The Quick Read: A fully online application is a delivery channel, not a different standard. The lenders that offer bank statement documentation on a home equity line depend on your property, credit, and equity, and these programs tend to sit with portfolio lenders, credit unions, and specialty companies rather than large retail banks. Programs, documentation options, and eligibility vary by lender, and every file is underwritten individually.
- You can often complete the application on a screen, though valuation, title work, and signing may still happen offline.
- A statement-based line still reviews credit, equity, debt-to-income, and the property.
- On investment property, the leverage ceiling is much tighter than on a primary home.
- LLC-owned rentals generally cannot hold these lines.
- A DSCR cash-out refinance is the usual alternative when the rent, not your personal income, carries the deal.
Who Actually Offers This Product?
Large retail banks rarely advertise a bank statement HELOC. Most of the programs sit with portfolio lenders, credit unions, and specialty lenders. Each writes its own rules for statement periods, deposit scrubbing, and eligibility.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Lendmire is a mortgage broker, not a lender. It works with a network of wholesale HELOC lenders and matches a borrower’s scenario to a program. That is different from walking into one bank and accepting whatever that bank sells. This article does not name or rank institutions, because the right lender depends on your property type, credit profile, leverage need, and documentation.
| Lender type | Documentation tendency | Fit |
|---|---|---|
| Large retail bank | Tax returns, W-2s | Salaried borrowers |
| Credit union | Varies, membership needed | Existing members |
| Portfolio lender | Own rules, statements possible | Self-employed borrowers |
| Specialty lender | Statements or P&L often accepted | Complex income |
| Broker with wholesale network | Matches scenario to program | Borrowers comparing options |
Those are tendencies, not promises. Any institution that offers statement-based documentation sets its own terms.
What Does “Fully Online” Really Cover?
Fully online means the application, document upload, and disclosures can move through a portal. It does not mean every step of the loan happens on a screen. Many lenders let you connect an account digitally instead of uploading PDFs, which speeds up the intake step only.
Electronic applications are common. America’s Credit Unions notes that many members now apply for lines online, with initial disclosures tied to when the application is provided. The channel does not change the underwriting standard.
| Step | Often online? | Notes |
|---|---|---|
| Application | Yes | Property, lien, ownership details |
| Statement upload or account link | Yes | Window is program-specific |
| Credit review | Yes | Hard or soft pull varies |
| Valuation | Often | Automated on smaller lines |
| Title and ownership checks | Partly | Lender orders them |
| Signing | Varies | May need a notary |
One more limit on the online claim: availability. Lendmire places home equity lines in 16 full-service states. That is narrower than its DSCR footprint of 41 markets, including Washington, D.C. A lender can offer a slick portal and still not write the line where your property sits.
How Underwriting Treats Bank Statements, Step by Step
An underwriter turns deposits into a qualifying income figure, then tests it against your debts. The statements are evidence of income, not a way around review. Qualification runs on documented income under the applicable program, subject to lender guidelines.
1. You apply online. You enter property, lien, and ownership details. A credit pull follows.
2. You pick a documentation path. Options can include bank statements, a profit-and-loss statement, full documentation, or property income on a rental.
3. You provide statement history. Many programs read a year or two of consecutive personal or business statements.
4. The underwriter scrubs the deposits. Transfers between your own accounts and loan proceeds come out. Large or unusual deposits need a source.
5. An expense factor is applied. On business accounts, only a share of deposits counts as income. A flat percentage is a common default. Some lenders accept a lower factor when a CPA documents it.
6. Income is compared with debts. The lender calculates debt-to-income and includes the new line’s payment.
7. The property and liens are reviewed. The lender adds your first-lien balance to the new line and divides by value. Title, insurance, and a mortgage statement are part of the file.
8. Occupancy sets the leverage. Investment property is treated more conservatively than a primary home.
9. The line closes and funds. The draw period is interest-only on what you draw. Repayment follows.
The Consumer Financial Protection Bureau describes a HELOC as an open-end line you can borrow against repeatedly during a draw period, followed by a repayment period when you can no longer draw. Lenders often set repayment over ten or 20 years.
