Banks That Offer a Bank Statement HELOC With Low Closing Costs and Fees

Banks That Offer a Bank Statement HELOC With Low Closing Costs and Fees

The Quick Read: Many large depository banks decline bank statement HELOCs on investment property, so the practical route is a broker that places the file with a wholesale lender, and closing costs stay low mainly through the valuation method, the line size, and whether any waived fee is clawed back later. The best program for your situation depends on occupancy, credit profile, leverage, and how your income is documented.

  • Lines on an investment property run up to 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line.
  • Lines at or below $500,000 ordinarily use an automated valuation, which removes the largest single third-party fee.
  • A “no closing cost” line can carry an early-closure clawback, so compare total cost over your holding period.
  • A HELOC is reviewed on personal income and DTI. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.
  • Everything here is subject to lender guidelines and full file review. It is not a commitment to lend.

What Is a Bank Statement HELOC?

A bank statement HELOC is a revolving home equity line where the lender reads a window of deposits as income instead of reading tax returns. It is still a HELOC. The lender still checks credit, equity, the property, and title. Only the form of income proof changes.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

This matters for self-employed owners. Write-offs can shrink taxable income while deposits stay strong. A tax-return underwriter sees the small number. A bank statement underwriter sees the deposits, then applies an expense adjustment to turn them into qualifying income. Window length and expense adjustment differ by lender, which is one reason one lender’s answer can differ from the next.

The loan itself works like any other line. You get a draw period when you borrow and repay as needed, followed by a repayment period. On this network the pricing floats through both periods and never converts to fixed. The line can be placed in first or second lien position. On a home that already carries a mortgage, a new line is a second mortgage.

Do Banks Actually Offer This?

Large banks and credit unions mostly steer investor files elsewhere. Many lenders will not write a line on a rental at all, and the terms that do exist differ from primary-residence lines, per investor discussion on BiggerPockets. Availability also shifts. Some institutions stopped writing investment-property lines altogether, per another BiggerPockets thread.

Naming is part of it. Some lenders refuse something called a HELOC on a rental but will offer a line of credit secured by it, per a BiggerPockets discussion. Ask for the product by what it does, not by a label.

This is why the lender list is the wrong question. A broker places the file with the wholesale lender whose program fits the property, credit, and income documentation, and that is the role Lendmire plays.

What Do Wholesale Lenders Look For on an Investment Line?

On this network, the investment-property line is the narrowest box. The ceiling depends on occupancy, and the investment ceiling is the lowest.

Occupancy Maximum CLTV Credit needed Maximum line
Investment property 70% 700 minimum $500,000
Second home 90% 720 or better $500,000
Primary residence 90% 720 or better $500,000 at that tier
Primary residence (larger line) 75% 700+ (720 on the longer-runway program) $750,000 at that tier

The 90% tier exists only with a 720 or better credit profile and is never available on an investment property. Primary residences can reach a $750,000 line, but a line above $500,000 is primary-residence only. It requires a 700 or better credit profile (720 on the longer-runway program) and caps at 75% CLTV. It also requires a full appraisal.

Two wholesale programs sit behind these lines. The higher-leverage program uses a 3-year interest-only draw with a 17-year repayment on primary residences and second homes. The longer-runway program uses a 5-year interest-only draw with a 25-year repayment on those same occupancies. Investment lines run the 5-year draw and 25-year repayment structure only. Each figure applies only within its own program’s terms.

Other file rules that shape the cost and the fit:

  • DTI tops out at 50%, and a ratio above 45% requires a 680 minimum credit score.
  • The payment is qualified on the interest-only payment at the maximum draw.
  • At least 75% of the line is drawn at closing.
  • Eligible properties include single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.
  • Title must sit with the individual borrower or a revocable living trust. An LLC cannot hold title on these lines.

A borrower may hold up to three lines, and a borrower with more than 15 financed properties is not eligible.

What Decides the Closing Costs and Fees?

Five things decide the fee outcome: who absorbs the valuation and title cost, whether costs are waived in exchange for a clawback, the line size, the property type, and state requirements such as attorney or notary involvement. Setup costs resemble those on a mortgage, per the CFPB’s HELOC booklet.

The biggest lever on this network is the valuation. Lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal. A higher CLTV may require a secondary valuation, and a borrower may request a full appraisal in any case. Every line above $500,000 needs a full appraisal. Staying at or below $500,000 therefore tends to lower the third-party fee stack. An investment line cannot go above that size anyway.

Fee Who charges it Waivable? When it applies
Valuation Third-party vendor Sometimes At application
Title and recording Title agent, county Rarely At closing
Origination Lender Often negotiable At closing
Attorney or notary Local vendor No, where required At closing
Annual or inactivity Lender Sometimes Every year or when unused
Early closure Lender Written into terms Limited window after opening

Fees are paid in cash or deducted from the line. Ask which one applies, because a fee deducted from the line reduces what you can draw.

Is a No-Closing-Cost Line Really Free?

Not usually. Waivers are not guaranteed, and the list of recurring charges includes annual, non-usage, and early-termination fees, per Fortune Builders.

The CFPB’s HELOC booklet adds one more trap. A HELOC’s APR is based on the periodic interest rate alone, so it leaves closing costs out.

Here is a step-by-step way to total two offers without using any lender’s marketing:

1. List every upfront fee on each offer: valuation, title, recording, origination, attorney or notary.

2. Note which fees are waived and what the offer says about early closure.

3. Decide how long you will hold the line. A short hold makes a clawback expensive.

4. Add the annual and inactivity charges across that holding period.

5. Subtract nothing for a promotional waiver until you have read the clawback terms.

The lower total wins, not the lower headline fee.

