Bank Statement HELOC vs Bank Statement Cash-Out Refinance When Big Banks Say No

Bank Statement HELOC vs Bank Statement Cash-Out Refinance When Big Banks Say No

The Quick Read: A bank statement HELOC keeps your existing first mortgage in place and adds a separate credit line qualified on your deposits, while a bank statement cash-out refinance replaces the first mortgage with a larger loan and pays you the difference, so the better fit turns on how much you need, how the property is titled, and whether the first mortgage is worth keeping.

  • “Bank statement” describes how income is documented. It is not a loan type, so it can attach to a line, a second mortgage, or a refinance.
  • A HELOC leaves the first mortgage alone. A cash-out refinance resets it.
  • On Lendmire’s network, an investment-property HELOC must be titled in an individual or a revocable trust. Cash-out programs are commonly more flexible on vesting.
  • A third path exists when personal income looks thin but the rent is strong: a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

The Honest Answer on Who Each Option Is For

A bank statement HELOC fits an investor who owns a rental in their own name, likes the current first mortgage, and wants a modest pool of capital to draw on. A bank statement cash-out refinance fits an investor who needs a larger lump sum, is fine replacing the first mortgage, or holds the property in an LLC.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Neither is better in the abstract. They solve different problems.

Big banks tend to say no for a simple reason. Their underwriting leans on tax returns, and a self-employed investor with heavy write-offs can look thin on paper even when deposits are healthy. NerdWallet notes that a HELOC on an investment property isn’t offered by all lenders, the pool of lenders is smaller, and you may not be able to borrow as much as against a primary home. Brokers who shop wholesale lenders exist to fill that gap.

Lendmire is a mortgage broker. It places these loans with select wholesale lenders and is never the lender itself. The table below shows Lendmire’s network for the HELOC. The cash-out column shows published industry norms, with qualifiers, since details shift from program to program.

Side-by-Side

Factor Bank Statement HELOC (network) Bank Statement Cash-Out (industry norms)
Review basis Borrower: deposits, credit, DTI, CLTV Borrower deposits, or rent on a DSCR route
Documentation Deposit history under the program Similar deposit review; DSCR reads the lease
First mortgage Stays in place Replaced by a new first lien
How funds arrive Line; at least 75% drawn at closing One lump sum at closing
Investment leverage 70% CLTV; line up to $500,000 Around 75% LTV standard rental; STR near 70%
Credit floor 700 on investment lines Often 660 or so; varies by program
Property types SFR, 2-4 units, PUD, townhome, condo Often broader; varies by program
Entity vesting Individual or revocable trust only LLC commonly allowed per program terms
Reserves Set per lender and file Commonly about 6 months of PITIA
Sequencing Recent cash-out can complicate it About 6 months seasoning is common

Two notes on reading it. PITIA means principal, interest, taxes, insurance, and association dues, the full monthly housing obligation. CLTV is combined loan-to-value: all liens on the property added together, divided by its value.

What “Bank Statement” Actually Changes

It changes the income test and nothing else. Instead of tax returns, the lender reviews a window of deposits. Scotsman Guide reports that bank statement programs let underwriters average 12 to 24 months of income deposits.

Not every deposit counts. Transfers between your own accounts, refunds, and loan proceeds are generally stripped out. Business-account deposits are typically reduced by an expense factor, and the lender sets that factor, not you. A large one-time deposit usually needs an invoice or contract behind it.

The borrower is still underwritten. On the HELOC side in Lendmire’s network, that means credit, a debt-to-income ratio capped at 50% (45% for credit profiles from 600 to 679), and combined leverage. The line is qualified on the interest-only payment calculated on the maximum draw. So a bank statement HELOC is not an income-free product. It is a different way of proving income.

When the Bank Statement HELOC Is the Better Fit

Choose the HELOC when the first mortgage is worth protecting and your capital need is moderate. A line leaves the first lien untouched, so you keep its terms and its payoff schedule.