Why do documentation rules differ so much between lenders? Trade press explains that bona fide HELOC programs fall outside the closed-end ability-to-repay rule. No federal rule dictates how a lender documents self-employed income on a line. Each lender and its investors set that choice themselves.
Key Terms Defined
HELOC: A home equity line of credit, a revolving line secured by your property that you draw on as needed.
CLTV: Combined loan-to-value, which is your first mortgage balance plus the new line, divided by the property’s value.
Draw period: The stretch when you can borrow and pay interest only on what you have drawn.
DTI: Debt-to-income ratio, which compares your monthly debts to your qualifying income.
Expense factor: The share of business-account deposits a lender subtracts as business costs before counting the rest as income.
DSCR: Debt service coverage ratio, which compares a rental’s monthly rent to its full monthly obligation (principal, interest, taxes, insurance, and any association dues).
What Lines on Investment Property Look Like
On an investment property, the ceiling on the network’s lines is 70% CLTV, and you need a credit score of 700 or better. The line tops out at $500,000. Primary homes and second homes can reach 90% CLTV, but only at a 720 or better credit profile, which is why the occupancy type matters before anything else. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
Lendmire places these lines with two wholesale programs. One uses a 3-year interest-only draw followed by a 17-year repayment. The other, called the 5-year-draw program here, uses a 5-year draw followed by a 25-year repayment. Investment lines run only on the 5-year-draw structure. On both, at least 75% of the line is drawn at closing, and pricing floats through both the draw and repayment periods without converting to a fixed figure.
| Occupancy | Max CLTV | Credit needed | Max line |
|---|---|---|---|
| Primary residence | 90% | 720+ | $500,000 |
| Primary residence (larger line) | 75% | 700+ (720 on the longer-runway program) | $750,000 |
| Second home | 90% | 720+ | $500,000 |
| Investment property | 70% | 700+ | $500,000 |
Lower credit tiers sit at lower ceilings on primary and second homes. Lines above $500,000 are available on primary residences only, require 700 or better (720 on the 5-year-draw program), cap at 75% CLTV, and need a full appraisal.
Other parameters worth knowing, all subject to lender guidelines:
- Debt-to-income: 50% is the maximum. It drops to 45% for credit profiles from 600 to 679. The lender reviews your file on the interest-only payment calculated on the maximum draw.
- Valuation: Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal. A higher CLTV may call for a second valuation, and you can request a full appraisal at any time.
- Credit: A single-bureau score keyed to the primary wage earner. The report must be no more than 90 days old at closing.
- Subsequent draws: After closing, the minimum draw is typically $1,000.
- Property types: Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
Where the General Rule Breaks
The online-and-statements pitch fails in specific, predictable places. Check these before you spend time on an application.
LLC-owned rentals. This is the sharpest edge. Title must be held by you as an individual or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A property already deeded to an LLC needs a vesting change first, or a different product altogether.
Portfolio size. A borrower is limited to three lines. Combined exposure across those lines caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible.
Listings and sales. Selling the property means paying the line off. The CFPB’s HELOC booklet states that a HELOC generally must be repaid in full if you sell the home. Some lenders also treat recently listed properties as ineligible.
Freezes and reductions. A lender can freeze or cut a line, but only in limited circumstances. Compliance Alliance reviews them, including a significant drop in property value or a reasonable belief that you can no longer repay because your finances changed materially. Self-employed income swings, so that clause deserves a read.
Payment shock. The interest-only draw period ends and repayment begins. The line also floats. Plan for the payment you will carry after the draw ends, not the one you carry during it.
Mixed income. If you have W-2 and self-employment income, a lender may qualify you on the traditional employment income alone. That depends on the lender.
Statements and reserves. Statements prove income. Separate asset statements prove reserves. Running one account for both jobs muddies the file.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Common Myths About Statement-Based Lines
Bank statement means no review. Credit, equity, debt-to-income, and the property are all reviewed. Only the way income is documented changes.
