Banks That Offer a Bank Statement HELOC With Multiple HELOCs Open at Once

Banks That Offer a Bank Statement HELOC With Multiple HELOCs Open at Once

The Quick Read: Large retail banks rarely combine both features. Bank-statement income documentation and several open lines sit mostly in the non-bank wholesale channel, where a broker can match a file to a program. Each line is underwritten on its own property, and every open line counts against the next one.

  • Bank-statement documentation changes how income is proven. It does not change leverage caps, credit floors, or property rules.
  • Several lines are easiest on separate properties. Two lines on one property are rare.
  • On an investment property, the network ceiling is 70% CLTV, with a maximum line of $500,000.
  • A borrower is limited to three lines in this network.
  • Title must sit in the borrower’s name or a revocable living trust, not an LLC.

Key Terms Defined

HELOC: an open-end credit line secured by a property that you can borrow against repeatedly during a draw period.

CLTV (combined loan-to-value): all liens on the property added together and divided by its value.

Draw period: the stretch of time when you can borrow from the line, often with interest-only payments.

Junior lien: a loan secured by a property that already has another loan against it.

Bank-statement documentation: proving income through deposit history rather than tax-return income.

DTI (debt-to-income): monthly obligations divided by documented monthly income.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC?

A bank statement HELOC is a home equity line where the borrower’s income is established through deposits rather than tax-return income. It fits self-employed owners whose write-offs shrink taxable income below real cash flow.

The CFPB describes a HELOC as an open-end line you can borrow against repeatedly, with a draw period that can run 10 years, for example. It also warns that you could lose the home if you can’t repay.

Only the income proof changes. Credit, DTI, CLTV, appraisal rules, and property eligibility still apply. Qualification runs on documented income under the applicable program, subject to lender guidelines.

Which Banks Offer It? The Honest Answer

Large retail banks generally underwrite home equity lines on pay stubs, tax returns, and DTI. Deposit-based income is a non-QM practice, and it shows up mainly with non-bank wholesale lenders. Investment-property lines at depository institutions are scarce and mostly local, per investor accounts in a BiggerPockets thread on multiple properties.

Lendmire is a mortgage broker, not a lender. It works with a network of wholesale HELOC lenders and matches a scenario to a program. Which lender fits depends on the property type, credit profile, leverage need, and documentation. Programs change, and every file is reviewed individually.

Availability matters here. This HELOC product is offered in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint, which covers 40 states plus Washington, D.C.

How Underwriting Treats Multiple Lines, Step by Step

1. Each property gets its own line and its own math. Investors describe HELOCs on three properties as three separate lines, one per property, and the DTI has to support each one, as the BiggerPockets discussion lays out.

2. Income is documented. Deposits are reviewed, and a qualifying income figure is built from them.

3. CLTV is tested. Room for a new line equals the CLTV cap times value, minus every existing lien. The new line’s full limit counts, not only what you draw.

4. Credit and DTI are checked. Existing lines show up on the credit report, and their payments enter DTI.

5. Valuation is ordered. Lines at or below $500,000 ordinarily use an automated valuation. A borrower may request a full appraisal in any case.

6. Exposure limits apply. A borrower is limited to three lines, with combined exposure capped at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program.

The Two Draw Structures

Lendmire’s network has two wholesale HELOC programs, and figures apply only within their own program.

The higher-leverage program and the longer-runway program both work as standalone lines in first or second lien position. On primary residences and second homes, one structure uses a 3-year interest-only draw followed by a 17-year repayment. The other uses a 5-year draw followed by a 25-year repayment. Tennessee shortens these to 3 years/12 years and 5 years/10 years.

Investment lines use the 5-year draw and 25-year repayment structure only. On both programs, at least 75% of the line is drawn at closing, and the borrower can draw more later within the line. Pricing floats during both the draw and repayment periods on both programs and does not convert to fixed. The CFPB booklet also notes that a lender can reduce a line if the home’s value falls, and that fees can apply even when the line is unused.

The Leverage Limits That Decide Everything

For an investment property, the network ceiling is 70% CLTV, at 700 or better credit, up to $500,000. Minimum credit on investment lines is 700.

Primary-residence and second-home lines go higher. A second home reaches 90% CLTV only at 720 or better credit, up to $500,000. A primary residence also reaches 90% CLTV at 720 or better, up to $500,000. A primary-residence line above $500,000 requires at least 700 credit (720 on the longer-runway program), caps at 75% CLTV, and needs a full appraisal. The maximum line anywhere on the network is $750,000, and only on a primary residence.

On an investment property here, 70% CLTV is the ceiling, with no tier above it.

