Bank Statement Loan vs Asset Depletion Loan for High Net Worth Borrowers

Bank Statement Loan vs Asset Depletion Loan for High Net Worth Borrowers

The Quick Read: A bank statement loan fits a high-net-worth borrower whose business deposits are strong but whose traditional personal-income documentation understates income. An asset depletion loan fits a borrower whose liquid balance sheet is large and whose reportable income is thin or irregular. Both can work for the same person, so the real question is which method produces the larger qualifying income after each program’s adjustments.

  • Bank statement files measure cash flow: 12 or 24 months of deposits after an expense ratio.
  • Asset depletion files measure a balance: liquid assets divided over a set number of months.
  • Above $4,000,000, every file is reviewed case by case before submission under either path.
  • Credit, reserves, appraisal and leverage limits apply to both, subject to full underwriting.
  • Both are non-QM paths, placed through select wholesale programs, never a commitment to lend.

The honest answer on who each loan is for: the bank statement loan is for the operator. It fits founders, physicians, attorneys, and practice owners whose deposits are steady and whose write-offs shrink their tax-return income. The asset depletion loan is for the holder. It fits post-exit founders, investors sitting on unrealized gains, and households funded by a portfolio. Some borrowers are both, and for them the work is running the math twice.

Lendmire is a broker. It shops multiple wholesale programs and does not lend. Everything below describes guidelines through select wholesale programs, subject to full underwriting.

Side-by-Side

The table shows the structural differences. The bank statement column reflects the network’s programs. The asset depletion column reflects the network’s asset paths for the figures stated, and published industry norms where noted.

Factor Bank Statement Asset Depletion
Review basis Eligible deposits after expense ratio Liquid assets divided by a set period
Core documents 12 or 24 consecutive statements Statements for every counted account
Income needed Ongoing deposits Not required for assets-only
Property types Primary, second home, investment Primary and second home on the allowance path
Entity vesting Business accounts need 25%+ ownership Assets held personally; business funds excluded
Reserves 3, 6 or 9 months by loan size Reserves still apply; closing funds deducted
Main sensitivity Expense ratio, deposit quality Divisor, haircuts, portfolio value
Timeline Depends on statement review Depends on asset verification

Two notes on that table. First, the property-type row matters for investors. The network’s asset allowance path is limited to primary and second homes, so a rental purchase leans toward bank statement or a property-cash-flow program. Second, entity treatment is a real fork. Business deposits count through ownership share. Business funds never count as personal assets.

How Each Loan Builds Qualifying Income

Both methods rest on the same legal idea. Under the federal ability-to-repay framework, a lender must consider and verify the consumer’s income or assets, along with debts and either debt-to-income or residual income. A non-QM lender may rely on income, assets, or both, and only has to verify what it relies on. That is why neither product skips underwriting. Each one just picks a different thing to verify. As one education resource puts it, a bank statement loan uses cash flow from deposits, while an asset-based loan converts verified assets into a monthly qualifying figure.

Bank statement. Across the wholesale network, most programs take 12 or 24 months of personal or business statements. Eligible deposits are totaled, non-income credits are screened out, and the total is divided by the statement months after an expense ratio. Typical fixed ratios run 20% for a service business with no employees, 40% with one to five employees, and 50% with six or more employees or any product business. An accountant-provided ratio or a profit-and-loss method capped at 80% is the alternative. Transfers from the borrower’s own business into a personal account count in full. Statements must be consecutive. A transaction history never substitutes.

Asset depletion. The network’s asset allowance path divides liquid assets by 36 months when it supplements other income and the file’s DTI before the asset income is at or below 60%. It uses 60 months when that pre-asset DTI is above 60%, and 84 months for a standalone file or any loan above $3,500,000. The qualifying ratio with the asset income counted must still fit the 50% ceiling. Retirement accounts count at 70%, or 80% at age 59.5 and up. Business funds, gifts, most trusts (a revocable living trust is the exception), unvested stock, and cryptocurrency do not count. Nothing is sold and nothing is pledged. The portfolio stays invested.

There is also an assets-only path. It needs no DTI calculation. It requires U.S. liquid assets equal to the loan amount plus closing costs plus sixty months of any net loss on other residential property. Primary and second homes only, 80% maximum.

One detail trips borrowers up. A down payment cannot double as a counted asset, so funds needed to close come out before the divisor applies. Run the numbers after subtracting closing funds, not before.

When a Bank Statement Loan Is the Better Fit

The bank statement path wins when the business is the wealth. Picture a physician group owner whose deposits run strong every month but whose traditional personal-income documentation shows heavy depreciation and owner compensation choices. The deposits tell the true story. The balance sheet may be modest because profits get reinvested.

It also wins in these cases:

  • Investment property. The asset allowance is limited to primary and second homes. A rental purchase can run on bank statements through select programs, with leverage on an investment property stepping down as size rises (80% on a purchase between $1,000,000 and $2,000,000, subject to credit and underwriting).
  • Larger loans. The portfolio program carries files to $6,000,000. A bank portfolio program takes twelve-month-statement files to $30,000,000 on its own ladder, 65% to $5,000,000, 60% to $10,000,000 and 55% to $30,000,000. Everything above $4,000,000 is case by case.
  • Heavy leverage on a primary residence. Through select wholesale programs, leverage runs up to 90% on a purchase to $1,000,000, 85% to $2,000,000, and 80% to $3,000,000, subject to credit tiers and underwriting.
  • Business owners with transfers. Moving money from the business account to a personal account is common. Those transfers count at 100%.