Fully online means instant. A digital bank connection covers the intake step. Underwriting, valuation, title, and signing still sit behind it.
Every bank offers one. Many do not. The product concentrates with portfolio lenders, credit unions, and specialty companies.
A big down payment fixes everything. More equity helps the numbers, but it never erases credit floors, ownership rules, or property eligibility.
When a DSCR Cash-Out Refinance Fits Better
A DSCR cash-out refinance fits when the property’s rent should carry the deal. A statement-based line underwrites you, with your income, credit, and debt-to-income. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. DSCR loans are designed for non-owner-occupied investment properties, and as business-purpose loans they are reviewed differently from a standard owner-occupied mortgage.
The structural differences are real. A line leaves your first mortgage in place and adds a second lien. A cash-out refinance replaces the first mortgage.
- Leverage: Cash-out tops out around 75% LTV on a standard rental. Short-term rental collateral on a cash-out is capped at 70%. About 6 months of seasoning is the common expectation.
- Coverage: 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.
- Credit: A 620 floor exists in parts of the network. Most programs want around 660, and 700 or better unlocks the strongest leverage tiers.
- Loan size: Up to $3,000,000 on standard programs, with smaller balances available through select lenders. Above $2,500,000, the network generally holds to 30-year fixed structures.
- Reserves: They vary by lender, leverage, and loan size. Around 6 months of PITIA is common. That means principal, interest, taxes, insurance, and association dues.
- Entity: Rentals held in an LLC can work, subject to lender program eligibility.
- Terms: The spine is the 30-year fixed. Extended 40-year terms and interest-only periods are available through select lenders. ARMs exist for investors who want them.
One caution. Clearing 1.00 does not mean positive cash flow. Coverage compares rent to the full monthly obligation only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. DSCR on manufactured homes, log homes, and barndominiums is not offered.
Investors choosing between the two documentation paths should weigh whether personal income or property rent is the stronger part of the file. The complete DSCR loans guide covers the rest.
What Should You Prepare Before Applying?
A short checklist keeps you from stacking credit inquiries on a file that was never going to fit.
1. Confirm the occupancy type. An investment line carries a 70% CLTV ceiling. A primary home does not.
2. Check how title is held. Individual or revocable trust works. An LLC needs a change.
3. Pull your first-mortgage balance and a rough value. The CLTV math starts here.
4. Gather a year or two of statements. Keep personal and business accounts separate. Source any large deposits in writing.
5. Pull your credit and review tradelines. A 700 score is the investment-line minimum.
6. Count your financed properties and open lines. The portfolio limits apply.
7. Ask any lender what “online” covers. Ask specifically about valuation, title, and signing.
8. Ask whether the lender’s statement option fits your income type. Business versus personal deposits are treated differently.
Frequently Asked Questions
Do large banks offer a bank statement HELOC?
Rarely. Most of these programs sit with portfolio lenders, credit unions, and specialty companies, and each sets its own documentation rules. A broker that shops a wholesale network can match your scenario to a lender that writes the product.
Can I get a HELOC on a rental property with bank statements?
Sometimes, but the leverage is tight. On the network’s lines, an investment property tops out at 70% CLTV, needs a 700 or better credit score, and caps at a $500,000 line. Title also has to be in your name or a revocable trust, not an LLC.
Does a fully online application skip an appraisal?
Often it does on smaller lines. Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV may require a secondary valuation. Every line above $500,000 requires a full appraisal, and you can request one in any case.
What is the difference between a bank statement HELOC and a DSCR loan?
The line is reviewed against your own income, credit, and debt-to-income. A DSCR loan is reviewed primarily on the property’s rent covering its payment, subject to lender guidelines. A line adds a second lien, and a cash-out replaces the first mortgage.
What happens to the line if I sell the property?
You pay it off. A HELOC generally must be repaid in full when you sell the home. Plan the payoff before you draw against a property you may sell.