Occupancy Max CLTV Min credit Max line
Investment 70% 700 $500,000
Second home 90% at 720+ 640 $500,000
Primary residence 90% at 720+ 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

Texas primary residences follow their own homestead rules and cap at 80% combined. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

Same Property or Different Properties?

Different properties are the realistic path. A mortgage broker quoted by CBS News says several lines are usually easier on separate properties than on one. A Yahoo Finance piece adds that two lines on one home are legally possible but treated as a last resort, because a second line reads as riskier.

Here is the practical split.

Scenario Main constraint
Different rentals, one borrower DTI and the three-line limit
Same property, two lines Lender consent and CLTV room
Primary plus a rental Different occupancy tiers, each with its own ceiling

Judgment call: a stacked line on one property rarely beats a single larger line at the same total leverage. If the room exists in the CLTV, one line is simpler to underwrite.

Where the General Rule Breaks

Entity title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. Property deeded to an LLC needs a vesting change, or a DSCR cash-out instead. Title belongs in the borrower’s name or an inter vivos revocable living trust.

Property type. Single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable ones, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural properties are not eligible.

Portfolio size. A borrower with more than 15 financed properties is not eligible.

Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program: one program seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4, while the other declines the history entirely. Investment files follow the 7-and-4 path.

Line size. Lines run $25,000 to $750,000, with a $10,000 floor in Michigan. The minimum subsequent draw is $1,000, except in Texas at $4,000.

Sequencing Several Lines

Close one line before starting the next. The CBS broker explains that when several applications run at once, each lender needs the others’ details and terms. The second lender wants the first line’s final recorded terms.

A workable order looks like this:

1. Start with the property that has the most equity room.

2. Let that line record.

3. Pull a fresh credit report for the next file.

4. Re-run DTI with the first line’s payment counted.

5. Repeat for the third and final line.

Credit reports must be no more than 90 days old at closing, with no rescores. The score model is single-bureau, keyed to the primary wage earner.

How a Second Line Changes the Math

Picture a self-employed owner with two rentals. Deposits support a documented income figure. The first line adds a variable payment to DTI, and the lender sizes that payment on the interest-only amount at the maximum draw. The second line’s file sees the first line in full.

DTI tops out at 50%, or 45% for credit from 600 to 679. A ratio above 45% requires a 680 minimum. Each added line brings another payment into DTI, so a borrower can reach the DTI limit while CLTV still has room. Which limit binds first depends on the individual file.

Bank Statement HELOC or DSCR Cash-Out?

A DSCR cash-out refinance underwrites the rent against the payment and replaces the first lien. A bank-statement HELOC underwrites the borrower’s deposits, credit, and DTI, and leaves the first mortgage alone. The right choice depends on the first mortgage, the property title, and the equity target.

Factor Bank statement HELOC DSCR cash-out
Reviewed on Deposits, credit, DTI Property rent vs. payment
First mortgage Stays in place Replaced
Title Individual or revocable trust LLC possible, subject to program terms
Investment ceiling 70% CLTV Around 75% LTV

Coverage above 1.00 is not the same as positive cash flow, because DSCR compares rent to the full payment only. Repairs, vacancy, and management sit outside it. For the DSCR side, Lendmire’s complete DSCR loans guide walks through the structure.

An investor holding a low-rate first mortgage often prefers the line, since the first lien stays untouched. If the title sits in an LLC, DSCR may be the cleaner route.

Common Reasons a Multi-Line File Stalls

  • Title held in an entity.
  • DTI above the program limit once the earlier lines count.
  • CLTV room already used by the first line’s full limit.
  • A property listed for sale in the past 60 days, in a state with that rule.
  • Credit below the occupancy floor, such as under 700 on an investment line.
  • A fourth line request, or more than 15 financed properties.

Preparing One File for Several Lines

Gather bank statements covering the deposit history, credit authorization, current mortgage statements for every property, and proof of title vesting. Keep a running list of open lines with limits, drawn balances, and lien positions. Frequently Asked Questions

Is there a legal limit on how many HELOCs I can hold?

No federal cap was found. Approval is decided lender by lender, based on equity and ability to repay. In Lendmire’s network, a borrower is limited to three lines.

Can I get two HELOCs on the same property?

Rarely. Many lenders decline a second line on the same collateral, and those that allow it treat it as higher risk. Separate properties are the more practical path.

Does a bank statement HELOC change the leverage limit?

No. Deposit-based income changes how income is proven, not the CLTV ceiling. On an investment property the network ceiling stays at 70% CLTV.

Can an LLC hold a bank statement HELOC?

Not in this network. Title must be held by the individual borrower or an inter vivos revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.

Should I apply for several lines at the same time?

Sequence them. Closing one line first lets the next lender see its final recorded terms and the correct payment in DTI.
