How a Bank Statement HELOC Works for Landlords Seeking Better Terms

How a Bank Statement HELOC Works for Landlords Seeking Better Terms

The Quick Read: A bank statement HELOC is a standard home equity line of credit that reads your account deposits as income instead of your tax returns. It is still fully underwritten: credit, equity, debt-to-income and title all get reviewed. For landlords, “better terms” mostly means better documentation fit and keeping the first mortgage in place, not cheaper money or more leverage.

  • On an investment property, the ceiling is 70% CLTV with a maximum line of $500,000, subject to lender guidelines.
  • Credit of 700 is a hard floor on an investment line. Going above 700 buys eligibility, not more leverage.
  • The line underwrites you, not the rent. Rental income does not raise the amount.
  • The borrower must hold title personally or in a revocable living trust. LLC-owned rentals do not work.
  • A HELOC does not buy a property. It funds down payments, reserves and closing costs, and a separate DSCR loan buys the property.

What Is a Bank Statement HELOC?

It is the same product as any other HELOC, with a different income-proof step. A HELOC is an open-end line of credit that lets you borrow repeatedly against home equity, according to the CFPB’s HELOC explainer. The collateral, the lien, the floating pricing and the repayment schedule all work like any other line.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The difference is where income comes from. A bank statement program counts 12 or 24 months of deposits. Tax returns do not drive it. That matters for landlords because depreciation and write-offs can shrink taxable income well below the cash that actually landed in the account.

This is not a no-doc loan. The file is reviewed on documented income under the applicable program, subject to lender guidelines. Credit, equity and property type still get a full review. Lendmire brokers these lines through select wholesale partners and is never the lender.

Key Terms Defined

HELOC: A revolving line of credit secured by the equity in a property.

CLTV: Combined loan-to-value, meaning the first mortgage plus the new line, divided by the property value.

Expense factor: The share of gross business deposits the lender assumes goes to operating costs, so only the remainder counts as income.

Draw period: The stretch when you can borrow against the line, usually with interest-only payments.

DTI: Debt-to-income, the share of qualifying monthly income that goes to debt payments.

Vesting: How title to the property is held, such as an individual or a revocable living trust.

DSCR: Debt service coverage ratio, a test that compares a rental’s income to its own payment.

How Does Underwriting Treat Bank Statements, Step by Step?

Underwriting turns raw deposits into a qualifying income figure through a fixed sequence. The steps below match how these files run across the wholesale network.

1. Pick the collateral and occupancy. Occupancy sets the ceiling. An investment line caps at 70% CLTV and $500,000, and it requires a 700 credit score. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

2. Choose the statement type and period. Most programs use 12 or 24 months of personal or business statements. Many also want about two years of self-employment history and, on many files, a year-to-date profit and loss statement.

3. Clean the deposits. The underwriter strips out transfers between your own accounts, loan proceeds and unusually large one-time deposits. Recurring revenue stays.

4. Apply the expense factor on business accounts. The lender counts only the share of deposits left after assumed operating costs. Personal statements are often counted without a factor. Some files can use a lower factor backed by a CPA-prepared profit and loss statement.

5. Test DTI. Qualifying income runs through a debt-to-income test. The maximum is 50%. It drops to 45% for credit profiles from 600 to 679, and anything above 45% needs a 680 minimum. The test uses the interest-only payment on the maximum draw.

6. Size the line. Multiply the property value by the CLTV cap, then subtract the existing first-lien balance. A first mortgage at 45% of value leaves room for a line of up to 25% of value at a 70% cap. The $500,000 cap and the valuation still apply.

7. Collect the file documents. Expect the mortgage statement (needed for CLTV), the insurance declaration, the property tax bill, and separate asset statements for reserves. Costs can include an appraisal fee and title charges, as the CFPB’s HELOC brochure notes.

On an investment line, income documentation is rarely the binding constraint. Business accounts need a 680 minimum for the deposit analysis, but investment already floors at 700. The limits that actually bite are CLTV, title and property eligibility.

What Does “Better Terms” Actually Mean for a Landlord?

For most landlords, better terms means documentation that fits how they earn, not cheaper or bigger money. Break the phrase into pieces and the trade-offs get honest.

Dimension Bank statement HELOC DSCR cash-out refinance
What is underwritten Borrower deposits, credit, DTI Property rent vs. its payment
First mortgage Stays in place Replaced
Investment leverage 70% CLTV Up to 75% LTV on standard rentals
Size Up to $500,000 Up to $3,000,000 on standard programs
Title Individual or revocable trust LLC allowed, subject to program terms
Pricing Floats, never converts to fixed Fixed structure is the spine

The line wins on fit. A landlord whose returns understate cash flow can qualify on deposits and keep a low-cost first mortgage untouched. It loses on leverage, size and entity flexibility. Honestly, it is a toss-up for many owners. The deposit path helps most when the returns are the problem, and the DSCR cash-out helps most when the property or the LLC is the center of the file.

