Bank Statement HELOC vs Bank Statement Cash-Out Refinance Past Conventional Loan Limits

Bank Statement HELOC vs Bank Statement Cash-Out Refinance Past Conventional Loan Limits

The Quick Read: A bank statement HELOC adds a new line behind a first mortgage you keep, while a bank statement cash-out refinance pays that mortgage off and replaces it with one larger loan. Both read self-employed income from deposits instead of tax returns. Both can work above the conforming loan limit, the size cap for loans the big government-sponsored buyers will purchase. They fit different borrowers, and the choice turns on what happens to your existing first mortgage.

  • The HELOC suits an investor who wants to keep a first mortgage worth keeping and needs a modest amount of capital.
  • The cash-out refinance suits an investor who needs a larger sum or whose first mortgage is no longer worth protecting.
  • On our network, HELOC lines top out at $750,000, and an investment-property line tops out at $500,000 at 70% CLTV (combined loan-to-value, meaning all liens against the property divided by its value).
  • Entity vesting splits the two: the HELOC requires an individual or a revocable living trust on title.
  • Every figure here is subject to lender guidelines and full file review. Nothing here is a commitment to lend.

Side-by-Side

Lendmire is a mortgage broker, not a lender. It places both products through a wholesale network. The HELOC column reflects the network’s program parameters. The cash-out column shows published industry norms, which vary by lender and program.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Changes When You Go Past the Conforming Limit?

Going past the limit pushes the loan into jumbo or non-QM territory, and the real question becomes how much debt gets re-underwritten. The conforming limit is only the cap on loans Fannie Mae and Freddie Mac can buy. The Federal Housing Finance Agency set the baseline one-unit limit at $832,750, with a ceiling of $1,249,125 in high-cost areas. It resets every year.

Bank statement loans are non-QM, which means outside what those buyers purchase. Scotsman Guide describes non-QM loans as ones the government-sponsored enterprises cannot buy. So no rule makes a bank statement lender stop at the conforming line. Each lender sets its own caps.

Here is what the limit does change:

  • A cash-out refinance puts the whole new balance through non-QM underwriting. If your current first mortgage sits above the limit, you are reunderwriting a large loan, not just the new cash.
  • A HELOC leaves the first mortgage alone and underwrites only the new line. The existing balance still counts toward combined leverage.

Because it is business-purpose lending, an investment-property loan is reviewed differently from a standard owner-occupied mortgage. That is one reason an investor with rentals has more than one lane to choose from.

How Bank Statement Income Gets Read

“Bank statement” is a documentation method, not a product. Scotsman Guide describes these programs as using 12 to 24 months of personal or business statements to judge repayment ability. Lenders in our network generally total your eligible deposits and strip out transfers between your own accounts, refunds, and one-time windfalls. They then average what is left over the chosen window. Business-account statements usually get an expense factor applied, so they count for less than personal-account deposits.

The method does not mean looser review. Credit, debts, equity, and the property still get checked. A borrower is reviewed on documented income under the applicable program, subject to lender guidelines. Both products use the same income read. What differs is what that income has to support.

When the Bank Statement HELOC Is the Better Fit

Choose the HELOC when your first mortgage is worth protecting and the capital you need fits under the line ceiling. The mechanics favor you here, with one caution.

Keep the first mortgage. If your current first mortgage has terms you like, a HELOC leaves it untouched. A cash-out refinance would pay it off and start over. Past the conforming limit, that gap can be large, because the cash-out reunderwrites the entire balance.

Know the ceilings. The network’s lines run from $25,000 to $750,000, but the ceilings depend on how you use the property:

  • Investment property: the ceiling is 70% CLTV, lines go up to $500,000, and the minimum credit score is 700.
  • Primary residence: the ceiling reaches 90% CLTV, but only at a 720 or better credit profile and for lines up to $500,000.
  • Lines above $500,000: available only on a primary residence, capped at 75% CLTV, with a full appraisal. The credit minimum is 700 or better.

Understand the draw mechanics. The network offers two draw structures. One is a three-year interest-only draw with a 17-year repayment period. The other is a five-year interest-only draw with a 25-year repayment period. Investment lines use the five-year structure only. At least 75% of the line is drawn at closing, and the payment floats and never converts to fixed. Debt-to-income (DTI), meaning your monthly debts against your income, tops out at 50%. It is tested on the interest-only payment calculated on the maximum draw.

Watch the structural drawbacks. The CFPB notes that a HELOC lender can restrict further draws if the home’s value drops significantly. A later refinance of the first mortgage may also need the line holder’s cooperation. Subordination is real, so plan around it.

Check title and exposure. The property must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your rental is already deeded to an LLC, you need a vesting change or a different route. You are limited to three lines, and a borrower with more than 15 financed properties is not eligible. The line program runs in 16 full-service states, narrower than the 41-market DSCR footprint.

