The Quick Read: A bank statement HELOC is a revolving line secured by your rental that is reviewed around documented deposits and personal credit, while a DSCR cash-out refinance replaces your first mortgage and qualifies primarily on the property’s rent covering the payment, subject to lender guidelines.
- On an investment property, the line tops out at 70% CLTV (combined loan-to-value, meaning the first mortgage plus the line against the home’s value) and $500,000.
- A DSCR cash-out on a standard rental generally reaches about 75% LTV, and loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders).
- The line requires title in your own name or a revocable living trust. An LLC cannot hold title.
- Your existing first mortgage stays untouched with a line. A cash-out replaces it.
- The line tests you personally. The cash-out tests the property.
A bank statement HELOC fits an individual owner with strong credit, a modest line size, and a first mortgage worth keeping. A DSCR cash-out fits an owner who holds rentals in an LLC, wants a larger lump sum, or whose personal income picture looks thin on paper. The right one depends on how your title is held, how big the need is, and what your current first mortgage looks like.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Side-by-Side
This table covers both products the way Lendmire’s wholesale network places them. Every figure is a typical range, subject to lender guidelines and full file review.
| Factor | Bank Statement HELOC | DSCR Cash-Out Refinance |
|---|---|---|
| Review basis | Personal credit, DTI, deposits | Rent vs. full monthly payment |
| Documentation | 12-24 months of statements typical | Lease or appraisal rent schedule |
| Max leverage | 70% CLTV, investment property | About 75% LTV, standard rental |
| Size range | $25,000 to $500,000 on investment | Up to $3,000,000 on standard programs |
| Credit floor | 700 on investment property | 620 in parts; most want about 660 |
| Property types | 1-4 units, PUD, townhome, condo | Broader rental types; some excluded |
| Entity vesting | Individual or revocable trust only | LLC with guarantor, per program |
| Effect on first mortgage | Stays in place | Paid off and replaced |
| Structure | 5-year draw, 25-year repayment | Fully amortizing; 30-year fixed spine |
| Reserves | Set by program; confirm per file | Commonly about 6 months of PITIA |
| Availability | 16 states only | 41 markets, including Washington, D.C. |
Two terms need a plain definition. PITIA is principal, interest, taxes, insurance, and any association dues. DSCR is monthly rent divided by that full PITIA. A reading of 1.00 means rent just covers the payment.
How Each Product Actually Works
A cash-out refinance is the simpler idea. A new, larger first mortgage pays off the old one, and you receive the difference. NerdWallet describes the same structure: one new loan, one payment, cash paid out at once. A line works differently. It sits alongside your first mortgage, or in first position if there is no mortgage, and you borrow against it.
On an investment property, the line has a 5-year interest-only draw period followed by a 25-year fully amortizing repayment period. The CFPB’s home equity guide explains the general HELOC pattern: a draw period first, then repayment. The payment steps up when repayment begins. Plan for that step.
One detail surprises many owners. On these programs, at least 75% of the line is drawn at closing. So the “borrow only as you need it” picture is partly myth here. If you want to stage a phased rehab with small draws over time, ask hard questions about how much of the line you must take on day one. Later draws also carry minimums.
Bank statement qualification is documentation, not a shortcut. HousingWire’s non-QM guide explains that bank statement programs generally review 12 to 24 months of statements. They do not simply total your deposits. Some deposits are excluded, and an expense factor may apply. In plain terms, the file is reviewed on documented income under the applicable program, subject to lender guidelines.
The credit side matters too. Business bank accounts need a 680 minimum for the deposit analysis. An investment line already floors at 700, so the bank statement piece is never the tightest constraint. Your score and the 70% cap are.
How the DSCR Side Is Tested
A DSCR file looks at the property first. The lender compares rent, taken from a lease or an appraisal rent schedule, to the full PITIA. Credit, reserves, and valuation still matter. This is not a loan without underwriting.
Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios generally open better leverage.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z text treats credit for a non-owner-occupied rental as business purpose, and that is why the disclosures differ from a primary-residence line.
Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside it. A property can pass and still run tight.
When a Bank Statement HELOC Is the Better Fit
Choose the line when most of these are true:
- Title is in your name or a revocable living trust. This is the gate. Without it, the line is off the table.
- You hold a first mortgage you want to keep. A line leaves that loan alone, and a cash-out replaces it. NerdWallet’s explainer makes the same structural point.
- Your credit is at least 700. There is no tier beneath it on investment property. A 720 score does not buy more leverage. Both reach 70% CLTV.
- Your cash need is modest. The $500,000 investment cap, and the 70% CLTV ceiling, shape what is possible.
- Your income is documented through deposits. Self-employed owners with strong deposits and heavy write-offs on paper may be the target here.
- The property is a simple type. One-to-four-unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible.
A line capped at $500,000 commonly runs on an automated valuation. You can still request a full appraisal.
The limits are real, though. DTI tops out at 50%, and it is tested on the interest-only payment at the maximum draw. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural properties are not eligible. A borrower is limited to three lines. An owner with more than 15 financed properties is not eligible. And the line is available only in 16 states, a narrower footprint than DSCR lending. Check that first.
It is a combined cap, so your first mortgage counts against the 70% ceiling. A heavily financed rental leaves little room.
Sequencing is another catch. A later refinance of the first mortgage may require the line to be subordinated or paid off. Think about your exit before you open it. Lendmire’s piece How to Qualify for a Bank Statement HELOC Against Rental Property for Owners Who Want Cash goes deeper on documents and file prep.
When a DSCR Cash-Out Refinance Is the Better Fit
Choose the cash-out when these describe you:
- The rental sits in an LLC. A line cannot be placed on an LLC-held property. A DSCR cash-out can generally close in the entity with a personal guarantor, subject to lender program eligibility. The guarantor is typically still personally liable.
- You need more cash than the line allows. Standard DSCR loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). Leverage on a standard rental generally reaches about 75% LTV on a cash-out. Short-term rentals sit lower: a cash-out on a short-term rental generally tops out around 70% LTV, versus 75% for a standard rental. Expect a 640+ score and about 12 months of hosting history on those.
- Your personal income looks thin on paper. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
- Your credit sits below 700. At 700 and above, the strongest leverage tiers open.
- You have a large or growing portfolio. DSCR files are underwritten property by property. Lenders still look at the full picture.
- You want a fixed structure or a different term. The spine is the 30-year fixed. Extended 40-year terms and interest-only periods are available through select lenders. ARM structures exist for those who want them.
- The property type falls outside the line’s list. The network does not offer DSCR on manufactured homes, log homes, or barndominiums. The line’s own ineligible list is not identical, so confirm the property type against the specific product’s guidelines.
Reserves vary by lender, leverage, loan size, and transaction type. Many files land around 6 months of PITIA. Conservative rate-term files at modest leverage under $1,500,000 may see reserves waived, and larger loans typically step up to about 9 months. Treat each of these as a range, not a promise.
The tradeoff is simple. You give up your existing first mortgage. If that loan is one you want to keep, the cash-out costs you that structure. Lendmire’s piece DSCR HELOC vs DSCR Cash-Out Refinance Against Rental Property for Owners Who Want Cash covers that angle in more depth.
The LLC Question (Where Many Owners Get Stuck)
This is the sharpest dividing line between the two. A line requires title in an individual name or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.
So what if your rental is already in an LLC? You have two clean paths: change the vesting, or use a DSCR cash-out instead.
Be careful with the first path. Moving a mortgaged property into an LLC can trigger the due-on-sale clause in your existing loan. A law firm overview of due-on-sale rules notes that LLC transfers are not protected the way some family-trust transfers are. Do not deed a mortgaged property anywhere just to fit a program. Talk to your attorney and your current lender first. This is general information, not legal advice.
Decision Order: Four Questions in Sequence
Work through these in order. The first one that fails usually decides it.
