Bank Statement HELOCs for Miami Owners With Uneven Income

Bank Statement HELOCs for Miami Owners With Uneven Income

The Quick Read: A bank statement HELOC lets a self-employed or variable-income owner qualify on documented deposit history under the applicable program, subject to lender guidelines, while credit, equity, debt ratios, and the property still get full review, and uneven deposits are averaged, screened, and discounted before they count. Lumpy months are not a dealbreaker. They just get averaged.

  • The lender totals eligible deposits over a set window, discounts business deposits by an expense factor, and divides by the months in the window.
  • Debt ratios are tested on the interest-only payment at the full line size, not the balance you plan to draw.
  • On an investment property, the ceiling is 70% combined loan-to-value, with a 700 minimum credit score and a $500,000 maximum line.
  • Primary residences and second homes can reach higher, but 90% exists only at a 720-or-better credit profile.
  • A bank statement HELOC does not replace a DSCR loan. It often funds the down payment for one.

Key Terms Defined

HELOC. A home equity line of credit is a revolving line secured by your property. You draw, repay, and draw again within limits.

Bank statement qualification. The lender reads deposits in your personal or business accounts to estimate income, rather than leaning on traditional personal-income documentation.

Expense factor. The percentage of business deposits the lender assumes goes to running the business. Only the remainder counts as your income.

CLTV. Combined loan-to-value adds your first mortgage balance and the full line limit, then divides by the property’s value.

DTI. Debt-to-income compares your monthly debts to your monthly qualifying income.

DSCR. Debt service coverage ratio compares a rental’s income to its full monthly payment. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

Draw period. The stretch when you can borrow from the line, often paying interest only.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC, Really?

It is a standalone line of credit in first or second lien position, underwritten on your deposit history. Most owners use it as a second lien behind a first mortgage they want to keep.

Why would anyone need it? Traditional personal-income documentation reflects deductions, depreciation, and write-offs. An owner with healthy cash flow can show modest taxable income. Deposits show the cash that actually arrived. That gap is the whole reason this product exists.

Here is the part people get wrong. It is not a loan without documentation. It is documentation by another route. Income, assets, credit, and the property are all still checked. (A lender that skips those checks is not one you want.)

Lendmire is a broker, not a lender. It places these lines through select wholesale partners, and every figure below is subject to lender guidelines and full file review. The program is available in Lendmire’s 16 full-service states, which include Florida. That is narrower than its 41-market DSCR footprint.

How Does Underwriting Turn Uneven Deposits Into Income?

The lender converts a messy deposit history into one monthly number. The steps are consistent across most programs we place files with, though the exact formula is each lender’s own.

1. Pick the statement type and window. Personal accounts, business accounts, or both. Non-QM trade press describes 12 or 24 months as typical, and the program sets which applies.

2. Gather complete, consecutive statements for every account that receives income. Missing pages and gaps stall files.

3. Screen the deposits. Transfers between your own accounts, loan proceeds, gifts, refunds, and one-off credits come out. A large unexplained deposit usually triggers a request for source documents.

4. Apply the expense factor to business deposits. The lender sets it, not you. Personal-account deposits are generally treated as already net of expenses. An accountant-prepared expense letter or profit-and-loss statement can substitute for a flat factor. The same trade-press piece cites 50% as an example of a standard factor, which is illustrative, not a promise.

5. Apply your ownership share. Own 60% of the business and only 60% counts.

6. Divide by the months in the window. Eligible deposits, times what is left after the expense factor, divided by the months. That is monthly qualifying income.

7. Run DTI at the full line size. On this network, the payment is calculated as interest-only on the maximum draw. The maximum DTI is 50%, and 45% for credit profiles from 600 to 679. Above 45% requires a 680 minimum.

8. Test credit, CLTV, and title. Your first mortgage balance plus the full line must fit under the CLTV ceiling for your occupancy and credit tier.

What moves the result most? The expense factor, the window, and how many deposits survive screening. After that, DTI and CLTV decide how big the line can be.

A Lumpy Year, Walked Through

Picture an owner whose business takes in strong deposits for three months, goes thin for two, and runs middling the rest. A one-time asset sale lands in month seven.

The asset sale is verified and excluded. Nothing about it lifts the average. The thin months stay in. The expense factor then trims every business deposit that remains. The lender divides that trimmed total by the months in the window, and the result is the income figure everything else is tested against.

Now change one thing. Say the owner’s second-most-recent year was the weaker one. A 12-month window captures the recent growth in full. A 24-month window blends in the slower year and pulls the average down. Flip it: if the last twelve months were the weak ones, a 24-month window can look better because the longer span smooths the dip.

The honest takeaway: the window is a tool, but it works one direction at a time. If your income is climbing, shorter usually helps. If it is seasonal and swings wide, longer can help. If revenue is falling, expect the qualifying figure to drift toward the recent months whichever window applies.

Deposit type Usually treated as
Customer payments, recurring Counts (after expense factor)
Transfers between your accounts Excluded
Loan proceeds, gifts, refunds Excluded
One-time asset sale or settlement Excluded once verified
Irregular but documented client income Depends on program and history

What the Network Allows

Lendmire places these lines with two wholesale programs. One is built for higher leverage, and the other is built around a longer runway. Where they differ, each figure applies only inside its own program. Ceilings depend on how you use the property, so read the row that matches yours.