On Lendmire’s network the line can sit in first or second lien position. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. The pricing floats and never converts to fixed. At least 75% of the line is drawn at closing, which matters for the next point.

It is not a pure standby line. The CFPB explains that a HELOC is an open-end line you draw on during a draw period, and that some plans require an initial draw at setup. Payments are often significantly higher once repayment begins. Bankrate describes the typical bank-market structure as a draw period of up to 10 years followed by repayment of up to 20 years. Network structures differ, so read the specific draw and repayment terms before comparing.

The HELOC also suits a few situations:

  • The property is in your name or a revocable trust. This is a hard requirement for investment lines on this network, not a preference.
  • The property is a standard type. Single-family, 2-4 units, PUD, townhome, and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not.
  • The need fits under the line size. Investment lines top out at $500,000. Lines above that are primary-residence only, require a 700 credit profile or better (720 on the longer-runway structure), and need a full appraisal.
  • You want faster-feeling valuation. Lines at or below $500,000 ordinarily use an automated valuation rather than a traditional appraisal, though a higher CLTV may require a secondary valuation, and you can request a full appraisal anyway.

The leverage ceiling is where investors get surprised. Primary residences and second homes reach higher, with a 90% CLTV ceiling only at a 720 profile or better, but those tiers never apply to a rental.

When the Bank Statement Cash-Out Refinance Is the Better Fit

Choose the cash-out when you need a larger lump sum, when the existing first mortgage is not worth keeping, or when the property sits in an entity.

A cash-out replaces the first mortgage with a new, larger one and pays you the difference. That resets everything about the old loan, which is a feature if the old loan was a poor one and a cost if it was a good one. When the new capital need is large relative to the current balance, a single new first lien is often the cleaner structure.

Entity ownership is the sharpest dividing line. On Lendmire’s network, LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on a HELOC. Cash-out programs commonly allow LLC vesting, subject to program terms. If your rental is already deeded to an LLC, a cash-out is usually the practical route, because the alternative is retitling the property.

Across most of the network, cash-out tops out around 75% LTV on standard rentals, and about 70% on short-term-rental collateral. Cash-out files commonly expect around 6 months of seasoning, meaning you have owned the property that long. Reserves vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is a common starting point, and larger loans typically step up from there.

Cash-out also gives you one clean number. You receive a lump sum at closing, and everything after that is a single mortgage payment. That is simpler to model than a line with a draw period, a repayment period, and floating pricing.

The tradeoff is real, though. You pay on the whole new balance from day one, and you give up the old first mortgage. If you only need a modest amount, replacing a good first mortgage to get it is rarely efficient.

The Third Option When Your Income Looks Thin

Sometimes the problem is not documentation at all. It is that personal income and debt make the borrower look weak while the rental itself performs.

For that profile, a DSCR cash-out reads the property instead of you. DSCR stands for debt service coverage ratio: monthly rent divided by the full monthly PITIA. The lender checks whether the rent covers the payment. Standard rentals take cash-out to roughly 75% LTV, and the 1.00 coverage mark is where many select programs start. A separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, management, and capex sit outside the calculation. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Lendmire’s complete DSCR loans guide covers the mechanics, and it is the right read if your deposits are uneven but your leases are solid.

The reverse also happens. An investor with strong rent coverage but heavy personal debt can clear a DSCR refinance and miss a DTI-based HELOC. The strongest files clear both tests: enough equity and enough rental coverage.

Edge Cases That Change the Answer

Second liens and later refinancing. A HELOC sits on top of, or beside, your first mortgage. If you later refinance the first, the line typically has to be paid off or subordinated first. A HELOC you open today can add a step to a refinance you want in a few years.

Recent cash-out history. Order matters. A recent cash-out can complicate an investment HELOC application, so sequencing the two products wrongly can close a door you wanted open.

