Banks That Offer a Bank Statement HELOC With a Five-Year Draw Period

Banks That Offer a Bank Statement HELOC With a Five-Year Draw Period

The Quick Read: The lenders behind this product on rentals are reached through a broker rather than a bank branch. A five-year draw is a real, available structure, and on an investment property it is the only draw structure the wholesale network offers.

  • A five-year draw is interest-only for five years, followed by a 25-year fully amortizing repayment on the network’s investment lines.
  • On an investment property the ceiling is 70% CLTV, with a 700 minimum credit profile and a $500,000 maximum line.
  • Bank statements change how income is documented. They do not raise the equity ceiling or lower the credit floor.
  • Title matters: LLC-held rentals cannot hold the collateral on these lines.
  • When title blocks a line, a property already deeded to an LLC needs a vesting change or a DSCR cash-out refinance instead.

Picture an investor whose tax returns show little income because of depreciation and write-offs, while the deposits are strong. That investor wants a line of credit against rental equity and wants to know which banks will write it. The search for “banks” is often the wrong place to start, because the question that matters is which program fits the file.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Do Banks Actually Offer This Product?

Large retail banks seldom pair bank-statement income with a HELOC on a rental. The lenders that do write a bank-statement line are generally non-bank wholesale lenders, and borrowers reach them through a broker.

Lendmire is a mortgage broker, not a lender. It works with a network of wholesale HELOC lenders and matches the borrower’s property, credit profile, and leverage need to the program that fits. The lenders that write this product depend on the occupancy, the title, and the documentation path. No single name fits every borrower, and this article does not rank or recommend institutions.

One practical note on naming. Some depository lenders will not call a rental product a HELOC. They may offer a line secured by investment property or a closed-end second instead. If a bank tells you it does not do HELOCs on rentals, ask whether it writes either of those two structures before moving on.

Is a Five-Year Draw Period Normal?

Yes. A five-year draw sits at the short end of the usual range but is not unusual. Experian reports that HELOC draw periods typically run five to 10 years, followed by a 20-year repayment period. NerdWallet describes a usual 10-year draw with interest-only payments and up to 20 years of repayment, for a 30-year total.

Those are market-wide descriptions. Through the wholesale network Lendmire uses, the structures are narrower and clearer:

Feature 5-year draw 3-year draw
Draw phase Interest-only, 5 years Interest-only, 3 years
Repayment phase 25 years, fully amortizing 17 years, fully amortizing
Investment property Available Not available
Primary and second home Available Available

On an investment property, the five-year draw with a 25-year repayment is the only structure. Tennessee shortens both phases on primary and second-home lines, so a borrower there sees different terms.

How Does Underwriting Treat a Bank Statement HELOC?

The lender replaces tax returns with deposit history, then applies the same credit, debt-ratio, equity, and property tests as any other line. The steps run in a set order.

1. Choose the statement window. Programs commonly review 12 to 24 months of personal or business statements.

2. Total the qualifying deposits. Transfers, loan proceeds, and other non-income deposits are stripped out.

3. Apply an expense factor on business accounts. Only a share of business deposits counts as income, because the lender subtracts overhead. Personal-account analysis works differently.

4. Run the debt-to-income test. On this network the maximum is 50%, and 45% for credit profiles from 600 to 679. The qualifying payment is the interest-only payment calculated on the maximum draw.

5. Test combined equity. The first mortgage plus the full line limit is measured against property value. On an investment property that ceiling is 70% CLTV.

6. Verify value and title. Lines at or below $500,000 ordinarily use an automated valuation, though a borrower may request a full appraisal in any case.

7. Gather documents. Expect consecutive statements, proof of self-employment history such as a license, entity papers, or a CPA letter, the first-mortgage statement, the insurance declaration, the tax bill, and leases or a rent roll.

The qualifying payment in step four deserves attention. Because the test runs on the interest-only payment at the maximum draw, the real payment after year five is larger than the one the lender used to qualify you. That gap is the core risk of any interest-only draw.

Alt-doc does not mean light documentation. The file is reviewed on documented income under the applicable program, subject to lender guidelines. Credit, debt ratio, equity, and property rules all still apply.

What Happens When the Five-Year Draw Ends?

The line stops revolving and begins to amortize. The CFPB’s HELOC brochure defines the draw period as the window when you can borrow up to your limit, notes that some plans allow interest-only payments with nothing going toward principal, and says payments can change on a variable plan even if you draw nothing more.

On the network’s investment lines, three features shape the transition:

  • Principal has not moved. Interest-only years leave the balance where it started, so the whole amount amortizes over the 25-year repayment.
  • Pricing floats throughout. On this program, pricing floats across both the draw phase and the repayment phase and does not convert to fixed, so the payment can change in both.
  • At least 75% of the line is drawn at closing. A five-year draw is therefore less a revolving credit card and more a mostly funded loan with a small flexible portion.

That last point surprises borrowers who expect a mostly undrawn line. Size the line to what you will actually use. After closing, the minimum subsequent draw is $1,000 on the longer-runway program, which is the five-year, 25-year structure.

The trade-off is straightforward. A five-year draw gives a shorter borrowing window but a longer amortization after it, so the repayment phase may be easier to carry than a short repayment would be. It also gives a shorter runway for rehab, down-payment, or bridge needs. If your income is lumpy, stress-test the payment step-up before you commit. Do not assume next year looks like this year.

Which Rentals and Borrowers Fit the Investment Line?

