Best Bank Statement Cash-Out Refinance Program to Finish a BRRRR Deal

Best Bank Statement Cash-Out Refinance Program to Finish a BRRRR Deal

The Quick Read: The best program for your situation is the one whose documentation, leverage cap and ownership timing match your finished rental, and a bank statement program fits when your deposits show more capacity than your tax returns or the rent alone. It swaps the income paperwork and leaves the cash-out mechanics unchanged. Lendmire, a mortgage broker, shops select wholesale lenders to match the file.

  • Bank statements change how you document capacity. They do not change how cash-out is sized.
  • On an investment property, cash-out on this documentation tops out around 75% LTV.
  • The appraised value, the lender’s ownership clock and the bridge payoff decide how much cash comes back.
  • DSCR often fits better when the rent alone carries the loan. Bank statements earn their place when the rent test is thin but deposits are strong.
  • Owner-occupied files follow different leverage and disclosure rules than rentals.

BRRRR is a strategy, not a loan product. Advice Only’s BRRRR glossary makes the same point: the appraisal has to support the new loan, and the lender’s seasoning rules decide when you can refinance. The final “refinance” step is an ordinary cash-out refinance. This guide covers the bank statement version, and Lendmire’s complete DSCR loans guide covers the rent-based alternative.

Key Terms Defined

  • Bank statement loan: a non-QM mortgage that is reviewed on documented income under the applicable program, using deposit history instead of tax returns, subject to lender guidelines.
  • Cash-out refinance: a new loan larger than the payoff, with the difference returned to you.
  • Seasoning: the minimum time a lender requires you to own the property before sizing a loan on its new appraised value rather than your purchase price.
  • ARV: after-repair value, the appraised value once the work is done.
  • Rate-and-term refinance: a refinance that only repays the existing loan and costs, with no cash returned.

What Does a Bank Statement Program Change About the Refinance?

It changes one thing: how your capacity is proven. A lender reviews 12 months of business or personal bank statements and averages the eligible deposits. Transfers and non-income credits come out. On business accounts, the lender applies an expense factor to arrive at qualifying income.

Expense factors vary by lender, so treat any single figure as program-specific. Some programs let an accountant prepare a lower expense ratio, which can raise qualifying income. Personal-account statements are often treated differently from business ones.

Everything else is a normal cash-out. Appraised value times the cash-out LTV cap, minus the bridge payoff and costs, equals what comes back. A bank statement label does not raise the cap.

When Does a BRRRR Exit Belong on Bank Statements?

It belongs there when the investor’s cash flow is real but invisible on paper. Write-offs shrink taxable income. Deposits tell a fuller story. Across our wholesale network, this is the profile that gets steered to alt-doc programs.

Your situation Likely lane
Strong rent coverage, any income profile DSCR
Thin rent coverage, strong business deposits Bank statement
W-2 earner, clean returns, one or two rentals Conventional may cost less
Heavy write-offs, deposits well above reported income Bank statement
Vesting in an LLC Depends on the program; confirm early

Consider an investor whose rehabbed duplex rents at a level that clears only a borderline coverage ratio. A DSCR file might force lower leverage, while a bank statement file could lean on deposits instead. That is an inference from how the programs work, not a rule. If the rent clears comfortably, DSCR is usually the simpler file and the property carries the loan.

Lendmire’s piece Best Short-Term Rental Cash-Out Refinance Program to Finish a BRRRR Deal covers the case where rent is the stronger story.

What Is the Leverage Ceiling at the Cash-Out Step?

On an investment property, cash-out under a bank statement program tops out around 75% LTV, subject to lender guidelines, credit and loan size. Loan amounts generally run from $125,000 to $3,500,000, with reserves commonly around six months of the housing payment.

Owner-occupied files differ. On a primary residence, cash-out reaches up to 80% LTV with a fixed expense ratio, or 75% with an accountant-prepared ratio. The accountant-prepared route is the lower ceiling. On a second home, cash-out tops out at 75% LTV. The 90% figure some programs allow applies to primary-residence purchase and rate-and-term files, not cash-out. A liquid-asset alternative can reach about 80% LTV on a primary residence. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Investment purchase leverage on bank statement documentation varies by lender. For rental-focused leverage, the DSCR side is the better guide.

How Does Seasoning Decide the Loan Size?

Seasoning decides which value the lender uses. Lofty’s BRRRR guide describes it as the minimum ownership time before a cash-out can be based on the new appraised value instead of your purchase price. InvestFourMore illustrates the early-window effect: even with a much higher appraisal, the bank may still size the loan on the original purchase price.

Seasoning is lender policy, not law, and it varies by program. It generally runs from the deed, not from the end of the rehab. Some programs also add a second clock that starts with the first paying tenant. Ask both questions before you pick a program.

Stage Value usually used Result
Inside the seasoning window Purchase price or cost basis Forced appreciation stays trapped
After the window Appraised value Rehab equity can come out
Rate-and-term only Payoff plus costs Often fewer restrictions

Plan the bridge loan to outlast the seasoning window. A bridge that matures first leaves you refinancing on the wrong value, or extending at a cost.