Occupancy Max CLTV Min credit Max line
Investment property 70% 700 $500,000
Second home 90% only at 720+ 640 $500,000
Primary residence 90% only at 720+ 600 $750,000

Those figures are program guidance, not commitments. A few details change how the numbers play out:

  • Lower tiers step down. On a primary residence, a 660 profile tops out at 85% CLTV, and a 600 profile at 60%. Second homes at 640 reach 75%.
  • Lines above $500,000 are primary-residence only. They require a 700 credit profile or better (720 on the longer-runway program), cap at 75% CLTV, and need a full appraisal.
  • Valuation. Lines at or below $500,000 ordinarily run an automated valuation. A higher CLTV may require a second valuation, and you can request a full appraisal in any case.
  • Credit. The score model is single-bureau, keyed to the primary wage earner, and the report must be no more than 90 days old at closing. A bankruptcy needs 4 years of seasoning.
  • Property types. Single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
  • Title. Fee simple or leasehold held by you personally or by a revocable living trust. LLCs, corporations, and partnerships cannot hold title on the line.

That last bullet matters for owners who hold rentals in an LLC. A property already deeded to an entity needs a vesting change first, or a DSCR cash-out instead, subject to lender program eligibility.

Exposure limits apply too. A borrower is capped at three lines and cannot own more than 15 financed properties.

How the Line Behaves After Closing

The line is easy to qualify for on paper and easy to underestimate in practice. The Consumer Financial Protection Bureau explains that a HELOC has a draw period followed by a repayment period. Once repayment starts, you can no longer draw, and payments are often significantly higher.

On this network, the draw structures are a 3-year interest-only draw with a 17-year amortizing repayment, or a 5-year draw with a 25-year repayment. Investment lines use the 5-year structure only. At least 75% of the line is drawn at closing. Pricing floats through both phases and never converts to fixed.

That 75% rule changes the picture. A line you hoped to leave mostly untouched starts as mostly borrowed money.

The CFPB’s HELOC brochure adds three warnings worth reading twice. Interest-only plans mean no principal is paid during the draw. A variable-rate plan’s payment can change even if you draw nothing more. And some plans can require repaying the whole balance at once, a balloon payment that could be large. The line is secured by your property, so missed payments put it at risk.

One more reality: a line is not permanent liquidity. Lenders can freeze or reduce a line if the property value falls significantly or your finances change materially. Model the payment at full draw and again at repayment-period amortization. If the second number strains an uneven-income budget, the structure is wrong, not just tight.

Where the General Rule Breaks

The averaging logic above holds most of the time. These are the cases where it bends.

Commingled accounts. Personal and business money in one account invites extra scrutiny. Lenders ask about circular transfers, and the cleanup work lands on you.

Partners and multiple businesses. Only your share counts. Multiple income streams can be combined if each is documented.

New businesses. A short history may leave too few months to fill the program’s minimum window. No amount of strong recent deposits fixes that.

Sub-640 credit profiles. Under the longer-runway program, they are limited to single-family residences with a clean 12-month housing history. Because second homes floor at 640 and investment at 700, this restriction reaches primary residences only.

Prior foreclosure. It splits by program. One seasons a foreclosure at 7 years and a deed-in-lieu or short sale at 4 on primary residences and second homes. The other declines that history entirely. Investment files follow the 7-and-4-year path.

Rental income. Here is the sharpest difference from a DSCR loan. A bank statement HELOC underwrites your personal cash flow. Strong rents on your investments do not enlarge the line. A DSCR loan flips this and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Is a Bank Statement HELOC the Right Tool?

Often yes, and sometimes no. The decision usually turns on whether you want to keep your first mortgage and what the money is for.

Option Best for Trade-off
Bank statement HELOC Keeping a low first mortgage Floating payment, step-up at repayment
Cash-out refinance One fixed loan, larger sums Replaces your first mortgage
DSCR purchase or refinance Rental property itself Rental property reviewed on rent, not the line

A common investor pattern: take the line on a home you own, then use that capital as the down payment on a rental. The rental itself goes on a DSCR loan. Clearing the coverage test on that purchase does not mean the property throws off positive cash flow, because repairs, vacancy, management, and capex sit outside the ratio. Lendmire’s complete DSCR loans guide covers that side in full.

Wait a year instead? That can be right if income is falling or the business is new. A longer track record beats a clever structure.

Two other Lendmire pieces cover neighboring ground. One looks at bank statement HELOCs for owners whose returns understate income. Another covers uneven-income lines for 1099 contractors.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Does a bank statement HELOC mean I skip income verification?

No. Income is verified through deposits instead of traditional personal-income documentation. Credit, CLTV, DTI, and the property are all still reviewed, and the line is reviewed on documented income under the applicable program, subject to lender guidelines.

Which window helps more, 12 months or 24?

It depends on your trend. Rising income favors a shorter window, while seasonal swings can favor a longer one. The program sets which windows are available, so confirm before you assemble statements.

Can I use a bank statement HELOC on a rental property?

Yes, through select programs. On this network, an investment property tops out at 70% CLTV, requires a 700 credit profile, and caps at a $500,000 line. Title must sit with you or a revocable living trust, not an LLC.

Why is DTI tested on the full line when I will not draw all of it?

Underwriting sizes the payment as interest-only on the maximum draw. A line is open credit, so the lender tests the largest obligation it could create. Meanwhile at least 75% of the line is drawn at closing anyway.

What happens if my income dips after the line opens?

The line can be frozen or reduced if your finances change materially or the property value drops significantly. Payments also rise at repayment. Plan the full-draw and repayment-period payments before you sign.