The investment-property line has a narrow box. These are the limits on the network’s investment lines:

  • Credit: 700 minimum.
  • Leverage: 70% CLTV maximum on an investment property.
  • Line size: up to $500,000. A line above that is primary-residence only.
  • Property types: single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable.
  • Not eligible: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning.
  • Exposure: a borrower is limited to three lines, and a borrower with more than 15 financed properties is not eligible.
  • Derogatory history: a bankruptcy needs four years of seasoning, and investment files follow a seven-year foreclosure path and four years for a deed-in-lieu, pre-foreclosure, or short sale.

Availability also has a boundary. These lines are offered in Lendmire’s 16 full-service states, which is narrower than the 41-market footprint for DSCR loans. Texas investment properties are eligible as non-homestead transactions, and New Mexico and Ohio apply a CLTV cap that depends on the credit profile. A property listed for sale, or listed within the past 60 days, is ineligible in several states, so check the property status before applying.

Where the General Rule Breaks

LLC-titled rentals. Fee simple or leasehold title must be held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest structural difference from a DSCR loan. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out refinance instead, subject to program terms.

Reusable-line and business-purpose questions. Lenders classify lines by purpose. The Federal Reserve’s compilation of the CFPB’s Regulation Z commentary describes a reusable line as one that replenishes as you repay, and it addresses business-purpose credit separately. Because treatment can differ between a rental-purpose line and a personal-purpose line, ask the lender how it classifies the file.

Funds used for a purchase. A line balance is a liability, not liquid reserves. Draw the funds into your own account well before applying for the purchase loan, and ask that lender whether it accepts borrowed down-payment money. Policies differ.

Co-owned property. Only the borrower’s statements count. If both owners borrow, both sets of statements are analyzed.

Recent rehab. An automated valuation can miss recent improvements. A full appraisal may support a higher value, depending on comps and underwriter review, and a borrower can request one.

Sub-640 profiles. Credit profiles below 640 are limited to single-family residences with a clean 12-month housing history. Investment lines floor at 700 and second homes at 640, so this limit reaches primary residences only.

Line of Credit or DSCR Cash-Out?

A line leaves your first mortgage in place and adds a second lien. A DSCR cash-out refinance replaces the first mortgage and reviews the property’s rent used for lender review against the new payment instead of your personal income, so tax write-offs matter less. Cash-out refinances top out around 75% LTV across most of the network on standard rentals, with about six months of seasoning as the common expectation. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

The choice depends on the investor:

  • A line fits when the existing first mortgage is worth keeping, the amount needed is under $500,000, title is in your name or a revocable trust, and the credit profile is 700 or better.
  • DSCR cash-out fits when the rental sits in an LLC, the line cap is too small, or personal income documentation is the obstacle. Select programs start at 1.00 coverage, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

Clearing 1.00 is not the same as positive cash flow. The ratio compares rent to the full monthly obligation only. Repairs, vacancy, management, and capex sit outside it.

Key Terms Defined

Draw period: the window when you can borrow against the line, usually interest-only on this structure.

Repayment period: the phase after the draw ends, when the balance amortizes with principal and interest.

CLTV: combined loan-to-value, which adds the first mortgage and the full line limit and divides by property value.

Expense factor: the share of business-account deposits a lender subtracts as overhead before counting income.

Qualifying payment: the interest-only payment, calculated on the maximum draw, that the lender uses in the debt-ratio test.

How to Screen Any Lender Before You Apply

Ask these questions in order. They sort retail banks from wholesale lenders, and each answer saves wasted paperwork.

1. Do you lend on non-owner-occupied rentals, and under what product name?

2. Can the collateral be titled in an LLC, or only in my name or a revocable trust?

3. What is the draw length, and what repayment term follows?

4. What CLTV ceiling applies to an investment property?

5. How much must be drawn at closing?

6. How is bank-statement income calculated, and what expense factor applies to business accounts?

7. Is the pricing fixed, or does it float through both phases?

A broker that shops multiple wholesale lenders can run these questions across programs at once, which is the practical advantage over approaching banks one at a time.

Who Should Skip It

Skip a five-year line if you need long revolving flexibility, since a 10-year draw gives more room. Skip it if the rental sits in an LLC and you do not want to change title. Skip it if the credit profile is under 700, because the investment floor is 700. Skip it if the amount you need is far above $500,000. In each case, a DSCR cash-out or a different structure probably fits better.

Frequently Asked Questions

Do any big banks offer a bank statement HELOC on a rental?

Rarely. Large retail lenders often decline rental lines or offer a closed-end second instead, and the bank-statement documentation path is mostly a non-bank wholesale product. A broker with access to several wholesale lenders can check which programs fit the property and title.

Is a five-year draw better than a 10-year draw?

It depends on the use. A five-year draw shortens the borrowing window, but the 25-year repayment that follows may be easier to carry. A longer draw suits borrowers who want revolving flexibility for a long project. On an investment property, the network offers the five-year structure only.

Does a bank statement HELOC need no documentation?

No. Income is still verified, from deposits instead of tax returns. Credit, debt ratio, equity, and property rules all still apply, and statements do not raise the CLTV ceiling or lower the credit floor.

Can an LLC hold the property on a HELOC?

Not on these lines. Title must be held by the individual or a revocable living trust. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance may fit better, subject to program terms.

What credit score and CLTV apply to an investment property line?

The network requires a 700 minimum credit profile and caps investment lines at 70% CLTV, up to $500,000. Every figure is subject to lender guidelines and full file review.
