The Quick Read: The best program depends on where the line is secured, how your income shows up in deposits, and whether the next lender will accept the draw. On an investment property, the network caps a line at 70% CLTV and $500,000, and the title must sit in your personal name or a revocable trust.
- Investment lines need a 700 credit score. There is no tier beneath it.
- An LLC cannot hold title on a line. A DSCR cash-out is the usual fix.
- The line is bridge capital. The refinance is the exit that repays it.
- Pricing floats and never converts to fixed.
- Eligibility is reviewed file by file, subject to lender guidelines.
What Does “Recycling Equity” Mean in a BRRRR Deal?
BRRRR means buy, rehab, rent, refinance, repeat. The investor buys a distressed property, fixes it, leases it, and refinances to pull capital back out. The loop also has seasoning, the waiting period before a refinance, typically six to twelve months.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
That wait is the problem a line solves. Capital sits in deal one while deal two waits. A line of credit against existing equity can fund the next down payment and rehab before the first refinance returns your cash.
What Makes a HELOC a “Bank Statement” HELOC?
It is a documentation choice. A self-employed borrower whose tax returns show heavy write-offs supplies personal or business bank statements, and the lender builds income from deposits. Scotsman Guide describes the standard method: 12 to 24 months of statements, with an expense factor applied to business accounts. Its example uses 50%, but each lender sets its own factor, and a profit-and-loss statement can substitute.
Lenders still check credit, equity, debts, and the property. Deposits do not replace underwriting. They replace tax returns as the income proof.
Here is the part that simplifies investment files. Business accounts require a 680 minimum for the deposit analysis. An investment line already floors at 700. So bank statement income is never the binding constraint on an investment line. Credit and equity are.
How Does Underwriting Treat the Line, Step by Step?
Two lenders read two different files. The line lender reads you: credit, deposit income, debts, and equity. The refinance lender reads the next deal. Keep them separate in your head.
1. Document income. Gather consecutive statements. Lenders strip transfers, loan proceeds, and one-off deposits before averaging. A rehab-funded account can look messy.
2. Size the line from equity. Take the combined-leverage ceiling times value, then subtract every lien already on the property. The CFPB HELOC booklet walks through this subtraction and notes that lenders also weigh income, debts, and credit history.
3. Check debt load. Maximum DTI is 50%. It drops to 45% for credit profiles from 600 to 679, and anything above 45% needs a 680 minimum. The line is qualified on the interest-only payment at the maximum draw.
4. Value the property. Investment lines cap at $500,000, and full appraisals begin only above that. So an investment line is structurally in the automated-valuation lane and commonly closes with no traditional appraisal, though you can request one.
5. Draw. At least 75% of the line is drawn at closing. Later draws start at $1,000 on the longer-runway structure described below.
What Structures and Terms Exist?
Across the wholesale network, a line is a standalone product in first or second lien position. Two draw structures exist on primary residences and second homes: a 3-year interest-only draw with a 17-year repayment, and a 5-year draw with a 25-year repayment. Investment lines run the 5-year draw and 25-year repayment structure only.
Pricing floats through both periods and never converts to fixed. The CFPB notes that payments can rise sharply when the draw period ends and repayment begins. For a BRRRR investor, that means the line should be retired at the refinance, not carried.
| Factor | Investment property | Primary residence |
|---|---|---|
| Max CLTV | 70% | Up to 90% at 720+ |
| Minimum credit | 700 | 600 program floor |
| Max line | $500,000 | $750,000 |
| Draw structure | 5-year draw, 25-year repayment | Two structures available |
A line above $500,000 is primary-residence only. It requires 700 or better (720 on the longer-runway program), caps at 75% CLTV, and needs a full appraisal.
Which Property Should Secure the Line?
Each choice trades leverage against risk to your home.
Your primary residence carries the most leverage. At 720 or better, the ceiling reaches 90% CLTV. But it puts your home behind the BRRRR plan. If the refinance falls short, the home is the collateral.
A seasoned rental you own personally caps at 70% CLTV and $500,000. It keeps your home clear. The line adds a lien on the rental, which must be paid off or subordinated when you refinance.
An LLC-held rental is a different story. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on a line. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead. That is the sharpest structural difference from a DSCR loan, and the one that catches investors who titled everything for liability reasons.
Where Does the General Rule Break?
A property still carrying a hard-money loan. Lines need equity room after existing liens. A fresh purchase with little down may have none.