How Does the Cash-Out Math Work?

Take the appraised value, multiply by the cash-out LTV cap, then subtract the bridge payoff and closing costs. What remains is your cash back.

Run it with percentages. Say a rehabbed property appraises on target and the cap is 75% LTV. If the payoff is modest against that value, a healthy slice returns. If the appraisal misses modestly, the cap shrinks while the payoff stays fixed, so cash back falls faster than the value does. A large miss can push the file to payoff-only. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

The bridge payoff grows monthly with accrued interest and fees. Request a payoff statement showing principal, interest and fees well before you apply.

What If the Appraisal Comes In Low?

Work down this ladder before accepting a bad outcome.

Option Trade-off
Smaller cash-out Less capital recovered, file still works
Payoff-only refinance Clears the bridge, returns nothing
Bring cash to closing Keeps the loan, leaves more capital in the deal
Extend the bridge Buys time, adds carry cost
Wait and re-appraise Only helps if comps move or seasoning matures

Strong comps and a documented scope of work give the appraiser more to stand on. Rehab on its own does not guarantee a higher appraised value. Improvements may support a higher value, depending on comps and underwriter review.

How Do You Stage the Statement File During a Rehab?

Rehab months muddy deposit history. Bridge draws, contractor payments and personal transfers can all land in the same accounts. Underwriters strip out non-income credits, so keep them traceable.

  • Keep the rehab and its funding in a separate account when you can.
  • Avoid large unexplained deposits in the statement window.
  • Choose business or personal statements deliberately, since programs treat them differently.
  • Gather the lease, proof the tenant has paid, the settlement statement and the bridge payoff.

One practitioner-style note on rent proof: a lease alone may not satisfy a lender. Some want several months of deposits showing the tenant actually paid. Missing lease and deposit paperwork is a common reason refinances stall.

Does Occupancy Change the Rules?

Yes. An owner-occupied file is a consumer mortgage, so TRID disclosures apply. A bank statement loan on a non-owner-occupied rental, including a short-term rental, is business-purpose and exempt from TRID. Say which one applies before you compare programs.

The CFPB’s Regulation Z text treats credit to acquire, improve or maintain non-owner-occupied rental property as business purpose, with unit-count limits that matter on smaller rentals. The eCFR text of 12 CFR 1026.3 exempts credit made primarily for business purposes. Not every investment property qualifies automatically, so the borrower’s stated purpose matters. A loan to an LLC is generally exempt too, though vesting and guaranty are lender conditions.

Where Does the General Rule Break?

  • Delayed financing. This cash-buyer exception comes from the agency world and generally does not fit a hard-money purchase.
  • Program differences. Seasoning ranges from none with documented rehab to several months. Ask each program.
  • Entity title. Some deposit-based programs prefer individual vesting, while BRRRR investors often hold in an LLC. Settle the sequence before closing, subject to lender program eligibility.
  • Consumer-purpose files. If you live in the property, bank statements must support a documented repayment-ability determination.
  • Thin deposits and thin rent. If neither lane works, the submarket or the deal needs a second look, not the loan type.

How Do You Pick the Right Program?

No honest ranked list exists, because the right program depends on your file. Compare on these criteria:

  • Statement months and personal versus business treatment
  • Expense factor and whether an accountant-prepared ratio is allowed
  • Seasoning rules, ownership and rental
  • Entity vesting rules
  • Reserve requirements, commonly around six months
  • Cash-out cap and prepayment structure

A broker that shops multiple wholesale lenders can match your deposits, credit, property and timeline to a program. Lendmire’s best hard money cash-out refinance program to finish a BRRRR deal covers the bridge side of the same planning.

Plan Backward From Bridge Maturity

Start the clean-statement work and payoff request before the rehab ends. Order the appraisal with a rent schedule once the unit is leased. Leave room for a low-appraisal fallback, since a bridge extension costs more than an earlier start.

Frequently Asked Questions

Can I use bank statements to refinance a BRRRR rental?

Yes, on programs that qualify on documented income. The lender averages 12 months of eligible deposits instead of reading your tax returns. The cash-out is sized the same way as any other, up to about 75% LTV on an investment property, subject to lender guidelines.

Bank statement or DSCR for a BRRRR exit?

DSCR fits when the rent alone carries the loan. Bank statements fit when deposits are strong and the rent test is thin. Both are non-QM staples, and a broker can test the file both ways.

Does the bridge payoff count against my cash-out?

Yes. The payoff comes out of the new loan first, along with costs. Only what is left returns to you, so a large payoff or an appraisal miss shrinks proceeds.

Do rehab funds in my account hurt qualification?

They can muddy it. Non-income deposits are removed from the average, so traceable, separate accounts help. Large unexplained deposits invite questions.

Can I close in an LLC?

Sometimes. Entity vesting depends on the program, so confirm it before you choose a lender, subject to program terms.