Lendmire’s piece DSCR HELOC vs. DSCR Cash-Out Refinance for Landlords Seeking Better Terms walks through that second path in detail.

What Doesn’t Change?

Everything except the income proof stays the same. Credit still gets pulled, from a single-bureau score model keyed to the primary wage earner. The report can be no more than 90 days old at closing. Equity still has to clear the CLTV cap. Property types are limited to single-family, 2-4 units, PUD, townhome and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not eligible.

Rent does not raise the line. Value, the CLTV cap and existing debt set it. A DSCR loan tests the property’s rent against its payment, while this line tests you. The two products answer different questions, and the complete DSCR loans guide covers the property-based side.

Where Does the General Rule Break?

Five edge cases derail files more often than anything else.

LLC title. A property deeded to an LLC, corporation, partnership, or an irrevocable, blind or land trust cannot hold a HELOC. It needs a vesting change or a DSCR cash-out instead. This is the sharpest structural difference from a DSCR loan, and it should be checked before any statements are pulled.

Co-owned property. Anyone who signs the security instrument pledges their interest. Sort out co-owner consent early.

Credit under 700. There is no lower tier for investment properties. A 640 file may work on a primary residence but not on a rental.

Multiple properties. Each line sits on one property. Equity in one rental cannot support a line on another. A borrower is limited to three lines, and one owning more than 15 financed properties is not eligible.

Primary-residence line used for a rental. Primary-residence lines reach higher leverage, which is why some borrowers consider this route. Read the line’s terms first, though. The CFPB brochure warns that renting out the home securing the line may be prohibited. It also notes lenders can reduce a line if the home’s value falls, and a sale generally requires payoff.

One more point on valuation. Because an investment line caps at $500,000, it normally runs on an automated valuation without a traditional appraisal. A borrower can still request a full appraisal.

Statement Hygiene for Landlords

Messy statements cause more pended files than weak credit does. Four habits clean them up.

Item Why it matters Common snag
Tenant security deposits Held funds are not income Counted as revenue by mistake
Personal and rental commingling Muddies recurring revenue Underwriter cannot tell sources apart
Transfers between accounts Removed from income Inflated deposits that get cut
Large one-time deposits Excluded unless explained Property sale proceeds in the window

A dedicated rent account is the cleanest fix. It makes recurring deposits obvious and keeps the cleaning step short. Reserves need separate asset statements, so keep those accounts apart from the income accounts.

How Does the Line Work After Approval?

The line runs in two phases, and payment shock sits between them. On an investment property the structure is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Later draws start at $1,000 on the structure that states a minimum, and Texas is higher at $4,000. Pricing floats through both phases and never converts to fixed.

Draw-period payments are usually interest only, so the payment rises when repayment starts, as the CFPB explains. Falling behind can cost you the home. Plan the repayment-phase budget before the first draw, not after.

Who Should Skip This?

Skip it if the rental is in an LLC you will not re-title. Skip it if you need more than 70% CLTV or more than $500,000 on one property. Skip it if the plan depends on fixed-cost debt for years. And be careful using home equity to fund a purchase that only barely covers its own payment.

The line also does not buy property. It funds down payments, closing costs and reserves. A separate DSCR purchase loan buys the rental, and select programs there start at 1.00 coverage. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy and management sit outside the ratio.

Tax treatment can depend on how the funds are used and how the property is held. Borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Which Landlord Are You?

  • The write-off-heavy owner. Returns show little income, deposits show plenty. Best fit for the deposit path, provided title is personal.
  • The LLC portfolio owner. Title is the blocker. A DSCR cash-out is the likelier route, subject to program terms.
  • The low-rate-first-mortgage owner. Wants to keep the first lien. A second-lien line preserves it.
  • The sub-700 owner. The investment line is closed. Look at a primary-residence line or a DSCR structure instead.

Matching the scenario to the right program is where a broker shops several wholesale lenders. The best program for your situation depends on property type, credit profile, leverage need and documentation. This service is available in Lendmire’s 16 full-service states, narrower than its 41-market DSCR footprint.

Frequently Asked Questions

Is a bank statement HELOC a no-doc loan?

No. Statements replace tax returns as the income proof, but credit, equity, DTI, title and the property are all reviewed. Reserves need their own asset statements.

Does rental income count toward the line?

Not as a way to raise the amount. The line underwrites the borrower, so value, the CLTV cap and existing debt set its size. Rent matters on the separate DSCR loan.

Can an LLC-owned rental qualify?

No. Title must sit with the individual or a revocable living trust. An LLC-deeded property needs a vesting change or a DSCR cash-out instead.

Do I keep my current mortgage?

Yes. The line can sit in first or second lien position, so a second-lien line leaves the existing first mortgage untouched.

How many months of statements are needed?

Most programs use 12 or 24 months, depending on the program. Many also ask for about two years of self-employment history.

Can I use it to buy another rental?

Indirectly. The line funds the down payment, closing costs and reserves, while a separate DSCR loan buys the property.
