How a Bank Statement HELOC Works to Fund Rehab in Stages

How a Bank Statement HELOC Works to Fund Rehab in Stages

The Quick Read: Self-employed investors use this line to borrow against equity in a property they already own. The lender documents income through bank deposits rather than tax returns. The investor then draws on the line to pay rehab invoices and repays it with a refinance before the borrowing window closes. The “stages” are narrower than most people expect, because a large share of the line is drawn at closing.

  • Income is documented through 12 or 24 months of deposits. Credit, equity, debt-to-income, property type, and title are still reviewed, subject to lender guidelines.
  • On an investment property, the network ceiling is 70% combined loan-to-value, with a 700 minimum credit score and a $500,000 maximum line.
  • At least 75% of the line is drawn at closing, so size the line around phase one of the rehab, not the whole budget.
  • The line is usually secured by a seasoned property, not the rental you are gutting.
  • The investment structure is a 5-year interest-only draw followed by a 25-year repayment, so the rehab, lease-up, and refinance must fit inside the draw window.

Key Terms Defined

HELOC: A home equity line of credit, a revolving loan secured by property equity that you can draw on, repay, and draw on again during a set period.

Bank statement qualification: An income method where the lender totals eligible deposits from your statements instead of reading tax returns.

Expense factor: The share of business deposits the lender treats as operating costs and subtracts before counting income. A common figure is 50%.

CLTV: Combined loan-to-value, which adds every loan on the property, including the new line, and divides by the property value.

Draw period: The window when you can borrow from the line and typically pay interest only.

Repayment period: The stretch after the draw ends, when borrowing stops and the balance is paid down on a schedule.

Seasoning: The time a property has been owned, or a prior loan has been in place, before a lender counts the equity as settled.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What a Bank Statement HELOC Actually Is

It is a standard revolving line with a different way of proving income. The line works the same way as any other HELOC. Only the income paperwork changes.

That makes it a non-QM product, meaning the file is not documented the agency way. Tax returns and a standard debt-to-income calculation give way to deposit analysis. Self-employed investors often prefer it because heavy write-offs can shrink the income on a tax return, even when real cash moves through the account every month.

It is not a loan without paperwork. The borrower still faces a credit review, an equity test, and a property and title check. The file is reviewed on documented income under the applicable program, subject to lender guidelines.

Lendmire is a mortgage broker, not a lender. It places these lines through select wholesale lenders, and the programs described here are offered in 16 states, a narrower footprint than its DSCR investor lending.

How Underwriting Treats Your Deposits, Step by Step

Underwriting turns a pile of bank statements into one monthly income number. The lender then tests that number against your debts. Here is the sequence across most programs in the network.

Step 1: Pick the statement window. The lender reviews 12 or 24 months of personal or business statements. A longer window helps when income is seasonal or lumpy, because it smooths the swings.

Step 2: Strip out what is not income. Transfers between your own accounts, refunds, and loan proceeds come out. Only eligible deposits stay.

Step 3: Apply the expense factor. Business-account deposits are reduced by an expense factor, commonly 50%. The lender sets it based on business type and profit-and-loss data. A CPA letter can sometimes justify a lower factor, but you cannot simply pick one. Personal-account deposits are usually counted closer to face value after the clean-up.

Step 4: Calculate monthly income. The math is eligible deposits, divided by the number of months, multiplied by one minus the expense factor, multiplied by your ownership share. That gives monthly qualifying income.

Step 5: Test the debt ratio. Debt-to-income can reach 50% at most, and 45% for credit profiles between 600 and 679. Above 45% requires a 680 score. The test uses the interest-only payment on the maximum draw, not on what you plan to borrow. A smaller planned draw does not shrink the ratio the lender tests.

One habit trips up many files. Running business and personal activity through one account muddies the deposit analysis. Qualifying income should come from the account that carries the deposits, and reserves should show up in savings or investment accounts.

How the Line Gets Sized

Line size comes from combined leverage, not from your rehab budget. The formula is property value times the CLTV limit, minus the balance on any existing mortgage.

On an investment property, the network ceiling is 70% CLTV. The minimum credit score is 700. The maximum line is $500,000, and the minimum is $25,000. A line can sit in first or second lien position.

Picture a seasoned rental whose existing mortgage equals 40% of its value. At a 70% ceiling, the headroom is 30% of value, before the $500,000 cap applies. Your rehab budget has to fit inside that slice, along with any carrying costs you plan to fund from the line.

Investment-property lines are harder to get than primary-home lines. NerdWallet notes that fewer lenders offer them and that requirements run stricter. Primary-residence lines follow a separate matrix with higher ceilings, which is a different transaction from borrowing against a rental.

Lines at or below $500,000 ordinarily use an automated valuation instead of a full appraisal. That detail matters for rehab, as the next section explains. A borrower can request a full appraisal in any case.

Does “In Stages” Really Mean Staged?

Only partly. The stages happen after closing, and a large first draw comes before them. At least 75% of the line is drawn at closing, and interest starts on that balance from day one.

That is the point where generic HELOC explainers mislead rehab investors. Most describe a pure pay-as-you-go line where you borrow only when an invoice arrives. The federal consumer regulator’s HELOC explainer describes the general product that way: an open-end line you can draw on repeatedly up to the limit during the draw period. The network’s investment structure adds the 75% closing draw on top of that.