How Does Bank Statement Underwriting Treat a Line on a Rental?

Underwriting follows a fixed order. Each step can stop the file.

1. Eligibility screen. The lender checks property type, occupancy, title, and equity. On an investment property, the credit floor is 700 and the CLTV cap is 70%.

2. Income documentation. The lender converts a window of personal or business deposits into qualifying income, after an expense adjustment. Both the window and the adjustment vary by program.

3. DTI and credit. The line payment is added to your other debts and divided into the derived income. This is a personal-income test, not a rent test. The payment is computed on the interest-only payment at the maximum draw, so a partly drawn line is still sized at its full ceiling.

4. Valuation and title. An automated valuation does not capture rehab value. Equity is read from the as-is value. The CFPB notes that a lender may restrict further draws if the home’s value drops significantly.

5. Closing. Because at least 75% of the line is drawn at closing, interest accrues on most of the line from the start. That is a cost of borrowing, separate from closing fees.

Credit reports can be no more than 90 days old at closing, and there are no rescores. Derogatory history also matters. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure-family history on an investment property follows a 7-year seasoning path for a foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

Where the General Rule Breaks

An LLC owns the rental. The line cannot attach to a property titled in an LLC, corporation, partnership, or irrevocable, blind, or land trust. A vesting change or a DSCR cash-out refinance is the realistic alternative, subject to program terms.

The property is a manufactured home or a log home. Neither is eligible on these lines, and neither is offered under the network’s DSCR programs either.

The loan is large. Above $500,000 the line is primary-residence only. An investment-property line never reaches that tier.

An existing first mortgage is being refinanced later. A HELOC is subordinate. The CFPB notes that a HELOC lender may need to approve a first-mortgage refinance.

The “no documentation” claim. Treat any offer that skips income review with suspicion. A bank statement line is reviewed on documented income under the applicable program, subject to lender guidelines. The lender is reading something.

A required initial draw. Some plans require one, per the CFPB. Here, at least 75% of the line is drawn at closing, which shrinks the usable portion.

Key Terms Defined

CLTV: Combined loan-to-value, which adds every lien on the property and divides by its value.

Draw period: The stretch when you can borrow from the line, paying interest only on this network.

Repayment period: The stretch after the draw ends, when the balance fully amortizes.

Clawback: A fee that repays a lender for costs it waived, usually if you close the line early.

Automated valuation: A computer estimate of value used in place of a traditional appraisal.

Bank statement income: Qualifying income derived from a window of deposits, after an expense adjustment.

DSCR: Debt service coverage ratio, which compares monthly rent to the property’s full monthly obligation of principal, interest, taxes, insurance, and HOA dues.

When Is the Line the Wrong Tool?

A HELOC is the right tool when the borrower’s personal income is strong, the equity sits in a home titled to the individual, and the need is revolving. It is the wrong tool when the rental sits in an LLC, when the need is a fixed sum, or when personal DTI is the limiting factor.

That last case is where DSCR financing enters. A DSCR loan reads the rent against the payment, not the owner’s income. Across most of the network, cash-out refinance tops out around 75% LTV on standard rentals, with about 6 months of seasoning as the common expectation. Short-term rentals run to 70% on a cash-out refinance. Coverage of 1.00 is where select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Credit starts at a 620 floor in parts of the network, most programs want around 660, and 700 or better opens the strongest leverage tiers. Reserves vary by lender, leverage, and loan size, commonly around 6 months of PITIA.

Clearing 1.00 does not mean positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, and capex sit outside the number. The Lendmire complete DSCR loans guide walks through the structure in full.

A bank statement HELOC and a DSCR cash-out often serve the same investor at different times. A self-employed owner with a primary residence and strong deposits may use the line. The same owner with a rental portfolio in an LLC may use DSCR.

Using a HELOC to fund a down payment has a cost. You give up equity in the original property, per BiggerPockets. The floating pricing also moves with the market for the whole life of the line.

Questions to Ask Before You Pay for a Valuation

Ask these before you commit any money.

  • Is this an automated valuation or a full appraisal, and who pays?
  • Are any fees waived, and what happens if I close the line early?
  • Are there annual or inactivity fees?
  • Does the line require a draw at closing, and how much?
  • Does this lender accept my property type and my titling?
  • How does the program document self-employed income, and over what window?

A broker can ask these across several wholesale lenders at once. That is the real advantage of the broker route: one file, several guideline sets, and a match to the program that fits.

Frequently Asked Questions

Do big banks offer a bank statement HELOC on a rental?

Many do not. Many lenders decline investment-property lines, and those that write them use terms that differ from primary-residence lines, per BiggerPockets investor discussion. A broker can place the file with a wholesale lender whose program covers the property type.

What is the maximum CLTV on an investment-property line through this network?

It is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line. The 90% ceiling applies only to primary residences and second homes at a 720 or better credit profile. Market surveys may report higher figures for equity lines generally. Those describe the broader market, not this network.

Can I get a HELOC if my rental is held in an LLC?

No, not on the network’s lines. Title must sit with the individual or a revocable living trust. An LLC-held rental generally needs a vesting change or a DSCR cash-out refinance instead, subject to program terms.

Does a HELOC need an appraisal?

Lines at or below $500,000 ordinarily run an automated valuation, though a higher CLTV may require a secondary valuation. A full appraisal is required above $500,000, and a borrower may request one in any case.

Is a no-closing-cost line cheaper over time?

Not always. Waived costs can return through early-closure fees, annual charges, or pricing. Compare the total cost over the period you expect to hold the line, not the day-one fee.