When the Bank Statement Cash-Out Refinance Is the Better Fit

Choose the cash-out refinance when you need more capital than the line allows, or when the old first mortgage has lost its appeal. It also fits when you want one loan and one payment instead of two.

Size is the biggest advantage. The HELOC stops at $750,000, and at $500,000 on an investment property. A cash-out refinance has no such ceiling, because the loan size is set by the program. Lenders here look at the tighter of two limits: how much your income supports and how much equity the leverage cap allows.

Simplicity helps. A closed-end loan funds as a lump sum. There is no draw period, no freeze risk, and no waiting for a line holder to cooperate on a later refinance. For a long hold, many investors prefer that predictability.

Entity ownership changes the answer. Many bank statement programs want personal-income qualification and an individual or trust on title. When rentals sit in an LLC, or personal deposits do not carry the file, the cleaner route is often a DSCR cash-out refinance. Subject to program terms, that loan is tested at the property level. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

On our network, DSCR cash-outs typically top out around 75% LTV on standard rentals, and around 70% on short-term-rental collateral. About six months of seasoning is the common expectation. Loan sizes reach up to $3,000,000 on standard programs, with smaller balances available through select lenders. Credit minimums start in the 620 range in parts of the network, most programs want around 660, and 700 or better opens the strongest leverage. Coverage of 1.00 is where select programs start. A separate path through select lenders takes coverage below 1.00, with leverage and terms adjusted. The coverage test compares rent to the full housing payment only, so clearing 1.00 does not mean positive cash flow after repairs, vacancy, or management. The complete DSCR loans guide walks through the full qualification picture.

If your tax returns understate what you really earn, that is exactly the problem bank statements solve.

A Worked Comparison

Run the numbers on an investor with a rental that has a sizable first mortgage already above the conforming limit. These are modeled assumptions only, with no dollar amounts.

Path one: the HELOC. The first mortgage stays. Because this is an investment property, the combined balance of the first mortgage plus the line must stay at or below 70% of value. That leaves roughly 20 points of value to borrow against. If that cap is reached, the line cannot grow past $500,000 either. The investor keeps the existing loan terms and adds a second, floating payment.

Path two: the cash-out refinance. A new first mortgage replaces the old one. Leverage depends on the lender and program, and a standard rental cash-out in our network tops out near 75% LTV. That could open more cash than the line, but the entire balance is reunderwritten, and the old loan terms are gone.

Which wins depends on one question: is the cash needed under the line ceiling, and is the old first mortgage worth keeping? If yes to both, the HELOC. If the need exceeds the ceiling or the old loan has no value to protect, the cash-out.

Where Both Options Trip Up

Several issues catch investors regardless of which route they choose:

  • Income that looks thin on paper. Deposits that are mostly transfers or one-time windfalls shrink fast once a lender strips them out. Clean statements matter more than large ones.
  • Debt that carries over. Bank statement products still test debt. A high DTI makes either file harder, and the HELOC is tested on the interest-only payment at the maximum draw.
  • Recent purchases. Cash-outs generally want seasoning, about six months being common, so a property bought recently may not be ready.
  • Property type. Manufactured homes (single- and double-wide), log homes, barndominiums, co-ops, and condotels are not offered on these programs.
  • Listings. A property listed for sale, or listed within the past 60 days, is ineligible for the line program in several states.

The Verdict

The HELOC wins when you want to keep a first mortgage you like, need capital within the line ceiling, and hold title personally or in a revocable trust. The cash-out refinance wins when you need more than the line allows, when the first mortgage has outlived its usefulness, or when an LLC holds the property and a DSCR route is the cleaner fit.

The strongest files in either lane clear two tests: enough equity and enough documented income.

Frequently Asked Questions

Does a bank statement HELOC keep my existing first mortgage in place?

Yes. The line sits behind your first mortgage, or stands alone in first position if no mortgage exists. The first loan’s balance still counts toward combined leverage, so it limits how much the line can add.

Can my LLC borrow on a bank statement HELOC?

No. Title must sit with you personally or in a revocable living trust. An LLC-held rental usually needs a vesting change, or a DSCR cash-out refinance instead, subject to program terms.

How large can an investment-property line be?

Up to $500,000, at a maximum of 70% CLTV and a 700 minimum credit score. Lines above $500,000 exist only on primary residences and cap at 75% CLTV with a full appraisal.

Do bank statements mean the lender skips underwriting?

No. Credit, DTI, equity, and the property are all reviewed. Bank statements are only a way to document income, and the borrower is reviewed on documented income under the applicable program, subject to lender guidelines.

Is a DSCR cash-out refinance an alternative to both?

Often, yes. It qualifies primarily on property-level rental income covering the payment, so personal deposits matter less, and it works for entity-held rentals. The tradeoff is that it tests the property, not your personal income picture.
