Are Bank Statement HELOCs Easier to Find Now Than Before?

Are Bank Statement HELOCs Easier to Find Now Than Before?

The Quick Read: Yes, somewhat: more wholesale lenders have launched or expanded bank statement HELOCs over the past 12 to 18 months, especially lines for self-employed borrowers, but they remain a specialty product that big retail lenders mostly skip, and the investment-property version is still the narrowest and strictest corner of the market. Where you look matters more than whether you look.

  • Where supply grew: wholesale and broker channels, not bank branches.
  • Investment property: on Lendmire’s wholesale network, a line tops out at $500,000 total, 70% CLTV, with a 700 minimum credit score, subject to lender guidelines.
  • Primary residence or second home: the ceiling reaches 90% CLTV only at a 720-or-better credit profile.
  • Title matters: an individual or a revocable living trust can hold title. An LLC cannot.
  • Footprint: Lendmire places these lines in 16 full-service states, a narrower map than its DSCR loan footprint.

Key Terms Defined

  • HELOC: a home equity line of credit, a loan secured by a property that you can draw on in pieces.
  • Bank statement documentation: proving income from 12 or 24 months of deposits instead of traditional personal-income documentation, typically.
  • Non-QM: a loan outside the standard conforming mortgage box, written by specialty lenders with their own guidelines.
  • CLTV: combined loan-to-value, meaning every loan on the property added together and divided by its value.
  • Second lien: a loan that sits behind your existing first mortgage. A first-lien line sits in front.
  • PITIA: principal, interest, taxes, insurance, and association dues, the full monthly cost of holding the property.
  • DSCR: debt service coverage ratio, which is monthly rent divided by PITIA.

What Changed, and What Didn’t

Supply grew. More non-bank lenders now sell equity lines that read income from deposits, and several have raised line sizes and widened their maps. But nobody publishes a count of how many lenders offer these lines, so “easier” rests on launches and volume, not a census.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Here is the evidence. HousingWire reported that one non-QM lender doubled its maximum line from $500,000 to $1 million, grew to 45 states, and began allowing LLC vesting on investment properties. Separately, HousingWire cited a non-QM volume forecast near $150 billion, against $80 to $90 billion the prior year.

Those are market-wide figures. On Lendmire’s network, lines run to $750,000 on primary residences and $500,000 on investment properties.

Factor Before Now
Lender supply Few specialty shops More wholesale launches
Line size Lower caps Higher caps at some lenders
LLC title Rarely accepted Accepted by some lenders
Big retail banks Traditional documents Still traditional documents
Best route Direct to the lender Through a broker

Notice the row that did not move. Large retail lenders still want traditional income paperwork, so the loosening happened outside the bank branch.

Where Should You Look?

Start with a broker or a non-bank lender, not your bank. Finder, a consumer comparison site, reports that big banks require traditional income documentation for HELOCs. It adds that bank statement versions come almost entirely from non-bank lenders and brokers.

Channel How you reach it Watch-out
Big retail lender Branch or online Wants traditional personal-income documentation
Specialty non-bank lender Apply direct One product, limited map
Broker with wholesale access Through the broker Ask how the broker is paid

The broker route earns its place because guidelines differ widely. One lender in the network may want a 700 score and another may want more. A broker sees many sets of guidelines and routes the file to the best fit. A broker is paid by the lender or by the borrower. Ask to see the compensation in writing and compare full terms, not just the headline.

For a rundown of who provides these lines, see Lendmire’s piece on providers of bank statement HELOCs.

A common snag on files like these: the borrower asks a bank first, hears no, and assumes no lender will do it. The product exists. It just lives in a different channel.

What Limits Availability on a Rental?

Investment property is the narrowest corner of the market. NerdWallet says not every lender offers a HELOC on an investment property, the lender pool is smaller, and qualification is strict. It reports that, in market surveys, some lenders go up to 80% LTV, though many sit below 70%, which is a market survey range and not a ceiling on every line; Lendmire’s own network tops out at 70% CLTV on investment properties.

On Lendmire’s network, an investment line caps at 70% CLTV, with a 700 minimum credit score and a $500,000 total line. The structure is a 5-year interest-only draw, then 25 years of fully amortizing repayment. Pricing floats through both periods and never converts to fixed. At least 75% of the line is drawn at closing.

That last point surprises people. These lines work more like a loan with a small reserve than a free-flowing line.

Other limits that decide whether a file fits:

  • Title: fee simple or leasehold held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.
  • Property type: single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
  • Exposure: a borrower is limited to three lines, and anyone owning more than 15 financed properties is not eligible.
  • Debt-to-income: capped at 50%, tested on the interest-only payment at the maximum draw.
  • Valuation: lines at or below $500,000 ordinarily run an automated valuation. A full appraisal is required above $500,000.

