the CLTV.

The market treats this product as real. HousingWire’s non-QM loans guide lists the bank statement HELOC as its own category for self-employed homeowners tapping equity.

When the Bank Statement HELOC Is the Better Fit

The HELOC wins when you want to leave the first mortgage alone. A refinance replaces that loan. A line sits next to it. If your first mortgage has terms you want to keep, the structure favors the line.

It also fits a moderate cash need. The investment line runs from $25,000 to $500,000, with a 70% CLTV ceiling. Credit matters less above the floor than you might expect. A 720 score and a 700 score both reach the same 70% on an investment property, so a higher score buys eligibility, not leverage. Below 700, the investment line is not available.

Valuation is also lighter. Because the line caps at $500,000, it is ordinarily valued with an automated model instead of a full appraisal, though a higher CLTV may call for a second valuation, and you can ask for a full appraisal. A cash-out on a two-to-four unit building generally means a full appraisal.

The structure has a clear shape. The investment line carries a five-year interest-only draw, then a 25-year fully amortizing repayment. The FTC explains that a HELOC charges payments only on the amount borrowed, and that many lines have a draw period followed by a repayment period in which you can no longer borrow. Plan for the payment change when the draw ends. The FTC also notes that lenders can stop advances under conditions written into the agreement, so read that clause.

The line has real limits:

  • Title must be in your name or an inter vivos revocable living trust.
  • At least 75% of the line is drawn at closing.
  • A borrower is limited to three lines and cannot own more than 15 financed properties.
  • The product is available in a narrower set of states than Lendmire’s DSCR footprint.

When the Bank Statement Cash-Out Refinance Is the Better Fit

The cash-out wins on title, size, and simplicity. If your duplex or triplex sits in an LLC, the line is off the table. A personal guarantee does not fix that, because the line needs the collateral itself in an eligible name. Your options are a vesting change or a different loan. Many bank statement cash-out programs accept a single LLC on an investment property, usually with a personal guarantee, subject to program terms. Vesting does not change the statement math either way. Changing title can affect insurance and liability protection, so think that through before you move a building out of an LLC.

The cash-out also fits a larger need. The line stops at $500,000 and 70% CLTV on an investment property. A cash-out refinance sets leverage and size under its own lender guidelines instead of the line’s caps. If you need more than the line allows, that cap decides the matter.

It is also one loan, one payment, and one lien. There is no draw period and no payment reset. Some investors find that cleaner on a stabilized building.

The tradeoff is that you give up the existing first mortgage. You also take on a full new-loan file, with an appraisal and the underwriting that comes with it.

A Triplex Walkthrough in Percentages

Picture an investor with a fully rented triplex held in a personal name. The existing first mortgage equals 50% of the property value. The 70% CLTV cap leaves roughly 20 points of value available to borrow, and the $500,000 ceiling may bind first on a higher-value building. At least 75% of whatever line is approved gets drawn at closing.

Now change one fact. The same triplex sits in an LLC. The line is no longer an option. The investor looks at a vesting change or a cash-out refinance, and the cash-out goes forward on the statement file with the LLC as borrower, if the program allows it.

Change a different fact. The investor lives in one unit. The file may no longer be a pure investment-property file. A primary-residence line can reach 90% CLTV, but only at a 720-or-better credit profile. The investment 70% cap no longer governs, though other terms change. Say which occupancy applies before comparing numbers.

One more point matters on any multi-unit building. Each unit does not qualify separately. The building is one collateral property with one line or one loan against it.

Where DSCR Fits as a Third Option

If the building is a non-owner-occupied rental, a DSCR cash-out may beat both statement products. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The coverage ratio is monthly rent divided by the full monthly obligation, which is principal, interest, taxes, insurance, and any HOA dues.

Across Lendmire’s wholesale network, a DSCR cash-out on a standard rental tops out around 75% LTV, with about six months of seasoning as the common expectation. Most programs want a credit score near 660, and 700 or higher opens the strongest leverage tiers. Coverage of 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

Clearing 1.00 does not mean the building has positive cash flow. The ratio compares rent to the payment only. Repairs, vacancy, management, and utilities sit outside it. DSCR also suits LLC-held buildings, since the property carries the file. You can read the basics in Lendmire’s complete DSCR loans guide.

One Short Regulatory Note

Credit for a non-owner-occupied rental is generally business-purpose credit. Regulation Z, the federal consumer-lending rule, exempts business and commercial credit from its coverage. So each lender’s own guidelines, not a federal template, decide the documentation. Business-purpose does not mean unregulated, but the practical effect is that program rules matter more than consumer-mortgage rules.

The Verdict

Choose the HELOC when the building is personally titled or in a revocable trust, the first mortgage is worth keeping, your credit is 700 or better, and your cash need fits under the $500,000 and 70% CLTV caps. Choose the cash-out refinance when the property is in an LLC, the need is larger, or you want one clean first lien. Look at DSCR when the rent carries the file better than your deposits do. The strongest files clear two tests: enough equity and enough documented coverage. Because a broker can see several lenders’ guidelines at once, the best program for your situation is the one whose limits your file fits.

Frequently Asked Questions

Can I get a bank statement HELOC on a triplex?

Usually, if the building is titled to you or a revocable trust and you meet the 700 credit floor. Two-to-four unit properties are eligible.

Is a five-unit building covered?

Not by these products. Five or more units is typically commercial, which is a different lane. Both options here are built around one-to-four unit residential property.

Does a bank statement cash-out need a different appraisal on a duplex or triplex?

Two-to-four unit properties are usually appraised on a small residential income property form with a rent schedule for each unit. Non-QM lenders set their own appraisal rules, so confirm with the lender.

What happens when the HELOC draw period ends?

The five-year interest-only draw gives way to a 25-year fully amortizing repayment on the investment line. You can no longer borrow, and the payment changes. The same draw-then-repay pattern applies to HELOCs in general.

Can a DSCR loan replace both?

Sometimes. For a non-owner-occupied rental, a DSCR cash-out qualifies the property on its rent instead of your deposits. It is not for owner-occupied buildings, and each file is underwritten individually.