Recent purchases. Some lenders value on cost basis until seasoning passes, so the post-rehab value may not count yet.
Ineligible property types. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable, are eligible.
Portfolio size. A borrower is limited to three lines, with combined exposure of $2,000,000 on the higher-leverage program or $750,000 on the longer-runway program. Owning more than 15 financed properties disqualifies the borrower.
Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year foreclosure and 4-year short-sale or deed-in-lieu path.
Business-purpose treatment. Credit extended primarily for a business purpose is exempt from certain consumer-credit rules, but the lender decides how to classify the loan on its own file. Do not assume.
Availability. Lines are offered only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR footprint.
Why Is the Exit the Real Risk?
The line is not the exit. The refinance is. Run the loop honestly.
Say you draw against a rental for the down payment and rehab on deal two. You season, lease, and refinance. The proceeds must retire the purchase loan and then the line. A line has no automatic payoff, so you route the cash manually. If the after-repair value comes in low, you bring cash to closing.
If the refinance falls short, you are left with stacked liens: the purchase loan and the line both still sitting on the property. A second-lien option may exist through select lenders in the network, with leverage and terms adjusted. But it is better treated as a signal to re-check the deal than as a fix.
The exit lender will also read your file. A DSCR refinance compares the property’s rent to its monthly obligation (principal, interest, taxes, insurance, and any HOA dues). It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Ask whether it counts the line’s payment in your debt picture and how it treats borrowed down-payment funds. For the full picture of that exit, see the complete DSCR loans guide.
A clean exit also requires remembering that clearing a 1.00 ratio is not the same as having positive cash flow. Repairs, vacancy, management, and capex sit outside the ratio.
Bank Statement Line or DSCR Cash-Out?
| Question | Bank statement line | DSCR cash-out |
|---|---|---|
| What gets underwritten | Your deposits and credit | Property rent vs. payment |
| LLC title | Not allowed | Often allowed, per program |
| Investment leverage | 70% CLTV | Up to about 75% on cash-out |
| Seasoning | Equity must exist now | About 6 months typical |
| Best for | Funding the next deal | Recovering capital at stabilization |
The two are not rivals. Many investors use the line as the bridge and the DSCR cash-out as the exit. For more on the documentation side, Lendmire’s piece How to Tap Home Equity Without Tax Returns Using a Bank Statement HELOC goes deeper.
How Do You Pick the Best Program for Your Situation?
No single program wins. The lenders that write these lines differ on tradelines, housing-history standards, property types, and draw rules, so the right fit depends on your file. Lendmire is a broker, not a lender, and shops its wholesale partners to match a scenario to a program.
Score a program on these criteria:
- Title acceptance: personal name or revocable trust only.
- Collateral: can it secure on a rental, or only a primary?
- Credit tier: 700 for investment, 720 for the top primary tier.
- Draw rules: minimum first draw and later-draw minimums.
- Exit compatibility: will your refinance lender accept the line?
Skip this strategy if your equity is thin, your rehab margin is slim, or your portfolio is entirely LLC-titled.
Key Terms Defined
CLTV: Combined loan-to-value, meaning all liens on the property divided by its value.
Seasoning: The waiting period a lender requires before it treats a property’s new value or ownership as established.
Draw period: The stretch when you can borrow against the line, usually interest-only here.
Expense factor: The share of business deposits a lender treats as operating costs before counting income.
DSCR: Debt service coverage ratio, meaning rent divided by the property’s full monthly obligation.
Frequently Asked Questions
Can I get a bank statement HELOC on a rental property?
Yes, through select programs. On an investment property the ceiling is 70% CLTV, the maximum line is $500,000, and the minimum credit score is 700. Title must be held by you or a revocable trust, subject to lender guidelines.
Can an LLC hold title on the line?
No. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot. A property already in an LLC needs a vesting change or a DSCR cash-out. Lendmire can compare both paths for your file.
Does the line ever convert to a fixed payment?
No. Pricing floats through both the draw and repayment periods. Plan to retire the line at your refinance rather than carry it into repayment.
Will I need a traditional appraisal?
Usually not on an investment line. Lines at or below $500,000 ordinarily run automated valuation, though a higher CLTV may need a secondary valuation, and you may request a full appraisal.
How many lines can one investor hold?
Up to three, with combined exposure capped by program. Owning more than 15 financed properties makes a borrower ineligible.