How Do Lenders Read Income From Bank Statements?

They count deposits, not tax-return profit. The loan is reviewed on documented income under the applicable program, subject to lender guidelines.

Typically the borrower supplies 12 or 24 months of personal or business statements. The lender keeps eligible deposits and removes transfers and one-off credits. On business accounts, it usually applies an expense factor to what remains. The result is an average monthly income that feeds the debt-to-income test.

Picture an owner whose tax return shows thin profit after depreciation and write-offs, while twelve months of deposits show steady revenue. The lender strips the transfers, applies its expense factor, and averages the rest. That number, not the tax-return profit, drives the ratio.

Statements prove income. Separate liquid-account statements prove reserves. These are two different jobs.

Investors can help their own files here. Keep rental income and business income in clean, separate accounts, and avoid mixing in personal transfers. Lenders still review credit, debt-to-income, and CLTV. This is a different way of verifying income, not a skipped step.

Why Is It Still a Specialty Product?

Federal rules do not force a standard checklist on these lines. The CFPB’s compliance guide lists open-end credit plans, which include HELOCs, among transactions excluded from the Ability-to-Repay and qualified mortgage rules. So each lender’s own credit policy sets the lookback length, expense factor, debt-to-income limit, and CLTV cap.

That freedom explains the pattern. Specialty lenders use it to write alternative-documentation lines. Big banks use it to stay conservative. The non-QM label here mostly describes where the loan is sold, not a failed test.

A line used to buy a rental is business-purpose credit, so expect the lender to ask what the draw is for.

Which Borrowers Have an Easier Time?

Self-employed owners with heavy write-offs gain the most, because their traditional personal-income documentation understates their cash flow. Owners with thin business history gain the least.

  • Primary residence, strong credit: the best fit. Tiers climb with score, and the 90% CLTV ceiling exists only at 720 or better, up to $500,000.
  • Second home: the minimum score is 640, and the 90% ceiling again requires 720 or better.
  • Investment property: the strictest tier, with a 700 minimum score and a 70% CLTV ceiling.
  • LLC-owned rentals: a poor fit on this network, even though some market lenders now accept LLC vesting.

Run the equity math before you shop. On an investment property at 70% CLTV, your first mortgage plus the new line cannot exceed 70% of value. An owner whose first mortgage already sits near that level has little room.

What Are the Alternatives?

When the equity-line math does not fit, a DSCR loan is the usual next stop. Lendmire is a mortgage broker arranging DSCR financing through select wholesale lenders across 41 markets, including Washington, D.C. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Subject to lender program eligibility, it can be made to an LLC.

Bank statement HELOC Deposit history Investment: 70% CLTV
DSCR cash-out refinance Rent vs. PITIA 75% LTV standard rentals; 70% STR
Closed-end second Varies by lender Lump sum, not a line

On DSCR files, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage. Cash-out refinances typically expect about 6 months of seasoning, meaning ownership time before you refinance. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). Most programs want a score near 660, with a 620 floor in parts of the network and the strongest tiers at 700 or better.

One warning: clearing 1.00 does not mean positive cash flow. DSCR counts rent against PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside it.

A line labeled DSCR HELOC is mostly a search phrase. True DSCR second liens tend to be closed-end. For the full picture, see the complete DSCR loans guide.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Your Pre-Search Checklist

1. Occupancy: know whether the property is a primary home, second home, or rental. The ceilings differ.

2. Title: confirm it sits in your name or a revocable living trust.

3. Property type: check it against the eligible list above.

4. Credit: a 700 score is the entry point for an investment line.

5. CLTV math: add your first mortgage and the new line, then compare to the ceiling.

6. Statements: gather 12 to 24 months, with clean separation of business and personal deposits.

7. Purpose: be ready to say what the draw funds.

Then ask any lender or broker four questions. How much must be drawn at closing? Does pricing float for the whole term? Which states are covered? How is the broker paid?

Frequently Asked Questions

Can a bank statement HELOC be used on an LLC-owned rental?

Not on Lendmire’s network. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Some market lenders have begun accepting LLC vesting, so programs differ. A property already in an LLC usually needs a vesting change or a DSCR cash-out instead.

Are big banks starting to offer these lines?

Generally not. Consumer comparison research points to non-bank lenders and brokers as the source of bank statement HELOCs, while large retail lenders keep requiring traditional income documents. If your bank said no, that does not tell you what the wholesale channel will say.

Does a bank statement HELOC skip income verification?

No. Lenders analyze deposits, adjust them, and still review credit, debt-to-income, and CLTV. Qualification runs on documented income under the applicable program, subject to lender guidelines.

Can I leave most of the line undrawn?

Not on these programs. That makes the product closer to a loan than a flexible line, so size it with that in mind.

Is this available in every state?

No. Availability also depends on property type, title, and credit.