1. Title. Individual or revocable trust? A line is possible. LLC? Lean toward the cash-out.
2. Cash size. A need within the line’s limits points toward the line. A bigger need points toward the cash-out.
3. Your first mortgage. Worth keeping? The line leaves it alone. Not worth keeping? The cash-out can reset it.
4. Income type. Strong personal credit and documented deposits favor the line. Strong rent coverage but a messy personal return favors the cash-out.
Add one more test. A good file clears both hurdles: enough equity and enough coverage. A bigger down payment or lower balance can lift the coverage ratio, but it does not erase leverage caps, credit floors, reserve rules, or property eligibility.
Three Scenarios, in Ratios and Percentages
Individual owner, one duplex, modest first mortgage. Credit is above 700, and the owner wants funds available for repairs. Title is personal. The line looks like a natural fit, and the existing first mortgage stays. Because at least 75% is drawn at closing on these programs, the owner should plan to use most of the line up front rather than treat it as an untouched cushion. The 70% CLTV cap is the number to check against current balance and value.
LLC owner, four rentals, heavy write-offs. Title is in the entity. A line is out unless vesting changes. A DSCR cash-out on the strongest property, with coverage clearing 1.20x or so, may work at around 75% LTV on a standard rental. The owner closes in the LLC, with a personal guarantee. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
Individual owner, coverage tight, credit near 660. The credit floor rules out the line, since investment lines require 700. A cash-out is possible if coverage holds up. Leverage and terms may adjust for lower coverage, and a sub-1.00 path through select lenders would trade leverage for eligibility.
These are modeled situations, not market data.
Key Terms Defined
CLTV: Combined loan-to-value. It adds your first mortgage and any line together, then divides by the property’s value.
Bank statement income: Income measured from 12 to 24 months of deposits, adjusted for exclusions and an expense factor, rather than from tax returns.
Lien position: Your place in line for repayment. A first lien is paid first; a second lien is paid after it.
Seasoning: The waiting period between acquiring a property or loan and refinancing it. About 6 months is the common cash-out expectation.
Cash-out refinance: A new first mortgage larger than the old one, with the difference paid to you.
Common Mistakes
- Assuming the line is an unlimited cushion. At least 75% is drawn at closing on these programs.
- Treating a DSCR above 1.00 as spare cash. It measures rent against PITIA only.
- Skipping the title check.
- Ignoring the step-up. The payment changes when repayment begins.
- Forgetting the state list. The line is offered in just 16 states.
Lendmire’s complete DSCR loans guide walks through the DSCR side of these decisions, including coverage, leverage, and documents.
The Verdict
There is no winner in the abstract. The line suits an individual owner with credit at 700 or better, a moderate cash need, and a first mortgage worth keeping. The cash-out suits an owner with LLC title, a larger need, lower credit, or income that is easier to prove through the property than through personal returns.
If you hold more than one rental, you may end up using both, on different properties. Pick the product that matches each property’s title, size, and first mortgage. Every file is underwritten individually, and Lendmire is a broker, not a lender. It shops DSCR programs and places investment lines through select wholesale partners where offered.
Frequently Asked Questions
Can I get a bank statement HELOC on a rental held in an LLC?
Not with the entity as title holder. LLCs cannot hold title on these lines. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead. Check with counsel and your current lender before any transfer, since a transfer can trigger a due-on-sale clause.
Which option can pull out more cash?
It depends on your first mortgage balance and the property’s value. The investment line caps at 70% CLTV and $500,000. A cash-out on a standard rental generally reaches about 75% LTV, with larger loan sizes. If your first mortgage is small, the gap between them is widest.
Does a DSCR cash-out need bank statements?
No. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves, and valuation still apply. Bank statements belong to the line, not the cash-out.
What if my rent coverage is below 1.00?
Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Many programs start at 1.00. Expect tighter terms and possibly more cash required.
Will the line help if I plan to refinance my first mortgage later?
It can complicate it. Plan that exit before you open the line.