The cost is documentation. Entity documents, ownership proof, an accountant letter if the default ratio is wrong for the business. The failure modes are familiar to anyone who works these files. Deposits that cannot be traced. Declining months that pull the average down. A 24-month window that includes a weak year when 12 months would have shown a better trend.

When an Asset Depletion Loan Is the Better Fit

Asset depletion wins when wealth sits in accounts rather than in a business. Consider a founder who sold a company and now holds a brokerage portfolio with large unrealized gains. Selling to qualify would trigger a tax bill. Using the balance as a notional income source avoids the sale.

It also wins in these cases:

  • Thin or irregular income. Retirees, recent sellers, executives between roles, and borrowers whose income arrives in lumps.
  • Complex entity structures. Multiple K-1s, several businesses, variable distributions. Statement review can get messy. Asset verification is cleaner, since the file is account statements and a source-of-funds trail for large deposits.
  • No DTI at all. The assets-only path qualifies with no DTI when liquidity equals the loan plus costs and the other conditions are met.
  • Above the super-jumbo line. The 84-month divisor applies to any loan above $3,500,000.

Here is the catch. The path is narrower on property. Primary and second homes only, and second homes are 1-unit only. Leverage on a primary residence still steps down with size, and every figure is a ceiling subject to underwriting. Above $4,000,000, treat any number as a starting point for review, not an answer.

Asset files also carry volatility risk. If the portfolio drops while the file is in review, the coverage figure drops with it. Keep a cushion above the minimum.

Which Produces the Bigger Loan? Run Both

For a borrower with both a strong business and a large portfolio, the method that yields more income after adjustments wins. Think of a founder with solid deposits and a large brokerage account. Run the bank statement calculation using the right expense ratio. Run the asset calculation using the right divisor after subtracting closing funds and haircuts. Compare the results against the same debt load and the DTI limit that applies under the program’s guidelines.

Hybrid files are common. Asset income can supplement bank statement income, subject to program rules. A borrower who fails one method by a small margin sometimes clears with the other, or with a blend.

Expect these constraints on either path through select wholesale programs:

  • Credit floor of 660 on the portfolio program, 680 on the bank program, and 700 above the super-jumbo line.
  • Reserves of 3 months to $500,000, 6 months to $1,500,000, and 9 months above, plus 2 months per additional financed property to a 12-month maximum. First-time investors carry 12 months.
  • Above $3,500,000 on a primary residence and $3,000,000 on a second home or investment property: a 700 credit floor, 0x30x24 housing history, 48-month seasoning on any credit event, U.S. citizens and permanent residents only, no non-occupant co-borrowers, and no rural property.
  • Cash-out proceeds cannot satisfy reserves on those larger files.

When Neither Is the Right Answer

Skip both if the property carries itself. A rental whose rent covers its full monthly obligation can qualify primarily on property-level income under a DSCR program, subject to lender guidelines. Select lenders in the network will review coverage below 1.00, but leverage and terms adjust. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The complete DSCR loans guide covers that path.

Conventional financing is also worth a look for a borrower with strong traditional employment income and clean traditional personal-income documentation. Alternative documentation exists for people the standard box misses.

Entity Vesting and Documentation Friction

This is where files stall. Entity vesting on a bank statement file means business-account deposits count only through ownership share, and the business needs at least 25% ownership by the borrower. On an asset file, the accounts must be the borrower’s. An operating company’s balance does not become personal liquidity because the borrower owns the company.

For investment-property purchases vested in an LLC, eligibility depends on program guidelines. Raise vesting early, before statements are pulled.

Documents that prevent kickbacks, on either path:

1. Consecutive statements for every account counted, all pages.

2. A written source for any large deposit.

3. Ownership proof and entity documents for business accounts.

4. Retirement account terms, if retirement assets are counted.

5. Reserve documentation that is separate from closing funds.

Balanced Verdict

Pick bank statement when the income is real and recurring but the returns hide it, when the property is an investment, or when the loan is large and the borrower wants the bank program’s ladder. Pick asset depletion when the balance sheet is the strongest part of the file, income is thin or lumpy, and the property is a primary or second home. When both work, run both and let the larger qualifying income decide. Pay attention to the above-$4,000,000 line, where every file is reviewed case by case no matter which path is chosen.

Frequently Asked Questions

Do I have to sell assets to use an asset depletion loan?

No. Assets are converted into a notional monthly income by division. Nothing is sold and nothing is pledged, so the portfolio stays invested. Funds needed to close are subtracted first.

Do retirement accounts count?

Yes, partially. Through the network’s asset allowance path, retirement accounts count at 70%, or 80% at age 59.5 and up. Business funds, gifts, unvested stock, cryptocurrency, and most trusts do not count.

Can I use both methods on one file?

Often, yes. A borrower who falls short on one method may clear on the other or on a blend, so the practical step is to run both against the same debt load.

Can I buy a rental with either loan?

A bank statement file can run on an investment property through select programs. The asset allowance path is limited to primary and second homes. A rental that cash-flows on its own may fit a DSCR program better.

Is a bank statement loan a legitimate mortgage?

Yes. It is a non-QM program, and the ability-to-repay framework allows reliance on income or assets as long as it is verified. It is full underwriting with a different income calculation.