So build the plan in reverse. Size the line so the closing draw matches phase one of the rehab, plus any down payment or holding costs you intend to fund. Later phases use the remaining 25% or less, plus any balance you repay and re-borrow.

After closing, each additional draw carries a minimum, commonly $1,000, with a higher figure in a few states. Pricing floats across both the draw and repayment periods and never converts to a fixed figure.

Rehab phase How the line behaves
Closing At least 75% of the line is drawn and accrues interest
Demo and framing Paid from the closing draw
Mechanicals Paid from remaining draw or repaid balance
Finishes Final draw, kept inside the 5-year window
Lease-up and refinance Balance repaid before the draw period ends

Keep a contingency inside the line. Overruns on scope are common, and the line has a hard stop on borrowing.

Which Property Secures the Line?

Usually not the one you are rehabbing. A property mid-renovation has thin equity, and an automated valuation will not capture unfinished work. A recent upgrade may not show up in an automated value either, so a full appraisal may be needed.

Collateral Fit for rehab funding
The rental being gutted Usually poor: thin equity, valuation lags the work
A seasoned rental you already own Strongest fit when equity is settled
Your primary residence Different program and ceilings, and your home is at risk

Investors typically borrow against a different, seasoned property and repay the line by refinancing the rehabbed one. That separates the collateral from the construction risk. It also puts the seasoned property at stake if the rehab stalls.

Where the General Rule Breaks

A few edge cases send otherwise strong files sideways.

LLC title. The individual borrower, or an inter vivos revocable living trust, must hold title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead. DSCR loans can be made to an LLC, depending on program guidelines.

Exposure limits. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible.

Property type. The programs cover single-family homes, 2-4 units, PUDs, townhomes, and condominiums. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural-zoned properties are not offered.

Variable pricing and payment jumps. Pricing floats the whole way. Once repayment starts, payments are often significantly higher than they were during interest-only draws, a pattern the federal explainer above also flags. Experian adds that some HELOCs carry a balloon payment, meaning the full balance is due when the draw ends. Read the credit agreement for that term before you draw.

Debt-ratio surprises. The test uses the maximum draw, so an interest-only line still counts heavily against you, even when your planned balance is small.

Credit history. Bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure-family history on an investment file follows a 7-year path for foreclosure and a 4-year path for a deed-in-lieu, pre-foreclosure, or short sale.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

The Exit: Repay Before the Draw Ends

The usual exit is a refinance after the rehab stabilizes. The draw window on an investment line is 5 years of interest-only borrowing followed by 25 years of repayment. Typical market HELOCs run longer draws, with 10 years as the regulator’s example, so the investment structure is tighter than the version most investors read about online.

Rehab, lease-up, seasoning, and refinance all have to fit inside that window. Leave a buffer. The refinance is where the rehab pays you back, because it can pull equity out and pay off the line.

That refinance is often a DSCR cash-out. On standard rentals, cash-out tops out around 75% LTV across most of the network, and about 6 months of seasoning is the common expectation. Short-term rentals run lower, with a cash-out ceiling of 70% on short-term-rental collateral. The DSCR test compares rent to the full monthly payment on the property: principal, interest, taxes, insurance, and HOA dues. Many select programs start at 1.00, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, and capex sit outside the ratio.

A BiggerPockets contributor described the plan as using a HELOC only if it covers purchase and rehab, and the after-repair value is high enough to pull the money back out through a cash-out refinance. That reasoning matches how brokers see these files.

When Another Tool Fits Better

A line suits smaller or supplemental scopes better than a full gut. Another BiggerPockets thread argues that hard money, bridge, or renovation loans are often a better fit for large remodels. That lines up with what the 75% closing draw implies: the line behaves more like a term loan with a small reserve on top.

Tool Best fit
Bank statement HELOC Smaller or phased scopes, with seasoned equity elsewhere
Renovation or bridge loan Large, fixed-scope rehabs with a defined timeline
DSCR cash-out refinance Pulling equity from a rental that already has tenants

Frequently Asked Questions

Can I draw only what I need for each rehab phase?

After closing, yes, subject to a minimum draw amount per request. At closing, at least 75% of the line is drawn, so plan around that. Interest accrues on the drawn balance, and pricing floats.

Does a bank statement HELOC need tax returns?

Not for income. Qualifying income comes from deposits under the applicable program, subject to lender guidelines. Credit, equity, debt ratio, property, and title are still underwritten.

Can I use the line on the rental I am rehabbing?

Usually not. Equity is thin mid-renovation, and an automated valuation will not capture unfinished work. Investors typically borrow against a seasoned property and repay by refinancing the rehabbed one.

What credit score and leverage apply to an investment line?

The network minimum is 700, with a 70% CLTV ceiling on an investment property and a $500,000 maximum line. Eligibility is subject to lender guidelines and a full file review.

Can an LLC hold the line?

No. Title must sit with the individual borrower or an inter vivos revocable living trust. A property deeded to an LLC needs a vesting change, or a DSCR cash-out instead.

Next Steps

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Programs are subject to lender guidelines and are not a commitment to lend. The illustrative calculator on the site can give a rough sense of scale, and the real test is whether your rehab finishes, leases, and refinances before the draw window runs out.