Short-term rentals. NerdWallet reports that some lenders restrict investment-property HELOCs based on location and whether the home is rented year-round. Short-term rental rules can vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income. On a DSCR cash-out, STR collateral runs around 70% LTV and wants roughly 12 months of hosting history. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Credit and past derogatory events. A bankruptcy needs 4 years of seasoning from discharge or dismissal on the HELOC programs. For foreclosure-family history, one program seasons a foreclosure in 7 years and a deed-in-lieu, pre-foreclosure, or short sale in 4, while the other declines that history regardless of age.

Portfolio size. A borrower may hold only three lines, and an investor with more than 15 financed properties is not eligible for the HELOC. Cash-out files do not carry the same property-count limit, though lenders look at your overall exposure.

Credit pull. The HELOC programs use a single-bureau score keyed to the primary wage earner, with a report no more than 90 days old at closing. Cash-out programs vary.

A Quick Decision Path

Run through these questions in order:

1. Is the property in an LLC or similar entity? If yes, the HELOC is off the table on this network unless you retitle, so lean cash-out or DSCR.

2. Is the first mortgage worth keeping? If yes, lean HELOC, as long as the need fits under the $500,000 investment line cap and the 70% CLTV ceiling.

3. Do you need a large lump sum now? If yes, lean cash-out.

4. Do you want money available over time rather than all at once? Lean HELOC, with the caveat that most of the line is drawn at closing.

5. Is your personal income weak but your rent strong? Look at a DSCR cash-out before either bank statement product.

Picture an investor with a duplex in their personal name, a first mortgage they like, and a modest renovation budget. Moving down the list, that points to the HELOC. Now picture an investor with three rentals in an LLC who wants to buy a fourth with cash. That points to a cash-out or DSCR refinance, because the entity rules out the line.

Consider a third investor who runs a business with large write-offs and a long list of personal obligations. Deposits look fine, but DTI is tight. A bank statement route may still fail the DTI test, and a DSCR refinance that reads the rent may be the cleaner fit. Each of these is a hypothetical scenario, not a prediction of any specific approval.

Balanced Verdict

Choose the HELOC if your rental is in your name or a revocable trust, the first mortgage is a keeper, and your need fits under the line cap and the 70% CLTV investment ceiling. Choose the cash-out if the property is in an entity, you need a larger sum, or the existing first mortgage is not worth protecting. Consider DSCR if your deposits are uneven or your debt load is high but the rents are strong.

The best program for your situation depends on property type, credit profile, equity, title, and how soon you plan to refinance again. Lendmire’s piece How to Qualify for a Bank Statement HELOC When Big Banks Say No goes deeper on the HELOC side. HELOC availability is limited to Lendmire’s 16 full-service states, which is narrower than its DSCR investor loan programs across 41 markets, including Washington, D.C.

Frequently Asked Questions

Does a bank statement HELOC mean no income checks?

No. The income test changes from tax returns to deposits, but the borrower is still underwritten on credit, DTI, and combined leverage. The loan is reviewed on documented income under the applicable program, subject to lender guidelines. Expect the lender to strip out transfers and refunds and to adjust business deposits.

Can I get a bank statement HELOC on a rental held in an LLC?

Not on Lendmire’s network. Title must be held by an individual or a revocable living trust, and LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.

How much can I borrow against an investment property?

On the network’s investment HELOC, the ceiling is 70% CLTV with a 700 minimum credit profile, and the line tops out at $500,000. Market surveys of bank HELOCs report higher caps from lender pools, so treat those as market-wide figures rather than network terms. Cash-out refinances generally reach around 75% LTV on standard rentals, and around 70% on short-term rentals.

Is the draw period flexible like a typical credit line?

Less than you might expect. On the network’s HELOC programs, at least 75% of the line is drawn at closing, and pricing floats through both the draw and repayment periods. Investment lines run a 5-year interest-only draw and a 25-year repayment. The CFPB notes that payments are often significantly higher once repayment begins, so plan for that step up.

When should I look at DSCR instead of a bank statement loan?

Look at DSCR when the rent is strong but your personal income or DTI is not. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.
